Don't do it!

I have lived here for over a year and a half. I renewed my lease because I did not have the financial ability to move. I will be ready this time when my lease is up! The good is that the rent is very affordable and the neighbors are very friendly. The bad is that property management is horrible and very incompetent. Maintenance comes when they want and will leave a mess when they are done. Been dealing with the same wto issues since I have moved in and it hasn't been taken care of yet! If you like pitbulls....you will love this place! They are allowed and there are plenty of them! I've counted 7 so far. They have also just renovated some apartments on the first floor that flood when it rain really hard. Some people have taken a chance on renting them since rent is between $400 - $600 for a newly renovated, "floodable" one or two bedroom apartment. Good luck if you decide to move here!

    This place is alright

    I movd in 8 months ago on a 10 month lease. I just got a notice to renew on my door witha 23 dollar increase. Thats not too bad considering i moved from my last place because the increse was 80 dollars. I have pretty much enjoyed my stay here. I do plan to renew but only for 6 months. Security, Im not even sure if they have security officers, but it is gated and the gate has only been broken maybe twice since ive lived here, i dont know of any apartment or car break ins. Management, is good. I dont ever talk to them but if i need to i prefer to talk to Arial, shes really nice. Grounds, are REALLY bad. this is the worst part, not really a lot of trash but the freaking leaves are so bad. and my porch gets covered in them and dirt so i cant ever use it. Neighbors, are good i actually know a few people who are really nice. This place deffinatly isnt ------. My apartment is nice. kinda just plain but it fixes up really great. Maintinance, i dont really know, im really handy and can fix things myself and dont like people i dont know coming into my unit. Overall, i would suggest this place to my friends. It was the best deal in Midtown. I like it here but dont love it...

      A truly honest review

      I have lived here two years now. This property has the ups and downs to it. The first thing that i want to say is that i feel as though management really cares about me. I have been late on rent for the last 3 months. Instead of them harrssing me, they worked out a promise to pay aggreement for me to avoid eviction costs. This was so helpfull. At my renewal time, they gave me NO increase in rent and gave me $300 off of the next months rent.. I have rented for 20 years now, and this is un heard of! The property is very convenient and close to everything. The trees on the property are beautiful, all though they just chopped a few down. The rent is very affordable for midtown, i went to Savannah about 6 months ago to see if i were still getting a deal, and i am!! I pay 700 a month for 750 sq ft and i recieved my first month free... There are downfalls though... If you are a very needy person, this isnt the place for you. Mantinance is slow. it took about a week to get a simple thing fixed. The apartment is older, although they do have renovated units at a higher price. People on the property are bad about cleaning up after their dogs, but i have seen maintnance picking up poo. I can occasionally hear my neighbors, but they are really nice. I know a lot of people on the property. Everyone is very nice. As far as security goes, its good. I did hear about an apartment break in last week but i talked to a cop who was on preperty and he said the crime is low here, and that they even have a hard time getting in. Overall, I would suggest this place if your looking for affordable basic housing. People complain about stupid stuff but HELLO, your only paying 500 to 800 a month. Get over it!

        Can't get much better than this.

        I have lived here for 6 years now and I really dont have many complaints. This is such a beautiful property, the pool is awesome, security is great, neighbors are not loud, pest control is good, and lighting on the property just recently became great! Management has always been helpful and so kind to me. The thing i love most about this property is that they are so laid back. They dont increse your rent 50 dollars each year and they always give renewal concessions like 200 off next months rent. And they have pool partys each year and gove away FREE RENT, and great prizes. I would say the only complaint would be that maintenance is a tad bit slow but im okay with that. I look at all the horrible reviews and am shocked. I hope to stay here much longer and wouldnt think twice about renewing my lease each year!

          TERRIBLE

          I absolutely abhorre this apartment complex, I'm moving out at the end of the month thank God. Maintenence is a pain in the ---, if something breaks or your kitchen light goes out, like mine did, it will take them weeks to show up and fix it and after they install it, it'll go out again in 3 days. There is constant noise, as I write this review some loud machine is raping my ears. There are extremely aggesive bees/wasps everywhere! I've been stung a countless number of times and can't even go to the pool because they swarm there. They don't give you the right codes for the pedestrian walk way, the women in the office are complete ------- and the worlds loudest truck will be waking you up every morning at 8am. And finally, if you can actually get a good parking space, your car will be COVERED in bird ---- by next morning. I'm usually not a whiny -----, but this place just sucks ---.

