This place is an absolute joke. I have a faulty smoke alarm which has been reported and not fixed.I'm fairly positive this is completely against building codes. My ceiling leaked a year ago and ruined a vintage chair of mine. I was told the roof was fixed only to have the same thing happen a year later when I noticed a big bubble appear in my ceiling filled with liquid. (see pic below) I was told the roof was fixed and that my ceiling would be fixed also. Since that time, two weeks ago, a new leak has appeared and my ceiling looks like crap. My exhaust fan in the bathroom has never been fixed nor has my garbage disposal. After months of asking, being nice, and checking back, nothing happens. NOW there's a huge price jump in utility prices on their "conserve" which is done through a third party company. Take my advice, don't rent from Wooten. PERIOD. You'll be thankful later.

My husband and I have lived here for almost a year now, and overall I would say this place has been very nice. Especially for the price of these apartments, this place is great. The apartments are mostly older, so it comes with some work, but not much. The water has been shut off a few times for repair to the pipes, but typically you are given a warning beforehand. The maintenance guys are really great, and they respond to calls quickly. You can hear people in the hallway, however once in their own apartment, it s almost always silent. Management has been extremely nice with us. As a whole, this apartment has been a very pleasant place to live and I would recommend it to anyone.

    Basically if you HAVE to live somewhere cheap this is a ok place. The apartments are older and need a lot of work. The office isn't located on the property anymore but next door at Briarwood which is a pain. Your lease says that you are to pay half of your gas, sewer, and water but I'm positive i was made pay the whole amount. There is no way to know for sure what your paying for because the complex doesn't go through CU but another company in another state. The apartment hallways smell bad and if your neighbors smoke the smell will come through into your apartment. Also they shut off the water to the apartments way too often and when they spray for bugs the give you very little notice and expect you to be there NO MATTER WHAT and if your not they try to charge you a fee. There are way too many dogs there so you can always here dogs barking and NO ONE picks up after their dogs. So unless you have to live semi cheap steer clear.

      I would look elsewhere first before renting here!!

      This apartment complex isn't bad, but needs ALOT of work. First I would like to inform you that there are COCKROACHES in the "B" building. The people above me were trashy and unclean, and yet it seemed there would be a bunch of them crawling out of the vents and through the door in which has HUGE cracks in them, so therefore the insulation here sucks. My apartment is constantly running the heater because the windows and doors have cracks that let the heat or air out. In which then my electric bill is sky high. I always keep my thermastat at 65 to 67 degrees, and I still get a bill for $100 to $130. The management has switched 3 times in the past two years, the one that we have now is actually a really nice manager, but the apartments are in such BAD shape. The maintenance is over all okay, but a couple times they have left a HUGE mess, I am about to move out and I was told that I better have my apartment clean in order to get ANY of my deposit back. Heres the thing, when I moved in the apartment had dead cockroaches everywhere, in the windows by the door under and in the cabinents, this place was UNCLEAN when I moved in, but now they are wanting me to clean up every little thing else I wont get my deposit back. I have put my time in this place, and I had to live with the cockroaches, what really aggravated me was they always had bug sprayers come in every two or three weeks to spray and you had to empty out your cabinents consistantly, now yes that is good for them to spray, but I work full time and go to school FULL time, not everyone wants a 1 day notice on your door saying that the bug people are coming to spray your apartment tommorrow, and once the bug people are here some of the people that live here wont let them into their apartment, not letting them spray, and most of the time those are the dirty people that keep the BUGS LIVING!!!! It is noisy and the hallway always smells of WEED because the people that live here do drugs!! Not everyone wants thier home smelling like crap!! All I'm saying is if you go to live here, I would def seek elsewhere, pay the extra $10 to $50, like I said the management is nice but overall the apartments are no good!!! My warning to you apartments searchers!!!

        DON'T RENT FROM THIS COMPLEX!!!

