Rude Management and Scam Artists

They think that a $99 application fee is a f**king deal? The average application fee is usually between $20 to $50. And trust me, the red tape does not stop there. These people screwed us over big time when we were trying to move in. They did not refund us the money that they were OBLIGATED to refund. The main manager lady is a complete b***h and is very rude. They are horrible at customer service and they are very arrogant. Stay away from this apartment complex, Student Housing Solutions, and anything with "Villa" in its name. It looks pretty on the outside, but $600 a month for 500 SQ FT in Tallahassee, FL is simply a rip off, and it does not include electric. If these people could have been upfront from the beginning, we would not have lost $200 in fees. The scumbag police do not want to get involved either citing that it was a contract. I believe they make some of their money off of denying applications and pocketing the money. And manager lady, you are too old to be a manager dealing with college students. It is time to retire because evidently you have forgotten how to be a decent manager with customer service skills, crypt keeper wannabe

    Do *NOT* move in here!!

    When I first moved to Villa San Carlo, I was happy. Then the manager was changed and everything went downhill. The manager when I signed my lease was Evelyn. She was very nice and polite and if I had a request, she was sure to help me out. Then, Sherry became the manager. She is very very rude and has no respect for the residents or the people working there. You can tell she *hates* her job, and that's unfortunate. The maintenance men are a joke. My disposal was broken on the day I moved in, and it's still broken on the day I moved out. They are too lazy to walk into the apartment to change air filters, usually leaving them outside my door. Do you think I'm going to take my time and do it? Nope. I just pulled the old filter out and threw it away. If they don't have time to mess with it, I don't..and I'll be long gone before any problems occur from not having a filter. The other day, I was sitting on my couch and my neighbor who I hardly knew OPENED THE DOOR AND WALKED IN!!! He had an air filter in his hand and some batteries. He said he saw the maintenance man leaving them on the doorstep and asked why he didn't put them in the house because it was going to rain. The maintenance man tossed my neighbor the MASTER KEYS and told him if he was so concerned, do it himself. Imagine my shock..sitting on my couch. NO KNOCKING. AT ALL. Then, a stranger walks in with no warning!!! What if I had a pile of cash laying there? It's insane. I didn't even bother telling the incompetent manager because I know she doesn't care at all. I used my wallet to protest, signing a lease at a nearby complex managed by someone who hopefully cares about their residents. As far as the apartment goes, it recently upgraded but very shoddy construction makes it NOT WORTH THE PRICE. The carpet is a joke. After walking on it for just a few months it's evident it's the cheapest carpet known to man. I'm sure they'll charge me full price to replace it, even tho it's only worn from walking on it. The walls are about a half inch thick. I can seriously hear my neighbor SNORE at night. Parking was ok on my side of the complex, except there's no sidewalk so people can park RIGHT next to your door. One day some yahoo had parked literally 4 inches away from my door but of course Sherry wouldn't do anything about it. I uploaded a picture so you can see for yourself the parking available. To conclude, I *do not* recommend moving here because of the management. The prices are a little steep as well, but I would gladly pay if there was service to back it up.

    DON'T BE FOOLED

    The office management was really amazing when I first moved in last year. However, it has gone downhill ever since! Right now, the main office people are Dan and Amanda. Dan thinks he's above everyone and Amanda is NOT helpful, she is outright RUDE! Everyone else seems to be new every day. No one understands the lease or the rules, and wants to get every dime they can out of you! The office manager does the bare minimum, she likes to think she's "by the book" so she doesn't go out of her way to be friendly, polite, or helpful! They have caused me so much extra stress, I feel like I have had a few years taken off of my life. They charge you for things that shouldn't have anything to do with you, especially once your lease has ended! Don't fall for the act, they are horrible! Other than the staff, the walls are so thin, you can hear your neighbors 24/7! The door frames are pretty crappy and allow small bugs to come through the bottom. They say pets are allowed, but the pet fees are crazy!!!! There is a $300 NONREFUNDABLE pet fee and then an additional $50 a month to your rent. Maintenance was pretty quick about fixing things, but the maintenance guys were always very creepy.

