Nice place to live!
I have lived at Woodlake Village for the past year and I have been very pleased. Maintenance does a good job - I have never had to wait more than one day to have something repaired. Also...they do not wait for things to break down - they do preventative maintenance. I just received a notice that they will be checking everyone's air conditioners this week so that when we are ready to use them - they will be ready...and they did the same with the heating system this past winter...I think that is great! The Property Manager Laurie is knowledgeable about the community and the lease and always answers any questions I have with a smile. The parking lots are well lite and I am not concerned about coming home from work late at night. I have recommended Woodlake Village to many of my friends and will continue to do so!

BED BUG INFESTATION
I live in the apt area of this apt complex. I know people in the townhouses andhty also have the bed bug problem. to make matters even worse, the manager forces the person with the bed bug problem to pay the exterminator. They try to blame it on the renter. I wouldn't recommend this place to my worst enemy. I am getting out of here as soon as my lease ends.

I have lived in Woodlake village (now ocean park village) for 5 1/2 years as a single mom with 2 young children. I'm surprised to see some of the complaints on other reviews. Many seem very trivial or self explanatory for example - roaches. I have never even seen one! If you're a dirty person who leaves food and dishes and such laying around then 9 times out of 10 you will eventually attract pests no matter WHERE you live. Another example - bad management. That's easy- pay your rent on time! I have never had a problem with the management here. I can actually say the property manager Lori has gone out of her way to help me through any issues I've had. There are some people that are just miserable and will always find SOMETHING to complain about even if they only have themselves to blame. I have never had a maintainence issue that wasn't addressed. I complained that my water wasn't getting hot enough, by the next day I had a new water heater! Overall I've enjoyed living here. My kids are happy here as well. If you are a responsible renter you will be happy here! People have to be aware also that you get what you pay for. This place extremely reasonably priced compared to other similar complexes. (Main reason I moved here!) what you get for the money is unbeatable. Your not gonna get stainless steel appliances but my apartment was clean spacious freshly painted and very comfortable. If you want filet mignon wih a happy meal budget I don't know what to tell you.

Horrible
I wouldn't recommend this place to anybody. The maintenance is horrible, you have to constantly call them for them to come and fix things. Everything is old and should've been replaced years ago. The maintenance men that come might as well be the three stooges, because they don't ever really know what they're doing. Rent is expensive and the electricity you have to pay ranges between $300-$500 a month. Small petty robbings, have to make sure everything you own is locked up tight.

Friendly staff, prompt maintenance, overall a good place to live. They do a criminal background check on renters so it is relatively safe. The neighbors always keep to themselves. My only complaint is the electricity costs. Don't let the relatively cheap rental price fool you. You will pay on average $300 to $400 a month to cool and heat your townhome. Also, make sure you lock up your car and home regularly as petty thieves roam around the area. Other than that, not a bad experience.

it wasnt too bad
i lived there for 1 year (didnt continue because i moved in w/ my boyfriend)and i didnt have too many problems. it's not the kind of place you want to raise a kid, but it's fine. my place was never broken into nor did i have any problems with rapist and such. pretty much everyone kept to themselves, which is fine with me. maintanance was fine...they came when asked.

I miss it everyday!
First of all,I applied for the apartment, and literally moved in 3 days later. F all you people, because the management was pretty damn good. Even though there were threats of what could happen, they were extremly nice about it. Maintainence was there at least once a month for either exterminating, or changing the air filter. They always told you a couple days in advance they were coming. After a year and a half, I never saw one bug in my apartment. The dumpsters were in a good walking distance for everybody. The common hallways were swept atleast once a week, and they painting the insides of the buildings about 2 or three time in my time living there. The neighborhood really wasn't that bad considering. There was enough lighting and evryone minded their own business. The security guard from the villas would often drive around the whole complex. Rent was very cheap and you really got your moneys worth. I miss it every day. It was a mistake moving out.

