I am going on my second year here, and I love it. Maintenance takes care of my issues, usually the same day, or the next. The girls in the office are friendly and always willing to help. Parking can be difficult sometimes, but that has more to do with my neighbors parking too many cars. Overall I really like it here, it's close to the parkway for me to get to work, and has lots of shopping and things to do in the area. I'd recommend it to any of my friends.

I'm so happy with my decision to move into the 2 bedroom townhouse. I work in Monmouth County and spent weeks looking at various apartments and couldn't find a decent (clean) one bedroom for under $1200. For $1275, I'm in a spacious 2 bedroom/1.5 bath townhouse. All of my friends and family members who visit comment on how nice it and cannot believe how reasonably priced it is. I work in Monmouth County, but this is conveniently close to the Parkway entrance so my commute is easy. Everyone on staff from the Property Manager to the Maintenance Staff is always beyond helpful. It's one thing for people to try to be a salesperson to get you to move in, but they have kept up ever since. I've bothered them with countless stupid things (down to throwing my keys in the dumpster) and they've been respectful and accommodating with everything. All three different maintenance people I've dealt with have been prompt, friendly, and gotten the job done right the first time. I always see maintenance out cleaning up the grounds. The management goes above and beyond to give a community feeling by hosting small events (from door decorating contests to popcorn days). I was a little nervous moving in as a single female living alone, but the community is quiet, everyone is courteous, and I've never felt unsafe walking around. Parking is a general parking lot so sometimes it can be a pain, but that is beyond their control given the proximity of houses. I am ecstatic with my decision to move in and definitely recommend to everyone I know.

Resident - My family moved into this community back in 1998. We started with a 3 bedroom/ 2 baths townhouse and as the family composition changed, we have downsized up to a 1/1 loft style townhouse. Not only the neighborhood is quiet and safe, the grounds are kept immaculately. The office personnel and the maintenance staff are very friendly and quick to fix what is needed. I would like to highly recommend you and your family to live here!

Great location Apartments are spacious with plenty of closet space. The apartments are well maintained and when ever we had an issue, it was dealt with right away. Apartment would be better with laminate or hardwood instead of carpet especially with the pets. Other than the above I have no complaints and would recommend this Community to others.

DO NOT MOVE HERE. ------ in the front office acts like your best friend, but then screws you over and never reports anything you say to her about issues. The --- woman who looks like ---------- (the new manger woman) is a nightmare and a complete moron. Only the apartments owned by maintenance staff are actually taken care of. Parking is terrible, not to mention all the damage your vehicle gets from being parked in the parking lot. There is garbage all over the place, in the streets, in the grass not to mention animal poop and dead squirrels laying around spreading disease. I spoke with the "regional manager", some guy name ------- who was so rude and unprofessional, he reminded me of ------ and this is --------- camp. Also, they raise the rent every year, so if you could afford it at first, you wont be able to after a year or two. They scam people our of their security deposits this way. The staff here is so terrible, please do not let them ruin your life like they did mine. There is also the constant police activity in the area (high crime rate)

Property manager lied to us about fixing our bathroom on multiple occasions. Just blatant lies. One time she said to me after 2 years of no repair "I will see to it that it is fixed today." It wasn't fixed, no one even called us and I haven't heard from the property manager since. Maintenance men have lied to us more than the property manager. Twice he tried to tell us that he didn't showed up at the scheduled time without calling because of the snow. Trust me, there was no snow. Even when they do show up they just happen to not have the right tools and will have to come back later. (read: never) What else? Oh you got cockroaches, bed bugs, trash everywhere, kids blasting their music and yelling in the hallway at 2 in the morning, no parking, FedEx and USPS can't deliver so you'll have to go pick it up, busy roads with horrible drivers, nowhere for kids to play except for a playground covered in trash and glass, everything in the unit is maintained poorly, terrible insulation, you can hear every step the people above you take, and there's just people on welfare sitting around drinking all hours of the day. Any good stuff? You can pay your rent online. Just stay away from this place. They raise the rent like crazy after every lease and they don't give a crap about you. It's garbage and the staff is just as trashy due to the fact that they sell the garbage with a comforting smile. Finally out of there after two years and my quality of life has skyrocketed. Don't get sucked in.