        THREE WORDS: COCKROACHES, FLOODS, PRICE-GOUGING. FIRST, ABOUT THE BUGS. These buildings are INFESTED with cockroaches. I moved into these apartments in June of '09, it looked FANTASTIC and my apartment was newly remodeled. I opted for a ground floor unit (actually basement-level) because those units came with washers & dryers in the them. I moved in and was happy at first. But only a week in, I started noticing them...Bugs. At first, I didn't want to believe that they were what I thought they might be, and then wondered vaguely if it could be my fault. But I am an impeccibly clean person, and I didn't understand how it could be possible that I could have attracted cockroaches. I called the manager and complained. She seemed nervous about it, and told me she'd call an exterminator right away. The exterminator showed the next day, and confirmed the presence of the bugs. The next week, there were notices on EVERY tenant's door saying they were spraying the whole building in a few days. The day the exterminator showed up, one of my neighbors became extremely beligerant, yelling in the hall at the exterminator that she was fed up with the place because they'd been trying to get rid of the roaches for YEARS with no success. That's when I realized the problem wasn't me, which I hadn't believed could be possible anyway. It was the building itself. The whole building is INFESTED. I spoke with several neighbors who confirmed this. In just six months of living there, they sprayed dangerous chemicals into my home FOUR times with ZERO success, and greatly inconvienced me, making me leave and take my pets each time, and all because of a cockroach problem I didn't even know existed until I moved in. They never said ANYTHING about there being a bug problem, and for obvious reasons, because no one would rent from these -------s if they knew. On one of the exterminator visits, I actually got into a conversation with him. He told me they'd been trying to get rid of them in that building for years, but that in his honest professional opinion it was hopeless unless they moved out every single tenant and bombed the whole place repeatedly. He said that he had told the manager this several times, but that she refused. She continues to rent these units out, full-well knowing that they are infested, and not telling any of the new tenants when they move in. NOW, ABOUT THE FLOODS. If you are on the basement floor, YOUR APARTMENT WILL FLOOD. And not just from the rain. The building I lived in had two major plumbing problems in just 6 months time, one of which started directly in my apartment from a cracked pipe in the ceiling, and flooded half my apartment in about 2 to 3 inches of water. Enough to damage my rugs and the feet of all my furniture. With their numerous plumbing problems, even if the rain DOESN'T get you, eventually a busted pipe will. PRICE-GOUGING. They WILL price-gouge the hell out of you when you go to leave and try to get your deposit back. First of all, I paid a 300 dollar deposit with a 200 dollar non-rfeundable pet-fee. 500 bucks altogether. When I went to move, I knew I wouldn't be getting the $200 pet-fee back, but I expected to at least get the largest majority of the $300 back. I worked HARD for TWO WEEKS after my initial move-out to deep clean the place; fill in any nail holes; replace the grease pans on the stove, and etc. I probably spent a good 60 bucks or so just trying to get the place PERFECT so that I could get my deposit back. When I went through the inspection, I was informed that I was only eligable to get $100 back out of the whole $300 in the first place, and that that was standard procedure. I was never, ever told this. Not when I signed my lease, and not when I first told them I was moving out. They never said anything until AFTER I put in all the hard work to clean the place and went through the inspection. Nevertheless, I decided let it go. Assuming I would most certainly at LEAST get the $100 back after everything I did to make the place look as nice as I could. Three weeks later, I get a letter in the mail telling me that not only are they NOT going to give me back the measly 100 dollars I was "eligable" to receive, but they were charging me an extra $38.90 for a broken mini-blind and something else designated as "other" (they wouldn't tell me what the other charge was) on the letter. Now, I knew the blind was broken, my cat broke it. But we had discussed that, and I had been told that it would only be $15 dollars taken out, and furthermore, that's what the 200 dollar non-refundable pet fee is for in the first place, so it shouldn't have effected what I would get back from my home deposit. So okay, I understand that $38.90 isn't a LOT. But these people got FIVE HUNDRED friggin dollars from me specifically TO FIX THE PLACE IN THE EVENT IT NEEDED FIXING. They were only able to find $38.90 in "damages" to fix after the extensive clean-up I did, and they're effectively saying that 500 dollars isn't enough to cover $38.90, and that I have to pay them MORE. In short, they're ripping me off. They got 500 dollars from me, and now have the audacity to ask for MORE money. It's disgusting, greedy, and ridiculous. DON'T rent from these people, please. I say this to save you from a lot of money-loss, possible bug-infestation of your belongings, and the additional damage you'll CERTAINLY recieve if you're renting from the basement level because of inevitable flooding. PS: I also had a broken toilet and broken fire-alarm in my apartment during the whole duration of my stay there, and I told them about it MANY, MANNNNY times. The maintenence men came multiple times and FAILED in fixing the problem EVERY SINGLE TIME. My toilet would leak water onto the floor so much, that I had to shut the water off to the toilet efter every single flush. Otherwise, it would flood the entire floor in the bathroom with water.