DON'T TAKE WOODLAKE!
The management at this place is by far the worst ever. When I moved into this place they didn't even clean the place up; the carpet was dirty,there were dirty dishes in the sink and stove,the tub and toilet was filthy, and there was a huge garden hose in the middle of my kitchen floor in a puddle of water. I drove all the way down from NYC to turn back because they didnt have my apartment prepared, and the management has the nerve to get mad when I come with complaints and work orders. They also lose and misplace apartment keys and my electric meter was broke when I first moved in, so since it wasn't discovered until November I had an electric bill of $747 that covered August-November even though I spend 4 days out the week traveling for my job. The neighborhood isn't bad to me since I was born and raised in one of the worst neighborhoods in the South Bronx, but I thought I was taking a step forward moving here but I was sadly mistaken. Three months after moving in I was counting down the days until my lease ended. Good riddance ----, you are the worst leasing agent/manager I have ever met

Bad Mangement
Me&My Husband applied a few months ago. It took numerious attempt for them to send me the apllication and info on the place. When we did make a visit to the site the Office Manager left us alone in the Townhouse to tour by ourselves. The Townhouses are nice on the inside but the exterior and the landscape needs improvement.

bad management
I was a potential tenant. Management sucks; don't answer questions or return phone calls. I only went to look at the complex and people were bothering me in my car! The inside "look" of the townhouses are pretty; I was almost sucked in. I like that they are flexable about animals and the layout is spacious. But I had such a negative experience just trying to get started I knew it was a bad sign. If it had different management that cared about their customers, that would be step one. Step two is to pick up the townhouses and move them away from the apartments. Step 3 make people take a drug test to live there because holy crap there is a lot of wierdos living around there. I tell you what, I would be afraid to leave my little dogs there home alone, so the pet policy is useless anyway! People steal your cars then bring them back? What? If that is true forget it! Oh yeah, and they will never tell you the truth about the electric bill. Based on that alone I wasn't going to take my chances. Apparently, the owners only want trash living there anyway. Thats how I feel because I have good credit, exceed the salary requirement and had money saved and they apparently didn't want to do business with me. Everytime I would call the owner would play dumb like he didn't remember talking to me before and then leave my number for his assistant that never called me back. Very bad business!

Selling points of a Woodlake Village 2 bdrm Townhouse:<br><br>1.Rent is cheap for a spacious layout of 1057 sq ft. <br>2.Two floors w/ the bdrms & full bath upstairs & a 1/2 bath downstairs. <br>3.Plenty of closet space & master bdrm walk-in closet w/ one 9-ft bar & one 6ft-bar. <br>4.Washer & Dryer hook-ups and Dishwasher in the kitchen.<br>5.Water included in rent<br>6.Large Patio w/ outdoor electrical sockets.<br>7.A great pet policy w/ only a pet fee upfront. No monthly rental fee for each pet.<br>8.About 5 min. to the parkway(N&S), route 70 & Route 9<br>9.Community looks nice with white siding. <br><br>Not advertised:<br><br>1.Electric bill is expensive. Extremely poorly insulated and everything is electric; i.e. stove, heater, central A/C, hot water heater. Your bill ranges from $300-350 for 68 in the winter and $180-240 for 70 in the summer. (that's with a brand new heater installed last year)<br>2.The only windows that open are the 2 in the upstairs bdrms. NO OTHER WINDOWS OPEN! The rental office misleads new tenants because the office windows open.<br>3.Windows and front door (w/ mail slot) leaks ALOT of air. Storm doors are NOT installed by complex. You must pay for the storm door and pay to fix the rotting door frame.<br>4.Parking lots are not safe. Plenty of cars have been broken into, one car was stolen, and a quad was stolen. I've yet to see any "security" vehicle patrolling the parking lots.<br>5.Owner has no problem with residents driving their cars on the lawn and sidewalks in the back of the community.<br>6.Washer and dryer hook ups are in the kitchen of the 2 bdrm townhouse. If used, you have barely any room to use your oven. The 3 bdrm townhouse has a seperate closet for the hookups. Truley, a better design.<br>7.Inside doors are warped and barely close. Some phone jacks and light switches do not work.<br>8.Light fixtures are outdated and if you try to install a new fixture you notice that the old fixture was rigged. There is no way a reputable electrician did this kind of work.<br>9.Floorboards upstairs make ALOT of noise. Thank god it's your own footsteps causing the noise and not an upstairs neighbor. It would not surprise me if the same noise can be found in Tivoli (a.k.a. the apartments of Woodlake Village)<br>10.The back parking lots can fill up quickly. Some tenants have 3 or more cars. Woodlake doesn't assign parking spots so you can own & park an unlimited quantity of cars or trucks.<br>11.The workmanship of the pre-move-in painters is horrible. They paint over everything including wall sockets, light switches, and phone jacks.<br>12.Luckily, I live near great neighbors but some of the apartments in the back of the community are occupied by thugs & trash who have no problem littering, blasting loud music, and milling around in large groups causing trouble. <br><br>In the community's current condition, I would NOT recommend this place to anyone. However, in the past 6 months I've noticed the owners "trying" to improve the place. If they really wanted to improve Woodlake Village and it's reputation, I suggest they renovate the apartments & townhouses to fix all of the issues above and those listed in other reviews. Honestly, nobody cares about sprinklers when their car is being vandalized and their electric bill is $400 due to the doors & windows leaking air.

