sent Aug 21, 2018 - Initial email Hi, Good Morning, This is Mani staying at Cedar Trace Apartments from 2013. We bought the home and planning move out on 08/25/2018. It seems if we buy home and fill some form; pay around $300.00 then NO charges for month-on-month. when I provide notice on May, front desk person not said about this, I am not aware about the same. So I am not aware that inform to front desk person we bought home. Even some one said vacating from apartment because bought home and at that time front desk person not said fill some form then NO charges for month-on-month, I was taking printout at this time. I came know some one of old friend about if we buy home and fill some form then NO charges for month-on-month like 10 days back and I got call from front person to pay month-on-month charges around $1000.00 for 4 months and I said about mentioned above and they said can't back date do this. I don't think, it can be some override to adjust with back date. Please advise and call me when you have some time if you want discuss. Aug 22, 2018 - Cheryl M. Richmond The release from paying Month to Month fee is not true. Please take the time to speak with your property manager and she will be able to explain everything. Sep 4, 2018 - My Response I have discussed with property manager may be 08/24/2018 and there is process release from paying Month to Month fee. Property manager said resident moving for various occasions, because that front desk person not explain about process but I can say resident moving for two reasons 1. Moving to new location/new apt 2. buy home. We can't aware all these process. Property manager said can't back date it and follow process release from paying Month to Month fee; I don't think it can be back dated. Please recommend back date it and process release from paying Month to Month fee. Sep 30, 2018 - Follow-up Please let me know if any updates on this. Jan 20, 2019 - Follow-up - 2 Please let me know if any updates on this and waiting this to pay final bill. Jan 25, 2019 - Follow-up -3 I have with property manager 01/25/2019 about the same and property manager said resident moving for various occasions, because that front desk person not explain about process but I can say resident moving for two reasons 1. This is an old apartment community complex in a prime location, great schools with good options for public transportation and walking distance to many pharmacies / grocery stores. Office Staff understands the issues that comes with the older apartments

Cedar Trace is a poorly managed apartment suite which only believes in overcharging their customers and providing zero service. The maintenance and customer service stuff are extremely rude and have no idea whatsoever of property management. The security within the apartments is very weak as an open road runs through the apartment, cars run at high speed putting lives at risk. There is no playing space for kids, very little amenties other than a dirty pool. The apartment will penalize you for every small discrepancy they find in the apartment after you return back the keys. Every maintenance request has to be followed up twice or thrice and response is very poor.

I have been living in Cedar trace since 2015 and my journey continues here due to some false promises and trapped as my lease has been renewed. My struggle started with Cedar trace last 2-3 months, I noticed rats all over the places (kitchen, dining, and living area) in my apartment. I have attached pics for the same. After several requests for two months by me and my neighbors, leasing/ maintenance team took some actions and covered the sink and put traps which is still insufficient and I see them coming in my kitchen. My carpet is really in bad situation (I see patches all over places after recent cleaning) and I feel like walking on the floor. I made several requests to replace the carpet for which they never agreed and promised to do deep cleaning and will bring this carpet to my satisfaction if I extend my lease. I renewed my lease with them and they did standard cleaning after which my carpet looks even ugly. SAMS Person who came for cleaning made the same recommendation to replace the carpet which is 7-8 yrs old. But, new leasing staff did one more inspection. Both disagree with SAMS expert as well and suggested me to put rugs wherever I don't feel comfortable. Wow.. What an great advice .... Pls see my carpet picture after the cleaning... In my last two years' experience, I haven't seen leasing staff so rigid and ignorant towards their residents concern. But, this new team looks like least bothered about their residents and forcing residents to live in hell. I feel cheated and would not recommend to anyone.

Very Poor Maintenance Request are not been responded for more than 5 days after frequent follow-up, Front office has no clue on work order reported, Its embracing whether we speak to a personal who really make a note of the Maintance Request or to IVR System at the end still Issue is not resolved and not sure how should this request be reported to get resolved.

The only 2 complaint i have the neighbor up stairs with two dogs running like they are outside and maintenance is slow. The people in the office our very nice. And your property manager Rebecca is nice she has help me and has been understanding. I thank her.

Hi All, After continuous worst and Pathetic Management of Cedar Trace Apartment , I would be moving to a different locality . Current Management is so much false in there commitment they asked me to renew the lease and we will apply plastic and solve Cooling issue of you Room. I gave a call today and folks ask me to buy plastic which cost around $5-$10 and they will fix it . Atleast have some courtesy and do not assign this waste room. 0% Customer Satisfaction - 0% Maintenance work - Horrible Community - Worst Management.

