over priced! stay where your at!

This place really sucks ---! We have a hot tub that never works. A printer in the computer lab that never has toner. An office full of schemers. A neighborhood full of crime. And walls that are paper thin. For 655 I'm pretty sure you can find a place that's wayyyy better than this.

    Good Apartments

    I am a student at FSU and i live there now. I renewed my lease for my last year in Tallahassee. The one bedroom i have is nice, and the place in general meets my needs and I havent heard of any crime. Vistitor parkig can be on the low side sometimes but otherwise its not a problem. The office held a St Patricks day brunch which was fun. Thhe spa has been down for a while but I personally havent had any issues with things being broken.

      THIN WALLS in a SMALL BOX

      WALLS: If you enjoy hearing your neighbors laugh and talk through your bedroom wall then you'll love it. I seriously used to dread the thought of having a important phone conversation in fear my neighbor was writing down all of my information. I can hear anything from a laugh to a cough to a normal conversation. I even hear my neighbors phone VIBRATE. If I hear this, you can only imagine what else I hear at night... AMENITIES: I was drawn in by the amenities which were not anything like they said they were. The jacuzzi has been broken for over a year and the equipment in the gym hasn't even been maintained. The equipment is noisy and rusted. As for the computer lab, the printer never has toner when you need to print and the office will not help you with that.Oh yeah, they promise your washer and dryer but its a mini one that only allows you to wash 3 towels at a time. PRICE: I pay $645 for a 500 sq. ft apartment. That's way too much for the amount of space you're given. I had a friend that rented my same apartment for $580 and when I asked could I receive the same rent they explained I couldn't because we signed our leases at different times. You will get charged for things you didn't damage if you choose not to renew your lease. STAFF: The staff in the office is not all that bad. That is until you try to ask about getting your rent lowered because you have been a great resident for two years. They tend to catch attitudes with you when you bring that up. Maintenance isn't too bad...if you like chasing them and reminding them to finish jobs they start. Student Housing Solutions(SHS) does not have the best intentions of anyone in mind. They overcharge and don't want to give you what they claim. SHS should really lower the prices to match the service they provide.

        Don't live here

        I am currently a resident and can not wait to move out. This place is not safe at all and there is alot of crime. Earlier this year my patio furniture was stolen overnight. Maintenance comes in whenever they please. Office people are very rude with the exception of one girl. They are always trying to fine you for something unnnecessary. For example, they threatened to charge everyone in the complex 75$ for glass by the dumpster over Christmas break. The hottub at the pool has not worked all year and the exercise equipment is always breaking. The printers located above the office are never of use because they are always out of toner. Our apartment has a roach problem And the floor should have been replaced in our kitchen but they said it wasn't bad enough yet and threw a metal rod on our floor for the year. The only good thing about this place is that it is extremely close to tcc. Also the appliances aren't very efficient and our utility bills are very high.

          DO NOT LIVE HERE ARMED ROBBERY BACK IN NOVEMBER

          IHEREIN moved in here in August 2011 and was roommate matched with people who liked smoking pot in the living room and partying in the middle of week. Asked for a transfer and was told by the assistant property manager ------ that just because they were doing that it was not a good enough reason for me to be transferred and said that I could get the copsinvolved if I wanted, since the situation was illegal, but she couldn't do anything for me. After a lot of complaining and bitching about the situation that was taking place I was finally able to get a transfer into a 1-1....it took over a month and was living in a hostile environment before the move finally took place. I hate this place because they grant no leniency on oversights regarding rent and poor roommate matching.....if I had it to do over again I would have signed a lease at a better property. The entire time I have lived here the jacuzzi by the pool has not worked. Also after moving into the 1-1 apt back in November 2011 I was robbed at gunpoint one night. Security has never increased and I have heard of breaking that took place around the same time as my armed robbery occurred. I WILL NEVER AND WOULD NEVERRECCOMEND THIS PLACE TO ANYONE. THE MANAGEMENT STAFF excluding the actual Property manager ----, suck. ---- was awesome and has always been pleasant. Also another drawback is the price. The rent in my 1-1 is $645, I know outrageous! By the way it increased to over $700 and will continue to climb

