Still mad
My girlfriend and I lived at the AMLI in Lee's Summit, Missouri for 2 years....2004 to 2006. Beautiful place, nice pool, nice gym, pleasant staff. However, and this is big, no insulation between floors. We could here people walking, people talking, and people well you know.......Not just a little bit, full conversations! After two years of complaining about the "noisy" neighbors, and one guy was a real -------, we moved to a townhome. After moving out, we only received less than half of our deposit back. They kept money for dirty cabinents, furniture marks on the carpet, stains in the bathroom drawers, weird stuff......and we left the apartment cleaner than when we got it. And no thank you from the management for cleaning all the dog hair out of the apartment or making the patio look and feel like a home. It's a very beautiful place, but don't judge a book by it's cover!

I'm sorry to hear that you were upset with your move out statement. We do try to be as fair as possible when assessing charges at move out. We only charge a resident for what needs to be replaced - or what we receive additional charges from our vendors for. I can assure you that you were NOT charged for everything you listed, and I would be happy to go over your move out statement and photos with you if you would like. Kiss your deposit goodbye!!!!
I lived at Summit Ridge for a year and a half. At the beginning the apartments were nice but as time went on things changed. I recently moved out, leaving the place spotless and in better condition then when I moved in. Recently, I received a letter from management stating I have lost my whole deposit of $150 and owe about another $70. They charged fees for ridiculous things: the stove was clean but didn't run self cleaning, the blinds on one end (three blades) were bent they charged $50 for a new 71" blind, there were furniture impressions still left in the carpet, the tile (which never looked clean) they considered dirty, left a plant that they gave me as a "move in gift" there charged to get rid of it, caulk separating from the wallk and the counter (not my doing just bad workmanship)...need I say more!! It is a scam...Don't move here!!!!

good experience
I've been at this location (now called Summit Ridge Apartments) for 2 years now and I'm relocating, so I thought I would write a review. The apartments are pretty new and I never had to call for maintenance. They must be pretty quick, though, because one of the steps broke outside of my place and they fixed it in 2 days. They spray for bugs every few months or so and I only occasionally get some silverfish. I am on the third floor, so I don't hear anything from neighbors. Actually, I think I might be the loudest one in the whole building! The management staff seemed courteous enough when I had to go to the office. They weren't extremely good at communication via email, though. I didn't get a response occasionally. Also, due to their changing-of-hands, their billing system isn't setup with their accounts system, so I have to manually add in my monthly rent. Just a little hassle. Finally, one of my biggest complaints: rent keeps going up about $20 per year, even with a year lease agreement. They had a good termination policy though, in case you have to suddenly leave.

THE WORST MANAGEMENT STAFF EVER!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!
My husband and I lived in AMLI at Summit Ridge for one year. A month after we moved out we received a notice from AMLI saying we owed them $234 to replace the carpet in the apartment we had with them. I called and spoke to management about the issue...needing clarification because I thought deposits would cover any issues. They said we owed the difference (the carpet was more than our deposits). After much disgust with them I sent them a check a couple of weeks later. The same week we mailed the check I received a notice from AMLI's attorney (acting as their debt collector). I didn't think anything of it since I mailed the check I figured the attorney would get word that I paid and end of story. NOT EXACTLY...As of February 2008 my credit report was still showing I had this unpaid debt to AMLI!!!! I immediately called the law office (I couldn't remember who I mailed the check to since it was two years ago) and I explained to them how I already paid this back in August of '06. Unbelievably bad...
I lived at AMLI at Summit Ridge last year and can empathize with all the upset residents on here. The worst thing about this complex is the management and staff. I can't even believe some of them are allowed to communicate with people. They are so condescending and rude. Sure, you may think they are nice when you first come to look at the place... but it completely changes when you become a resident. I had many problems with my apartment and the complex that I had to bring to their attention MULTIPLE times before they were fixed. The staff just doesn't listen. They really seem to not care at all. Windows are horrible. Maintenance seems incompetent. Lights were always going out in the parking lot. My walkway was hardly ever salted in the winter. I WOULD NOT recommend this complex to anyone.

