Don’t t be fooled by first impressions
I chose 927 West Morgan because of the location and what looked like a fair price. Living there showed me a very different reality. From the start, communication with the leasing office was inconsistent. Important paperwork had to be resent multiple times, and basic follow-ups often required repeated outreach. Over time, it became clear this wasnt a one-off issue issues how management operates. Amenities are advertised well but not maintained. One of the pools was down for most of the summer and never repaired. Grills are regularly dirty and unusable, and shared amenities like -------- boards are incomplete. These issues persisted for long stretches without resolution. Security is also unreliable. Exterior doors and the parking garage gate frequently break and remain open for extended periods, sometimes weeks. For a building marketed as access-controlled, thats a serious gap. Construction and disruptions were handled with minimal communication and no real accommodation for residents. The fire alarm system is another ongoing issue it went off repeatedly during my time there, often late at night. While management attributes this to residents, the frequency of repairs suggests a larger unresolved problem. The move-out process was where everything really came together. After two years of maintaining the unit and leaving the carpet clean (with photos from the day before move-out), we were charged for full carpet replacement. The reasoning given was excessive but there were no stains or damage just normal use over time. Getting clear answers required multiple follow-ups, and the process felt more dismissive than transparent. Management often replies to reviews asking residents to reach out, but in practice, concerns raised directly dont lead to meaningful resolution. On the surface, this property looks appealing. Based on my experience, I wouldnt rely on that first impression. Take a hard look before committing cause it’s not worth it.

Uninhabitable living conditions and zero management accountability
am sharing my experience at 927 West Morgan to warn others about the ongoing construction issues and the total lack of transparency from management. Loss of Basic Amenities: Construction started in August, and by October, my windows were completely obstructed. I lived for months without being able to see natural light or even look out my windows. Constant Noise: For three solid months, I lived in a construction zone. The noise was relentless and made it impossible to enjoy or work from my home. Management Failure: I had multiple conversations with the leasing office to find a resolution, but they refused to offer any rent abatement or even a clear timeline for when the work would be finished. I eventually moved out because the environment became unlivable. If you value your privacy, natural light, and a responsive management team, I highly suggest looking elsewhere in Raleigh.

HORRIBLE!!!
DO NOT LIVE HERE. The office and management company have no consideration or care for their residents. Dog urine and poop cover the inside hallways regularly. Dog’s peeing off balconies and front office does nothing. MOLD is a huge issue! I had a broken stove for an entire month. A homeless man was found sleeping on the couch in the front office area for weeks. AVOID THIS PLACE AT ALL COSTS!!!

Uncomfortable living experience - do not recommend!
I unfortunately do not recommend living at 927 at all. There are plenty of places within the same price range that would be a much better experience. The facility and amenities were nice; however, it seemed that they were constantly closed/broken/under construction. The hallways were consistently dirty with an unpleasant odor. Management treated me poorly and was rude and dismissive throughout my living experience. Upon move-out I asked for a signed copy of my move-out form showing that I turned in my keys (a pretty simple, common request). Management quite literally rolled their eyes at me and shut the door in my face upon presenting me with the signed copy. It’s very disappointing to be disrespected at the place you’re supposed to call home.

Mold
Whole apartment was flooded and found out months after moving in when the vents starting growing mold from them. Contacted the apartment they didn’t do anything about it until we made them do something about it. Still would not admit it was mold and did not answer a single email when asking for the invoice from the company weather it was mold or not. Now it’s growing back from the events. Place sucks don’t waste your time with this -------- management and maintenance team who don’t care about a thing.

I just had a very pleasant experience touring this property, the staff was very knowledgeable and friendly and I am looking forward to calling this place my new home in the near future. To me customer service is so important especially these days. Everything looked well kept and so convenient. 927 West Morgan, my new home??

This has to be one of the worst apartments in the area. Maintenance is a joke, don't even bother putting in a request. If you don't put your car in the deck it'll get broken in to. My car has damage from someone trying to break in. The fire alarms in one of the buildings goes off for hours at a time in the middle of the night and the office will only send out a short email saying sorry even when half their residents couldn't sleep in their own homes for the night and it was their responsibility to respond in a timely manner to have the alarms shut off. My apartment also has a leak in the window every time it rains and maintenance has not responded to our request and it's been multiple weeks now. Not worth it for all the problems in this apartment.

Things are coming around with new management and maintenance staff. I personally haven't had an issue in a while, but I still as a whole, there are problems with safety because packages continue to be stolen, the garage works about 50% of the time allowing random cars to park in the garage/non-residents to roam around inside, and a lot of the doors can but accessed without having a fob. There is a LOUD nightclub right next to the apartment, so if you are in building 2, I am sorry because you will be up until 2 am when they close.

