We are happy with 1520
We moved here in September of 2009 and have been very pleased with our apartment choice. The management staff have been very responsive to our needs and the maintenance guys are great! Yes, we occasionally hear our neighbors upstairs when they are walking but I believe that would be the case in any multiple-story apartment complex. We don't hear any noises from the neighbors on either side nor do we hear voices from upstairs. This is a very pet-friendly complex and the residents are respectful in picking up after their pets. The pool, business center and fitness center are all very nice and the club house is great. The rent seems reasonable and we would recommend these apartments to anyone!

Wonderful Place to Live!
The Management here is pro-community and are always eager to help. The Maintenance guys are just as courteous, knowledgable and responsive as the Management. With the two together, the break-ins mentioned in the previous posting were addresssed with the installation of security cameras and the addition of a second Courtesy Officer to insure that us residents would continue to enjoy a quite and peaceful property. The grounds are well maintained. The pool is kept up-to-par year round, even during the closed months. A recent renovation was even done to the Fitness Center that only caused a few days of closure but resulted in new flooring and equipment upgrades. The dog-friendly environment is evident by the numerous residents that have them. And the neighbors here are just as nice. There are so many pluses to living here that it would take all day to list them all...... Bottom line, this has been and will surely continue to be a great place to live. Sure, some may have complaints posted here. That is their opinion and may even have other reasons for negative postings. I will surely recommend this place to others. Happy Magnolia Renter
I had lived at 1520 Magnolia for seven years first in a one bedroom apartment and then upgraded to a two bedroom for the last three years. I had truly enjoyed my stay at this apartment complex. Over the course of my 7 year stay, there were changes in the management staff but the current team has been there for the last few years. They have been absolutely fantastic with us. The repairs have been very promptly attended to upon our request by a very capable maintenance crew. The complex is well-maintained and extremely good care is taken of the common areas in particular the lovely swimming pool. The exercise room underwent a recent renovation with the addition of new equipment. The office folks are also very helpful with packages that come in during our absence and it really does become a closely knit community with many round the year social functions and competitions such as best patio etc. We also felt very safe living in this complex. Peace and quiet
After moving here from Jersey City in September, I have appreciated a quality of life that was long forgotten from living in the squalor and chaos that the New York area is steeped in. The staff here are gracious and courteous. Both of the female managers have gone out of their way to make sure that I settled in comfortably, I have nothing but praise for them, they are the epitome of southern grace and hospitality. The male manager is efficient, courteous and extremely helpful. The facilities at 1520 are clean well run and never crowded, that is the health and fitness, the pool, the laundry and the stylish clubhouse areas. I would recommend 1520 Magnolia wholeheartedly it offers peace and quiet, in my last residence sirens were heard at least four times a day, I have not heard one since living here! Peace and Quiet at last! To sum up, great staff, clean tidy grounds, pool parking and all facilities uncrowded and very clean. Top notch management, a great place to live.

Good location, but TERRIBLE Management.....better off anywhere else
The location of this complex is good, but the management ruins this place. Also, I know apartment complexes are made cheaply, but they take it to a whole new level of poor construction and if you ask for repairs, the try to use a caulking gun for most things. I had frequent problems with bugs, mold and my windows and doors were very drafty. There are much better places out there! Keep looking and please stay away from this place unless you just want your head to hurt everyday.

Great Stay...I'll really miss it
I have lived here for 2 years and do not regret one minute. The staff is very friendly and professional. They knew my name and apartment number from day one and always inquired about my stay and my grandchildren. If I ever had a problem, including changing light bulbs that were up too high for me to reach, they were there in minutes to resolve the issue. A few times they even fixed things for me that I had not even requisitioned. What a team! I could have lived here forever but I need to move closer to my grandchildren. I will miss everything about this beautiful apartment.

Great Place to Live
After moving here almost a year ago, we are 100% satisfied with almost everything. Any problems we have had are taken care of immediately, and rent is extremely competitive compared to other complexes in the area. Only downfall is that it should be a gated community... we had a car broken into a few months ago and it seems that this happens commonly around this area. It would be a cheap fix, and may prevent any unwanted community traffic. Otherwise, the apartments are very nice, the staff is very helpful and friendly, and the landscaping and common areas are all very clean and beautiful.