Pathetic management
I lived here a couple of years ago and most all of the negative reviews are right on the spot. The management is absolutely horrible and rude. They also seem very desperate and pathetic trying to give a positive, advertised review after every negative one posted. Stay away from all AMLIs. From what I have experienced and been told about other ones, they are unprofessional and not a good place to live. During the time I lived there, I was asked to pay mysterious and unexplained fees, was told I didn't pay the right amount of rent-when I had, was laughed at by the staff because I was upset about the way they were treating people, they forgot how much my rent was several times, and all of this is just what I experienced while in the office area. The reviews don't lie. It's almost like this is all a game to them and all they care about is how to get more money. Normally I wouldn't bother making a comment this long after living there, but I don't think it's fair that management can write anomynous reviews on here.

DO NOT MOVE HERE!!!!!!!! They are not helpful, rude and they lie.
The office staff was very friendly before we moved in. As soon as they had our money they did a complete 180 - RUDE beyond imagination! When we first moved in there was a dead bird in our dryer vent; it took 5 phone calls and 4 weeks to get someone to come remove it, and then another 2 weeks to get the cover replaced so it wouldn't happen again. They don't salt the sidewalks in the winter. The air conditioner is so old and inefficient we paid $180 in electricity over the summer for a two bedroom apartment. We weren't able to use the facilities for almost 2 months because they wouldn't program our access code. The final straw...our mail key matched another tenant who picked up our mail for two weeks! I called to get it fixed and they did nothing. My roomate went and talked to them about getting it fixed, they told him that the name in the mailbox was an old tenant and they couldn't change the locks. About the Best Thing in Lees Summit, but That Doesnt Say Much
Pros: Nice landscaping, extra amenities are nice, apartment usually "fresh" when you move in. Cons: Poor bookkeeping, poor building construction and quality, poor to average maint. crew, OVERPRICED for the city. Considering there are very few apartments of good quality in the city of Lees Summit, this is about the best option if you want to live near the heart of the city. Other options would include new apartments near 150 and 291 highways, or decent apartments on the golf course in Grandview. This complex is corporate owned and operated, with headquarters in Chicago. Therefor the rental rates are adjusted on the national rate (usually higher) and not for what is the going rate in the city. Average rent for a 2 bedroom apartment is between 930 and 1000, one bedrooms usually start around $600. Be aware that there is no loyalty reward for staying in the complex. After your first year your rent will be raised considerably, which is why you will see so many people moving in and moving out.

Best I could find, and I remain happy.
No, I am not associated with the management. I'm a resident and have never worked for AMLI or anyone in their industry. Parking: I couldn't possibly park any closer to my unit than I do. This has been superb! Noise: I hear the folks above me occasionally. I hear them walking and one evening I thought I heard someone talking. There may be some loose floor boards, but, what I hear cannot be complained about. If anything, I expect my unit is the noisy one among the 8 in my building. Grounds: The grounds are pleasant and well kept. Most folks are pretty good about picking up after their dogs. Since I have dogs, when I notice a spot that is missed, I pick it up. Walking on the lawns does surprise me now and then since there are uneven spots and recessed lawn watering devices. Safety: I feel safe here. Construction: Layout and design are great. Fixtures and materials are adequate, even above average. The complex is not built as well as it could have been (i.e. I shouldn't hear folks walk above me; bathtub faucet needs to extend further in to tub). HORRIBLE MANAGEMENT
The management is not helpful at all and they are very rude, no one seems to know what they are doing and they all seem to hate their jobs. I was cursed out by a member of management and was forced to call the corporate office and no one still has done anything! The parking in this building sucks because I always have to park about three buildings down from mine cause I can't ever find a parking spot. The management is nice to you until you move in and then they don't help you at all. No one ever seems to know what the heck is going on! I'm very disappointed. There are also mice in my apartment. And I live on the second floor. I've tried to contact that management but they still haven't done anything about it!

Mouses in my apt-looks are deceiving
When I went to sign my lease it was thrown at me to sign while they locked up. No one sat down to go thru it with me. They didn't give me the code to throw away my trash. Bookeeping sucks! I pay $719 in rent and they told me I was $10 short I was suppose to pay 729. Finally they said that it was their mistake after I told them to look at contract. Staff is not helpful and sometimes don't call you back. Parking sucks! No assigned spots! Sometimes I have had to park 3 complexes down. Which late at night doesn't feel safe. Mouses are in my apartment. Which by the way is not an emergency. I had one in December. It took them 3 days to come in and lay traps and supposedly look and patch hole. Said it was taken care of. not that impressed
walls are thin, bedroom is cold due to large windows, maintenance has come in once without leaving a work order. didn't realize I needed a card to do my laundry in the laundry facilities, I've lived here for almost 3 months and haven't been given a card. there is a carwash but you have to provide your own soap and the water pressure is minimal. On a good note, nice landscaping, nice pool, and a great gym. I do feel they're a bit overpriced for what you get though.