            I love it!

            I moved in about a year ago. The apartment has a great price. Managment has been very helpful. I haven't had any maintenance request to date so I can't comment on Maintenace. The community is convient to Marta, I walk there everyday.

              I love it here.

              I moved here 4 months ago, and have not had any major problems. I got a great deal on the apt, the location is great, and maint. has not been terrible. I did have an issue when i moved in with the carpet and grout in the bathroom, but this was taken care of in a week.its very quite and peaceful here. The only complaint i would say was that my neighbors cars have been broken into, but theyre older cars that dont have alarms. But then again.... this is Midtown. What do you expect??

                I have been here since Sept. 07 and we have had nothing but problems getting anything fixed. The maintenance is pretty bad. We have turned in a list of items that needs to be fixed for the past 6 months. They have yet to fix anything. The roof leaks when it rains very hard. The electricty bill runs about 180.00 during the summer. They finally replaced the a/c unit, but the blower doesn't produce enought RPM's to sustain the Loft. The weight room is lacking alot of items. They have been stolen. The other tenants let their dogs crap everywhere with out picking up after them. I haven't had my car broken into, but I don't leave anything in there for anyone to take. However I have had to run homeless people away a few times. The guy was getting mail out of the trash can!!! We did have the alarm replaced with an ADT system and it works great, other security we employ is a hand guy. The comments about the management is true. They don't want to fix anything around the community.

                  Help!!!

                  I've lived here for 5 years. I moved in under Gables Management and never really had any issues that weren't dealt with professionally and in a expediant manner. Shortly after the B & M Management took over I discovered a leak in the foundation of the bedroom. They replaced the carpet padding several times and left it at that. Thanks to the drought in Georgia the leak was only intermittent and not much of a problem. Last December we started getting rain again and since then the carpet has been wet more than it has been dry, its Feburuary 21st today! They have attempted to fix the issue but only to my constant hassle. It seems that it is now my responsability to inform the management every time it rains and, subsequently, the room leaks. They continue to replace the carpet padding and have the carpet cleaned only to have the leak wet the both again almost immediately. For crying out loud, the Weather Channel is BASED in ATLANTA and you'd think they might watch it now and again knowing that they have flooding issues in the parking deck, by the way, there are nearly 30 apartments that have been totally gutted due to continual flooding, up to 5 feet of water at times. I called two days ago when I found the carpet to be wet after the rain two days before. Luckily I've been housesitting for a friend for the past three weeks, unluckily tonight is my last night. I totally can't sleep in the room for the stench of mold and dankness. Speaking of mold, they continue to acertain that there is no mold. They've not checked, at least I've not been shown any formal reports on the matter, even though I've asked. So, two days ago I called the office to report the new 'flood' and asked that they call ASAP, yesterday evening they had still not called, I called again last night, still no call today, stopped in to check the mail and the carpet, they hadn't even been in to check. Needless to say, I left a message this morning, only this time I've asked the draw up the papers to annul the lease. Perhpas I'll have my attorney do it? I mentioned that in the last message, I wonder if they'll call now. Oh yea, its rainning now and is suppposed to rain tonight and all day tomorrow. How do I know? I watch the Weather Channel...BASED in ATLANTA. Its channel 32, turn off the American Idol on the "eights" and check it out!

                    DO NOT LIVE HERE !!!

                    First off, the complex floods (which there is little they can do about) and they neglect to mention that until you arrive with your belongings and it is too late to turn back. I have had water coming from my bathroom ceiling 3 times now in the past 7 months. It takes several complaints to get any results and in the meantime I am forced to clean up what I pray to be bath water from the apartment above me. When I took my remote into the office to get a replacement because it had quit working, they would not replace it but offered to let me buy another one. What crap!!! I did not lose it, it was not in pieces, but simply had quit working. They closed the pool this summer for an entire month to do "repairs" when absolutley nothing was wrong with it. Never leave your cars unlocked or even the windows cracked. My car has been broken into and a car was stolen from inside the complex. Even the office manager has had her wallet stolen out of her purse from inside the office. To sum it up, the new management is horrible, it floods, good luck getting repairs done, and your belongings are not safe. I can't even find an address for the corporate office to write a letter and complain.