Pleasant community, staff, and apartments
Typically I am not the person that writes a review but I wanted to share my positive experience. I recently purchased a home so I needed to terminate my lease early. Terminating my lease was handled fairly. 1520 Magnolia only needed a 60 day notice and they worked with me in reducing the early termination fee if I was able to refer someone. My girlfriend is still struggling to get out of her lease at another apartment complex. Some apartment complexes will try to make you retroactively pay the "market rate" for all previous months if you try to end your lease early. The market rate is usually about $100 more than what the apartment is actually worth. I am thankful that I lived at a place that doesn't utilize unfair practices to keep you trapped into a lease. At 1520 Magnolia, I felt like the conditions for early termination were a win-win situation. 1520 Magnolia found a new tenant to move into my apartment after my move out. I was able to move out without any extra financial burden. Apartment units are of good quality. I have had some minor problems but they were dealt with quickly and responsibly. Happy renter
I have lived here several years and I couldn't ask for a nicer community. The property is well maintained. The staff is friendly and always have a smile on their face. My apt is spacious and very quiet. I have a small dog and feel very safe when I walk him. I have recommended 1520 to some of my friends and they love it too. I will probably live here until I can afford to buy a home.

Not A Bad Place But They Will Nail You On The Move-Out
My wife and I lived here for three years, paid our rent on the first every month, and eventually decided to move out. We had no complaints about our apartment or the area, and enjoyed our time there enough to talk three or four friends into moving there during our tenure. Of course, that all changed when we moved out. Some months after we moved out, we got a nasty phone call from one of the managers, basically calling us deadbeats and telling us we owed $2000, we had two weeks to do anything about it, or they were sending it to collections. They were very aggressive right up until we presented them with everything we'd gotten on move-out, i.e. the inspection sheet, the old checks showing we paid per the figures they quoted us, the written sheet with the figures they quoted us, and so on. Silence, for a while. Then, it turned out we only owed them $1000. How silly of them! I asked if they could provide a written, itemized list of what we owed them, especially if it was for damages to the apartment, since we already had the sheet from our move out saying what we owedā¦Ā See More>anonymous

Management found lacking...
All of the reviews about the lackluster management are very true. The management lacks attention to detail and ignore suggestions/complaints by the residents. The apartments are cheaply constructed, but if there are any (even slight) damages you will be charged upon move out. There is a fire ant problem during the warm/hot months. They do not enforce cleanup after pets. The property is in a good location and appears nice from the outside (and inside too, just cheap when examined closely). I never had any issues with other residents. It was a very quiet place to live. Overall I would not recommend this area to someone else. If management changed hands, it might be worth a look.

If you want to leave early beware
I have lived at 1520 for just over a year. Yes there is an ant problem in the summer, but is easiy solved when sprayed. I had it happen this summer and last. The staff is pretty friendly and like other reviewers I find the maintenance staff to be wonderful. I have one complaint and that has to deal with money. I plan to move before the end of my lease and I have to pay $2025 to satisfy the early termination penalties as well as 60 day notice obligation. I don't know if this is common because I have only lived in one other apartment and that place only wanted 1 month of market rate rent and a 30 day notice. Since this RTP and many young professionals live in the area it seems to me that leaving early in a lease is not uncommon, but with all the other costs of moving this is very prohibitive. I would love to sublet my apartment, but unsure if this is allowed at this facility.

The best of the best...
I have spent five very enjoyable years here. The apartments themselves really fabulous, but the staff are what makes this community a really special<br>place to live. Our management staff have always been good, but Todd and<br>Tina Mancini have gone a giant step beyond what one could reasonably<br>expect. They offer a warm welcome in the clubhouse where coffee is now<br>always available. When I was recovering from surgery last year, I had a<br>call from them pretty much every day just to see if I needed help with<br>anything! Ditto for Les Watkins and our maintenance staff.<br><br>It's a real pleasure to be here and I would delighted to recommend this<br>community for five stars pretty much across the board (and probably even more for our terrific staff.)

1520 Magnolia is a great place
I have lived here for over a year. All the staff are friendly and they cannot do enough to help you out..... They actually remember your name and wave to you when they see you on the property. One time I thought I had thrown some important papers away in the trash crusher. They came after hours and went through GARBAGE until they found my trash and looked though it to try to find the papers I needed. In every encounter I have had with them they all have gone above and beyond to make sure I was all right and had everything the way I needed it.<br>A grateful tenant