I moved here after school and was a great community to live. Slowly started to deteriorate. The walls were thin and could hear my Indian neighbours living above me too well. At beginning, the apartment was quiet during the week as husband and wife lived in different towns. The guy would arrive in weekends from Detroit and weekends would get extremely noisy with their rude talk, yelling & scolding on phone, etc. Every time the guy walked across, my apartment would shake as well. Added to that they would keep bringing guests from Detroit and the apartment began to get extremely noisy, esp. after they had a baby. Eventually, the complex began to be filled with creepy Indian men who would stare at you. I don't think the staff keeps a track of how many folks live here unlike other places and seems like some apartments (esp. with Indian families) have 5-7 folks living in apartments meant for 2 people.

I've lived on this property for 11 1/2 years in this current apartment and 2 1/2 years from 1997 - 2000. The manager and staff here are officially THE WORST I've had to deal with in all that time. Cheryl's departure a year or so ago I thought would signal better times, but Jackie and her assistant manager are far worse. I resigned for another year thinking it would be better and that was the worst mistake I've ever made. I'm in the beginning of my new lease, and the buildings are being torn up (stair safety strips are half attached, or gone in some cases), trash is everywhere in the grass and hallways, maintenance not once but twice took over 2 1/2 weeks to change a hallway safety light bulb and, with the torn up steps, caused me to twist my ankle. It took several months for management to clear the hallways of shoes, bikes, scooters and furniture from my Indian neighbors (I am not prejudice of anyone!). I have a handicap license plate, but am unable to get them to properly paint and mark a handicap spot for me that would be recognized and enforced by the local police (I guess they've never heard of the Americans with Disabilities Act). I've had dogs here through 4 management ownerships, with a grandfathered clause of no additional pet rent, yet they insist I have to pay, and give me a "rent concession" to offset part of that cost, only to revoke it if I'm an hour late past the 3 day grace period, with very stiff penalties. There is nothing to be gained be resigning with them here as they give absolutely no incentives to do so (an new, temporary resident who may stay 6 months to a year are given so much better treatment that a long term residents- cheaper rent than me from someone across the hall with identical units). Their signage about "we love our residents" is just lip service and worthless. All this company really cares about is themselves. Like one of the reviews below stated, they are ABSOLUTELY argumentative, and will say one thing then deny they said it. Any trust went out the window a long time ago. Maybe Monarch should try an age-old sales strategy by actually talking and surveying there residents. If you don't know it's broken, you can't fix it. I won't be releasing next year if this attitude and management team are still here.

This place is a worst place to live. Leasing staff is EXTREME rude & don't listen to any one. Maintenance is worse. If you call them for anything they argue with you, even make fun of your problems. When I renewed my lease for town home, I gave them a list to items to be fixed. Instead of fixing them they are arguing why haven't you followed with us since lease renewal despite of calling them multiple times. Our kitchen & Dinning floor has been in the worse shape since our lease signing instead of sending the maintenance guy to talk a look they are asking "Are you moping the floor well?". Our carpet cleaning was due with the lease renewal but on calling to schedule one they are making excuses that it can't not be done now as you have passed 1 month after lease renewal.

This is by far the worse place I have ever lived. I moved int this apartments because of the location. I wish I would I have checked the reviews before moving in. This place is horrible. All the reviews posted are completely true. I am reaching out to cooperate to let them know of the issues. Time after time I call in work request and stuff does not get fixed. Mostly ------- stay in this complex. Based on that I think they give NO ---- about how people live. Now I have never seen mice, bugs etc. But these units are in need of great repair and updates.

With reading the reviews and being a current resident, i can agree with almost everything negative. The bed bugs, roaches and mice are issues. As for the maintenance, work is half --- done therefor constance maintenance requests are issued. Due to the buildings being old its bound to have maintenance issues but when the maintenance crew is changed over like yesterdays trash, there is no consistency. Therefor ongoing issues that are not properly addressed. What updates have been made in the last five years? Why is the rent increasing with the market value but updates are dar behind? Apologies from management regardless of onsite or high, they mean nothing. Show residents improvements in updates in buildings and on grounds. Keep people consistent. I think i see a new maintenance man every month. The sad thing is, the best maintenance man since I been here left. Guess work tuckets will never get taken care of properly.

This is the worst management and maintenance crew I have seen since living here. The apartments have gone down in appearance and rent has increased significantly over the years. Within the last 3 years since Monarch Investment took over, the rent has increased to additional $25 to $35 per month. Roof leaks, bathroom leaks, dining room leaks, and bugs/roaches and mice seem to be ongoing problems, that are only addressed when residents constantly complain. I would not recommend this complex to my worst enemy.

