Maintenance responses could improve. Management and staff sometimes take a while to respond but overall they always help. Units are very very nice and modern. I would recommend this community for sure.

This apartment looks great from the outside. But there's a lot of small issues that add up when you look a little closer. Our "gated community" doesn't actually close its gates because they've been broken for over a year now, and the one gate that is closed is literally chained shut. The complex is dirty (so much, that I was fighting a roach infestation from when I moved in until recently)... I really only enjoy what is outside of the apartment complex.

Everything is great except the parking and the valet trash. There is never anywhere to park up close to your apt. The trash is ridiculous. They will take pizza boxes that you have placed on the trash can, take the trash bag out and put the pizza boxes back on top of the trash can and not throw the pizza boxes out. That is just obscured.

The entire crew from maintenance to the office staff are the best. i can’t say enough about Angelina and Delilah. They are professional and the sweetest people ever! Maintenance crew is so fast to respond. Issues are always prompt. the best part is if there is a delay for parts or something they communicate it. best ever!!! highly recommend living here!!

Came in 2020. Covid kept the amenities away from us for first year. The main gates are a joke. Meanwhile the walking gates are locked tighter than a drum. ??? We are empty nesters. It’s very convenient for us. It’s been home going on 4 years. 3 owners. Not always been good. But been much improved last year. Rent is too high. No actual apartment upgrades. No new paint. No new carpet. No appliance upgrades. Just a $200 increase in rent. Very poor

When we first move in on January 2021 the main entrance gates worked for a couple of days but the one on Williamson which would be very useful, was already chained. The huricane Ian blew away the vacuum, they never replaced it, and now the hose disappeared a week ago and we have to clean our cars with a bucket.

I would like the gates to be fixed for safety, anyone has access to come in and I’ve seen other apartments and they have secured gates which helps lower crime rates and I would love to make sure residents with animals clean up after their animals

Grounds are very well kept. Staff in the main office are always super friendly and willing to help. Maintenance staff are hit/miss. The ones that keep getting sent to my apartment to fix things are rude, but Mark? He's the best. And the guy sent from the other company (he was on call on the weekend) was also great. So it's fifty fifty on maintenance guys being helpful and friendly or being rude and condescending instead of fixing things

See the "negatives" from the last question. I'd rather not contact maintenance for anything at this point, but I'm sure I'll have to. There are already a couple things, but I'm waiting until there's something pressing so I can avoid having those two come back for as long as possible.

Everything concerning my apartment is fine. Anytime I have a problem it is handled in a very timely manner and very properly. I would definitely recommend this complex. Should anyone ask me for a recommendation?

Grounds are not kept up well. Only by the front office. No working clean water in dog park. Not very secure community since there are no gates that work or the front door locks to concerige buildings. A lot of drug deals & Illegal stuff going on in building 1325. And parking lot is becoming a storage factory lot. This place has so much potential but they do not put in the money or work to take care of it. Too much riff raft moving in.

See previous comments about living in mold and raining in apartment. Maintenance never fixed it and the machine they rented to find where the leak was coming from sat for 2 weeks. Dehumidifier ran up my light bill and had to empty every other day.

I would recommend living at Tomoka Point to anyone. We love the gym/pool/clubhouse and use at least one of them every day!! The staff is so friendly here and they are always willing to help. Apartments are very nice too.

Great community, different managments have caused issues over time but overall still a great complex. The gates have never been fixed and remained open since the first year. Communication with the office in the past has been difficult, but is getting better

Poor for $2300 a month the maintenance here at the property is very poor. Common areas are not being kept up ,security gates don't work , poop stations, dog playground is not kept up . We are very unsatisfied here and would not recommend this property to anyone. You pay good money to live here and don't get a good quality home in return.

Some residents do not have their dogs on a leash during the day/night therefore it’s not safe to walk our own dog.There have been multiple incidences with other residents dog running up to our dog. Please advise residents to keep their dogs on leashes.

Excellent experience. Excellent pest control and most of all, outstanding, prompt maintenance service. I love the beauty and relaxation of the pool area with gas grills and larger flat screen televisions. The fitness center, business center, and clubhouse lounge are welcoming and extremely relaxing. Tomoka Pointe is a beautiful place to live.

Great overall experience, the staff is very friendly and diligent. My only remark I that the gated don’t currently lock hope the gates are fixed soon for safety reasons. Other than that it’s a good places to live in.

The office staff is very helpful and always whenever you have a problem or need to discuss something about your apartment. The maintenance staff is top notch always pleasant and willing to help to answer any questions about any issues you may have with things about your apartment.

Overall ive had a good time experience while living here. The staff is always friendly and welcoming. I specifically enjoy all of the food trucks that show up. There are always fun events planned, so its never boring.

I recently moved here and I am so glad I did. This community is very clean, everyone has been very friendly and inviting. I really can’t believe I have a 2/2 for the price I’m paying. Most complexes are offering 1/1 for the price as the 2/2 I have now. I couldn’t be happier being here.

I think pressure washing in common. Stairs are filthy and disgusting from trash being dragged around from “trash valet” and tenants whom don’t care. It’s very embarrassing when my guests mention it. The trees and shrubs need cut back and fertilized. There’s a lot to be said about having pride about your property.
