Havn't had any problems yet
I had already signed the lease when I looked at the reviews and was a little wary about moving in. So far the place is fine, plenty of parking, quiet, and the appartments are pretty big. I did have ants when I moved in but I used some ant traps and I havnt had a problem for weeks, I think it mostly had to do with the previous owners. Always cute girls down by the pool, not bad

good while you're there.....they get you in the end
I lived here for a year...read the reviews on this website regarding management, amenities, pricing, fixtures, parking..ect... Everything was great, the carpet, blinds, faucets are 'cheap', but....a 2 bedroom 2 bath apt. was $725 a month...so...i can deal with that...<br><br>Upon terminating the lease...my roomate and I had our security deposit, plus a month's rent worth of 'damages' due....dirty oven, tack marks in walls and an entire carpet replacement (not necessary)..but they 'hooked me up' with 'their pricing' on the carpet...i didn't choose to live there to get a fantastic deal on apartment grade carpeting! <br><br>In all, a nice place to live, but be sure to stockpile away some extra $$ upon moveout.

Bad Management
Before I start, I would like to mention the address listed above is not correct. The correct address is 1101 Exchange Place, Durham, NC 27713. The back entrance of the apartments is located on Barbee Road.<br><br>I have lived at this complex for several years now. While I like the location of the complex and the layouts, I am strongly considering moving to another complex when my lease is up. Here are some comments I have:<br><br>* The management used to be much better until they where replaced by the present management. Mr. M****** is the manager now and his wife works there as well. Mr. M****** is not very friendly and seems to like to push his authority around. It is almost like he thinks he's superior to us because we are merely tenants and we should be thankfull we are allowed to live there.<br><br>* There are fireants throughout the complex. They have built a lot of mounds, Many are very large. Several tenants complained last September/October, and were told they would send out the exterminator to take care of the problem. DO NOT MOVE HERE
The management is not trustworthy. They FINALLY after 7 years got a permit to resell water to the residents. How they determined the rate to charge is a wild guess. You can always tell what reviews are written by management and the ones that are the real truth.Please check to see if management has a real estate license to manage the property. OOPS !!! Did they forget somethinelse.<br><br>My opinion is do not move to 1520 Magnolia you will be very disappointed.

Don't believe specials
Management is horrible. They outright lie to you about specials, then after you move in suddenly don't recall having any specials. Property manager is rude, disrespectful and has absolutely no BUISNESS ETHIC. Run from this place or PLEASE GET EVERYTHING IN WRITING OR YOU WILL BE DISRESPECTED, CALLED OUT OF YOUR NAME, AND HARASSED IF YOU DONT. LATELY THEY MOVE AFRICAN AMERICAN RESIDENTS INTO THIS ONE BUILDING. WHEN I FIRST MOVED IN, IT WAS A NICE, DIVERSE BUILDING. Since then nothing but young, african american college students occupy this ONE building. FUNNY RIGHT. Also, after a year, everything in the apartment LITERALLY starts falling apart. Beautiful place, but obvious very cheaply constructed.

Good Enough !!!
I lived at these apartments for approx. 3 months. In these 3 months, I never had any problems. There is lot of parking space and the neighbourhood was quite. As someone said already, the faucet in the kitchen is a real cheap plastic thing. Other than that, I haveno complaints.<br><br>When I moved out they inspected the apartment and informed me that they will deduct ~60 fromthe deposit because they have to replace the steel things on stove top. WE made them dirty, so I think it is reasonable.<br><br>Thanks,<br>Mav

Nice safe, quiet place to live
I can't believe all the bad reviews that have been written about this place. Are we living in the same place?!<br><br>I have been living here for a year and a half and have been nothing but happy. The floor plan is spacious and there is tons of closet space. The place is well-insulated and my heating and cooling bills are low. It's not noisy -- I don't ever hear my neighbors. The parking lot is safe and well-lit: I feel safe coming home at night. The staff has always been friendly and helpful,and that pool in the summertime, is awesome! I recommend the place.

Awesome My Big Butt!
Yes, I know it's extremely difficult to tell it, but the last two were wriiten by the managemnet.<br><br>This place is the most poorly run apartment; I'm so mad i can't write anymore...

