Peaceful little property
This property has been one of my faves to stay at. The staff is helpful, funny, and quick to help. Maintenance is always on top of things and friendly. My dogs prefer them more then me i feel. lol. If you want a nice chill spot then definitely check it out!

Not worth the Hassle
One of the worst places I have lived in. The management does not care about the residents only the money that they can get out. I got overcharged on almost everything. Eventually moved out after 3 months due to the terrible conditions and was charged even more. Then 6 months later they say they did a walk through of the apartment and I owe more. I highly suggest people do their diligence to understand the people that run this complex.

Great Staff!!
I've been living here for about 4yrs and the staff is great!! Life happens, things come up, and the staff here will do their best to handle the situation (All Staff). I love our maintenance team. They work diligently to get things done, if it can't be resolved amongst the team, have no fear.. there's nothing the supervisor can't do!! This team and property are in good hands.

Disgusting treatment
Update: so they let my boyfriend and I move across the hall from where we were living in the tower apartment to see if that helped with the noise from the parking lot since we don't face the parking lot anymore and at first it was fine. We didn't hear anything but then at night I started hearing the blaring music from the parking lot again and so I wrote an email to the leasing manager about it and mentioned that it's in the lease not to play music so loud that it disturbs the neighbors. Apparently that went to the leasing manager's boss who emailed me saying that they thought that moving us away from the parking lot would help but apparently it didn't so she is willing to let us out of our lease just because we're apparently the only ones complaining. My health is in stake by giving me even more anxiety by saying that and not to mention we can't find anywhere else to live that is affordable in our budget. This place just apparently doesn't care about complaints or their tenants if they are "willing to let them out of their lease". It's disgusting how they treat residents who try to follow what is in the lease and not to mention keep themselves out of the hospital from health crisis they are dealing with. I do like how maintenance is very good about getting our work orders done quickly though. My boyfriend and I moved into one of the tower apartments last August. We were really happy, especially with the leasing staff who moved us in. I have a lot of health problems including major depression and major anxiety. I also have epilepsy and non epileptic seizures. The new leasing staff, at first, were willing to be really helpful due to my anxiety going up due to noise and whatnot. They are aware of my health problems but now don't seem to give two shits about them, instead tells us dumpster diving isn't a crime even though we've been told before that it's not allowed here considering how the apartment complex is private property. I've already been dealing with so much this year since February making me very depressed and very anxious and lately the leasing manager tells me after we renewed our lease that she was going to let us get out of our lease just because I was complaining again about loud music being played which is constant in the parking lot. She tells me that people are allowed to play music which I understand that but it shouldn't be allowed to be played THAT loud so EVERYONE in the whole complex and even from houses near the complex to be able to hear. My boyfriend and I are still here because we don't have anywhere else to go at the moment because we never know when my health is going to act up and because of money. But Telling someone who has seizures caused by anxiety, stress AND depression is not a good thing because I could end up in the hospital because we never know how my seizures are going to be, what kind of seizure I'm going to have nor how long they will last. At first it was just the neighbors and noise causing me the stress and anxiety but now it's the leasing staff. I could end up in the hospital not just because of my seizures but because of my other health problems as well and some are also caused by stress which is the leasing office staff doing to me. Not being helpful at all.

Unsafe. ------. LOUD. Noisey neighbors will rob you of your peace. This complex has failed to enforce practices that should be standard to any apartment community to make living here enjoyable for its residents. The noisemakers are loud because the apartment doesn't hold them accountable. Can't wait to NOT renew my lease.

Do Not Move In The Towers
The towers are a dump. Everything echos throughout the courtyard. Barking dogs all hours of the day and night, kids screaming and babies crying in hallways & on balconies, loud music and domestic violence disturbances. If you want to live in a quiet place in a community of considerate people who care about upholding the integrity of the property, this isn't the place for you. Also you can complain about the noise but NOTHING will be done about it because all this apartment cares about is money and making sure apartments are filled. Look somewhere else... this is just the tip of the iceberg.

