The community is nice. Hard to get someone to answer emails as a resident. Have to actually go up there yourself. The apartments are a good price considering how spacious they are. Some buildings are different as far as looks go versus others.

    Complex and amenities could be better. Facility maintenance and overall upkeep has noticeably dropped off since first moving in several years back (blaming it on the change of ownership while residing here), along with lack of actual repercussion for following community guidelines and rules for tenants. Pet waste left out constantly for example stepped in numerous occasions on walks. Some tenants lack common courtesy or respect for community grounds and fellow tenants I.e. trash left out around dumpsters, kids congregating around halls and staircases or playing around cars and personal property. Security precautions could be better a couple of vehicle break ins / incidents of theft. All in all comparatively to price the community could be better for lack of better descriptive words community falls slightly on the ------ side in my opinion!

      I have lived here since 2020 and really enjoy it. I believe the area is quiet with occasional engine revving, but nothing to cry about. Any time I have maintenance issues, they are handled within 1 day. The management team has changed 2 or 3 times, but this group seems to truly care. I love the pool, gym, grills, and working fire pits!!

          Harrington Square is an amazing complex! They have lovely staff in office and ridding around throughout the day. Pool area is always well kept along with the dog park and gym! Very close to Wilmington without having to live there lol

            I wanted to share some feedback about the community. The area around the stairs and the entrance to my apartment is often dirty, and it really takes away from the overall feel of the place. I think it's important that shared spaces are kept clean, especially since they're the first thing residents and guests see. I do appreciate that when I bring up concerns, they're usually addressed in a timely manner. I just hope more attention can be given to keeping the common areas cleaner on a consistent basis.

            It was great when I first moved in. A year ago when they changed management it when down hill. New staff, no more coffee machine and a wide variety of issues with people moving in. The walls are so thin. You hear everything from your neighbors. I mean everything! I do feel safe here, but I miss the old staff , the fun events, the coffee area, less rambunctious neighbors.

              It's quiet and a very nice place to live, the place that I used to live had mold all around. The crazy part about it was that my last landlord wouldn't do anything about it, so I went online and I was contacted by Megan. I filled out the application she showed us some available apartments and later that day she called to let me know that I was approved. We moved in March 31, 2025 and we're loving it.

                Overall my experience has been a positive one. I moved in a brand new community and building. I am spoiled by having the use of elevators. Maintenance team is very responsive. Office staff is friendly.

                  The worst place to live in Leland

                  This community has changed management multiple times in the two years I've lived here. Many things have fallen through the cracks when it comes to maintenance and upkeep. The complex as a whole looks awful. When I first moved in, it was so beautiful, nice and quiet. Now, the landscaping looks bad as there are multiple patches of grass missing so you can't even enjoy the outside space, the buildings and breezeways are disgusting because they do not pressure wash the property regularly, there are dead trees all around the parking lot that could fall on your car at any given moment, the gym is gross and everything you touch has to be sanitized before you even use it, there are mosquitoes everywhere because the pond at the back of the property doesn't get any upkeep and there is no pump so it's just standing water - the list goes on and on. I've contacted the office several times about my issues and I either get responses with extreme attitude and no willingness to help, or I am completely ignored. I once called the office because of the frequent management changes and asked if I needed to contact the office, which email address should I use to do so. I was responded with "why would you need to contact us?". My lease is up in a couple of months and I cannot wait to move from here. I do not feel safe or secure here anymore. The whole complex smells of marijuana, there are beer bottles and trash all over the property, other tenants do not pick up after their dogs (don't even try to go into the joke of a dog park because it's the most disgusting thing I've ever stepped foot in), and I have even witnessed a couple having a domestic violence altercation in the street beside the pool. The cops were ultimately called on them. I see police patrolling this area constantly. There are kids everywhere running around knocking on peoples doors and screaming and nothing is done about it. In the event you schedule maintenance to come fix something, or replace a simple battery, the office staff will automatically put "okay to enter the home" on your work order WITH OUT asking you if it's okay, so the maintenance team come in regardless if you are home, on the phone, or whatever the case may be. They also do not inform you when maintenance will be coming, they just show up unannounced. There was an email sent out a couple of weeks ago that stated the pet fee would be annual, which contradicts what my lease clearly states (it's a one time fee). We've had a manager come in and try to make changes to things that obviously goes against what I signed for in my legally binding lease. I pay too much money at this place to have this much disappointment. If I could afford to break my lease early, I would have moved out yesterday.

