Support in the leasing office and cleaning quality has waned significantly since I moved into The Grand. Emails are not answered, and I often have to follow up. Both years when I have renewed my lease, discussions were prolonged and I was forced into month-to-month pricing against request. The lobby is cleaned daily, but resident hallways are cleaned irregularly. I've requested basic vacuuming and spot removal that should have been observed and addressed through routine checks.

Units are beautiful, love the windows and fixtures. Location is top notch. I will say spaces can feel a little dated and don't always seem pristine or the most maintained, for example a thermostat fell off the wall in the gym last month and is still in the floor with a hole left behind in the wall.

The Grand has gone down hill the last few years. Trash chute clogged for months on end, brings flies and smells. Things often break or need fixed and they don't replace them. Office staff gas lights residents.

Good location being downtown, but like any downtown area has its pros and cons. Has a gym in the building, but it is often warmer and more humid in the gym than downtown and has required multiple maintenance requests to even get it turned down two or three degrees. Can hear dogs barking that are several apartments down when in your own apartment. The across the street parking garage is unsecured and no date/plan of getting the entrance door fixed, and have seen and heard of some sketchy activity though. The office staff is very nice and responsive and the inside of the apartment is very nice and spacious and clean.

I have been a tenant at The Grand for almost 20 months, and had plans to stay longer than that, but due to what I believe is a Community Leaders lack of experience of managing a building, I was fed up towards the end and was asked to be removed from my lease. There has been external issues surrounding the building, but the biggest deal breaker for me was what was transpiring within the building. From Maintence taking longer and longer to fix an issue. Went from waiting two days to get something fixed at the beginning of my lease, to waiting almost two weeks for Maintence to show up towards the end. Having residue constantly coming out of my shower head, and finding out it was happening in other units as well, to no resolve. My biggest riff was when we had a consistent gnat infestation, not only in my unit but the entire 17th floor, for 3 MONTHS! I had to harass the community leader to do something about it, her initial thought was to put out a fly trap, but here is the thing we don't have windows that are able to open up in our building, so the gnats were coming from within the building. After mentioning to her that wouldn't be suffice, she finally decided to call pest control, but guess what the gnats kept coming back. I urged the community leader to get a plumber because this is bigger than a pest issue, but she never did. These gnats were around while we ate, cook, cleaned, woke up, and when we went to bed. They even bit me on my face, which has yet to go away 3 months later. I just had enough. The property was being shot up outside and inside I was getting bit my gnats. Even blue beetle who was called out 5x, mentioned they can keep coming out but the problem was behind the walls. What seemed to be a promising stay, turned out to be the worst experience I have ever had at a "luxury apartment". I highly recommend not wasting your money, don't be blinded by the view, everything else comes with a price which you will pay for with your peace of mind and body. For the tenant renting out 1711, good luck, they had yet to pin point the issue, and there was still dead gnats every where even after we moved out. I am still living downtown but now at ONE LIGHT.

Beautiful units, great staff, convenient area. I have enjoyed living here, the Grand is a great place to live for the price. I think with a couple improvements, like mobile entry door locks, the Grand could modernize to get more residents.

The leasing team is amazing, the building is very nice, the units are super spacious, however the safety of the area is abysmal and the safer attached parking is very expensive and a non-negotiable to have if you are a woman.

The grand has been an amazing place to live. It it always clean and well taken care of. The management is always sending out updates and improving quality of life at the grand. The amenities are also nice and convenient.

The community is great, but not having a window that opens is a deal breaker, i regret so much not looking at it before so now i have to suck it up until my lease expires, never again will rent an apartment where there arent any windows that open, it sucks!!!

So far living here has been good! The mangers are really quick with responses and help you with any questions. I also really appreciate the quickness of the maintenance people they were able to fix my problem in less then 24 hours!

Love living at The Grand again! Recent management change has been very positive at every turn and excited to be able to stay and enjoy this location with spacious apartments and great amenities. The onsite, elevated Bark Park is a dream for any city dweller with a dog. The resident events are plentiful and a great way to meet and better know your neighbors. Friendly and responsive staff is the cherry on top!

The staff is great, Lindsay was the best with any issues I had and has great communication. The building and amenities were good, it's just the location you have to worry about but if you know that you're moving downtown, you should expect what comes with it. It was a great experience for me.

Overall a positive experience. Rent is a little pricier than I'd like, and I wish the gym had more equipment. I really appreciate having security all the time. I wish the package setup was different and don't think residents should have to pay extra for parcel pending.