FILING POLICE REPORT
My wife was about to sign the lease for a 2 bedroom Townhouse. Before she signed it she noticed the price was higher then quoted and the lease term was not what was agreed upon. Instead of discussing it the management became hostile at my wife's reservations. When she took back her copies of our Licenses and Social Security cards they tried grabbing them out of her hands yelling at her. They then grabbed her arms as she tried to leave the office. As she ran to the car crying, the whole time with me on the phone stationed in South Korea in the military, they yelled at her that they would put bad marks on her credit. I am so appalled by their actions that I am seeking legal action. Rent at your own risk.

I agree with everyone else who has given this place a bad review. I am a 2 yr. tenant at woodlake, soon to be moving out. the major problems with this place are:<br>1- trashy neighbors. the biggest problem in this complex. mostly low-class minorities. loud and obnoxious. they live like slobs. punk kids who wander around the complex in groups, who will stare you down and make comments to you if you drive or walk past them. <br>2- horrible insulation of the units. you will freeze in the winter<br>3- dilapidated condition of the units. they are old and very little has been done to upgrade them over time. the units were built in the 70s and little has been done to them. it is obvious.<br>yes, the units are larger than normal for the area, and the rent is on the lower end of average for the area. but don't fall for it. they use those factors as selling points to suck you in and once you're there, you're stuck. I realize you're not going to get the taj mahal in this area or for that price, but you can do better elsewhere.

Got crackheads?
If you like living next to drug dealers, delinquent thugs, having your house robbed and your life threatened, then this place is for you!!!! <br>1. Security sucks. Every time they fixed the lock on the main door of the building, it was broken by the end of the day.<br>2. Unsafe. Every few months, some punks would waste the fire extinguishers and spray them all over the hallway floors.<br>3. Skanky. People would urinate under the stairwells, which smelled for months, especially in the summer or when it rained. Occasionally had to step over vomit in the hallway or path leading up to the door.<br>4. Loud. ALWAYS thumping music playing. If it wasn't the gangsta kids down below me it was their gangsta drug-dealing, boom-box- blasting buddies that came to visit (score) at all hours of the day and night. In the summer they would all hang out on the patio. They were so loud and the language was so foul that I couldn't even open my patio doors. <br>5. Intimidating. One time one of these thug kids was sitting on my car, and when I asked him to get off, I was barraged with a string of foul language and threatened with a knife.<br>6. Annoying. Ding dong ditch playing. Kids would knock on doors and run.<br>7. Drugs. Profound drug use and dealing every night. Pot smoking in the hallways and breaking into empty apartments to deal drugs. <br>8. Disgusting. Laundry room was so dirty that I went to a public laundromat to wash clothes. Machines were constantly being vandalized. <br>9. Attempted arsen. Kids setting fire to phone books/paper in hallways.<br>10. Managementindifferent. They NEVER did anything about any wrongdoings reported. Only seemed to care about getting their rent money.<br>11. Disturbances. Occasional public show of domestic violence outside the building.<br>12. Graffiti, food and other unknown "substances" on the walls.<br>The final straw that made me leave was when I and 2 other tenants were robbed in February by one of the thug kids that I had been complaining to the management about. He entered the apartment with a master key that I strongly suspect was provided to him by the maintenance manager. Although the management never would admit to this, the maintenance manager was "coincidentally" fired shortly after the robbery.<br>The apartment itself wasn't that bad. I guess I was lucky because they weren't all as in good shape as mine was. In fact, the complex itself, although not the best place I've ever seen, was quite liveable until the last two years. I had a few neighbors who were decent people - quiet, hardworking, and took pride in their homes, but we just couldn't compete with the trash that was obviously taking over. <br>The rent is quite a lot cheaper than other complexes in the area and the size of the apartments makes it look like a good deal, but if you are tempted, just remember, you get what you pay for and you can't say you haven't been warned.