                      Maybe I'm not wealthy enough to be excessively demanding, but I think it's a great place to live

                      The apartment complex did go under new management a few months ago, but from my experience the new management has been a net positive for the complex. The old managers were very friendly and outgoing, and I think they did a pretty good job. The new management is probably not quite as friendly as the old management, but they have really improved the grounds.<br><br>I have not had any personal issues with the staff or neighbors. I have had a couple of dealings with maintenence under the new management, though, and they have been positive. Under the old management, our oven did not work properly, never getting above 300 degrees Farenheit. I reported it to the office, but the maintenence guys were unable to fix it. When the new management came, I made the same complaint (and also discovered a gas leak on it.) When an attempted repair failed, we had a brand new oven in just a few days.<br><br>The complex does smell a bit funny at times, but that is true of all of Midtown Atlanta, and is certainly beyond the control of management.<br><br>My wife and I live on the second floor of a three-story building. We never hear our upstairs neighbor walking around, so I guess the floors are well-built.<br><br>The neighborhood is generally pretty quiet, but our apartment faces one of the parking areas. When people drive up and park while playing loud music in their cars, it can be pretty annoying. Fortunately, this does not happen too often.<br><br>This complex is also very pet-friendly. Many residents have dogs or cats. There is (for midtown Atlanta) a fair amount of grass, and a few waste-disposal stations scattered around for the dogs.<br><br>There was a flood here a couple of months ago. As far as I know, the only damage was to some cars parked on the lower parking deck near the entrance. At least one car break-in has also occurred since I've lived here, and it was also in the lower parking deck near the entrance. Otherwise, parking is fine, ample, and well-lit.<br><br>I understand the frustrations of those who may have not had as positive an experience with maintenence as I have. Otherwise, this is a much nicer apartment complex than my wife or I have previously lived for any prolonged period of time. It probably won't satisfy someone expecting luxurious urban living or intent on having an apartment like people have on NBC sitcoms, but otherwise I would recommend it to anyone looking for a good basic apartment without headaches.

                        Good location Property Management needs serious help.

                        I chose these apartments because of its location. It is close to my job and a lot of the activities I enjoy. The community is small and unique. While under Gables manangement, the property was well kept and the staff made you feel like a tenant rather than an apartment number when you walk through their doors. Unfortunately, Gables has sold the property to a smaller company. Although my neighbors are nice and everyone seems to look out for each others belongings I beleive this is mainly in part due to the new management staff being fickle. The staff is unorganized, unfriendly,and uninformative. The property no longer has the attractive landscape and due to the rudeness of the property management I no longer care to stop by to casually say hello. I prefer now to just simply put my rent in the drop box. It is sad to see the property take a drop from the services that were offered by Gables. Overall the community is a good location for Midtown but unfortunately property management needs serious help.

                          managment sucks, great location for me though

                          ive lived here a year now. Believe it or not i actually do like living here, very nice people, great location. only problem is the management sucks. Well let me specify, Doris in the leasing office is a rude -----. Yes i have witnessed one of the floods here. Just park on the top of parking deck and you'll be okay. As for the apartment itself, i have the biggest floorplan. I like it because its nice and open. At the same time its nothing great.....all white walls, white kitchen,etc. But i rented when it was owned by Gables. One of my neighbors moved out and i saw when they were fixing the apt up and painting the walls a beige color and it looked really nice. I'm on the top floor, never hear anyone, never loud noises. That could also be because my neighbors are gone allll the time. In all if u can deal the the managment (one of the ladies in there is really sweet, dont know her name.) then this could be a great place to live. Great for students also bc of location for school.

                              Bad mojo here: SCORE = 0

                              My rating is a zero. The scoring machine won't allow it, but here is why:<br><br>They are sooooo unprofessional it is ridiculous. Customer satisfaction should be priority number one. This company that bought this property is very, very small. This is their first big venture into real-estate of any value, all their other properties are in market depressed, bad neighborhoods that classically have higher crime and tenants with low-income. <br><br>So it comes as no surprise that they aren't used to clients with incomes over $50K and the kind of results that those clients expect, aka, results. They don't give adequate feedback, and to smooth over all their lack of attentiveness to customer needs..... drum roll please.... they throw a pool party! Screw the pool party; for starters, just fix the broken fence, gate, and doors to the gates. Work on the grounds. Make sure to fix things. Can you keep this operation running smoothly? Otherwise, this property will lose customers and be bought out by a better company.... hmm.... maybe that is their plan.<br><br>Anyway, I would say do not move here unless you are desperate.

                                Management is terrible!