      Villa San Carlo is the -----

      The office is the worst office I have EVER come in contact with. The lease is --------. We got robbed and they broke and window and a door and WE had to pay for it! Also, when we called the front office to report it to them, they didn't take us seriously. Their policies change when you go and talk to different people. The computer lab NEVER works. I have gone in there several times to print stuff. We have serious mold issues, and all they do is make someone come and clean the windows. We have told them several times that they need to beef up security, because there are muggings, robberies (happened 2 for us), aggravated battery, and car theft. You name it, and this neighborhood has it. And the big suck cherry on top is the staff and management. Villa San Carlo and Student Housing Solutions do NOT care about anything but getting their money. Also, there are -------- people living here that make you go insane by being crazy. If you want to live in a place that has mold, incompetent staff, crime, and stupid neighbors, then live at Villa San Carlo. HA! DON'T do it!

        DONT LIVE HERE!

        the management doesn't care about it's residents! anytime we have had a problem, they have said "there's nothing we can do... call the police." we've been BROKEN INTO, a brick has been thrown through my car window, there are crazy parties where people PEE on your cars and bedroom windows, we have a MOLD/MILDEW problem, the walls are paper thin, and the windows do not keep any of the cold out. ANYTHING you tell the office will not matter to them and they'll do nothing about it. i promise.

          Quiet Living, but it's a scam

          I lived in Villa San Carlo for 1 1/2 years. I had a one bedroom apartment in this generally quiet apartment complex. Apartments are old and crappy and therefore over prized. Air condition brakes on a regular basis - very unpleasant during exams period. Staff is nice, management sucks - the manager is never available. And refuse to pay the 'Express Move-out Fee' of $175 - it's a scam! When you move out you get charged another $250 for cleaning and painting! My 3 neighbors moved out the same month I did and all of us got charged $300 dollars for cleaning, painting and repairs even though the apartments were in very different conditions. I emailed management 3 times and asked for an explanation of the extra costs, but I never got an answer - what a surprise who likes to explain a rip off. Bottom-line: There are better deals and definitely better management in Tallahassee

            Overall, my experience has been a great one. Everyone is really friendly and the staff really knows their stuff. I stay in a 1/1 and find the area very calming and relaxing. If you're looking for a nice place to stay while in school, then definitely check this place out. They'll take care of you.

              I like it here :)

              As a new resident, my opinions may change..but for the time being I really like it here. My building is super quiet and I've not had an issue that wasn't solved in a timely manner. I think that they are pretty expensive for the square footage, but I enjoy having nice new cabinets, carpet, and appliances..so I was willing to pay extra.

                They will ROB you

                Do NOT pay the express checkout fee and when you move in, write down EVERY little scratch and dent you find on the move in paperwork. Even then, they will try to make you pay for pre-existing damage. They express checkout fee is crap, they just take the money and still deduct from your deposit. And their repairman caused damage to my personal property, but still took 2 months to repair a leak from my bathroom ceiling. After I moved out, they claimed they were going to keep my deposit and asked for more money to cover damages. The 'proof' they used were grainy B&W photos that I couldn't make out. Not to mention they were claiming damages marked as pre-existing on my move in report. I had to file a complaint with the The Florida Department of Agriculture and Consumer Services @ http://www.800helpfla.com/complnt.html . After they notified San Carlo, I suddenly got a call saying the damage claims were a 'mistake' and they were going to refund my deposit. Hmm, interesting... scared of an investigation, are we?

                  DON'T RENT HERE!!