steer clear of woodlake village
I recently moved out of a one-bedroom "loft" style townhouse in Woodlake Village. Living room and kitchen and dining area on the first floor, and the bedroom and bathroom upstairs, in the loft. After having lived there for over 3 years, I feel qualified to write a review. First, the units are old (I was told by management that the units were built "sometime in the 70s) and poorly maintained. The unit was VERY poorly insulated. Very hot in the summer, in the loft, which is the bedroom. So much so, that I could not sleep upstairs in the summer, even with a fan. There are very high ceilings in the unit, which is really nothing more than a lot of wasted space. The high ceilings, combined with the poor insulation, make it very difficult to keep a comfortable temperature inside. It is nearly impossible to keep the upstairs cool in the summer, as there are only 2 vents for the a/c 2 small vents for an upstairs area with very high ceilings are totally inadequate. Likewise, that works against you in the winter as well. Not enough warm air for the upstairs, so consequently, it was always ice cold upstairs in the winter. I had to use a space heater to keep the loft warm enough. Given the poor design and poor insulation of the unit, you can only really be comfortable hanging out downstairs, except for maybe April-early June when the weather is not too extreme in either direction. And, your electric bills will be sky-high, as you pay it all. The only thing Woodlake pays for is cold water. Yup, not even hot water (hot water heater is electric so you pay for that too!) Also, speaking of the upstairs, the way up/down is via a spiral staircase. The thing seemed very rickety to me and always on the verge of collapsing (it never did, but I always expected it to). Ok, next are the windows. The windows have obviously never been replaced as they are all rotting out. They caused terrible drafts in the winter. The one window in the loft could not be opened as it was so rotted I was afraid it would fall right out of the wall if I even touched it (thus adding to the heat problem in the summer). They put new carpeting in the unit before I moved it, but it was extremely cheap, apartment-grade carpeting, which got dirty very easily, despite my constant cleaning. Expect it to stain easily. The appliances were just typical cheap apartment appliances. I had a problem with the dishwasher where it broke repeatedly (4 times the last year I was there). Each time, they came and fixed it, it broke again about 2 weeks later. Eventually they yanked out the dishwasher and replaced it with another one (used, from another apartment). Management was inconsistent with their responsiveness to my repair requests. Sometimes, they came the day I reported a problem. Other times, I waited a week, other times, nobody came at all, in which case, I had to make a new request for repairs. I had several problems over the years-leak in the air conditioner condensation line which soaked the carpet, a "short" in the heater which happened in the middle of the winter, ill-fitting screen door for the sliding glass door on the ground floor, etc. The maintenance guys I dealt with over the years seemed to be trying their best, but they were simply overwhelmed. They didn't have enough maintenance guys. The last maintenance manager they had was an alcoholic whom they fired for stealing. Apparently he was using his access keys to enter the apartments when nobody was home and stealing stuff which he would then sell at pawnshops. The place was just too big and they needed to hire more help. Exterior-wise, the unit was dilapidated-looking. Faded old brown wood paneling. As far as the residents it was a low-class bunch. White trash and low-class minorities. Hate to sound racist but it's the truth. Lots of loud, obnoxious kids ("thug" and eminem-wannabe types) out in force during the summer, loitering around, being boisterous(lots of cursing and foul language), and playing loud rap music on car stereos and boom boxes, etc, all day and into the night. Don't any of those kids have jobs? Noisy and undisciplined small children running around unsupervised (where are the parents?) Lots of littering (I was constantly picking up garbage and beer cans that were tossed around outside, and also dog poop that people obviously could not be bothered with cleaning up). This type of place is not going to attract the cream of the crop. Rumor has it that the complex has a lot of Section 8 people and I wouldn't doubt it. Definitely not a place to raise a family or have children. Also not recommended for a single woman as I don't think it's the safest neighborhood, either. The main problem with Woodlake is that they have very old units that they do not maintain at all. They do nothing to keep the units nice or beautify the property. If they renovated everything (and I mean completely gutted the interiors and replaced everything and properly insulated the units), gave the exteriors a face-lift, and raised the rent (which would force the riff-raff to move out), it might have potential. My advice is to look elsewhere. For $845 a month, you are not going to get 5-star accomodations, but you can do better. Of note is the fact that the complex is owned by a bunch of Orthodox Jews from Long Island. They built a yeshiva (rabbi school) in what used to be the management office. Lots of rabbinical students live in the complex. I wonder if the students get a discount on their rent or faster responses to their repair requests? And a final note- when you move out, management will go over the unit with a microscope and try to deduct any little thing they can from your security deposit. They will try to nail you for things that are normal wear and tear. They did it to me, and after they nitpicked their way through the apartment, they ended up keeping half of my security deposit to cover the "damages" they claimed I was responsible for. I don't have the time to dispute it or else I would. I'm just happy to be out of there. The unfortunate thing is that some sucker will move into the unit I left and not know what he's getting himself into. Take the advice of someone who has lived in this dive complex for 3 years and steer clear of it, unless you don't mind living in a hot in the summer, cold in the winter apartment, with the scum of the earth as neighbors. You have been warned.