            4/4's at Villa San Carlo

            I stayed at Villa San Carlo in a furnished 4/4 for two years (below it says a 4/3, but that's because it doesn't have a 4 bathroom option in the drop-down menu for some reason). Pros: It has a really nice open living area and spacious kitchen. I also really like the kitchenette area in my bedroom. It's also on the Gold bus route, which is good for FSU students. Cable and internet are included in the rent, but water and utilities are not. Cons: There aren't a lot of visitor parking spots. The furniture is really cheap. We've had chairs and bed frames break. Maintenance goes through SHS and is really slow. We've had drunk people pull fire alarms in the middle of the night, and after the fire department checked for fires, it took maintenance 3 hours to come out and turn it off. The 4/4's are not pet friendly, but that doesn't stop other residents from having dogs. A German Shepard has lived on the third floor for six months now.

            Nice place

            I stayed at Villa San Carlo for two years. It was my first apartment experience. I never had any real issues and it was a laid back community. Maintenance seemed good, I have probably only placed 2 work orders while there but they fixed it. I had random roommates and we're aren't great friends now, but I never had a reason to complain about them. The one thing that was a little irratating is that there really weren't any by where the 4 bedrooms, but the propery is large so my friends always found parking somewhere

              Overall Great Place

              I moved in this past August and I really like it here. I live in a 1 bedroom and it is just the right space at just the right price. They have events that are a nice way to get to know the staff and neighbors. My only complaints are that the hot tub has been out of commision for a while, and sometimes maintance doesn't get to me as quickly as I would like. But overall it is a great place and I have renewed and plan on renewing for as long as I;m here

                No issues

                My daughter has lived here for almost two years. There have been no issues. Everyone is nice and if there is an issue it is taken care of at once. No problems with rent payment. I have visited often and they are quite, well lighted and appear clean. Utilities for 1br run about $135 per month this includes water and garbage (Tally has quite a few charges the complex cannot control). No issues with parking or noise. This is her last year, but if she was staying would continue to rent. Trust me we looked at a lot of units and this one was one of the best for, price, size, location, safety and overall appeal.

                  Thieves who just want your money!

                  These people here are thieves. They will try to fine you in any way they can and want you to pay immediately or extra per day. You would think that maintenance men are nice, but they are the first to report you to the office to get you fined for any little thing, up to blinds simply tampered with when they were already like that when you moved in. The apartment is already nearly $700 for ONE person and yes, you do hear everything going on in every apartment so the insulation is not good at all. I have witnessed a few robberies or crime myself in the neighborhood so no it is not all that safe as well. Plus, there is not enough parking spots, especially visitor so they will even let the towing company take all the money they can from you too because they will tow your car immediately. Even the employees in the office are constantly changing so that means they're not being treated correctly under the owner. I wouldn't at all recommend this place to anyone, unless you have lots of money to spend and don't care.

                    DO NOT MOVE HERE

                    I am 25 years old and been living in apartments since 18. This was the far worst experience I have ever had. I made many friends there, my new roommate was my neighbor, but the point is we moved. They towed my car two times, when I didnt have a sticker because I traded in my car with it on there. They wanted me to pay $60 for a new STICKER. It costs you $88 to get towed if you get your car back that day. Next I just received a certified letter stating I owe about $400 in redecorating fees. This is total BS, and I have before and after videos of my apartment that I left in damn good condition because I am a f'n cleaning lady while going to school. it was $665 rent for unfurnished 1/1, since that isnt enough for them, they find a way to charge you more because they are low on funds (low on funds was told to me by one of the girls in the office). Pool gets shut down a lot because its a toilet.

                      HAHAHAHAHA BIGGEST RIP OFF IN TALLY

                      THE ARE A RIP OFF AND ARE TAKING ADVANTAGE OF COLLEGE STUDENTS!!!! It sounded great when I moved in, $99 move in special and $600 for a one bedroom. The are close to campuses and seemed friendly... Let me tell you why it is one of the biggest rip offs in tally. My dishwasher broke every 2 weeks and they fixed it but still broke every two weekd, the tried to charge me for damages that were there when I moved in like my blinds, seen a couple people get there cars broken into, I could hear everything the people staying around me were saying and doing, I just got a letter in the mail saying I owe them over $200 for painting and carpet clean, sticker removal (???), and they even charged me to mail the letter lol $5.95. They are just trying to rip off college kids and it wrong! I will make sure no one know rents from them or SHS! Not to mention they did not let me move into the apartment until the 17th or so and made me pay a whole month rent and on the letter they said I moved in the 1.. Oh and the internet is the cheapest internet from centurylink and goes out all them time along with the basic cable. I will be filing a complaint!