We love it here!! ------------------ are awesome. These ladies truly made the difference in out moving in. They are warm and friendly. They are very busy but have always made the time to answer any questions and when we had a couple of issues they had them taken care of the very same day. Any little items needing correcting or repair were taken care of if not the same day the next day. It is quiet and relaxing here. Our neighbors are very nice. The location is excellent and it is kept clean. The landscaping is very nice. I hope to stay for years!!!

DO NOT TRUST THE POSITIVE REVIEWS. They are obviously written by management because once a negative is posted, a positive one is posted as well. I lived here a few years ago and it is dirty, �parking is terrible, and maintenance is non existent.

STAY AWAY! Awful. Very poorly made and maintained apartments. No parking. Bugs everywhere. Smells like cigarettes. Friend of mine was charged for issues that should have been handled by maintenance. STAY AWAY!

I just moved in a few months ago and just love it here. Everyone from the sales girls to the maintenance guys are really great. What a great job they did keeping the lots and paths cleaned this winter with the snow, they were out there for hours on end. I'd recommend it to anyone!

I trust no one will fall for these positive reviews as they are clearly written by management. The reality of the situation is the exact opposite of what they suggest and the fact that they are lying to get tenants should scare you even more. Amongst the cockroach infestation, bedbug infestation, consistently broken laundry facility, no parking, and others I believe the worst is the maintenance. Complete and utter morons. They came to fix my dishwasher that I called about being broken TWO YEARS AGO and just stood there hitting buttons at random. They concluded it worked and I was just mistaken. I told them to forget about it and I had a professional come and fix it. Currently we are awaiting them to fix our bathroom wall which I highly doubt will ever happen. The wall is their fault as they punched a whole in it to fix a leak and never completed the job. Maintenance man is constantly setting dates to come and then just doesn't show up. Doesn't call or anything. Complete morons.

Lived here almost 6 years and am happy. Maintenance takes care of problems and the girls in the office help whenever I have a question or a problem. My neighbors are okay I don't bother them and they don't bother me. I pay my rent and get a nice apartment to live in. I've read some of the other reviews and don't believe them from what I know of living here. Pay your rent, don't bother anyone, be courteous in the parking lot and to your neighbors and you get back what you give. Good place to live.

Awful. Completely awful. Have lived here over two years. When we moved in the dishwasher was broken and a leak behind the toilet. No one responded to my complaints. Now the vanity and linoleum in bathroom is water damaged and still they don't care. They fixed the leak but when they did they punched a whole through the water damage (moldy?) dry wall and LEFT IT ON MY BATH ROOM FLOOR AND DIDN'T PATCH UP THE HOLE. Had to call back to remind them and they literally just took a huge piece of plywood and screwed it in over the hole. I was told the bathroom would be painted the next day as their is unsanded spackle spots. That was 3 months ago. No one has done anything. There was a cockroach infestation in our building as well. I called them about cockroaches over a year ago. They waited until it was out of hand to actually address the issue. Now they are coming every week telling us we must empty all our cabinets so they can spray and if we don't we're violating our lease. Wish I had the ability to legally hold them accountable like they do us. Property manager just spews lies with a comforting smile. Convinces you she cares about your comfort but does not give a crap. Told us she'd call a week ago about fixing the issues that we've had for 2 years, but that was a week ago. No call. I guess it could be summed up that they do not care about any issues until they are out of hand and they can't ignore them any longer. That has been our experience on multiple occasions. The neighbors are nice however. The only issue would be noise level. There's some annoying kids that will constantly blast music in the parking lot at night or just beep their horn repeatedly until the person they are picking up comes out. Other than that we've never had problems. The maintenance workers are fools. I think they fired the guy who just walked into our apartment while my wife was taking a bath with our infant child. I understand the rent is relatively cheap, but you get what you pay for. This place is a joke. They don't care about anything no matter how nice they come off.