            RUN AWAY FAST!!!!

            I was staying with my friend for a few weeks in this apartment complex. It seemed ok at first, the noise wasnt too bad except you could hear every time they flushed and shut a door. Then one day when it was raining I walked into the kitchen and it was flooded! The flood quickly spread over the entire apartment.EVERYONE on the bottom floor was having this problem. The maintenace man came in with a WET VAC, which was the most feeble attempt I have ever seen from a person to fix a problem. I had to wait in the hall with my baby for my b/f to pick me up, and the manager, Anne, didnt even offer to let me wait in the office. The rest of the upstairs residents saw me and asked what had happened, and they were very inconsiderate. I mean, If I had seen a woman and her baby waiting in the hallway for 2 hours, I would have offered them a dry place to wait. To top it off, as soon as 5 oclock came around, where were the maintenace? Where was the manager and landlord? At their nice dry homes. Weeks have gone by with only cheap, weak attempts to fix anything. There is black mold everywhere, they lifted up the carpet and pointed a fan underneath as if that would do any good! Oh yea and my friends windshield was broken with a baseball bat for no reason last year. I have had wonderful landlords, and to know that my good friend is being screwed by these lowlifes disgusts me. Unless you want rude,lazy, awful management, I would RUN as far away as possible. Trust me people,this place is cheap for a reason. I would not recommend this place to my worst enemy.

              Good Complex

              I've live here for a year and just re-signed my lease for another... I love my apartment. Now some of the apartments are not as modern or as nice as mine, but the maintenance crew are constantly updating and repairing apartments. The staff is sometimes unorganized but they are more than willing to help you out if you need it. I love the manager- she is really nice, and the maintenance men are pretty cool as well. The only complaint I have would be sometimes the residents don't pick up after the pets, so you have to watch where you step. oh and i have a group of single men living next door and they are pretty loud sometimes, but that is just something that you have to deal with when you live in an apartment. Over all this is a great place to call home and the price is awesome... i have a 2 bedroom on the ground floor and only pay 410.00

                Good deal with few problems...

                I moved to Rosewood in 2001 for grad school at SMSU and loved it. It was my first apartment and will probably remain the "standard" for me when I shop for a place to rent in the future. Granted, I chose a basement ("garden" style) apartment that management had recently renovated. I lived in the "C" building which featured new basement units but older-everything else. For $415 a month I had an in-unit washer and dryer, a new dishwasher and electric stove, a large walk in closet and new carpeting. The location was safe (as is 99% of Springfield) and close to campus.<br><br>There were a few problems however, and I might as well cite them if you want a balanced picture. The management staff was pretty good, however in the two years I lived there they failed to address the flooding problem that besets many garden apartments in the Midwest. Each April I got water in my apartment. The first time, in 2002, the flooding was so bad that the Red Cross actually offered to put me up in a hotel. Tenants were affected in both the older and renovated apartments. My apartment had standing water for days. Yes management put me up for free in an older, uninhabited unit for the time, but they also were culpable for the problem since they did not fix a broken subpump the year earlier. <br><br>So if you get a "garden" style apartment, beware that flooding has been an issue at Rosewood before and could be again. Just keep really valuable stuff off the floor or ask when the last time management checked the building's emergency runoff system. In Springfield in the rainy seasons, the emergency drains *will* fill. <br><br>Other than that, I would still rent at Rosewood again.
