We had a continuous roach problem, even after speaking with the front desk each month. The walls are very thin, so you can hear everything. The hot tub did not work for the majority of the time we lived there, and the pool was even shut down for a period of time by the Health Dept. The grounds are not very well kept. Our washer broke and flooded our apartment, and after we moved out, they tried to charge us for the stain it left, even though the accident was reported at the time. My truck, along with about 10 other vehicles were broken into. I definitely do not recommend this to anyone.

okay, but overpriced for what it is
The apartments are cute, but really small. The only storage space is the (small) bedroom closet, and there isn't even a broom closet. The kitchen cabinets are all 4 inches wide (what am I going to put in there?), and although it does have its own washer/dryer, they're the stackable ones, where 2 towels are a whole load. They have been renovated in the last few years, which is nice, but the renovations don't seem to have been done very well. There are visible gaps in drywall and you can tell where old walls were knocked out. Also, the insulation is poor. There are gaps around my door which I'm sure are driving my air conditioning bill up. There is plenty of parking, which is nice. The complex is generally pretty quiet, except for the neighborhood kids who hang out there sometimes and terrorize the pool. The pool itself is cool, but it (and the hot tub) are always cloudy and kind of gross-looking. I think the health department has closed it a couple of times. This isn't management's fault, just a bunch of trashy people that come hang out on the weekends (most of them don't live here) and do God knows what to the pool. I've had very good experiences with maintenance here. They are very friendly and quick to respond to problems. I had a problem with a broken pipe in the wall, and although it took several days to do all of the repairs, they were very good about following up on stuff. Management is another story. They're the main reason I'm moving out. They have misplaced or misfiled my rent check several times (there's apparently someone else here with the same last name). If it was a simple error, I'd understand, but after losing things, they take an attitude and treat me like I'm some kind of bum who doesn't pay my rent. All in all, it's an okay place to live. The location is good, far enough from campus to stay away from most of the parties and noise, but close enough to be convenient. My apartment is small, about 25% smaller than the model I was shown, and in retrospect I think that $675 a month for less than 500 square feet is kind of a rip-off (but cable and internet are included). If you can get a better deal on the rent, I'd go for it, but understand what you're getting for the money.

Love it here!
I lived here back in Aug. 2004-July 2005 and moved to Frog Pond. I quickly learned from my mistake and came back to Villa San Carlo Aug. 2006. Yeah, the rent is high, the utility bills are high but that's normal in this area. The apartment is great. Im on the side where the apartments look more modern. I live in a single story one bedroom and never had any major problems. The minor problems I did have were taken care of very quickly, usually the same day. Parking is wonderful. I can always find a space as well as my visitors. I am a female and live alone and I have never felt scared or threatened. I love this place. The staff and management are great.The apt. is completely updated and modern. The appliances are new and work great. Everyone always comments on how "cute" my apartment is. Hope this helps.

The Bad and Good Things
Bad Things<br><br>These are the three major things that bothered me. First, I found bugs in my apartment when I moved in. Pest control literally goes through each apartment for 5 seconds and then leaves (it's like they never came). Second, the walls are very thin and I could hear noise coming from my neighbor's apartment everyday. The noise gets annoying when I m trying to fall asleep. Third, it's hard to control the temperature in my apartment because the sealings of my apartment is horrible.<br><br>Good Things<br><br>The apartment and appliances were in good condition when I moved in. The staff at the leasing office are fairly nice (so far). <br><br>I would recommend you view the property yourself, you will notice that everything on these reviews are true(some which you will experience yourself). Search for an apartment on the property (that's available) that fits your needs. Choose wisely!!!!!View it, before you pay it!!<br>

BIGGEST MISTAKE OF MY LIFE
I lived at Villa San Carlo for a year and my rent was 595/month for a one bedroom one bath....when it was time to renew my lease they wanted to change my monthly rent to $725.....Not only is that place not worth $595 but its not worth $725 either!!!! My neighbor smoked in his house all day long and I can smell it through my apartment and I went everyday to the office and they didn't give a ----. The gym was dirty all the time and there was never light inside so you couldn't work out at night. Pest Control only brought more bugs and roaches to my apartment everytime they came which was once every quarter. When ever I would put in a work order, I would be lucky if they would do it the same week if they rememebered to do it. The size of the apartment was super TINY!!!!! While I was living there an apartment got broken into and the student was sent to the hosipital because of the injuries he sustained. There are always little kids in the pool that do not live there (they live across the street).

MANAGEMENT is TERRIBLE!
If there was a word worse than terrible, I would probably use it. They're rude, inconsiderate and not very educated. They really don't know what they're talking about, LOOK for ways to fine you, STEEL your things when they do their "walk-thrus", let people into your apartment when their name isn't even on the lease!! When something goes wrong - that's maintanences' fault, and it ruins all of your things, they do NOTHING to compensate or even show remorse. The office is full of cold-hearted people. It's disgraceful and I'm counting down the minutes until I'm out of this place. DON'T MOVE here, and if you do, GOOD LUCK!

Pros and Cons
Overall, this has been a nice apartment for the year I have lived here. It is very pretty, and has updated washer/dryer and dish washer. My only complaints are that it is always hot in here! My utility bill is always $100 and I don't drop the air below 78 degrees. I use very little appliances and the utility bill is still high. I think because the air conditioning units and the apartment is so old that it is difficult to keep those problems from happening. The tub in my apartment was also stained when I moved in and that has bothered me quite a bit. There is very little storage, other than the closet in the bedroom but the kitchen does have a lot of cabinets. Overall, it has been a good apartment, it is a quiet area, and close to the universities without being too close.