I have been living at 927 for about 3 months I’ve had a mediocre experience. I moved here primarily because of the proximity to downtown and my office. Unfortunately, I did not see an accurate depiction of the complex and community until after I moved in. I would not recommend the complex to others due to the unresponsive management and less than satisfactory maintenance staff. I’ve noticed that many issues with community amenities are largely ignored by management and maintenance until it can no longer be ignored for safety reasons. Anything that doesn’t pose an immediate safety risk is put off with excuses of “back ordered” items and failed inspections due to unanticipated issues. Our pools for example were expected to open in April, but one remains closed and the other was not opening until June. There are also several community members who disrespect the community and their neighbors by allowing their pets to relieve themselves in public spaces (elevators, parking garage, hallways, etc.) without cleaning up after them. Smells are often potent throughout the garage areas as the result of this. Additionally, packages often go missing or arrive damaged as most are thrown into mailrooms and left for residents to sift through on their own rather than being put into the community package lockers or delivered to residents doors. Finally, the club across from building 2 creates excessive noise to the point that many residents including myself are kept awake until the early morning hours and often require the cops being called for the club to close/quite down. There have also been several occasions where shots were fired in the parking lot behind the club. The building is supposed to be torn down in the coming years and that could not happen soon enough. This has lead me to consider relocating upon the end of my lease. The community and building staff leave something to be desired. The product does not at all validate the price point.

Having lived here for 3 years, I can offer a mixed review. Bottom line is that it's a decent place to live if you want the location, but I'd bet there are better options. I chose 927 West Morgan because it was still downtown, but a bit cheaper than some of the buildings closer to the center of the city. In practice, it's not quite as walkable as you might hope; 15 minutes or so to Glenwood South, more than a mile if you want to get to Moore Square, NCSU, or Cameron Village. So in reality you'll probably end up doing some driving to get to where you want to be. It is, however, downtown enough that you'll also get a fair bit of noise from the club across the street, and the nearby railroad tracks. It also didn't *stay* all that cheap, because every year they'd attempt to jack up the rent about 10% -- even during the pandemic. I usually had to threaten to move to get the increase kept to a more reasonable level, i.e., what they're offering to new residents as opposed to those already settled in. You can anticipate a lot of the same kinds of uneven experiences you get anywhere with things like maintenance. Most of the time, I got pretty quick attention and found the team themselves to be helpful and friendly. Sometimes I got someone incompetent or lazy, like when a power outage was falsely blamed on the electric company, and I had to wait an extra day for the building to get an electrician to swap out my breaker. Staff, on the other hand, have always been helpful. Other residents saw trouble with parking, but I believe that's a disconnect between Building 1 and Building 2; I was in the latter, and had no issues. I did, however, observe that a door to the street, frequently complained about by residents, took a long time to address and still wasn't completely fixed (it has a tendency to stick open). Packages are also a total mess, there's a scavenger hunt half the time something gets delivered (mailbox? locker? floor next to one of those? another apartment? who knows!). Other notes: -It is dog friendly, so you can expect regular issues with dog owners being irresponsible with their dogs. -The apartments themselves are pretty nice, but certain aspects are starting to show their age (cracks in walls, building exterior probably needs repainting, etc.). -The fire alarm goes off probably once every month or two, and it is the kind of absolutely piercing noise that forces you out. It is never because there is actually a fire. -The building puts on regular events for tenants; food, crafts, etc., which can be fun.

The place is nice. The management office (April and Julie) are very unprofessional. You can't trust anything they say. They want to literally rip you off. They were very nice & helpful when I was filling out the application. Hours later, they changed everything they said & started acting aggressive. I was informed I can pay my rent using credit card, so I proceeded with the application accordingly. Once they got the money into their pockets, they said I was misinformed and that Celina who informed me this is new employee! I asked to cancel the application, forfeit my application fee, but get my security deposit back. They refused stating that security deposit is non refundable. I almost got the phone hung up in my face and accused of lying because I said I was misinformed. Unless this is the type of people you want to interact with, avoid this place by all means. Untrustworthy.