Bookkeeping Response
I am an accountant and I live at Summit Ridge. I have read the 2 bookkeeping comments that are posted. I have never had a problem with my rent or bookkeeping here. It is funny to me that the individuals who obviously have the problems here probably dont even balance their checkbook. Who pays on line to a credit card service for their rent? How is a 3rd party payment service a bookkeeping error on the management office? The credit card was probably denied. I have my rent taken directly from my checking account. They have it as a free service. I check my account with them online and they will give me a print out of my ledger anytime I ask. I needed it for tax purposes and Judy printed it out for me with no issue. This website really blows me away because you could really just say anything and it isnt validated. Try living at the place down the street where they log the rent payments on a big manual book. Poor service, high rates, buy a home instead
This apartment complex was nice for awhile, but then the rent renewals came and rates skyrocketed, safety was always a concern as it would take days to repair routine light outages in parking lots. Beware of the poor windows in these apartments. Thin single pane windows which are poorly sealed and very drafty. Complex is aware of the issues with these windows and tells residents "its just poor building and cheap materials when the complex was built, nothing we can do". Don't be fooled by the mass number of spamming from this complex in the past few days. There are much nicer and much cheaper options for rent. Heck, my wife and I were renting a 2 bedroom apartment for over $1200!!! Our mortgage on our new home was only $1300!! Think before you rent and build some equity!

Poor bookkeeping
I lived at the AMLI apartments in Lee's Summit for 1 1/2 years. For the most part I had a great experience, that's why I would recommend it to you if you are looking for luxury living. The office staff was wonderful and always very helpful to me.<br><br>I had one complaint about the garbage disposal leaking. The repairman came in but didn't find a leak, although it was obvious since I didn't clean the water stain on the cabinet floor so he could see it. The second time I called they came to fix it again but it continued to leak. I didn't bother to call after that.<br>The noise level is bothersome. I lived on the second level and could hear the gentleman above me clear his sinuses every morning and going to the bathroom. I also deducted they must be newlyweds!<br><br>I moved out in May of 05. I received a call from JoLynn stating that she had just receieved notification from the corporate office that I was arears for my November 2004 rent! Noisy
My biggest complaint after living here a year is noise. The celings are made out of thin plywood with carpet on the other side (well, it seems like it). Any movement tht neighbors make is amplified through the floor and sounds like thunder for those below. I'm not trying to be picky here but it is a serious problem! Also I don't feel that Amil is a good deal. Paying 800 a month to be woke up at five in the morning by people above me is not quite worth it. If you must move here my advice is get a top floor apartment. If I had one I probably would still be living here. Oh well. Other than thin floors and noise most everything was ok. Oh one other thing. My apartment had several large windows, while they look nice when you take a tour, are not insulated worth a crap so expect high energy bills in summer and winter.

Construction
The look of the apartments are wonderful, very nicely done except for the "DRAFTS" the patio doors and the windows are EXTREMELY drafty! If it weren´t for the plastic I put on the windows and additional door sealing I applied I would freeze to death! As for the smells coming in from the apartment next door that´s an entirely different story, I´m not a smoker but my neighbor is and I can smell the smoke in my kitchen cabinets and all through my apartment. Need thicker walls or better ventilation.

I am more than satisfied
Overall, AMLI is a nice facility. Lees Summit is a great place to live, and AMLI is well located. Parking is good and the grounds are clean. <br><br><br> <br><br><br>Noise isn´t usually a problem (I live on the ground floor, so I´m occasionally bothered by the passing motorcycle or kids in the street.) <br><br><br> <br><br><br>Staff is sufficient and friendly. Had some minor problems with them at first, but helpful overall. <br><br><br> <br><br><br>The apt itself was brand new when I moved in, but there was some paint spots on the carpet, some cracks in the ceiling, railing on patio was falling off. Paint is cheap and will come off if you try to clean the walls. I HATE that. But outside of a few minor details, the apartment is nice and very liveable.