DO NOT MOVE HERE! Please do not believe the hype that is being advertised and DO NOT believe management when they respond to this review to make things seem like they are good. FIRST- The "fitness center" has no working equipment. NONE! The office has been informed of this many times and they do not care. The equipment has been broken for YEARS yet they advertise that they have a fitness center. It is a LIE. SECOND- If you want to live in the towers, it is a "pet friendly community". You will be subjected to hearing dogs bark all hours of the morning and night and it echoes throughout the courtyard. Also, the courtyard is basically a dog park now and there is dog feces EVERYWHERE because the dog owners DO NOT clean up after their pets and management does NOTHING. THIRD- THE NOISE. Be prepared to deal with noisy neighbors- arguments in the hallways, children running up and down the halls, crying babies and LOUD MUSIC blaring. You can file a noise complaint, but NOTHING will be done about it. If you want a nice quiet community to live in, this is not the place for you. FOURTH- There is NOT control access entry. You may need a key to get in, but the doors on the sides of the buildings (by the fire escapes) are often broken and and propped open. Anyone can get in...ANYONE. Many times the front entrance doors are propped open as well. FIFTH- The elevators always need fixing and are NOT safe. There have been multiple times that I've been stuck (and my guests) on the elevators and also the elevators even move while still open. It is not safe and they bring in people to half do the job when it comes to fixing them. Also there are no indoor stairs in the towers so you either use the unsafe elevator or you have to go up the fire escape. SIXTH- The pool opens very late in the summer... VERY late. Why live somewhere where you cannot access the pool because it isn't in working order when it needs to be? Do not believe what's being advertised. AND lastly, the rent goes up EVERY YEAR with no modern upgrades to your apartment or these so called amenities, just the same crappy service AND they try and force residents to renew their leases by sending out notices a couple months before the end of your lease with the threat that if you don't renew by a certain date (TWO MONTHS BEFORE YOUR LEASE IS UP) that you will be charged the month to month price. This is how they try and lock people who are unprepared into another lease. ALSO there have been SEVERAL times that I have not had hot water. The Ridge, your apartment complexes are not suitable for quiet and upstanding tenants who actually care about the property and respect their neighbors. If you are LOUD, UNCLEAN, INCONSIDERATE, and don't mind living in a dump, this is the place for you.

this place has become horrible my place has been broken into multiple times and my neighbor above me is a nightmare he leaves his cigarettes and beer cans on my patio he's blasted music off and on and his dog is always barking waking me up and running around making noise and the office staff never hold him accountable

My wife and I have been at the Ridge at Chestnut since fall of 2017 and have really enjoyed our experience here! Our apartment in the gardens feels really homey and is very spacious. The maintenance staff is friendly and quick to fix things that we report. The office staff (management since November 2018) has been great to have in our corner. Both of the previous two management companies weren't very good and did not seem to care much. The current management isn't that way at all! They are good at upkeep of the complex, have regular communication via email and letters, and have even started accepting packages on behalf of residents to keep them in a secure place. Thanks for all that you do and being a great place for us to call home!

We have lived here for a little over two years and have seen drastic improvements with the new management. They've been fixing up lots of things that have gone to the wayside like exterior finishes and the way they work with tenants (they are friendly and helpful when you go to the office or call on the phone). We have always received a quick response when we put a maintenance request. They fixed our issue within a day or two at the most. We appreciate that they started taking packages at the office again and have Saturday hours if we are busy during the week. Thanks for making improvements and we look forward to what is to come!

I've been here almost a month now and i think it's a great please to stay, the staff is all really nice and easy to talk to, I'm very pleased with everything here so far , i have no complaints, i love it !

I like the Ridge at Chestnut. I have not lived there long but I have no complaints. I have great neighbors and I really love the open field where my children and dog can run around and play. The dog park is really nice as well.