I have lived at Ocean Park Village (used to be Woodlake or Woodlake Village) for the past (almost) 5 years and I am happy here! The people in the office always answer my questions and if something goes wrong in my apartment the maintenance guys always take care of it. A couple of years ago they replaced the electric heat with gas and it is amazing how much lower my utility bills are especially in the winter. I travel for work so being close to many different highways is great also. If anyone ever asked me, I would recommend they move here.

One of my neighbors called to my attention a rather scathing review of this property and the people who work here. How horrible and hurtful were their words! I felt the need to respond. There is no question in my mind that there were some pretty obvious sour grapes going on here. My guess is that they probably were tossed out, for good reason, and this was their "get even." If things really were as they said, why in the world did they stay? I have lived here for 34 years, and, most assuredly, would not have stayed if the circumstances were less than ideal. Probably the most important issue to address is the quality of the management and maintenance personnel. I have found these people to be courteous, caring, responsive, and always helpful. In all these years, there has never been a maintenance issue that wasn't addressed in a timely fashion. Any questions I had regarding the "business end" of my apartment have always been answered respectfully and informatively. On a more personal note, each and every time I drive past any of them, or if I see them while outside, there is always a wave or kind words. When the employees are good, everything else falls into place. I'm so glad the critics are gone, because I'm staying.

I would like to say that in 2009 our House was foreclosed on and looking for housing a place to stay that Woodlake now called Ocean Park Village was the only place that was willing to help me. I just signed our 4th year lease and have nothing but good things to say unlike a lot of others that I seen posted. I recoomend it to anyone who needs a good place to stay. my apartment is well managed without difficulty getting repairs or maintainance done when needed. they just put in new windows. My highest electric bill has only been 200 in the summer but being on the budget plan is great. I am sorry other people don't like it here but I have to disagree beause this is a great place to live.

Do not let the new website and "new name" fool you about this place. Be informed. This place was also known as "Woodlake Village" if you would like to look up previous reviews. Below you will find a list of our experience living in this complex as well as dealing with their "management." Moldy kitchen - 75% of our kitchen was covered in black mold upon moving in. Took almost a week to repair, maintenance initially ignored the presence of a moldy smell and said it was initially a leak from another apartment. The problem was caused by a hose being put into the wall when a previous refrigerator was replaced, not sure who would have had that access except maintenance, but they blamed the former tenant. Washer/dryer - Took almost a month for them to deliver these units, which should have been here when we moved in. When discussing this on the phone with the office, they said it wasn't a problem since it wasn't factored into our rent yet (having the units would have been nice to clean clothes post-moving, especially since we signed up for them when putting our initial deposit in but maintenance had no clue we needed them even weeks after moving in). Insulation - Poorly insulated sliding glass doors. Plastic needs to be put up in order to maintain heating and cooling costs as well as to keep out insects (such as BEES and wasps) from coming into the home. Bugs come in under the door (due to poor/no insulation), bugs such as earwigs (pincher bugs) and various spiders found daily. The will call their exterminator - who will only come and spray on the inside and outside of the sliding glass doors, front door and in the downstairs bathroom. The exterminator will let you the chemicals he uses are not safe and that you will need to keep pets and children away from the areas until they dry. Window and unit to unit insulation is lacking, as we have had cigarette smoke coming in from outside as well as the unit next door. Leaking bathroom - downstairs bathroom, water coming from ceiling. Still not properly fixed despite us showing them the issue and taking pictures of the issue. Broken doorhandle/lock - Door handle snapped right off sliding glass door. We are still waiting for it to be repaired. Air conditioning - Unit broke in the beginning of summer. Week long process to get it fixed and then another month before they took back their window units. When confronting office for an estimate on when it would be fixed, we were told it wasn't so bad and we should open some windows (80 degrees and NJ humidity). Oven exploding- Electric stove inner coil exploded. Sparks, flames and tons of smoke. No one saw this as an issue, mind you. Not properly working for most of duration of lease, told maintenance about issue, looked at stove. Internal cooking as well as stove-top cooking is still very much an issue. No one has been back to fix these issues despite repetitive phone calls. Cheap dishwasher - Food debris never fully cleaned off of plates. Better off washing dishes by hand to conserve water. Improperly finished shower - Obviously done on a tight budget with cheap materials, "bath fitting" literally pulls off of original wall and is not secured around edges. Kids playing around cars, transformers - Kids play near and in parking lot where their ball will repeatedly bounce off other vehicles. Management will do nothing. Flooding parking lot - You need to be careful where you park to avoid excessive water damage to your vehicle. Dogs - Many people own dogs so you will hear a lot of barking - at ALL hours. You will also need to watch where you walk, as most people do not clean up after their animals either. Screaming dogs in the apartment next door all day long. Loud music, partying - both in this complex (especially toward the back) as well as nearby apartment complexes. People leaving garbage around parking lot. People parking on lawn and curbs - This routinely makes it very hard to navigate parking lot, without causing an accident. Maintenance does not clean up their mess - Each and every time - I needed to clean up dust and debris from what they left behind. I also had to clean hand prints of this stuff off of my brand new couch. This carelessness also resulted in my animals getting sick. Rude, accusatory management - (The property manager, does not provide accurate information. ) - They also fail to respond to emails or return phone calls. You will need to call repeatedly for updates on maintenance issues, as management never calls back when requested. Maintenance often shows up with improper information on the issue or the wrong tools to fix the issue described to management. Water heater/pressure finally fixed when water company replaced meter (no help from maintenance, again - no response from management) Linoleum peeling, seeming problems under linoleum, pointed out to maintenance and they did nothing. Improper care of facility - make sure you walk around the ENTIRE complex. Many units have plant overgrowth growing into the vinyl siding as well as into the roof (even one unit where it is growing into a window, through the screen). Management "maintains" the front area of the complex, but does not take the same care for the units that are farther back. And last but certainly not least, upon informing management (repeatedly) about kids who are playing kickball against cars, vinyl siding, and windows of units, one of our cars was keyed while sitting in the lot. When speaking to management initially because of this problem they were very sympathetic, however when we turned around and listed this as a motivating factor behind leaving (loud music, dogs barking, rude neighbors, and bad management are one thing, but once we no longer feel that us or our personal property are safe we draw the line), they would only respond with what money we would owe them and have not responded since.