                  I wish I would have read the reviews before I decided to sign a year lease here. At the time I moved in the apartment had a great offer of no security deposit and no move-in fees. I knew the apartment would be small with no storage space after viewing the model. However, I did not expect it to be filthy!!! There were dead bugs in the kitchen, the bathroom was disgusting, and the carpet looked as if it hadn't been cleaned in ages. The dishwater was filled with dirty moldy water with all sorts of debris at the bottom. I contacted the management about cleaning the apartment and I was told that it was my responsibility!! The nerve!! They attempted to fix the dishwasher but it was so disgusting I chose not to use it. I paid for a maid service to come and clean the apartment and I replaced all the bathroom fixtures. I bought 4 cans of Raid Fumigator to make sure I killed any bugs that may be in the apartment. However, I continued to have problems with roaches, spiders, and millipedes despite having pest control spray the apartment. One morning as I was preparing to take I shower I noticed there wads a HUGE spider in the bathtub!! I was terrified because I almost stepped in with it!! After about 3 months I was locked out of my apartment one morning because the battery on the electric lock on the door needed to be recharged. I had to wait an hour for the employees to show up to get into the apartment and ended up missing one of my classes!! After I was told the problem was fixed I continued to have issues entering my own apartment. Also the walls were so thin! My bedroom was next to the bedroom of my neighbor and I could here everything that went on in her room, from simple conversations to more disturbing things!! There is no privacy!! Also it is not safe!! One of my neighbors apartment was broken into over the holidays. My lease was finally up in July and I was free to move elsewhere. I thought I was finally free from this horrible place. However, now management claims that I owe them $800 in cleaning fees and to replace the carpet!! Luckily I completed a move-in inspection form and service request forms listing all the problems that I had with the apartment. I now have a lawyer that will help me fight these people. Renting here has been such a hassle since the day I moved in and continues to be a hassle even after I have moved out!! Take my advice and the advice of the other numerous reviews and do not move in!!!

                    Strongly Dislike the Apartment

                    When I first arrived at the Villa San Carlo, I thought they looked good on apperance. They are close to the universities and I failed to see through the 18 pages of legal documents they make you sign in order to get into the apartment. Well now that I stayed there a year, I see why they have legal documents from hell. They will charge for a fast check out as they call it, which is suppose to cover touch up paint and carpet cleaning. I left my apartment in great order, cleaned better then the day I arrived. Then about a month later I get a letter requesting me to pay over 185 in paint charges, and 90 to clean the apartment. They even went and took pictures, which I question if its even my apartment. Now of course to be realstic there was some normal wear and tear which should happen after living in a white apartment for 1 year, but thats what should be covered on the fast check out. If you are considering this aprtment complex or any of the student housing solutions

                      Villa San Carlo Sucks

                      My biggest problem is with the apartment management, although the apartments themselves suck, as well. The main apartment manager was the least helpful person and had an attitude to go with it. We had mold problems and water that would come up through our carpet when it would rain. He would do nothing but try to cover up the problem with paint or vacuum up the water until it would flood again. They also decided to "remodel" our bathroom while we were living there and ripped out our bathtub...then didn't replace it with anything for over a week of hearing me complain. I refused to pay for that week...Now that I have moved out, I just got a notice for "damages" that I owe...too bad it's from the workers who replaced the tub...I can't say enough: Don't move here!!! Save yourself the stress.

                        Don't even think abou it..

                        I moved here in Fall 05' and this place was by far the worst place I've lived in since I've lived on my own for five years now. I had a one bedroom and tons of maintenance issues starting with the door lock and escalating to the water heater. The shower would stay hot for two minutes and then turn cold and it took them over a week to replace the water heater (by the time they did I was gone). The maintenance guy is a hillybilly from Wakulla that would always wake me up with this loud hick truck. They walked in without calling once when I was taking a shower. The landlady was so ignorant and unhelpful it wasn't even funny. It got so bad that I had to write them a letter to fix it in seven days and then had my lease terminated. I moved to The Preserve at San Luis and it was a million times better Villa San Problemo.

                          agree with the poor reviews

                          I am going to have to agree with most of these complaints. These apartments are very poorly put together. I realize that yes, you should check out the price and size before you sign an apartment, but many people are willing to sacrifice those things for quiet, comfortable, clean apartments. And that, you do not know until you move in. I, for example, thought the model was decent. I thought it was a bit pricey, but worth it because I was getting a washer/dryer and cable and high speed internet with it. However, had I known that my utility bill would be so high due to poor insulation (because I move from a newer, larger place and they were about 60$ less there), and had I known the walls were so absurdly thin (again, poor insulation), and had I known the pest problem would be ridiculous, and had I known my apartment would be dirty when I moved in, and had I known the people that come in and do "work" leave your apartment worse than when they come in, and had I known the office staff would not know what they were doing half of the time, I would have done something more. The manager of this place is pretty nice. There are a couple morons working in the office though, which I will not name, but they did tell me a couple things that were clearly not correct. Also, there is so much noise from the car dealership behind the complex. I am thankful to have not had to live in that area, but I have a couple friends on that side of the complex and they said there is loud banging every night for awhile, first around 12:30am, then again around 6:30am. Not much the complex can do about that, but just saying for potential residents. Parking is pretty decent, although I have seen PPS tow quite a few cars from this place. I think that is bogus, since there is always adequate parking (except in the visitor spots clearly)I see no reason to tow (all other places I have resided in have never towed or had a problem with parking). Overall, I would not recommend this place. If you want a 1 bedroom, go check out east of FSU, along park and college. There are plenty of nice places near campus. If you want to be away from campuses, try Twin Oaks, the Verandas, or the Reserve.

