Maintenance Nightmare
Unless this is the only place you can afford to live, avoid it at all costs. The only thing this place has going for it is the location, and even that's not the best. There is a MAJOR trash problem. Residents leave trash all over the parking lots. Dumpsters are outside the gates, which means they are used as public dumpsters and are ALWAYS full. There is a big dumpster diver issue, too. 2 of the 4 elevators are always broken, and someone is always letting their pets use the bathroom in them - one of them is even infested with wasps. This place is old, and it shows! Your AC WILL break in the summer! Its not an if but a when! Mine broke twice during my 4-year residence, and the first time they tried to tell me it wasn't even broken, even though it was 1) Frozen over, 2) Blowing hot air, and 3) My electric bill was almost $400 for an 830 sq ft unit. From March 2025 to Feburary of 2026, I had 5 water leaks in my unit, the last of which was a pipe that burst inside the wall. Despite multiple calls for maintenance, attempts to talk to management, efforts to get the issue fixed, and attempts to get in contact with ANYONE, Lake Tower and 1st Lake just seemed to let the pipe leak water into my unit for 9 continuous days. When they did come to fix the issue, they did not loop me in on any part of the repair process, and the maintenance team just came and went from my unit as they pleased. To make matters worse, during this time, management was only ever in the office 1 day a week...If that at all! My unit became a health hazard and unlivable!

Knife fights, neighbors bleeding out on stairwell, courtesy officer Mathew stalks people and harasses/retaliates for staff and tried to push his way into the apartment without a warrant. Regional manager refuses to allow tenants speak to anyone above her to hide complaints brought up against her or the staff. The property manager came into my apartment and refused to leave when asked to lower her voice or step outside bc she was rudely implying we damaged carpet upon move in, she refused to leave then told courtesy officer that I threatened to physically fight her! Not kid friendly! There are so many other options, the view was nice if you have a 3 bedroom and Spanish town has a good cafe down the road! The Capital Park is nice as well! If you are moving there for elevator access beware they are constantly going down and people have gotten stuck in them on a regular basis! Maybe better management would help the atmosphere at the actual complex and make the amenities more appealing as well! Always room for improvement!

Living in this apartment complex has been incredibly frustrating. The maintenance team's lack of responsiveness left me without a functioning toilet for over a week. The property manager, Charles, consistently displayed disrespect and was difficult to work with. Dealing with corporate individuals was equally unhelpful as they left issues unresolved. The referral process was a nightmare, and transferring apartments only exposed me to roaches, an issue still unresolved. The frequent turnover of staff meant new faces every day, leading to further inefficiency. Maintenance requests are poorly handled, and the overall staff attitude is rude. Additionally, the pervasive presence of roaches and the persistent smell of cigarettes in all apartments are major concerns. The gym equipment is non-functional, and the pool is consistently dirty and closed. Furthermore, the lease terms heavily favor the management, leaving tenants at a disadvantage. Proceed with extreme caution before considering this complex as your next home.

I've lived at Lake Towers with my husband for a little over a year. The rent is very reasonable especially for such a great location. The neighbors are very diverse (all races, all income types) and are always super friendly. Parking is great. The noise level is great, because the entire apartment is made of cement. Unfortunately because it's made of cement, it's very difficult to decorate your walls, so that's a slight downfall, especially if you planned to put up wall shelving. Keep in mind the apartments are a little small, but that seems to be other people's opinion. I live in a two bedroom (one for my home office) and it's all the space I need. When I first tried to move in, they were very hard to get a hold of. In order to get anything done, I had to drive by and talk to them in person. The maintenance guys are hit or miss. Sometimes they come the next day, sometimes they take a month or two. If it's an emergency, they usually are pretty fast about it. Another con is that, since the apartments aren't far from a bad neighborhood, the parking lot gets frequent car break-ins and bike theft. Lock your car door and your bikes every night and this won't be a problem. Other than that, this place is very safe. As a small girl I feel very comfortable walking around. Again, it's a great location, so you have easy walking access to Downtown, Spanish Town Street and it's annual parade, and of course Spanish Town Market, which is a hip, cosy spot to drink coffee, eat lunch, or grab some groceries. Arsenal park, probably the prettiest park in Baton Rouge is also within close walking distance. We've also got some museums nearby. Overall this place is great and I would highly recommend even with the few cons.

Lake Towers has been a great experience so far. My one bedroom apartment is very comfy and I'm literally close to everything since its located downtown! I would definitely recommend Lake Towers to anyone looking for a good deal. Rent is reasonable!

Lake Towers has been great since I moved in. You get the real urban experience of downtown here and the apartments have amazing views. You can walk to downtown. Office staff is very helpful and nice to deal with. Solid building so you really can't hear your neighbors when you're in the apartment, but very social atmosphere when you step outside.