I am not usually one to write reviews but I cannot let this slide. DO NOT LIVE HERE! We have had persistent, moisture, ventilation problems, and water leaks that lead to mold! Despite multiple maintenance requests (over the course of a year!) the leasing office failed to address the root cause of the mold, allowing it to grow out of control. The mold became so bad that I had to throw away a lot of my personal belongings. I have experienced RASHES on my face and body from the mold exposure and my boyfriend has developed a terrible cough. Every time we brought it up to management they would shift the blame to some other cause, never fixing the problems or testing the mold strain or air quality like we asked. We even got expert analysis of the mold and they still did not take it seriously, telling us "mold is just in the air naturally". This complex looks nice from the outside but it is NOT worth the money, the management is terrible and the building is not a healthy living environment. Take your money elsewhere!

I've lived here for 1.5 years. Parking has ALWAYS been an issue and now they implement a parking pass rule while I am away and Towed away my car. I was also given no help from the leasing office as well. I've also had countless maintenence issues with my laundry machine and mold in apartment (wasnt even clean when I moved in). I would strongly Recommended AGAINST LIVING HERE unless you like paying extra money for no reason.

These apartments have a great location in downtown Raleigh! The 2 buildings have great looking pools but no one uses them except to tan next to. There is no community so everyone is awkward around each other and there are no events to facilitate building one.

Nikki was wonderful and definitely sold the place for me. She was thorough and professional as well as being incredibly friendly and down to earth. She did not seem rushed and took her time with me (opposed to every other place I visited, and that was A LOT!). Dealing with friendly management makes a difference! The place is just gorgeous and super functional, and it's in the best location. Having just moved to Raleigh, it's so great to be near where all the action is. I would highly recommend this place for anyone in the 20's or 30's.

This apartment complex is extremely over priced and charges unnecessary fees for almost everything. Parking in the garage is almost impossible after 6pm because they don't have enough room. They have a mandatory contract with time warner cable and make you pay over 100 dollars a month regardless of whether you actually use the service or not. The monthly rent for my single bedroom unit averaged over 1200 a month after all charges. They are always behind on billing and unorganized. I would not recommend living here because their are plenty of cheaper options just as close to the downtown area. Oh and they charged me 55 dollars after moving out for leaving trash in the trash can that they provided and to remove a single small stain from the carpet. Extremely disappointed with my time at 927 west Morgan.

Having lived at 927 West Morgan for the past year and a half, Miss North Carolina appreciates coming home at the end of a busy week of traveling the state! Love having the washer and driver provided in the apartment, love the nearby restaurants, love the pool area! Great neighbors, great staff, great place to call home.

Parking is an absolute nightmare at this apartment complex. There are several motorcycles, taking a perfectly good parking spot, and subsequently denying people that pay good rent the ability to park in Building number 1. Additionally, people use their motorcycles as a way of securing a parking spot, so that when they pulled in with their car. They simply move their motorcycle out of the way home. Later then go ahead and put it back into the parking spot when they go to leave the parking deck in their car or truck. This is just obscene and abusive behavior. As if that wasnâ t enough of an issue, people from building 2 continue to park in building 1 parking deck. Again, the scenario plays out that people who pay a good rent in building 1 are completely screwed out of being park in the building which they live in. Living here is so bad that if you do not get a parking spot by 6:30pm then you are have a significant chance of being completely screwed out of getting oneâ ¦.. Only to have to drive around the block to the parking deck for building number 2 and hope that you can find a spot. Not being able to get a parking spot completely negates. The fact of living so close to downtown because youâ re basically going to be screwed out of a parking spot. If you decide that you would like to go see even a movie.

927 West Morgan is a pretty building with a perfect location between NC State and downtown Raleigh. The apartments are new, clean, and feel very luxurious for the price. It's a wonderful place to live.

I recently moved into 927 West Morgan, and so far it's been great. They are energy efficient so last month my power bill was $32. The hallways are all climate controlled as well, so you can go to your mailbox without dealing with the weather. The assistance property manager was very helpful and found me an apartment appropriate for my situation. I'd recommend to anyone living here.

Great place! I only lived there for a year, very nice location and the amenities are great! I thought it was a bit pricy, but cheaper than most apartments downtown Raleigh. Maintenance was always quick to fix problems, and Nikki in the office was great and super friendly! Overall nice place to live!

927 West Morgan is a great place to live. I had read some reviews that claimed about the fire alarms, but I only had an issue once when I first moved in and that was a year and a half ago. The apartments are nice, the location is walking distance to a lot, and maintenance assists in a timely manner. When we renewed our lease, our monthly rate did not increase, and we received a carpet cleaning. There are happy hours that are sponsored by the complex that happen monthly at different bars and at least once a month brunch is provided by PG Werth's. My only complaint is you have to physically turn in a check to pay rent instead of being able to do it online. Otherwise, I would absolutely recommend renting from 927.
