It has deteriorated in the last 3 years. We are highly disappointed In the care of the and the maintenance of the GrandKC. The apartment smells of drugs. The carpet on the 10th floor smells like Urine. Overall terrible!!!

The Grand was previously a great community/building to live in. Now, I am eager to move out of the building. There is a lot of disorganization and lack of care from management. There aree several instances when concerns have been brought up to them, and they have refused to provide adequate customer service. The security of the building is not the best for the price that is paid. There are homeless people that come into the lobby.

So far the experience at the grand has been amazing. The location and amenities both in the apartment and in the building are incredible. The only downside would be the parking as it is not attached and the attached garage was not offered at any point. Besides that, looking forward to renew the lease

This is a great building with great amenities, amazing staff to assist with any needs and very responsive.Great location in downtown Kansas City. Events hosted by management so you can meet your neighbors.

We enjoy living downtown in The Grand. The social events have been great and the staff is extremely friendly and helpful. We always feel safe and the amenities are excellent and easy to secure for an event.

The lack of security makes us want to move. Nonresidents sleep and do drugs in the front doorway. Shootings near the building are not acknowledged by staff. At least one amenity is nonfunctioning or has some problem preventing its use. Rent is too high.

It has been a great experience..the staff is great and are always eager to help. Lindsay is super responsive and sold me on the idea of living in the building.. the walls are sound proof, amenities are great , very walkable area and the building is very well maintained and secure.

Everything has been satisfactory with my apartment. Quiet living quarters, plenty of amenities. Love living here. Only issue is the parking arrangement, as I would prefer to park close to my building instead of across the street.

I've been living here 3 years and have enjoyed my experience. The apartment, amenities, and staff are 10/10 fantastic. Dog friendly community with very friendly neighbors. There are two lone downsides. First, the location is right by the bus stops. While conveniently located to restaurants bars and all the cool events downtown; recently the noise and activity has gotten really bad. There's random drag races and shady people where you never know what you'll witness or hear from day to day. Second, they don't have guest parking or validate for any of the garages downtown. Not too big of a deal, but when you have friends/boyfriend and/or family visit it makes it difficult to have guests over. Especially because street parking is so questionable due to the aforementioned situation. It's a shame because the grand on its own is near perfect. Even with those downsides I would still consider the grand premiere downtown apartment living.

The staff is super friendly and the interaction between staff and residents was a big reason I chose to live at the Grand. It immediately felt welcoming. Also there are a lot of amenities to enjoy like the pool and gym. I haven't ventured to the movie theater vault but am excited to do this soon. The apartment itself is very clean and has great natural lighting. The only downside to the floor to ceiling windows is the high electrical bill in the extreme temperatures months.

Nice Apartment Complex, but major safety concerns
The Grand has great amenities - a nice rooftop with a pool, lounge chairs, grills, etc. a pool table and various games. The apartment is well taken care of and clean. The neighbors are generally quiet. However, this apartment is right in the middle of three bus stops, where several homeless people and drug addicts hang around a lot. This area of the city can be a little dangerous late at night, especially when KC Daiquiri across the street has street parties that include street racing, lots of drug use, loud music, people urinating/throwing up in the streets, etc. On Fourth of July weekend this year, there was a shooting in a parking lot across the street, and four people were shot (not fatally). A stray bullet shattered two windows in the Grand, one of which is in the main lobby where people are commonly walking in and out. The Grand did little to address this issue; when asked about it, management tried to downplay the incident and only admitted it was a bullet after pressing the issue. To make matters worse, the apartment has been deleting reviews regarding the above issues in an issue to hide/censor negative reviews. Overall, the Grand is a nice apartment complex, but very little is done to address safety issues. During Fourth of July weekend, there very much could have been a fatality if someone in the lobby had been hit by the stray bullet. Management has done its best to downplay the safety issues so that people do not move out. If you move in for the nice amenities, just be aware that safety is a major concern here.

For the most part, I love living at the Grand! The staff is very friendly, maintenance is speedy, and kept very clean. There are a few smaller things I would like to see, however. The grills on the roof do not work very well and are always left very dirty and never cleaned. It would be nice to have grills that do not take an hour to cook chicken. The other request is that the events start a bit later in the evening. I love going to the events, but since I don't work home, it can be difficult to make it in time. Also if we could get a rack in the gym, that would be great. I understand there is limited room. Thanks!