My family and I were affected by hurricane Sandy. Needed a place to live and Lakewood Village was the only place we could find not to far from are jobs. But if I was moving an looking for a apartment I would never live there. They never showed us the place till the day we signed the lease. We stayed in the 2 bedroom apartments in the back. The apartment wasn't anything special. It's not worth the $940 we paid. Maybe $450. There's no installation and the vents for the heat are high up. Which is not good cause heat rises. They told us are electric bill wouldn't be high if we kept are heat at 70. But we got a $300 electric bill one mouth. Also the apartment only has 3 big windows that let the cold air in. An not a lot of light gets in the apartment. It was noisy. You could hear the up stair's apartment and hear people in the hallway. The roads there are horrible a lot of potholes. So be ready to have to get a wheel alignment. We stayed there 5 months then we were able to return to are home. But we broke are lease and had to pay $1800 for breaking it. An they sent us a letter threatening us. We payed it and then they called us thanking us. So it was 1400 for deposit 1 month rent free because we chose to pay $940 instead of $840. I will say though are oven wasn't working and they came and fixed it. I would never live there again.

I cannot wait to leave this place. I have so many issues I'm not sure where to start. One thing I couldn't agree with more is the poor insulation. There is almost never a time where you don't use your A/C or heat which makes your electric bill skyrocket. In the bathroom there's no storage. There's a cabinet underneath the sink and behind the mirror, no spot to keep towels, hair brushes, etc. The walk-in closet has space for that but if my fiance and I had a roommate they would have to constantly go into our closet to get a towel. Also, they use something in their water that turns the shower walls an orange color, we have to constantly buy a new shower curtain since it continuously becomes stained. Our deck has warped wood that for the first year we were here was not painted. When they finally painted it we were told to have our deck emptied by the next morning and keep it emptied for the next 3 days. It actually took 2 weeks and they replaced the wood on the outside but what we see doesn't matter. We had our grill, table, chairs and umbrella in our living room that whole time. When they do have some sort of maintenance they give you less than 24 hours notice and threaten that if you don't comply the proper action will be taken. Kids of all ages are constantly in the halls and have tried to open our door. Just the other day around 6am I heard someone running down the hall, then I hear, what sounded like, the hallway door thrown open and slamed against the wall. My fiance was awake and went to look through the eye hole when he heard running and said they were drunk teens laughing and running and literally kicked our door. Yesterday I got home from work at 9pm to find a notice saying that they're having an exterminator coming the next 2 days. I don't mind, they've done it before. But this time we have to empty our kitchen and bathroom cabinets, clear off our counters and pull out our fridge and stove. Hardly any notice for that is unreasonable and having to put our food and dishes on our bed since we can't have it on the counters. I called almost 2 hours ago telling them they will have to come to our unit tomorrow when the exterminator will still be here because I had no time to do everything being that I work full time. The guy in the office said he's only going to be here today even though the notice says otherwise, took down my number and I'm still waiting for a call back which I don't believe I will get being that in the past they never returned my calls.

