Forced into central WiFi – you must use their pre-installed routers/service – that goes out twice a week during the work day (I've had important meetings cut off because of outages), very thin walls letting the noisy, grinding garage opening mechanism rumble and grind in your skull all day and night, and horrible bottom-tier budget vinyl plank flooring make an otherwise good value in a good location somewhat unpleasant.

A little on the pricier side but good management, great maintenance team, and good amenities. Home and building security is great, and there are many restaurants and entertainment opportunities very close by. If your household has more than one vehicle, be aware that you will not be permitted to use the parking garage for an additional vehicle unless you are renting a 3-bedroom apartment, and city parking is at least $110+ a month if you do have another vehicle. Parking, trash, internet, and utilities are not included in the already pretty expensive rent, so I wouldn't recommend this to anyone looking to save money, but overall it is a nice (but expensive) place to live if you work in the downtown area. I would give 5 stars if not for the price, but other than that it is generally a very good place.

Management and maintenance are excellent, makes living here stress free. I was able to select a unit, apply and move withing a few days while maintenance made sure the apartment was ready based on my schedule. Building security is top notch and the indoor parking is clean with good lighting.

Our experience thus far has been amazing here. All of the staff is excellent and the building is one of the cleanest I’ve seen. It’s a new apartment complex and the amenities are top notch. Our leasing agent Jeanette is a sweetheart! She’s very professional and curious. She answered all our questions with patience and knowledge and gave us a tour of the facilities and apartments. She worked with us during the entire move in process and is always there to help and resolve any issues. Kelly was very helpful in guiding us navigate the leasing process and made it seamless for us. The maintenance team especially Chris is fantastic and super efficient and fast in attending to the issues that arise. It’s a great place to live in general and we are looking forward to calling it HOME .

Great place to live in general! it would be nice to have more elevators on-site and prevent any indiscriminate reservation of the facility. More convenient stores nearby would also be ideal. The gym facilities requires more space and modern equipment. Dogs owners should take responsibilities for their pets and clean up any mess around the surrounding. Social events to better acquaint with other neighbors is also welcome.

The apartment feels and seems extremely high quality upon first glance or even a tour of a couple of units. But honestly, it can be really shoddy as well. Within the first month of living there 2 out of 3 main elevators were down for 3-4 weeks. The 8th floor always has a faint smell of animal urine and garbage will sit there for days to weeks on end. The maintenance team is basically nonexistent and the “maintenance manager” does nothing to resolve an issue you may have in your unit. Will give you some nonexistent reason as to why something isn’t working properly and never follow up or actually fix the issue. We’ve had 2 kitchen drawers with the face come off/is loose and have never been properly fixed. The apartment only allows one parking spot per unit (no matter how many bedrooms/people are in the unit). They tell you to use the parking garage behind the building (which is only open between 8am - 6pm) or to park in the spaces along the front and side of the building (again, you have to pay b/w 7am - 6pm) and offer no real accommodation. There has been at least 1 break-in in someone’s car parked in the apartments garage and multiple break-ins on cars parked in the front of the building.

The place is nice and quiet, lots of things can be done to pass the time if your bored. There's a pool on the fourth floor! They have lots of rooms for community get togethers. They email you events, and over seems like a high tech~ish facility for safety.

Great so far! Quiet community, and really easy to get downtown from the actual building! Would recommend for someone who wants to be closer to the lively areas of Orlando without having to deal with the cons. Creative village is its own little paradise

Office staff is amazing and very helpful. Apartment is nice and up to date. Patio space is amazing. Very dog friendly. Only small complaint is that it does have some younger party people that have to much fun on the weekend but they are pretty good at cleaning up after them the next day

Modera is a beautiful apartment that offers many front facing bells and whistles. The halls resemble a luxury resort and transfers the feeling into each unit. However the experience does not match the look. Malfunctions seem irreparable and there are no added features outside of the unit itself (community offerings, pet friendly community, available staff, no access to common areas after 10etc).