                        **CRIME**CRAPPY APARTMENTS**WEIRDO MANTENANCE PEOPLE**

                        This is a awful horrible place to live. Most apartments have lead paint in the walls and the insulation is a joke. You can expect $250 a month in the Summer. There invade you privacy, they think they can enter your apartment at their convenience without any notice. They have a creepy older man name, he is around 5'9" 225lb black man in his early 50's. He has harassed multiple woman living around him, and the kicker is he is a live in maintenance worker. He asked a young woman if she would have sex with him, her answer was of course no. So, he refused to leave and continued to ask her to have sex with him... Even going so far as to ask her if she would do it for $25. His response was to say it was her fault for asking him let her in her apartment in the middle of the night. What happens if she waits for the maintenance and is attacked by one of the thugs that walks around this area at night? This is the same guy (the old maintenance man) that HAS A LARGE ARSENAL (MANY GUNS) IN A STUDENT HOUSING APARTMENT!! Yea, everything is not so black and white huh? After the maintenance worker left the young woman immediately call the police and the apartment complex was notified. In response they "fake fired" him until the woman in question moves out. By the way, he still lives here. He will continue his harassment of people, and if you have a nice car... Watch out! If you don't let him wash it for money he will tell all your neighbors that you are a bad person. Even to go so far as projecting his own sexually harassing nature on other people, or worse call you a sexual predator. It would also interest you to know he sexually assaulted a young woman 15 years ago and his explanation of why he didn't go to jail was "that B**ch didn't show up to court!" Parents beware, especially in the one bedroom one bath apartments. Basically, he creates a hostile living environment, and will continue his pattern of behavior if it goes unpunished. When he finally attacks another woman, it will be on the Management and his friends in the apartment complex, you know the ones that know he just isn't right in the head and don't complain about it to the management! Its almost like sexual assault is privately sponsored by the complex. If your black that is, everyone knows that calling a black man evil person is racist lol. If you live here and disagree with me, tell me the times he has come down from his perch and talked to you when he wasn't at work or trying to hustle you with a $30 car wash. Don't make the mistake I did, this apartment is a revolving door for good reason!

IF YOU READ YO LEASE YOU WOULD KNOW... that they have permission to enter and you lucky they dont report YO BABY DADDY and YO PIT BULLS!!...In addition to this ... He came over to fix my apartment like I asked him to. You dont even know what you are talkin about. and plus THAT MAN DO A NICE JOB WASHIN YO CARRR!                               Unless your parents are paying your rent... NO

                              I was roped into living here by my roommates, which was just an awful idea. When we toured the complex, we were told that the rent was $470 a month. At the time, I was paying about that much with internet and cable on top of that (which is included), so I thought it was a decent deal. Well, by the time I signed the lease, they had increased the rent for a 4/4 to $490. Kind of crazy to think that they collect $1960 for each of the 4/4 apartments... well over $1/square foot. The utility bills are insane. We've never had a water/electric bill less than $250 and it's often over $400. Yes, I've paid $600 a month several times. My first month there, I paid my rent out of my bank account on the first of the month. On the 15th, I received an email from the complex that my check had bounced. To this day, I haven't been able to figure out how this is possible, as my bank account had more than enough money and my bank said the check had never been cashed. They told me I'd be unable to pay with a check for the rest of my time living there, so I paid the rent plus $150 in late fees (late fees I wracked up while they didn't tell me my check had "bounced"!) with a credit card online, paying their $50 credit card fee. A week later, I received another email, saying that my rent still hadn't been paid and I had another $100 in various fees to pay. Of course, I told them that I had paid with a credit card and it was already on my card's statement. They told me that they hadn't received a payment and didn't care that I had already been charged, etc, etc. I finally paid the $800 bill with a money order, disputed the charge with my credit card company, and cancelled the original check. The best part about this is that I had to get a money order to pay my rent for the rest of my lease. Also: I couldn't pay my boyfriend's rent with any account with my name on it. Love feeling like a criminal. When they say "high speed internet", they mean whatever they bother to provide you with. At first, it was the lowest speed that Comcast still offers, but halfway through the lease, we were downgraded without any price cut to 786 kbps DSL. Yes, we clock out right above dialup. The lease specifically says that they can provide as little or as much uptime as the want without any rent decreases. So yes, we often go for days without internet, which is particularly fun when the cable is out too. I mean, the rooms are nice enough and having the mini-fridge and kitchenette area is convenient. The whole apartment was clean and mostly undamaged when I moved in (although, the "cleanliness" is mostly them painting over everything, which left very obvious paint splatter everywhere... there is dirt and mold right underneath that layer of paint). The noise level was better than other places I've lived. The apartment above me regularly throws parties, but it isn't very noisy with the doors closed. (I don't understand how the insulation can be adequate for that but not enough to keep the bills down!) The area is very rundown and I've heard stories, but I've never personally been a victim of crime or seen it happen while I've lived there. Crime is rampant anywhere near campus though. They do loooove to tow, so if you're going to have people over, get them in a visitors' spot after midnight. Parking can be sparse late at night, but I've never not been able to find a spot somewhere. Student Housing Solutions (or as they're hilariously trying to brand themselves, STU) is one of the many rackets in Tallahassee that own quite a few almost identical complexes in the area (with different price ranges for the same square footage) and market themselves to cool, hip college kids and their willing-to-pay parents. You tell the kids that they'll be living somewhere with pool parties and a 24/7 gym and a clubhouse (yes, a tiny, damp room with a treadmill and a pool table in the office...) and then make their parents pay out the nose for subpar living conditions. Sure, come live here if you're not paying your own rent. Why not?