I have absolutely loved living at The Grand! The staff is amazing, great amenities, friendly neighbors, lots of dogs, great location! I have been living here for a year and a half now and I know I will be sad to move out when the time comes.

While the majority of office employees are very pleasant and positive, management is and those making policy don't value their residents whatsoever. I've lived here for almost 3 years now (lease renewal due in August). My roommate had 2 bank errors paying his rent in those 3 years. I now can no longer pay by credit/debit card, but only by going to the bank every month for cashier's check. Management did not communicate this final decision after letting them know 3 weeks prior this would severely affect my budget. Management showed 0 ambition or want to resolve this situation or work with me to resolve, but rather said our way or the highway (it's policy). Paying 3 years of perfect rent from my side meant nothing whatsoever, and they took the easy lazy way out. Security here is terrible. Shares elevators with a law firm so you always have bad news wandering around the building. Building is next to a bus stop where frequent police need to be called for fights, yelling, you name it. The entire basement flooded over a year and a half ago and no amenities besides the very small pool were open. No mention, No discount on anything. Elevators have been shut down multiple times starting at 9-11pm. Walked 20 flights of stairs to get into my apt at least 4 times. Never complained, but that didn't make any difference. When saying this payment method change would result in me and my roomate moving out, they didn't care at all and quickly sent over lease break instructions as if we were squatting bums getting kicked out of an abandoned house. Very low amount of security again. Homeless and people in need of an attorney always around the building. Not worth it with the dictator type management that can't comprehend policy change/updates to align with common sense. D+ overall for $1200 a month. Mind you me or my roommate never complained once about any of the above until the rent change policy. Policy can be amended and updated. They chose to be extremely lazy and treat what would have been a 4 year resident into a worthless trash heap. Maintenance group is A+ along with the office staff besides the office manager that doesn't take initiative, or communicate important decisions with updates. Even after not responding to my email about rent payment method for 3 weeks and 3 days before rent was due again, just said too bad that's policy. A lot of bare minimum behavior where it matters the most (resident relations and security).

Living here has been great! Lots of community events to get to know neighbors, no issue with noise from neighboring apartments. Maintenance is quick to respond to requests and does a great job! Sometimes do have noise issues from the street.

It's been great! Awesome staff, clean building that is super quiet. It's clean overall and the amenity spaces are nice, new and well maintained. Parking in the building is also pretty clutch but is easy to park across the street as well.

We love it here, really nothing to complain about. Great amenities in several different areas of the building. Loading and unloading luggage or groceries is not always easy due to limited parking but they do provide carts and multiple elevators

We've only lived here a few weeks, but our experience thus far with the grand has been incredible. The staff makes a concerted effort to make things easy on the residents when it comes to moving, getting packages, or going about daily life. Everyone from the staff to the residents are so friendly, and the building puts on tons of events and get togethers so people get make friends. Finally, as someone who is a light sleeper, the building is exceptionally quiet. Its very dog friendly, and there are tons of dogs on our floor but you can never hear them unless you are in the hallway. your apartment itself is incredibly quiet!

I love it. From the amenities to the convenience of location. The staff is friendly. They even accommodate for our pet friendly residents. I couldn't imagine a better place to live in KC. Oh and must I mention the rooftop pool.

-Not very good at communication when problems arise -Noisy neighbors who smoke weed -Elevators are often down (sometimes only one available on the weekend) -Security guards who play on their phone, fall asleep, and watch movies -No parking for guests -Major flooding happened and destroyed the annex, so it's not worth the cost to live here, construction will probably not be done before we move out

It's a beautiful apartment and amenities. The staff is friendly and helpful. A couple of negative things- I wish they could stop the residents that smoke weed, I wish they'd clean the hallway carpet.

We love everything about our apartment- the views, the staff, the amenities. We love being so close to all the downtown attractions. We've lived in a several spots in downtown KC and The Grand is where have settled and plan to stay.

Quality of residents is declining rapidly. Not sure if they're struggling to keep occupancy levels up and just accepting every application. Between that and the sketchy AirBnB clients we constantly see, the apartments do not feel as luxury/safe as they used to.

So far I have had nothing but a positive experience at the Grand. The staff is incredibly welcoming and helpful, and anytime I reach out I am guaranteed a swift response. The pool and community events are a great bonus!