I live in the townhouses and have for over 3 years. I am very happy here! Before this past winter they changed the electric furnaces to gas and my utility bills dropped dramatically from between $400 - $500 per month to $150 a month or less! Laurie the manager is always happy to help with any problems and Sebastian and his maintenance guys always come right away to fix any problems. I live alone and feel comfortable in my townhouse. I would recommend to anyone.

Tivoli Section of Woodlake Village
The apartments are a nice size for the price. The area is pretty quiet. It's nicely located to lots of stores and major highways. Only issues I would say is that they could use updated appliances in the apartments and the laundry room could surely use some updated washer and dryer that work. The washers, you can't tell how long you have or when to put in the fabric softener. The dryers you just don't know how long they run for. No where in the room tells you. And most importantly, they do not keep the area looking beautiful and clean like they do in the townhouse section. If they did a little renovating around here this place would be a perfect 10, despite some of the people living in here.

Excellent Maintance
My family and I have lived in Woodlake Village for over 2 years now and absolutely love the expert maintance crew. Any time something breaks or just needs an adjustment the Maintance Crew always has the tool or part. I have not been disapointed yet by the quality and care of service from the Staff. The Management Office is of the highest trained and most qualified to accomodate any living needs that maybe required.

The best square footage for the price!!
Positives- I rented the Three bedroom 2 bath townhouse and it was a great size!! I loved the high ceilings in the living room and the windows by the stairs for the dogs to look out. I had enough room for my large front loading washer and dryer, and the Master bedroom was very spacious. The other rooms are quite small. Negatives- I had some type of rodent living in the wall between my place and the townhouse next to me. I called many times to have the rodent removed. It took well over two months to fix the issue. You have to mail your rent check to New York...they will not accept payment to the front desk...that was a pain every month. The electric bill in the large townhouse is insane!! I paid over 600 dollars in Jan and Feb last year! My sliding glass door does not lock, the repair man came and gave me a piece of wood to jam in place to keep the door locked. The neighboorhood is not safe. There have been break ins to homes and cars. The staff is impossible to get a hold of...good luck tracking them down. Bottom line-- There are a lot of issues but for the price of 1400 for almost 1300 square feet, I can deal with it. My place was very cozy and I had plenty of room for all my things without having to put anything away in storage. The living room is a great size as well as the dining room. My formal dining room furniture fits great in that space.

Thirty-one years here should be enough said!
I have lived in Woodlake since 1979 and have seen the good, the bad, and the return to good. The most recent management team is making every effort to keep the complex a pleasant place to reside. Cosmetically, we have returned to regular, and extensive landscaping efforts. Maintenance workers comb the property every morning, assuring it is free of litter. Buildings have been sided, and are power-washed to keep them looking new. Driveways, and parking areas have been resurfaced. As far as maintenance is concerned, preventative work is done regularly on the furnace, air conditioners, fire alarm, and insect control. The cooperation of the office in addressing other services needed is quick, and when there is an emergency, the response is within minutes. All of the employees are delightful. The office staff always greets one with a smile, or a wave if driving by. They are the most pleasant people we've had in years! The maintenace staff is respectful and do their utmost to resolve any problem. If it is necessary to call in additional service people, it is done without hesitation. I could go on and on, but the one place I won't go is away!