                                Not for couples, not for adults

                                My fiance and I are moving to Tallahassee so she can go to graduate school. We thought that some of the student housing options would be a good choice, but every place was awful, and Villa San Carlo was by far the worst place we looked. The apartments are microscopic, little better than walk-in closets, and the grounds looked shabby and poorly maintained. We could hear people in their apartments as we walked past them on the way to the demo, which doesn't bode well for noise. The Tallahassee crime statistics (which are available online, just Google it) show that the whole neighborhood is a cesspool of burglary, robbery, and assault. Maybe that's fine if you're an 18-year old moving out on your own for the first time. Maybe you'd be willing to risk it. We're in our mid-20s. We're done living in slums. On top of all this, the woman showing us around had no answers for us. She barely knew what she was talking about, and she would tell us the rate was one thing when the sheet said it was another. When we arrived at a sister property, they told us that the management company charges a "cohabitation fee" of $100 per additional person. That's what accounted for the difference. Every apartment complex outside the area laughed out loud when we told them about it. For what you're getting at this place, you ought to be paying $400, TOPS. Instead, you'll pay almost $800 for the privilege of living in a dump. Don't be fooled. Look outside of the area and take the bus to class. There's no reason to put up with such shabby accommodations while you go to school.

                                  You don't get what you pay for

                                  I just recently moved out of these apartments... really one of the best decisions I made and wish I did it sooner. I got a job in a different city and needed to break my lease. Unfortunately for me, I didn't read the lease close enough and leases cannot be broken, something that is highly unfortunate and uncommon anywhere. I had to end up paying for rent while looking for somebody who would sublet for me, and it ended costing me 3 more months. It was really ridiculous. I should have known from the start this place wasn't going to be the best for me! The second day that I moved in at the beginning of the school year, I got burglarized with nearly all of my belongings. I was terrified to even go back, so the management moved me to another apartment on a higher floor, which was nice and all, until I got robbed at gun point only 7 months later. Lucky for me I got a job and would have gotten out of my lease... but oh wait, they don't allow that. Look on the Tallahassee Police Department's website for this area, you'll notice that there have been OVER 35 robberies/theft/assualts in the last 180 days for just this area. I wish I had known about that map beforehand because I wouldn't have moved in. Moving out was also a mess! After I moved out, I cleaned the apartment and cleaned it WELL. I left nothing in the apartment, not even dust bunnies. 2 months later, after I'm out of the state, I get a letter in the mail saying that I owe the apartment $80 for a cleaning fee, because I left my apartment at a "level of inadequacy suitable for living." That made me so upset because it made me sound like a slob! I paid the stupid $80 because I don't ever want to ever hear from this stupid complex ever again. The office workers are super nice, which I'll admit can be helpful, except most of them are students who are on rotating schedules. They don't remember you nor your situation (like trying to move out/find a subletter/etc.), making it hard to really talk to anybody. The manager only comes to the office early in the morning and is out by 10am at the latest. The pool is very well kept, and the gym is also very well kept. It can get a little noisy sometimes, but nothing too wild. Parking is kind of a mess because nobody uses visitor parking, so sometimes I was left without a parking spot and had to find a spot at the other building, which isn't too big of a deal, just a matter of inconvenience.