At first, I was a little upset with the complex when I moved in. I was new to Kansas City and looking for an apartment. They told me I was able to move in by a specific date, but then I had to wait almost two weeks beyond that. So, I was living out of a hotel and was frustrated. After signing the lease, I finally saw the apartment. There were a lot of issues so I was pretty upset as I had waited two weeks beyond what I wanted and the apartment was falling apart. Some would say that would be enough for a poor review. However, since moving in, they have quickly fixed all of the issues and have been very responsive to me. If anything, this shows that they care more about their tenants than just filling vacancies. Now I have a beautiful, spacious, affordable two-bedroom apartment. I am very content. I will likely re-sign with them next year

I have had some major issues with other apartments in the past, but the Ridge at Chestnut has exceeded my expectations. I moved in last spring, so I've lived here for about 6 months. They kindly hold parcels at the office for secure delivery, and have a nice club house. They were a bit late opening the pools this summer, but kept them open later in the season. Electric is the only utility I have to pay independently, and it was pretty high in the summer with the AC blowing. Even with the weather getting colder, the building (the towers) stays pretty warm throughout and there hasn't been a need to run the heater for several weeks.

I hate this place. The office is often closed when it shouldn't be. Right now it is a little after 9 am on a Friday and I was unable to put money on my laundry card because the office is "closed for the rest of the day." Why? This is a weekly occurrence here. Very rarely am I actually able to go into the office, even during their posted open hours. This is extremely frustrating, especially when the office is the only place you can go to add money to your laundry card. I have lived here for almost a year and have had this issue constantly. Since my apartment is STILL infested with bugs, I just desperately want to clean my work uniform. But it looks like today I will be buying new work clothes instead of just washing the ones I have in the comfort of my apartment. AGAIN. This place just continues to disappoint me with lack of communication and organizational skills. I am signed up on the website to receive text notifications, and literally have never received a single one. I still don't think the pool is open even though its the 3rd of August, but how would I know since there is literally no communication? This place is definitely overpriced since I share my apartment with cockroaches and bedbugs, and I am just fed up. I unfortunately had to renew my lease since I am not financially able to move, but I do not recommend this place to ANYONE.

When I first moved into the ridge in 2016 I had heard all of the complaints and I had read all of the reviews. I still decided to move in, it was my first place and everything was fine, I never had any issues and I enjoyed my apartment. Once they switched to the new management company everything went downhill. They change things on a moments notice and only tell some of the residents, (like change in late fees). They will tell you you owe them one thing then on their residents website it says a different amount. If you are even a day late they charge you an arm and a leg and send you a letter (which you are charged 25$ for, no calls or emails even though they have all that information, no they charge you to send you a letter) saying they are going to evict you. So basically, if you pay your rent late by 1 day that means eviction and court fees. The office staff is rarely ever helpful and can be very rude and short at times. They will do nothing but give you the runaround. They will give you the excuse time and time again that "they have a small staff" so they "don't always get to everyone". Last summer (2017) my air was out for three months(June-September), all they did was recharge the obviously broken unit several times until I asked them face to face why it wasn't fixed and they finally ordered a new unit. So all through summer there was no air.. just stay away from this place. They will bleed you dry for every last cent and don't care in the least about any of the tenets. As long as they get their money!

Ridge at Chestnut has been a nightmare for us. Unprofessional, rude, condescending, unorganized, and messy are the best ways to describe our experience. Our move-in date was pushed back on 3 occasions, resulting in over 3 weeks of waiting. Incorrect information on the website led to confusion, and only helped to make our situation terrible. Promises were made to us that were not fulfilled, and as I sit in my cockroach infested apartment typing this, I look around at the "repainted" walls and cringe at how dirty they look. Upon walking into my apartment on move in day, I opened the fridge and a razor blade fell out. I opened the dish washer, and found dishes from the previous tenants still contained inside. The oven was extremely dirty, as well as the fridge. All of this was observed after waiting 3 weeks extra to move in, and being promised that our apartment was being, "inspected and cleaned/repaired to company standards". I imagine it is hard to know if a fridge or dishwasher works if employees of the complex do not even take the time to open them. So I suppose the company standard is dirty dishes and messy appliances being left for the new tenant to clean. After addressing these issues, I was told that every issue was my problem because I moved in too early. However, as previously stated, I gave this apartment complex 3 additional weeks from my initial move in date to get these issues worked out. Had I not already given this company over $700, I would have just gone elsewhere, but I was told every issue would be fixed and the apartment would be "pretty" upon moving in. Big mistake. I have lived here for two weeks now and still have not received a key to my mailbox. I inquired about the key and was treated with disrespect. I am extremely unhappy at this apartment and would not recommend this place to anyone.