                            Do Not Rent Here!!!

                            Thank god I only lived at VSC for one year or I might have gone crazy. I didn't unpack my apartment for about 3 months because I didn t want to believe that I actually lived in this rat hole. I supposedly rented the biggest one bedroom available, only to find when I moved in that it was about as big as some peoples closet. Upon move in, the bathroom was filthy, the rug (which was supposedly new) had rolls and bumps in it all over, and the blinds in the bedroom were broken in two. All of this was noted on the special "move in inspection". During my stay, my apartment was chosen to be the show apartment (without ever consulting me, compensating me, or thanking me) so it was shown to future renters basically at any time on any day. I won't repeat much of the bad about the appliances, but know that you could find better at the Goodwill down the street. The hot water in the apartment is good for the 5 minutes maximum that it lasts. And that is just when the water is actually on. Too many times to count during the year that water was "mysteriously" and suddenly shut off for who knows how long. They closed the pool for almost the entire summer so that sucks for the whole community that used to come and take over the pool every day and night. Parties at the pool in the middle of the nights were fun to hear while trying to sleep. The walls are paper thin. The parking situation is horrible. There was a wasps nest on the stairs directly in front of my door and even after notifying the office they did nothing. I honestly think that there was a family of squirrels that lived in my ceiling because every afternoon I would hear them running around up there. The computers in the study room are broken most of the time, printer never has ink, and walking around the premises is like walking through a ---- Minefield because no picks up after their pets. People break into both your apartment and car especially around the holidays. Finally moving out, I thought I would be free of this awful place. But no, they have decided to charge me not only for the broken blinds in the bedroom, but for chipping the coffee table and scratching the couch, neither of which happened. And for the rent that they get off charging every month for that tiny little place is completely outrageous. DO NOT MOVE HERE. STAY AWAY. There are plenty of other nice places in Tallahassee. This is not one of them.

                              maybe one of the worst moves i have made so far in tallahassee

                              I HATE THIS PLACE!!!!!!!!!!!!!!!!!!! I JUST MOVED IN SEVERAL WEEKS AGO AND EVERYONE OF THESE POOR REVIEWS IS TRUE!!! i don't know about the front office because i haven't really dealt with them, although i did ask one of the guys up front something and he gave me the wrong answer, which ended with my car almost being towed (luckily i was right there and stopped the --- holes from towing it) obviously he didn't know what he was talking about and just gave me an answer. i think his name was terrence or something. whatever washers and dryers are so freakin small that you have to do 6 loads of laundry to get anything done, which makes your utility bill outrageous. and i don't even have a lot of clothes. there is room for a bigger stackable, but i'm sure they wont put one in because that would be too expensive. i mean it's understandable but just irritating! my 1 bedroom is so nasty. its dirty even though i keep dishes done, clothes off the floor and i always do dishes right away... it's still nasty!!!!!!! cockroaches and spiders come in all the time even though they claim they spray!!!!! i haaaaaaaaaaaaatttttttttttttteeeeeeeeeeeeee cockroaches and spiderssss!!!!!!!!!!!!!!!!!!!!!!!!!! i know it is FLORIDA but i have lived in florida for ever and in other apartments in tallahassee and they have not been this bad!!!! its because they don't bother to caulk anything and there are freaking holes everywhere!!!! i spend 8 bucks on bug traps every week! one more thing. there is no storage and the apartments are way too small for like 700 bucks a month! and utilities are really high too! you will never have a utility bill under 100 bucks!!! you can get a nice two bedroom apartment somewhere else for 650!!! like just east of campus! that is where I am moving to as soon as i can! oh and i can not sublease because they wont let you. the new person has to pay all kinds of fees and stuff so no one wants to do it. SUCCKSSS!!!!! the only thing good is that they allow pets but i think you have to pay like 500 dollars or something really high to have each pet I HATE THIS PLACE!!! BEWARE! DO NOT LIVE HERE!