Great place to live.<br><br>Close to work, and incredible shopping- Very cozy apartment. I am so glad I picked this place to live. <br>People in the office are very nice, and helpful.<br><br>

we love it here!
WeĀ“ve been living here for about two and half years and love it. We moved back from Europe, and canĀ“t tell you wonderful it was to walk into this big, modern apartment. The floorplan is great, we have a large, eat-in kitchen which we love, and two huge bathrooms. As for the carpeting and fixtures, I would have to say they are typical rental unit fixtures. Could they be better? Yes, but we still love the apartment and enjoy the community very much. WeĀ“ve never really needed much repaired or replaced, so the only maintenance experience we have is for the quarterly air filter changes.

If you like your money donĀ“t move here!
This is the worst place in Durham. I mean it is big and beautiful, but now anything lives here. They are so desperate to fill the large number of empty apartments, I donĀ“t think they even care who moves in. They let all of the good people move out and then let Lord knows what move in. Also, some friends of mine moved out and were charged for every air particle that was floating thru the air. I saw the apartment and it was clean. "They" the wonderful office staff who canĀ“t even quote a price over the phone, inspected the apartment and said it was not in order. Now they are paying almost a thousand dollars for 200.00 carpet, and blinds that didnĀ“t ever work. <br>If you love your money...donĀ“t come here. I canĀ“t wait to get out of this place.

Nice Toilets?!
You got to kidding if the best thing you kind find to say is "nice toilets"! This apartment is a toilet!!! <br> <br>TheyĀ“re trying to sell this white elephant as fast as they can--check with a realtor.

Just fair for the price, but quiet area 2 min. from Southpoint Mall
I expected a fair shake for paying $1100 for a two bedroom apartment. The appliances are very disappointing-esp the oven/stove(only has one large burner and no timer). Dishwasher and refridge are adequate. The kitchen faucet is a joke-plastic $5.00 dimestore fixture. The light fixtures are cheap. Nice toilets though. Great built in shelves in main living space. Nice wood floor in Dining. Carpet just fair. Nice size walk in closets. Outside decks are small. CanĀ“t sleep with windows open because of loud sprinkler system on at 4:00am. Sliding glass door is a crap-handle keeps falling off. Blinds are not much better. Heat pump/AC is right outside master bedroom window. It took me two weeks to get a replacement furnace filter (rediculous) because they were out. The small size is not available at hardware stores in anything but the cheapest filter. Maintenance has otherwise responded the next day. Thermostadt is cheap-they should install programmable-my elec bill on third floor July-Sept was around $130.00. Elec. water heater is inefficient comp. to nat gas. The staff is just fair-some not very friendly and busy talking to themselves instead of helping you. Those 2 posts from 9/10 are obviously input from the staff at 1520; such lies! <br> <br>This apartment hasnĀ“t has a stable maintenance staff for over a year now; they went for 6 weeks without anyone in maintenance at all! I can never get anything fixed in less than 2 weeks! <br> <br>Cheap fixtures, cheap construction, poor service; the neighborhood is very inner city like--grounds poorly kept, pool filthy. IĀ“m glad IĀ“m here on company expense and not paying for it myself!!!

Great place and nice location
It is situated 5 minutes from 3 grocery stores and a new mall, 15 minutes from Duke, and 10 minutes from the Research Triangle Park. <br><br> <br><br>The grounds are immaculate. The parking spaces arenĀ“t assigned but very adequate. The place is brightly lit and alot of people walk at nights. The prices are kind of on the high side, but you are paying for the location. The management has always been helpful and courteous. The maintenance has always repaired things right and have been quick with our requests. <br><br> <br><br>The office is opened 7 days a week and has the occasional get together for special events. The weight room is small but adequate. Rarely have I went in when more than one person was using the equipment. The pool is popular but not to the point of being crowded. All of the buildings come with an intrusion detection device, monitoring is extra. <br><br> <br><br>They waved the security deposit if you worked for a preferred employer. Tip top apartment complex. I would easily recommend it to anyone. <br> <br>And no, I do not work there as some poster claimed. Nice Community
I have lived at 1520 Magnolia for about 2 years and the experience has been a pleasant one. Maintenance responds to problems very promptly and the staff is very courteous and polite. The weight room is kind of small and my car was broken into outside of my apartment. However, management made sure that I had a place to store my car (garage) until I got the window fixed. Now the community has police officers that patrol the area and some that live in the apartment complex. The only downside to these apartments is they lack a washer and dryer in the apartment. They have laundry facilities, but for the price you would expect a W/D to be in every apartment. On the other hand, I guess the frequent parties that the complex hosts makes up for the lack of a W/D in the apt. The parties are the BEST! The food that is given at these parties is outstanding, not to mention the wine tastings that are held occassionally. <br> <br>Every apt complex has their disadvantages, but I would recommend the community to others.