Nice place, poor management
I moved to 1520 Magnolia early in 2005. I was drawn to the fact that the area is nice, the apartments are nice, and the location is close to Research Triangle Park. Overall, I liked living the apartment. However, I ended up moving out because the management was poor and offered unreasonable pricing. When I first moved to 1520 it was under different management then it is now. At the time I first moved the management staff was very helpful and offered a good discount on the apartment. Additionally, I was able to negotiate the washer and dryer into the lease for free.<br><br>When it came time to renew my lease the apartment complex had come under new management. When I went to renew the lease the new Manager Mr. M******* offered a rent increase of nearly 10% of the lease. (They do this all the time because they know how much it will cost you to move). With a little work I was able to negotiate a reasonable lease price with Mr. M. Management is horrible!
I haved lived here with my husband for almost 4 years now. When we first moved in, the complex was under different management. It was really nice, grounds were well taken care of, and the staff was very friendly and professional. Fast forward a little bit. All of the previous staff left, except for the maintenance person. A husband and wife took over the management. Now, there are fireants all over the place, the garbage and recycling containers is usually overflowing, and trying to talk to the staff about concerns is useless. I have seen atleast 7 people get hired and quit within a few months. I even had a friend that worked there for a little bit and she said it was a nightmare. Mr. M******, the manager, is a total ahem, well jerk. He acts like you owe him a favor for living there. And I think one of the most annoying things to me is (a pet peeve I guess), they all park in the handicapped spaces. A Very Clean/Comfortable/Friendly place to live
I had the pleasure of living at 1520 Magnolia Apts for 2 years while I relocated to Durham, NC. I can honestly say it has been the nicest apt I have lived in in the past 15 years (5 different moves).<br><br>The staff is all very friendly and helpful. Maintenance is done very well and the grounds always look great. The apartments are set up very nicely and there is plenty of room ans closet space.<br><br>I would definately recommend 1520 Magnolia to anyone looking to move into the Durham area.<br><br>The only suggestio I would make would be to install higher quality blinds. The individual blinds can break pretty easily. However, if that is their biggest problem then I considered myselg lucky to have founf this complex. I only wished they had a similar complex in Orlando where I am moving to now.<br>

Wonderful Place to live!!!
I really enjoyed my stay at 1520 Magnolia. The community was always safe and clean, I never had any complaints when it came to noise. Maintanence was always fast and helpful when I had a issue. The staff was friendly and considerate. Parking late at night can pose as a issue sometimes but I never had to park blocks away. They do however try to milk every penny they can from you when its time to leave, but what apartment community doesn't... Overall, I would recommend this apartment community to anyone!!!

Clean, well-kept apartment & friendly staff
After reading the reviews of 1520 Magnolia, I was unsure if my apartment would be clean and if the staff would be responsive to apartment maintanance. But while I was there, I was very happy with the cleanliness, noise-level, and staff reponsiveness.<br><br>I requested a third-level of apartment so I can only comment on noise-level at that level. Also I am a light sleeper. I slept really well though rarely waking up in the middle of the night. There were a few nights when I heard people in the parking lot talking and hanging out for a bit after I was asleep but that was really rare. It would be nice if there was a number to call at night to let someone on the staff on-site know about any people who are noisy, hanging out in the parking lot. But I don't if this is necessary since this type of disturbance was really rare.<br><br>When I moved in, my apartment was very clean except I found some ants on the walls and a few dead trails of ants. I loved living here. Our 2 bdrm was very roomy (!300 sq.ft.). Very large bathrooms. Great views and large deck. Is located in a very desirable area - 5 mins from research triangle. Management was always helpful. Maintenance persons (especially Peter) were vey professional and helpful.

I have been here going on 18 months and things are great. The bad reviews posted on this site are usually posted by past residents who owe money or present residents that did not get thier way. Management has been understanding and professional, always handling request promply and professional. This is my third apartment community in the Triangle and it has been the best!!!!!

Bad Management
My roomate and I have been living in these apartments for about 3 months. This is what we think : Cheap appliances, but beautiful apartments; maintenance is very efficient and friendly; management is unprofessional, they handle complaints and concerns from the residents in an appropriate manner. Management is not orderly when it come to giving quotes and estimates on fees. Apparently the "integrity of 1520 Magnolia" is so important management fails to mention any concerns that directly affect the safety of the residents. Also make sure management gives you a receipt for EVERYTHING!!

nice place but could be better
I recently moved into 1520 Magnolia. The apartments are really nice with new appliances. I had a problem with ants and spiders coming in my apartment but was resolved quickly by maintenance staff (who are awesome). Only thing that is inconvenient is that the trash compactor and mailboxes are at the front of the apartment complex (Exchange Place). So those of us who live in the back of the complex must drive all the way to the front over speedbumps to pick up trash and get mail. Would be better if they could put more mailboxes around (like other apartment complexes have). Place is nice and quiet and more professionals that live here.