                                The 10 Things I Hate About Villa San Carlo

                                1) Expensive - $680/month unfurnished for this box that I live in, $40 for utilities which only covers water. Most people don't even use $20 for sewer and water. 2) Electricity - A/C & Heat leak through cracks around the door, & poor insulation 3) Monthly Pest Control - Doesn't Work! Pest come in around the doors & windows 4) Construction - For newly remodeled the bath tubs are horrible & the tile is peeling in some areas 5) Noise - Can hear neighbors, loud music in parking lot, people in the pool at night at least 3-4 nights a week some nights at 1, 2,or 3 in the morning. 6) Hot Tub - 3-4 times a week you will find anything from beer bottles & cigarettes to bubbles & used condoms. It is usually broken for a few days every month. 7) Computer Room - People steal/damage keyboards, mice, & computers. We have lost 2 computers this year with no replacements. The printer is always out of ink. 8) Gym - Floods when it rains heavily (although it wasn't that bad or they cleaned it up quickly the last couple of weeks), too small, & wait time for weights and machines. 9) Study Room - People talk, use cell phones, or play music from computers 10) Pool Area - Very little parking & no maintaince during the weekend 11) Parking - Not enough! 12) The list goes on and on... I encourage you to find something else...You can honestly find something better for less. The only good thing and this place is the aesthetics and maintenance.

                                  Not that bad!!

                                  I was a little surprised to see all of the negative feedback on here. This is Florida.. you're going to have bugs occasionally! If you keep your apartment clean this shouldn't be a problem. The apartments aren't huge, but they are nice inside. Everything in mine looked brand new when I moved in, except the shower. I live in a one bedroom so it's pretty quiet around here and I haven't had any problems with my neighbors. I haven't really had to deal with management so I don't know if they're "awful" or not, but the couple times that I needed maintenance they were always prompt. I looked all over Tallahassee for one bedroom apartments and I think this place really is a good deal. Some places are $700 plus/mo and anything less than $600/mo wasn't in a very safe area. Overall I've been happy here for the past year and I'm planning to re-sign my lease for next year. If you're looking for a 1 bedroom this place is definitely worth checking out!

                                    MANAGEMENT IS TERRIBLE, APARTMENTS ARE DISGUSTING AND OVERPRICED

                                    I dont want to bore everyone but absolutely DO NOT LIVE HERE. It may look nice and everyone may seem nice, but these are so small, disgusting, roach infested, horribley overpriced apartments. 680 DOLLARS A MONTH FOR 500 SQ FEET! You have to pay monthly to have a pet, plus 300 dollars EACH pet. Subleasing is impossible, so dont try it. Youll pay close to 1000 dollars in fees, AND the person wont want to pay your rent anyway because its so high. Managment give you the wrong information, and then penalizes you for it. Ive been towed SIX TIMES because they refuse to give me a parking decal for the other person who lives with me, who is my guarantor and who has the untilities in his name. PARKING SUCKS, AND YOU ARE FINED FOR ABSOLUTELY EVERYTHING ALL THE TIME. Which by the way, utilities are horrible. 200 a month for the 500 sq feet Im living in. No space, a a bunch of MORONS running this place. DO NOT SIGN WITH STUDENT HOUSING SOLUTIONS, THEY ARE A BUNCH OF CROOKS THAT TAKE ADVANTAGE OF COLLEGE KIDS AND THEIR MONEY!!!!!!!!!!!!!!!!!!!!!!!!!!!!