We've lived at the Grand for several years now and we've seen a lot. One thing that has stayed consistant is our love for our apartment. It's quiet, comfy and it's been really great for our dogs. Our appliances have held up well since we moved in and for the most part, our hall has been pretty quiet. Having multiple places to go in the building to have fun and relaxe is wonderful. the roof has one heck of a nice view. The movie theater and golf simulators are wonderful. The dog park is also a huge reason why we've stayed and not looked at other places. It's a smart setup utilizing the roof of an old bank drive-through. Our dogs have been able to socialize and so have the humans. The managment has consistently been good to work with even though I can tell they are limited at times and that leads me to a few downfalls. Cleanliness, investment and safety seem to be a real struggle. My wife and I work hard to keep our apartment clean and the one thing that we love the most about our apartment is the views out our big windows. That view has become more and more clouded as they haven't cleaned the windows in 3 years now. I've been told for two years that this would happen but as we get later in the fall, it doesn't seem like it's going to happen. There's a dense amount of dirt on the outside of them, so much so that at times if you take a photo out the windows, your iPhone will focus on the dirty windows over the buildings or skyline. Our attached garage is also a simliar situation. In 3 years I've been told the garage will be cleaned but it hasn't. When it's humid or it rains, that dirt makes it impossible to walk my dogs because they pick up all that grim and it sticks to their fur or just to our shoes dragging it inside to our apartment. Further more, they can't seem to consistently change the trash cans leading to them being over filled and nasty things to fall out like melted icecream or food bags all over the ground. This is not something you want to come home to every day but it is... They don' take care of the sidewalks around the building either. It would be nice to spray off the sidewalks from time to time especially since we're constantly avoiding glass with our dogs feet from the windows the fell out earlier this year or the trash the trash company drops out of their trucks when leaving. The common areas are kept clean though which is good but the areas outside of that seem to be an afterthought. Safety is also constantly a concern. We get a lot of personalities because of the bus stop or the Daq Shop next to the building. We have a revolving door of security guards accept for our night guard who works 5 days a week overnight. He's great! It would be nice if we had consistant security guards who know the property and the people. We find ourselves avoiding the SK security guards because it's normally an awkward encounter. These are all things that weren't an issue when we moved in. When we moved in, they had parties, we had a full time house keeper who was super nice, we had multiple maintance men working 24/7 and issues were addressed within hours, not days or just not at all. But I've seen a constant theme from managment that funding is an issue. Windows aren't cleaned because we need money. We bought a power washer so we can do the garage in house but it never got washed. You send a work order in, only to find out the maintnance worker is at a different property for the next few days. They went from keeping up with the likes of Two Light to keeping up with a suburban unit. I hope things change or else we'll likely change in the coming months.

The staff and environment set is classy and well maintained. The events put on are interesting and fun to be a part of. Maintenance is quick to resolve urgent issues. Amenities are well maintained. I've enjoyed my time here and coming up on a year.

I have been at The Grand for about 3 months and it has been fantastic! Being new to the city, the location works perfect for me to enjoy the Power & Light district. The building is great, my apartment is the perfect size and the amenities are well thought! The leasing team and the maintenance team are BEYOND AMAZING! Can't say enough good things about Lindsay, Nick and Chris. You just cannot go wrong by renting at The Grand!

I have enjoyed my unit a lot. I wish there were more community events and I wish the golf simulator was updated. Additionally, the security needs to be increased. The bus stop across the street is bad

I moved into The Grand in October and have had nothing but great experiences. They do great community events once a month, they know everyone by name when you pass the office, and if you need something fixed or looked at they are very quick to come!

I feel like I get my money's worth at The Grand. I love my apartment. I have an incredible view. I love the pool and other amenities and they are all well maintained. Maintenance requests are always completed quickly. The walls seem to be well insulated because I'm never bothered by noise- internal or external. Most importantly, I feel safe in my apartment.

My apartment is very nice and in good shape. The building is not in good shape and is not kept very clean. The staff attempts to do well but you can tell they are hampered by lack of capital from ownership or management. Major upgrades are needed from painting to carpeting to garage maintenance.

Overall it has been a great experience. However some building management issues take a while to process especially in public areas of the building like doors not working, trash not taken out in the dog area. Also grills still not working by the pool.

All of the amenities have been very nice and the building is kept clean and nice looking almost all of the time. Neighbors have been really friendly and not have had any troubles with anyone in my building.