Thanks for your valuable feedback....... we are working hard to make sure every resident is happy and enjoys here with their stay. And we apologize for any inconveniences etc.... .blab blab blab. These idiotic management dont have any shame. even if you spit on their face scolding, they would just wipe it off with a tissue and continue doing the same ignorance regarding their work and enhancements. But they never hesitate to screw your nuts if you dont pay them in time. Waste team...... waste management. and above all Waste apartments.

One of the worst apartments in the area.I am having several issues in last six months. It is not safe to stay. recently checks were stolen from the rent drop box, flooded kitcjen isuuses and many more .... I have even conplained to Missouri Attorney General and complaint is pending with them.

Worst New Management, Employees I am staying in this apartment from last 2 years and never ever had any issues till the time the new management comes. They are bunch of illiterates with no manners at all. It is not with one but with all of their employees as well. They will never correct the things and will ask you to pay for basic changes. Door leaks and cold air comes inside, you pay for it and get it fixed. Windows leaks, you pay for it and get it fixed, Faucets needs to be changed, you pay it. You name a problem and they have answer. Either NO or YOU PAY FOR IT. From maintenance guy till Managers... Impossible to talk to..People are leaving apartments just because of the management. Worst time of my life as i signed the lease for next year and now i am facing problems. Will be contacting City of Maryland Heights soon with the grievance.

I stayed here for 6 months. I made a mistake of getting into this piece of ---- without reading any reviews. Coming to management each one of the persons that are there in the office are horrible persons. Worst maintenance, smelling apartment complexes,if you want to park after 10pm then u have to try ur luck. Out of my 6 months period each time I went to talk them for some reason I will come out of office with irritation, frustration and hurted. Many of the houses have to stay nearly 30 days without air condition due to thunder strom strike. This is how they show interest towards the customers problems. Next time if don't get any apartment for lease I would go for a motel or I would sleep on road side but I will never ever choose these as* h*l*s.

Safety and Maintenence
Worst apartment complex to live in. Although the rent was cheap, you get what you pay for. Poor safety and maintenence. I would consider this an unsafe apartment complex and would definitely advise against living at Cedar Trace Apartments. The maintenence staff were always quick to do repairs, but only did enough just to get by, and then a much larger problem would occur due to their lack in fixing the problem the first time there was an issue. Good luck to you if you choose Cedar Trace as your next apartment.

1. Slow response to issues - Sometimes it takes days to get a response, if you get a response at all when assistance is requested. 2. Poor maintenance of property - Maintenance would rather crush the dryer ventilation exhausts down instead of install wire grating to keep the birds out of the ventilation shafts. This only compounds the problem as birds still get in, and now the dryer does not working optimally. 3. Unwillingness to accept responsibility - Management tends to give nonsense answers to tasks that require generally easy resolutions. 4. General lack of concern for residents - 3rd party contractors work whatever hours suit them. Landscaping works weekends instead of weekday business hours only, phones are more often on answering service pickup than actually having a breathing employee pickup the phone. I blame TGM & Associates as a management company. Poor leadership from the top down with little regard for resident satisfaction. I can't imagine this property turning a profit in its current state. Complete and utter nonsense responses from maintenance and leasing staff. Unless you are forced to live here at gunpoint, look elsewhere. If you are looking to save a hundred dollars a month and poor build quality and non-existant support from your community staff, this is the place for you!

Camden/Cedar Trace is one of the best apartments around the Maryland Heights Area to live in. I have seen other apartments around in the same area and none stand a chance to be compared with this apartment.

I have been a residence at this complex for over 10 years. I highly recommend this complex because of its proximity to the highways (40, 70, 270, 170), to the shopping malls (West County Mall, to bus service (that takes you directly to Metrolink Rock Road Station), Walgreens and Schnucks (Open 24 hours), and other fastfood restaurants in the area. The staff is very confident, and the maintenance staff very prompt. Most of the problems at this complex are the residents. Some residents want to abide by their own rules, then get upset when management confronts them. I highly recommend this complex to new residents to the Maryland Heights Area.

Nonsense place
I have never ending list of issues about this apartment. In short, if you are thinking of safety and quality, this is not the place for you... thinking of low rent, still there are better places in the area. I need not even mention the quality of staff - they talk to u as if they are doing a favor by listening to you... I comply with many similar reviews - me too had to pay $850 after moveout as penalty. May God Help you if you decide to stay here :-)