                                      Thinnest Walls and Bad Location

                                      I've lived in four other apartments in Tallahassee before. The walls in the Villa San Carlo apartments are the thinnest I ever had. I could clearly hear my neighbors conversations on both sides when they spoke normally. I could hear their alarms in the morning. I could hear their TVs at night. My neighbors were not loud, the walls were just extremely thin. I talked with each of them and they told me they could hear me too. So, we tried to keep it down, but that didn't quite work all the time. The location may seem good, between Tallahassee and TCC. However, Villa San Carlo is located on a busy road. You will frequently hear cars and police with their sirens cruising by. There is also a car dealership nearby. If you are unlucky enough to get an apartment by the car delearship, be prepared to hear their service department working early in the morning. There are also a lot of wooded areas nearby and bugs are a big problem. I am not a messy person, but ants and roaches came in from outside. I sprayed and set traps, it wasn't enough though. They offered pest control, but it didn't do anything. I was stuck with bugs. I paid for the furniture package. The furniture had paint splattered all over it from when they repainted the apartment before I moved in. My bed was the worst. I had to tighten the bolts every week, I'm not exaggerating. The bolts loosened overtime and the bed started squeeking badly anytime I turn. Villa San Carlo is just too expensive. I wouldn't recommend it to anyone. For the cost of living, I expected a lot better.

                                          My main complaint is the bugs! OMG! When we 1st moved in, I saw a roach at least twice per week and I DETEST roaches! We had to put boric acid all around in the cracks and every now and then, we will see a dead BABY roach on the ground. I don't even like walking around w/o slippers on my feet. It is a VERY small apartment with ZERO storage space; Not even a pantry or a broom closet. Everything else was ok. We will still be moving out next fall tho b/c the insects really bother me!

                                            The experience at Villa san carlo was NOT a good one. I lived in the 3 year old 4-4 buildings, and it was awful. Not only are the walls paper thin, but they try to charge you for everything your worth... which in being a college student is ludacris. For instance, the dumpsters were over flowing, not to mention leaving a smell around the whole area, and with no other place to set trash, residents had to place trash by the dumpster, which later got searched and proaded through and whatever names they found on papers, charged $75.00. Not only that, they charged 475 when I was there, and have raised it up more than a hundred dollars to 570! After moving out, they charged my roommate for a 'ring' in the toilet, along with several other bogus charges like a 'broken' microwave that was in perfect working order, (88 dollars each roommate, making it a 352 dollar microwave??) Just a word of warning... DON'T DO IT. If you value your money, you'll find somewhere else. : )

                                              BEWARE...DO NOT RENT

                                              Thank god I only lived at VSC for one year or I might have gone crazy. I didn't unpack my apartment for about 3 months because I didnt want to believe that I actually lived in that rat hole. I supposedly rented the biggest one bedroom available, only to find when I moved in that it was about as big as some peoples closet. Upon move in, the bathroom was filthy, the rug (which was supposedly brand new) had rolls and bumps in it all over, and the blinds in the bedroom were broken in two. All of this was noted on the special "move in inspection". During my stay, my apartment was chosen to be the show apartment (without ever consulting me, compensating me, or thanking me) so it was shown to future renters basically at any time on any day. I won't repeat much of the bad about the appliances, but know that you could find better at Goodwill down the street. The hot water in the apartment is good for the 5 minutes maximum that it lasts. And thats just when the water is actually on. Too many times to count during the year that water was "mysteriously" and suddenly shut off for who knows how long. They closed the pool for almost the entire summer so that sucks for the whole community that used to come and take over the pool every day and night. Parties at the pool in the middle of the nights were fun to hear while trying to sleep. The walls are paper thin. The parking situation is horrible. There was a wasps nest on the stairs directly in front of my door and even after notifying the office, I was stung repeatedly for about a week. I honestly think that there was a family of squirrels that lived in my ceiling because every afternoon I would hear them running around up there. At the beginning of July I notified them that the main light bulb in the living room was burnt out. I moved out August 1st and it still hadn't been replaced. Finally moving out, I thought I would be free of this awful place. But no, they have decided to charge me not only for the broken blinds in the bedroom, but for chipping the coffee table and scratching the couch, neither of which happened. And for the rent that they get off charging every month for that tiny little place ($795) its completely outrageous. DO NOT MOVE HERE. STAY AWAY. There are plenty of other nice places in tallahassee. This is not one of them.