The Good The Bad and The Ugly...
Now, after living here for a while I decided to rewrite my review. First off, I live in a 2 bed room townhouse which I pay $1,015/month for. Secondly, to avoid writing a biased review I am just going to list the good and the bad. Based on that you can make what you want out of it. :)<br><br><br>~The Good~<br><br>- Spacious rooms! Especially for the price!<br>- 2nd floor allowes for more room and privacy.<br>- 2 bathrooms.<br>- Dishwasher.<br>- Washer & Dryer hookups!<br>- Very Pet friendly policy.<br>- Central air.<br>- Huge Patios with privacy dividers.<br>- Walk in closet in master bed room.<br>- Quiet nights.<br>- Plenty of parking.<br>- Near convenience stores.<br>- Maintenance on-site and veyr helpfull.<br>- Rental agent very polite and helpfull (Judy).<br>- Grounds are mantained regularly.<br>- Plows running through out the night if it snows.<br>- Most residents mind to their own business and are very nice people. With the exception to some (see below).<br><br><br>~The Bad~<br><br>- Very poor insulation.<br>- Electric Heat. (Our bill in the summer/fall ranged from $100-$200 then $300-$450 in the winter. Febuary we were in the $300's and we only ran 67 degrees.)<br>- Loud upstairs flooring. Every step you take can be heard in the living room.<br>- The paint job is VERY sloppy. They painted over our phone jacks.<br>- The outter sidding is splintering wood. The townhouses along the road are nice with vinyl (well on THAT side). The sides you don't see are splintering wood. hmmm...<br>- Pipes can freaze.<br>- Construction is poor and 40 years old.<br>- They have a public pool that hasn't been openned in years. Tennis courts and Basketball courts with no nets.<br>- Some residents are complete trash. I was cursed at by some little "thug" and oh yea, some crackhead stole our car and took it for a joy ride (More Below).<br><br><br>~My Experiences~<br><br>We've had only ONE major problem here. And it was with some punk who stole our car for a joy ride (if you read this, and I doubt you have a computer, I REALLY want to break your nose). Woodlake Village were VERY coopertive and caring. Other than that, we've had no problems. We are also lucky to have very quiet neighbors.<br><br>We've read reviews on how maintenance isn't helpful. From first hand experience they have been VERY helpfull and polite. ALL problems we have EVER had were fixed promptly.<br><br><br>~Suggestions~<br><br>- To avoid pipes from freazing in very cold weather purchase a cheap heater with a thermostat and set it near the pipes.<br>- To help keep warmth in and cold out. Purchase insullated curtains to go on your patio door and windows. Install a storm door. Cover the mail slot with a towl with newspaper (it makes a difference).<br>- To reduct electric bill. Keep your heater on 65-67 degrees. (If you have the newer Energy Effecient heaters this is fine. Trust me it blows hot). In the summer use the air condition around 72-74.<br>- Don't allow any punks to mill around. Report them.<br><br><br>~Opinion~<br><br>To be honest. I DO recommend Woodlake Village. It has a LOT of great features. My experience here except for a couple occasions has been nice. I will renew my list if I can't find better. So far, it is very tough to beat the space and features with out buying a house.