                    The apartments are nice enough, a bit worn, and in my opinion not worth the money. The location is noisy until late at night. The management is not good at communications, following up or follow-through albeit, nice. But they do not take responsibility. However, it is a great place to transition in, if you are looking around.

                      Was great but now slipping

                      A few months ago the office staff was let go and a new manager came in. I don't think she is suited to the job of managing a luxury apt complex. She is not very friendly or interested in residents and since her arrival we have lost our espresso machine in the lounge and have had no planned community activities (which we used to have regularly). Some questionable people have moved in, the grounds and Bark Park are not as well maintained as they should be, and overall there is a decline in the atmosphere of this complex. Now there is a rumor that some vacant apts may be let to Section 8 tenants, which is not acceptable. This development presented itself as a luxury development, and that's what I pay for. The new office manager apparently has experience in Section 8 housing - if the plan is to transform this place into that, i am gone, despite having recently renewed my lease. I am disappointed in Harrington Square's change.

                        Lots of great dog owners here and we love that, but a few are not acting responsibly and picking up the waste. Makes it very annoying for all. The valet trash people are haphazard at best and we end up having to take our trash to the compactor ourselves many times. One of the maintenance men showed me how to operate the compactor and how to put the trash in from the back. Might be helpful to actually run over all that for new residents. Pool is clean as is the area around it. Might be nice to have more dedicated space for the kids to play safely in or maybe just more things geared for older kids but not sure if anything can be done. Some very nice people live here!

                            Apartments are nice? community is quiet for the most part. Something should be done about people letting their animals use the bathroom everywhere and not picking it up. Parents should pay attention to their children more especially around the 4 way stop sign by the office.

                              Overall it is a nice community, but the experience has definitely gone down recently. The water at the dog park hasn't worked for the past two summers. Weare no longer allowed to use the weight room before 6am or after 10pm. The espresso machine is no longer available. The price continues to increase but the amenities have been neglected swell as the "asthetic" of the grounds, such as the fountains and water fall. The breeze ways are rarely cleaned even though I'm told that is the responsibility of the grounds keeper. When we moved in the apartment had not been re-habed. After voicing my concerns regarding the carpet spikes (the carpet is so flat that the spikes stab your feet), the paint peeling from a ceiling fan blade, and the walls being scuffed and dirty we were told they would be remedied. They have not. And I have no hopes it will get fixed, however I fully anticipate that we will be charged once we move out. So why have we stayed so long? The feel of the community layout actually looks like a community. It doesn't feel as I we are all on top of each other. The layouts of the units are great! The designer definitely knew how the space would be best used.

                                The only issue I have is the speed and seriousness the management in the office has when someone brings an issue to their attention. They are dismissive for the most part until you call repeatedly and they no longer feel like dealing with you.

                                  My experience has been neutral at this apartment. We have thin walls and immature neighbors moving in and out frequently. The building could use a good cleaning and the buildings with elevators have the most horrible air fragrance installed. When I asked the office to consider a clean scent they said wear a mask or take the steps. It's a great location for me and easy on interstate. We have necessities near by, even walking distance.

                                    It was better before. Now everything is dirty and unsafe. There are people living around that sell drugs and you can see sometimes the police downstairs doing vigilance. Aisles are dirty, need paint, and the elevator is always broken now, so if you have to take the stairs they are dark and unsecured, also dirty.