                                    Honest Review from Experienced Renter

                                    My stay at Villa San Carlo was easily the best out of the multiple places I have stayed at throughout the years in Tallahassee. I started at West Ten apartments and heard that was the best which it was not. Expensive and always dealing with Fratty and Sorority people who don't care about anything. After West Ten I went to Venetian Villas which was not all that bad, but small living quarters share with 3 other people. There you can hear everything, Parties all the time and loud neighbors. After my lease ended with Venetian Villas I moved into a house for a short period. It was broken into and I needed to find a safe place to live. I had a friend tell me about Villa San Carlo and I went on a tour of the property and was impressed with the handling of the management with my rushed move in date. They gave me all the options to move in dealing with the issue: Parents for Guarantor form were in another country and I am a full time student. But they worked with me to get into a safe area asap. Perks: Friendly Management/ that work with you.

                                      I Live here now.

                                      I have been living here approx. 10 months. I'm a senior in college, single female. And this is what I think about the place... For $665 a month, you get a one bedroom apt with an awkward layout, disgusting carpet and cheap kitchen floors. You want something done from maintenance? forget it. A quiet convenient place- what they mean is you can hear every movement the people in surrounding apts make. Take the bus to class and youll be late. Pools dirty, the "hot" tub is a warm bath, but you'll never be alone in it cause it's always full of bugs. Enjoy the towing too- or get a hooker because they'll both ---- you at 3 in the morning and $88 dollars dollars later.

                                        I moved into my apartment at Villa San Carlo in August and have thoroughly enjoyed living here. I recently started Grad school and did not want to have to deal with roommates or the commotion of typical Undergrad living. Villa San Carlo has been perfect in that respect because the community is quiet and kept very clean. The staff has been very friendly towards me and the maintenance guys have done a great job at responding to problems I may encounter. I would definitely recommend living here if you want a quiet community close to campus!

                                          Very Comfortable

                                          I moved into my apartment the fall of 2009 and I have enjoyed it so far. The community is pretty low key, so it is very easy to get school work done and relax. Definitely not party city and that is a good thing for me. The community itself is very well kept so I am never embarrassed to have my friends come over. The staff is really easy to deal with and are very good about resolving any issues I may have. One thing I really enjoy is the fact that they give away cool things to their residents with a points program they have in place. I just got a wii with my points, it def. a unique feature about the community.

                                            Not only is the rent price ridiculous but they don't tell you that your utilities will be at least $230 a month--at least! And they want to charge you fees for moving out, they don't care about you at all once you move out or try to sublease they'll treat you like a piece of crap. The streetlight by my apartment would not stop flickering and shutting off and they never fixed it. Also, the walls are thin and you can hear your neighbor talking, turning on water, etc. There were also problems with the screen fittings because there are huge cracks in the window screens between the screen and window where bugs come into the apartments like crazy. Don't live here. I wish I wouldn't have.

                                              These people are shady and will rip you off

                                              Say good by to your deposit, express checkout fee, or expect to pay them for ridiculous damage charges when you move out. As other reviews have pointed out, they love to nail you with absurd fees after you're gone. Apparently they don't make enough from the already high rent. They took my deposit for completely bogus damage. I know for a fact that what they claimed was broken in my apartment was perfectly fine when I left. It's hilarious how they prove damage was done. They take a picture of the alleged damage and hold a piece of paper in front of it with your apartment number written on it. They could hold a piece of paper with your apartment number in front of damage inside ANY apartment! What a scam.

                                                A great 3 years

                                                I lived in the Grove apartments for 3 years while I was in grad school. I always had tons of parking, never had trouble with bugs, had great experiences with management, and always had everything fixed promptly by the maintenance guys. The apartments are well layed out for their square footage and all the appliances worked great. I also just recieved my full security deposit back. I would suggest these apartments to anyone looking for a pretty quiet apartment near campus. Between my husband and I, I've had experiences with 4 different apartments near campus in Tallahassee. This experience was by far the best.