                                The complex recently changed management and is now called Cityscape at Midtown. Recently I had a water leak from the apartment above that resulted in half my living room being underwater. It took four days and numerous complaints to get the leak fixed, however, the apartment was still unlivable. Management essentially told me it was my problem and I couldn't get anyone to come look at the apartment to assess the damage. One employee locked the office and refered me to maintenance personnel. I strongly suggest not moving here as many of the apartments have flooding issues and management doesn't seem to care.

                                    The Moronic Management Makes Mayhem!

                                    Well, let's see:<br><br>[As for the grounds rating below read the following, and also, the grounds (aka the flora) were what made this place unique to Savannah or Camden, because those are just concrete cubes, in my opinion]<br><br>1) We have a gate that has a SUV size hole in it (from a looney driver that crashed the fence-gate) and they haven't started to fix it. But their masterplan to make the APT complex better is....... Cut Down All the Trees! Good grief, are we trying to create a sterile, prison atmosphere? Getting out of the ------ is a good thing, but it seems like they are going to make this place look like Compton (no trees there either).<br><br>2) In order to prevent flooding, they assume chopping down all the trees will prevent this (e-r-o-s-i-o-n ? anyone ever hear of that?)<br><br>3) To get rid of unwanted insects and keep mold from setting in, they should periodically trim the trees and keep the place clean.<br><br>Other tidbits of things to keep in mind:<br><br>1) Trash can get pretty ugly by Sunday, since they don't use the compactor all that much.<br><br>2) Some people were annoyed that the pool was closed until the 4th of july.<br><br>3) Leaks, cracks, eroding brickwork (the parking structure is falling apart brick by brick).<br><br>4) You can't live in a lot of the 1st story apartments since they always flood and there is no solution for that (we are the lowest point of 4 hills).<br><br>Rent is okay, but for a little more (~ $100-200/month) you can move up the street to the Posts at higher ground and more sane management. Good luck.

                                      The new management is highly unprofessional!

                                      I agree with the last person they are highly insane when it comes to the improvements they are making. The staff is highly unprofessional and can offer no explanation as to why they have closed the pool for the entire month of June! The manager is the most insane woman I've ever spoke to and plans to raise the rents because she believes market value is much higher. Well it is if you are looking a a place where the windows aren't crumbling, the walk ways are clear of leaves and branches, and the parking lot doesn't flood. I moved in when it was Gables... and I wish it were still... Oh but there is a pool party this weekend... bring a dish to share... but then they did drain the pool today so who knows!

                                        Although i like it it really pisses me off

                                        For the most part I like my apartment, it is too small with out any storage but it is a convienant location and reasonably priced. Although we have new management, and they are making new repairs which is nice-they're just repairing things that dont need fixing. They have spent the last three weeks of the summer repainting the pool deck....couldnt they make unecessary inmprovements in the winter when the pool wont be being used???And I hear talk of them remodeling the fitness center...again a nice improvement but I bet they wait until winter when it is too cold to go outside jogging!! I wish they would think before they act and when you talk to them about it,,,,dont know there names be cause the office staff reeks of cigarette smoke and cant stand to be around them long enough to discover their names- they spend more time during the day smoking and deciding when to make the untimely improvements!!!

                                          The turnover rate for management is the highest I've seen anywhere and because of that things slip through the cracks all the time. The property is located in a low lying area of the city so if it rains hard enough all the run off from surrounding areas flood the complex. It does this at the very least, twice a year and I have personally seen the water level rise above 5 feet. There is never enough parking and for some reason the birds of midown think this complex is heaven and will poop all over your car every day. What's worse is that The Gables staff ignores this and will laugh when you suggest they provide somewhere to hose off the poop. In short it's a cesspool.

                                            Please read...

                                            This is not a super fancy place and the first time I saw it I was not blown away buy how all of it looks real cool or anything. But it is different from the places around it and the management is really good. They are friendly and always take care of stuff for us. We have not been here long, but some of our neighbors say this is the best group of folks they had here. It is always clean and they are constantly improving things. We are planning to stay a while.

                                              WOW!!!

                                              I just moved in this past summer and have loved lining here. All of my neighbors are great and my apartment is really big. I looked all over town, but I really think that this was the best deal. The best part is that everyone in the office and maintenance actually follow through and do what they tell they will do. I've lived other places before where this did not happen.

                                                WE LIKE IT!!!

                                                My boyfriend and I have lived here for 4 years now and are really happy. I found this site and saw some of the stuff people said and was really surpirsed. Sure it is not perfect, but things are kept up well and we have seen real improvements in the last year. We just renewed for another year.