Bait and switch...DONT DO IT!!!!
THE BAD: <br>I lived here for almost a year now and I cant wait to leave. First off, they show you a nice model and then when you move in it is different. I had old cabinets that had grease spots and mildew. It took them 3 months to finally getting around to replacing it. That was after 2 phone calls, 2 visits and 3 letters!!! I had my dishes in a box for 3 months. So check your apartment from head to toe before signing. Management is not helpful. One of the maintenance guys that work here told me that they hardly fix anything and that most people fix it themselves because they are tired of waiting. And when they do come to fix something, they dont fix it and if you have several requests they will always forget at least one. They do just enough to look good but other than that you are on your own. <br> <br>THE UGLY: <br>What they dont tell you is that the buildings are 39 years old. Your electric bill for the summer is about $170/mnth and the winter will run about $350/mnth. Mines was $370/mnth and it is just me- which I am gone 10 hours a day-and my dog!!! My neighbors moved out because of that and they were there only 2 months!! The walls are just sheet rock and wood. I walked around my house with a sweatshirt and heat on 80 degress!! There solution is for YOU to cover your patio doors with tape and plastic. WHAT?? The paneling outside in front, is there as bait. First off they have only done one other building since I been there. And it is a cheap job with no insulation. If you are young and single, believe me during the winter you will not have a social life because there is nothing to do. The drive to the city is an hour and a half. <br> <br>THE GOOD: <br>Big apartments with patio space and they except all kinds of pets. Close to beach. <br>I recommend paying extra and living somewhere else. Just to have peice of mind. <br>

Needs a lot of improvement...
The apartments themselves are spacious & nicer than many I´ve seen...But there are serious problems here, too. <br><br>People throw food around the lobby downstairs;the fire extinguishers are constantly being vandalized;kids constantly run in & out of the building, screaming & slamming doors; we´ve just recently come home to find someone had been smoking pot in the hallway outside our apartment - not to mention the "young adults" that verbally abused us once when my husband asked them nicely to move so we could get up the stairs to our apartment. <br><br>Our central air has quit working twice since June:My significant other does heating & air for 17 years now, so he told them what the problem is(coil in the untit leaks & shorts out the transformer)but as of now, all they have done is put in a new transformer. Yes, it works, but it´s only a matter of time until it blows out again.Each time they are told this, they say that no one told them this.When our air was out last week, we had to live in an 88 degree apartment for a week and make numerous phone calls before they sent anyone out to look at it!!!!! <br><br>The rental consultant, Judy, is very nice...but the complex manager is, as another reviewer stated, "an absolute waste of space"! They tell you they´re trying to lose the bad reputation this place has & make you jump through all kinds of hoops to get in here (credit rating over 600 a must; police checks; employment checks, etc...)but once you´re here, management seems to think you´ll be willing to put up with noise,trashy neighbors, unsafe conditions(like security doors with no bar on them to keep them closed)and utter disregard from them when you have a problem.Unless major changes are made here, we WILL NOT be renewing our lease in May! In fairness, there seem to be some good people who live here, but unfortunately there is still a LOT of trash here, too. And it´s true that all the money was spent on the buildings & roads up front(including renovating the office) but back here in Tivoli, they´ve done absolutely nothing while I´ve been here for the past 4 months.All in all, this place is not what it was represented to be, and we are extremely upset and disappointed by that. <br>1/6/2004 After 6 months without a locking bar on the security door, they finally installed one this past November. However, it doesn´t work properly. So, when someone calls you on the intercom, you have to go and let them in instead of buzzing them in - which is how it´s SUPPOSED to work. Also,management is allowing the clubhouse to be used for a religious study group by people who are not residents of the complex...Yet the people who live here are not given access to the building unless they pay $50 per hour to rent the large Hall, or they are in the offices to speak to management.

Wonderful place to live
Apartments facing the golf course are beautiful. The decks are huge, the living area is huge. Management is very attentive to complaints. All apartments are clean. Some tenants are not so great though. You´ll have that anywhere. Wall to Wall carpeting. Very clean if taken care of. Parking is problem. Spaces are numbered but you have alot of inconsiderate visitors and maybe tenants parking in your spot.
