My initial experience at the community was positive, largely due to the professionalism and support of the previous manager, Kelsey, who was always responsive and helpful. However, since the management transition, my experience has significantly declined. Communication from the office has been very limited, with delays of more than a month for even simple inquiries, which has been frustrating. In addition, there have been ongoing issues with noise and disruptive behavior from neighboring residents that have not been effectively addressed. While the courtesy officer makes an effort, the problems persist and continue to impact my quality of living. I hope the management team takes steps to improve responsiveness, enforce community standards more consistently, and ensure a better living environment for residents.

The place is nice, its clean. The valet trash people pick and choose when to pick up your trash. Wouldnt be a big deal if it wasnt something you pay for in the rent so whats the point. Water bill is always high. No fix since its for the whooooleee property of apartments. Neighbors mind their business and smile at you when you walk by. My E bike was stolen off the property so theres that. Over all its a nice place just has its annoying problems.

When we first moved in it took a few days for someone to come check out the ac that at was broken when it was 30/40 degrees outside so we had to sit in a cold apartment and then the washer wasn’t working when we tried to do laundry for the first time so we had to wait on someone to come out again that was faster. Also we were never told you needed to put in the contract if you want to use the 2 free months in consessions. we’ve been here since the beginning of this year it’s not letting me put it to this year.

This is where Tomoka Pointe shines: Resort-style pool with cabanas and a sundeck — always clean and inviting. Kate do not properly work. I rent in an enclosed building. I feel these four story buildings should have some sort of locking system on the doors. They should not be open freely for anyone there should be cameras in the parking lot for theft.

So far everything has been good. Dalylah is always so helpful and just wants everyone at Tomoka Point to have a great living experience. The Maintenance staff has responded to any problem I have had, and taken care of it quickly.

great except for the gated community is not a gated community. The excuse from the office is that "the gate is just an amenity" but i argue that when you rent you are paying for the amenities and if the pool were down for over 4 months you would fix it or not advertise it. If you advertise that an amenity is included with your rent you should have a reasonable expectation that the amenities that you are paying for are mostly available or operational.

Beautiful community and fairly quiet. Office staff is fairly friendly but hard to get certain things done through anyone besides Dalylah. Maintenance rushes all work and does poorly or makes excuses for why they take weeks to complete a job and not correctly the first time.

This apartment complex has the best team! Dalylah and Adrian from the office staff are always helpful, professional, and a pleasure to work with. Sal, the maintenance technician, is highly skilled and consistently goes above and beyond. The amenities are modern and truly useful, the grounds are clean and well maintained, and the location is unbeatable as it is close to everything anyone could need.So far, It’s been a great experience living here, and we really appreciate the care and attention from the entire team.

My overall experience at this community has been mostly positive. I say mostly positive because there are a couple of areas of concern for me, namely the lack ofany real security in the complex and issues with neighbors smoking cigarettes in the apartment next door, which is most certainly my greatest consternation right now which will certainly play a role in deciding to renew my lease or not. The maintenance and management team in this community work hard to deliver a quality living experience despite the odd tenants that should not be living here in my opinion.

I have been fairly satisfied. I love the community. I love my unit itself. I love the pool. Maintenance request are not on a timely manner due to understaffed. I've had issues with pest control. We have had a constant issue with our security gate since before I moved in. Previous resident said it's been ongoing for the entire four years. Either both sides are open or the west side continues to work, but we have chronic issues with the east side. I would also like to see the private buildings with entrances to have some sort of security system in place whether it be a key card a fob not a digital code as those can be handed out to non-residence as a single woman I moved here for security and privacy and feel like sometimes it is threatened.

Since I moved to the community there were many issues with price and damage items in my apartment like no working smart hub or washing machine. It took about a month to come and fix it. Maintenance staffing is really lazy and seems to not know what they are doing. Went to the office many times to tell them about the issues with the grills and tables and they kept saying they were going to fix it and never did. They don't pick up the trash either but they are charging me for it

my experience has been one of peace, friendliness, and simplicity. They make everything super easy, fun and beautiful. I work from home so having quiet is essential, and maintaining Internet at all times is vital. They have done a great job maintaining a beautiful view for my office/home. Started off great, price hikes ruined it

Everything was great, until the renewal "offer" increased rent by $300, as well as a hidden $150 monthly fee. They gave us less than one month's notice to find a new apartment or deal with this "offer." Not the fault of the management, but of the algorithmic pricing we're all stuck with nowadays. Unfortunately, we were stuck with the "offer" at the time. Otherwise, the people are good, the area is good, etc. Just don't expect to live there for more than a year.

Excellent apartments and facilities located in a very convenient area with shops and restaurants in walking distance. Maintenance is 10/10 and staff is very nice but the only issue is that the front gate has been broken for over two years which causes some safety concerns