A parent's viewpoint
Requests for maintenance go weeks without an answer. Lawn service is below par. Pest Control arrives monthly but kills nothing. Office staff is often poorly trained to meet resident's needs. Poor security. Actually no security. Non residents are frequently walking through complex and looking in windows, using the dumpsters, and pool. Numerous break-ins. When checking the apartments inspect the outside windows for evidence of break-ins.

I don't reccomend Villa San Carlo to anyone. They advertise "Sound resistant construction" on their website, except there is no insulation between my neighbors and me, just drywall. I can hear everything from them talking normally to using the bathroom (and I don't mean just the toilet flushing). The reason I was given to why I can hear them was because I have better hearing! It stays very cold during winter times unless you want to run up your bill with the heat, again insulation is terrible, if there ever is any. I also lived here for only 2 months and they pressure me every week to renew. Do not live in anything owned by Student Housing Soultions, their out to rip you off!!!

Good Place for tallahassee
Tallahassee is a hard town over all hard parking, parties ect. There has only been 2 parties that kept me up at night and it was homecoming weekend the apartment I viewed was just like the one I moved in to. I attribute the noise to my loud neighbor and not so much the thin walls if she has company she gets loud if not I can't hear anything. The Parking is great for residents bad for guests I was assured it wouldn't be then they gave us decals. But, that means less parties. Which I like. Because I want to go out to a party not have one next door. The staff is great and the appliances are all brand new. Any small problem I had was fixed within the day. This place has it's ups and downs but overall it's a great place so close to both colleges.

Don´t Buy Into It!!!!
Villa San Carlo has been a horrible experience ever since I moved in a little less than a year ago. I wouldn´t recommend it to anyone! There are far better places for less money in town! Save yourself the misery. <br>If you do decide to live here, make sure you go over EVERYTHING in the lease. When I moved in, the secretary insisted that the complex does not have Move-In inventories, even though they were mentioned in the lease. Make sure that if the lease says something, you follow it, regardless of what the management says. <br>Of all the bad aspects to write about here (and there are many!) the noise has been the worst. Three apartment buildings (surrounding villa san carlo) are being renovated at the same time. This means waking up to construction noise, such as banging out windows with sledge hammers, and cutting wood with table saws. And construction starts promptly, no later than 7:30 am, rain or shine. <br>Most importantly though, if you move in here, insist that they show you the exact unit that you´ll be moving into before you sign a lease. I was fooled by the beautiful model they showed me, only to find myself moving into an apartment with black mold growing on the windows, cracked kitchen counters, rusty bathroom sink, a craked bathtub, and a carpet so dirty, you can´t tell what color it originally was. <br>In other words, just steer clear of Villa San Carlo.

CONSTRUCTION AND NOISE
Villa San Carlo advertises itself as the "quiet place to live" but I don´t think I´ve had a truly quiet moment since I moved in about six months ago. The complex is remodeling, which means having to wake up to construction noise EVERY weekday morning starting around 7:45 am. The lease states that any inconveniences caused by the construction are meant to be offset by the low rental rate...which in turn is among the more expensive for the space in tallahassee. This could be a really nice place to live, and once the construction is ALL done, I´m sure it will be. But until then, I suggest you live somewhere else and save yourself the trouble.

Not all that´s it´s talked up to be...
I´ve lived here for close to a year now and can´t wait until my lease is up so I can move out! Granted, the rent is reasonable and the property manager is nice, but that is about it. <br>The property itself is very old. All of the appliances and construction is still original from when the place was built. The windows are so old that they air (and noise) can easily pass through them...causing for heating/AC bills to be outrageous! Even after installing energy saver light bulbs and making every effort to reduce my energy comsumption, I still pay at least 90 dollars a month for utilities. <br>When I moved in, I was guaranteed to have new carpeting and new appliances in my unit...well, I didn´t get any of that. The apartment has not been touched since it was built. The windows are covered in mold. The kitchen counter is cracked. The sink is rusty, stained, and warped. The bathroom tile has mildew stains that are so old they are impossible to wash out. <br>Although the manager is a very nice lady, she doesn´t have the slightest idea on how to run the apartment complex. The guy who works as her assistant is a complete waste of time. The only good staff member in the entire complex is the maintenance man...and he´s always busy. <br>If you´re into do-it-yourself home improvement projects, don´t mind having to shell out close to 100 dollars a months for utilities, and don´t mind cooking with a stove from the 1970´s...this might be your place to live. Otherwise, you might want to consider signing a lease somewhere else.

Decent complex (for the price)
I have lived in the Morning Star complex for the past 3 years. The office staff has changed every year that I´ve been here so things aren´t very organized. Sometimes it takes a long time and a lot of persistance to get things fixed within the apartment. The place was built a really long time ago and all of the appliances are ancient. Also, my air conditioner has broke 4 times since I´ve lived here and I can say that it is not fun to sleep in an apartment that is 87 degrees inside. For what it costs to live here, it´s alright.

Nice one bedroom apartment. Quiet community. Very helpful maintenace. Very pleasant environment. It may seem a little expensive for the size, but the benefits really outway the cost. Don´t forget basic cable is included. We all know the cost of cable is pretty high these days.