For being s first time renter it wasn't the greatest experience. You're supposed exciting moving into your own place for the first time. The day on move in the kitchen was not swept. The bathtub had dirt all in it. The bedroom door was cracked, and all the wall outlets come off when you pull a plug out.

I lived at the ridge for the past 10 years it has been a great experience for me the office staff always been very professional. It's a safe place to live and I would recommend my family and friends They make sure the grounds are looking nice the maintenance team are very professional always get the work orders done in a timely manner going miss living at the ridge.

I love my garden apartment. I have a 2 bedroom 1.5 ba. Its huge, affordable and clean. Its a very quite place and safe place to live. I had a problem with my bathroom sink, I put in a work order request and they came right out the next day to fix it. I have no problem with bugs or pest or mold. They keep the grounds very nice.The Property Management Team were super nice and listen to my needs in finding the perfect place for me and my kids. I would definitely recommend Ridge at Chestnut as a nice afforable place to live. My neighbors are even nice and told me they love it here too and has had no problems in the past. I love forward to living here. Thank you Ridge at Chestnut.

The Ridge is a good place to live. Management and staff work hard to keep the site clean and things working properly for the residents. Secured buildings, laundry facilities on site, swimming pools and barbeque grills to enjoy summer fun.

Let me start by saying, this is not a bad apartment complex! The apartments are pretty big and they've done some updates. Some people worry about the area, but it's close to everything and less expensive than the plaza or Brookside. No one besides the assistant manager seems to stick around, and honestly I think it's because of the company. Some or all of the people in charge don't know what they're doing. When I say this place is infested with bed bugs I'm not joking. They've found something like 100 apartments with them, that's out of control!! Good thing I asked around and talked to people who live / lived there. I understand they have to make money, but to me it's not morally or ethically right to let people move in when there's a known problem. This kind of negligence is disgusting. If I ended up moving in here I would be suing them now!

I've lived at the ridge at chestnut for about two years my first year was OK I didn't really have a lot of problems but the second year it was this year it is it's a disaster I have had my home broken into because their security guards let a guy sleep outside of my door did not tell him to move did not tell him to leave and the second time because they have extorted money they stated they did not get rent and they waited all until the end of the month to ask for a total of $600 when I owed only 230 left to pay so they put on all of those late fees and the third time one of the ladies in the office did not let them know I was moving for my 30 day notice and now they are trying to extort $808 from me they are trying to put me on a month-to-month lease and I will not pay the staffing office is rude her name is -------------- and her boss is rude also her name is -------------- I would suggest no one moving in this place is horrible

The first 2 years i lived here werent incredibly bad. My immediate neighbors and majority of front office were nice. Maintenance, however, was horrible and wouldnt fix anything non-urgent. I liked being near Waldo and the college I went to as well. My last year, however, was a complete effing disaster. My bathroom ceiling had a leak from a broken pipe nearly an entire year. Their solution? Cut a giant hole in my ceiling, fix the pipe, then wait 5 months for the tenant to call over and over again to finish the job. The final straw was the gun battle. It took place in my hallway right outside my door. No response from management about it. Guess its another day to them. Not only that, someone took a dump in the elevator, I had items stolen while I was moving, mother/daughter screaming at each other all night in the apartment above me. The community got really bad. I ended up moving out 2 weeks after the shooting as I was lucky enough to have my lease be up by that point. And they raised my rent! Unbelievable. If youre a umkc student like I am, just make the drive and rent somewhere where you feel safe. Its not worth it to rent here and I can guarantee you you'll run into problems. Safety is the biggest problem in this place and they do nothing to address it.