This is by far the worst apartment complex I have ever lived in. The noise from the traffic is really loud because we are right next to interstate 110. Also, the noise from the train is loud as well. The train goes by several times a day and will wake you from your sleep. You can hear your neighbor going to the bathroom above your living room and hear their toilet and shower running. The building is very old and not insulated. I froze in my apartment during the winter. The weather stripping around the door way and windows need to be done professionally. The maintenance guys placed weather stripping around the front door and did a poor job. I still froze in my apartment after they did such terrible work. The weather stripping already fell off. The heat will not reach the temperature that you set it on and will continuously run. Be prepared to freeze and pay a high electric bill year round. The apartment reeks of stale cigarette smoke and nothing I try will get rid of that smell. The electrical outlets are on the floor instead of the wall, so your furniture has to be placed around these ridiculous outlets; and therefore, the furniture is off balance. The kitchen is too small and hard to get around in. The bathroom is very small and it is hard to fix your hair in the mirror. There is nowhere to place your blow dryer or hair accessories while getting ready. The fire alarm is defective and goes off when it rains or storms outside. I've had to call the fire department three times already to come and turn it off. There was black mold all over the apartment after I moved in and I was told it wasn't mold, but they didn't test it to prove that to me. They scraped it off and sprayed some bleach water on the walls. I had several water leaks and the plaster fell all over the floor. Every time it rains, there is a small water leak somewhere. There is dog poo all over the grounds. I don't understand why these lazy dog owners do not pick up after their animals. Also, many of the tenants here store their garbage outside their door overnight instead of taking the garbage to the dumpster and then, they don't put their nasty garbage inside of the dumpster. Instead, they place it on the ground beside the dumpster. How lazy is that!! I am disgusted with this apartment complex!

I enjoyed living at Lake Towers. Management was courteous and effective. They were eager to assist. It was a very nice community with an optimal location within minutes from the downtown night life.

We fell in love with this place and immediately signed a lease. We were from out of town and did not have time to really look other places. Unfortunately, we were only shown the best parts and the downsides of the place we're exposed pretty quickly. The staff is really hit or miss. Some of the maintenance people I've dealt with have lousy attitudes and they make me uncomfortable when they're in my unit. Depending on who you get when you call the office dictates how efficiently something gets done. The noise level is awful. If our neighbors have their television on, we know. You can clearly hear toilets flushing in other units. There is also a constant hum of traffic noise from the interstate. Someone else pointed out how they leave the access gate open. Not only is it usually propped open, but it is often stuck so only half of it opens at all. There is also a door to walk in and out through the gate, but the lock is busted so anyone can get in. This is by no means as gated as they advertise. The only thing to do while on the property is the pool. It's tiny and gross. They close it at bizarre times and early in the season. It's the only place with outside seating and you can't even get in but a few weeks out of the year. There's also a dog area, but it's the worst one I've ever seen. Tiny, muddy, and never clean. Even though there's a bag dispenser, owners don't pick up after their pets and maintenance does not maintain it. We lived on a higher floor which shouldn't be a big deal because of the elevators, but they aren't trustworthy. They often break, they're terribly slow, and they're constantly dirty. Our bills were high because the seals around the doors and windows are poor. Cons: noisy hit or miss maintenance not really gated dirty pool no outside seating most of the year high electric bills constantly broken elevators Pros: Close to downtown on the Spanish town parade route The apartments aren't too bad; spacious living room but tiny kitchen. Overall, it's still just an apartment building. For real quiet settings, try to find a house in a nice neighborhood. I would move back if I had to, but I wouldn't look forward to it.

I have lived here for a year now, and I have had a great experience with the staff, residents and building itself. The only issue I had was with my A/C going out earlier this year, and maintenance fixed it within a few hours of me reporting the problem. As far as the residents, they are mostly quiet working people. I have never had any problems with neighbors being too loud and have never seen anyone doing anything questionable or illegal around the complex. I think these apartments are a fantastic value given the location, covered parking, and washer/dryer in every unit.

We thought that this was a wonderful place to live, until new management took over. They advertise a gated community, but they prop the gate open during business hours (And often the staff would forget to make sure it was closed AFTER business hours as well) instead of figuring out a system that would help people get in easily and keep the place safe. In the time I lived there, I had my bike stolen from a common area (even though it was locked up), witnessed domestic violence without the property managers making any attempt to ensure the safety of its residents, and had the property managers act very shiftily with regards to money owed to us. They have one camera for the entire property that ONLY directs towards the gate. I had to have maintenance come to my apartment time and time again for the same problem, because they did a terrible job trying to fix our weatherproofing on our door and it kept coming off. This apartment was advertised to us as nearly soundproof due to the concrete walls. This was a GIGANTIC fabrication. We heard absolutely everything that happened in our neighbor's apartment, including loud screaming matches in the middle of the night, babies crying, dogs barking, and many other things. This was a huge selling point for us, as was the gated community, and it turns out that both were lies told to draw in unfortunate new tenants. I do not trust them with my money or my family's safety and well-being. You're much better off finding another place to live.

If you are moving to Baton Rouge you should live anywhere else. The location is the only thing decent about this apartment complex. I am from out of state and have been taken advantage of since day one. The pictures are misleading, the pool is never clean, and despite what they tell you they do not fix everything you put on that list when you move in. Your lease is something to be used against you and when they don't follow it they make excuses, but you're still screwed. There's cockroaches in my bedroom, my garbage disposal is broken and smells just as bad as the dumpsters that greet you before you come through the gate, and my electric bill in the winter was OUTRAGEOUS because air seeps in through all my windows and door, which apparently did not matter to the management or maintenance staff. Seriously don't waste your money, time, or effort living here.

I absolutely love living here. I am a law student and wanted a quiet place to live. This is the perfect place. The walls on each side are concrete so I do not hear my neighbors. There is a house being built close by so occasionally I will hear some construction workers, but this would be anywhere I live, as houses need to be built! It does not bother me at all, and the house is beautiful. As for management, we have a new team, and they are amazing. If there is a problem, it is fixed ASAP. They are friendly and courteous. I love them. As for location, it is nearby the capital, 2 parks, 2 libraries, plenty of museums, restaurants, bars, and cultural events. There is a farmer's market every Saturday a few blocks away. There is also a local running club that meets nearby on Tuesday nights, which I have been meaning to join. During parts of the year, there is "Live After Five", a series of free outdoor concerts downtown on Fridays. The Shaw Center is nearby, where there are many plays. If I was not in law school, I would be living it up. Every so often I take a break to explore! Also, it is affordable given we are in the Spanish Town location. It is for sure the best bang for your buck in this area (rent is very pricy in Spanish Town, but not here.). There is a gym, with cable TV, and a pool here also. The gym is a little small, but it has a treadmill, elliptical, a small bike, and free weights, with one or two weight machines. If you prefer a bigger gym, there is a YMCA a few blocks away. I am a member there and I love it! Overall, this is a good place to live.

I recently moved here, and I have been very impressed so far.The managers are very organized, and they have stayed on top of all maintenance requests. Let them know if you have a problem, and they will take care of it! The property is kind of old, but it is well maintained. The landscaping is well kept, and the parking lot and walk ways are well lit. I feel a lot safer here than I was expecting to living downtown. The residents that I have met so far have been really cool, down to earth people. I am within walking distance of tons of shops, restaurants, bars, banks.. you name it.

Fairly quiet environment. Rarely any malfunctions. If their is. You will be notified in advanced. Close to downtown. Walking distance to all the nightlife and bar life downtown. Management is fair and reliable. Even on weekends. Great stay overall. Would recommend to friends.

Alrite, here's the deal. I relocated from Detroit (the hood) to BR, and my expectations were already low. I wasn't having good luck and apt. hunting in BR is not easy. The apartment guide lies, and some complexes want your first born child and your blood type. When I went to visit Lake Towers, I almost made a U-turn at the gate. But Kayla showed me inside the apt., and I was sold! The apts are well groomed, and it's far from the hood. It's pretty safe. My car is not the best looking one on the block, no one is trying to sell me some weed and most of the neighbors are not 20 year old college students. I am happy, so are my parents.

New to the state of Louisiana and taking a leap of faith traveling from North Dakota before getting to personally view my apartment building, I was delighted to find a clean place, free of maintenance problems with friendly and efficient staff. I would definitely recommend Lake Towers to friends and family. 6/26/14 Still loving Lake Towers. Great location, very friendly people, and the staff is very polite as well. Any issues I have had in my apartment were quickly taken care of by maintenence. Great people working at Lake Towers but I would love for the elevator to be fixed. I've lived in Lake Towers since 2008. Although there were a few rocky times (AC breaking down for a month last summer), it has been a pretty stable and enjoyable living space. The apartment itself, a 1 bedroom 1 bathroom apartment, has been enough space for myself and my pet. Although there have been a few oddities (a closet in the living room for example), I've had no real problems living here. The walls seem to be pretty thick because my apartment has always been quiet and I've never had any problems at all with noise. I also like that it's right next to a park and lake where I have been able to go jogging or biking without having to drive anywhere. Also, since it's right next to the downtown area, some nights I've been able to walk over to the bars downtown with friends without fear of driving or paying extra for a taxi. Overall, not a bad living experience.

If you are going to live in Baton Rouge, why not live where you have a view and can easily walk to the Capitol and surrounding parks every day! This was part of the reason my husband and I chose Lake Towers. We are also impressed with the size of the three-bedroom apartment and how affordable it is. As pet owners, we were ecstatic that Lake Towers accepted our pets hassle free. Maintenance issues are taken care of within 12-24 hours, Kayla and Jordan are extremely helpful, and the neighbors are quiet and friendly. I would recommend Lake Towers to anyone looking for a charming, inexpensive and friendly apartment complex in Baton Rouge.

Apartments are clean and spacious- especially for the price. Staff is kind and responds quickly to your needs. The complex is constantly undergoing upgrades to make the living experience more enjoyable. Its located near Spanish town, the Governors mansion and within walking distance from a beautiful park. Our little family feels safe and secure- And that's the most important thing.

Nice complex- landscape is lovely. Staff is lovely. Pool area nice. Gym tiny but decent, Feels safe. Neighbors is downtown, right by the interstate!!!! nice views except for my apartment which is facing a wall. My only complaint is that I have horrible cellular service. I have to literally walk to the road to have a decent conversation...
