Ups and downs
[Incentivized Review] Neighbors are great. Like the gate. Like the Amazon lockers. Common areas (carpeted stairs, laundry room floors, railings, etc) get cleaned maybe once a month if youre lucky; us tenants are not that messy but it needs cleaned more often than that rent is high enough that I dont think its unreasonable to ask. Cobwebs everywhere its honestly embarrassing. Also, you will smell *everything* that the people in your building cook or smoke because of the weird ventilation. Rent keeps getting higher and all weve gotten in return is the Amazon lockers, and the property no longer being smoke free. Quiet place though; neighbors are pretty considerate, but I suppose that depends on the building you live in. Pretty nice for more modern construction.

They are so rude they take forever to fix anything took them 2 years to fix one small thing and the manicamce man is so rude. I wanted to go off at him but I couldn't because i was living there. They give me dirty looks like I shouldn't belong there and he yells at kids and adults for no reason. He's a rude guy. He drives a black truck. I hated living there

quick and easy
I can't remember their names, but two people from maintenance came to fix the shower curtain rod and was quick with it and didn't mess around and was friendly as well, they weren't all about the job and that's it. Thanks again guys.

Amazing place to live. Staff is always friendly and very welcoming. Apartments are very nice and everything seems to be kept up. Nice gym and very nice pool. I love that this apartment offers a large amount of parking spots as this has been an issue at other apartments I've rented from.

Greatest team
I have lived here our some time now after Monarch took over the property. I was worried that thongs might go south but it's been a great experience with the new company and the maintenance team is better than I expected.Just wanted to say keep up all of the good work. Signed: Greatful to live here

Great Maintenance Crew
This maintenance crew is the BEST!! Kelly, Randy and the guys are top notch!!! They take care of any problems that arise almost immediately or in a timely manner and respect my decision to be there when things are taken care of!! They are always friendly when I'm out walking my dog and 99%, of the time always take the time to stop and pet my dog Penny and greet me These guys are great at their job, very productive, efficient and clean up when they are done!! We do miss Mark being on the property daily, but appreciate when his rover duties send him to EA!!! All in all, this maintenance team is top notch and in my opinion the best around!!! Thanks guys!!!!

Great job flooring

Office staff
The office personnel are rude, act as if you are beneath you. Never responds to voicemails. I have asked about smoking weed in our buildings to which it was told I could be let out of my lease if it bothered me. I’m a single adult senior citizen and to me that is profiling. I rarely go to the office because of management. If I need to I dread meeting up with Arora!!Very bad management. If I had a choice I wouldn’t give them even 1 star

Quiet place to live
Office staff are excellent and exceptionally kind. Maintenance staff do all requests quickly and efficiently. They will all bend over backwards to help you in any way. I can even enjoy gardening around my building in spring and summer. Thank you all for being kind and generous with you time

I lived here from September through May 2014-2015 for a job rotation. I had shopped around the area for a few different apartments to live in for my temporary assignment and was very pleased with my choice living in Eastwood Arms. The development company who now owns Eastwood Arms, Universal Development, also owns other properties around the area and have done a great job in improving the quality of living and the quality of the apartments themselves even in the short time I was there. Changes I saw while living in Eastwood Arms were an implementation of a no-smoking policy, new carpeting and appliances for multiple apartments in my building, and improvements to the grounds. The management team was very courteous and friendly each time I visited them to pay rent or ask questions as to the changes being implemented. The maintenance crew was helpful, fast, and effective when I had an issue with my bathroom ceiling leaking due to the installation of new appliances in the apartment upstairs. They stopped the leak immediately and then provided me with a de-humidifier to ensure I had no further issues with my apartment. Neighborhood is quiet, but if you have noisy neighbors, they can be heard fairly clearly. Tenants in my building were respectful, however, so I had no problems. The rate of changeover in apartments seemed to be due to some college students (at YSU) living there, people like myself on temporary assignment, or families just moving to the area who need somewhere to stay until their housing situations were settled.

Eastwood arms are full of scum bags n money hungry pieces of ---- they don't fix things in a timely manner and they are very unprofessional the only regret I have is ever renting from these scum bags

Eastwood Arms may at one time have been a struggling cesspool as so many reviews have talked about, but I can tell you that we moved in to our apartment in 2014 and have always been treated with respect. The Maintenance guys have always been nice, Holly in the office is very sweet and Dan the Manager was always kind, though he can seem to be a little unapproachable at times. My guess is that is because of some of the people he must deal with everyday. While we were there they installed a fence so that the tenants dogs would have an area to run around and exercise. I will say this though management, the trash and waste bags need to be checked a little more often in the dog area and the back steps of many buildings are a hazard waiting to happen. Overall the rent is a little steep but it is a nice place to live.

I am a current tenant only because I am saving to purchase a home and this is the lowest rent I can currently find in a decent area. These apartments do not have a lot to offer. The building I live in has very poor outdoor lighting. The steps leading out to the back is missing a bottom step, which makes them a hazard to use. In the summer the grass is left to grow very long before the first mowing of the season. The noise level of the other tenants is not an issue but you can smell everything and my apartment has smelled strongly of whatever the other tenants was cooking or of cigarette smoke. The cigarette smoke was a daily occurance, I am not a smoker and do not like breathing in someone else's cigarette smoke. There is something with the water, it smells, tastes funny and has left the toilet stained, rough and disgusting. There is constant lime or some kind of build up inside the tank. It is really gross. My bathroom faucet is old and disgusting. I was told it would be replaced before I moved in but it never was. I have lived here almost two years and since I've been here one of the two washers in the shared laundry room does not work properly, the dryers do not work, you have to pay double to dry your clothes. The parking lot is a danger zone in the winter as it is always icy unless it gets warm enough to melt. The office staff is extremely friendly but that is not enough to make up for the poor living conditions. The bathroom door does not stay open, I have to use a stopper to keep it open. The front door is not hung properly, there are huge gaps which are noticeable when I go to bed at night and you can see the light shining through from the hall. The appliances are old and worn. The bathroom floor is the stick on, lenoleum tiles. Granted the rent is low so the finishes are going to be as well, but this is just ridiculous. Since I have lived there I have seen 4 different tenants move out of my building. That to me is a pretty high number and says a lot about their feelings of the place.

Honestly this has been the worst place I've lived. Moved in June of 2013 and have have problems continulasy here.When we firstnmoved it it seemed nice then things started to get out of hand.I was pregnant when I moved in and had my baby in January when broughtbher home the heat wasn't working and they took forever to fix keep in mind I had a few day old baby. Not only then I had problem with my heat but had it happen continually all through winter.Then next problem I have faced since I've moved here is the urnine smell in the hallways when you walk in my appartmnet building from a elderly women.Next you smell swegage smell from a cubby hole they won't fix.I have called management and they don't care at all. they also don't care because they don't have to smell it or live in it. Now I'm having issues with no hot water and have had to call numerous times and hasn't fixed issue.Now they have been tires of me complaining now they turned up the hot water tank to compensate and now you burn your self when trying to get some hot water . Personal issues I have had it FYI when your 13 month lease is up you get charged $50 more a month on top of original rent . Its like a slap in your face for the good tenets. Another issue I have came across is that now that I'm a stay at home mother since I was 4 months pregnant due to severe complications and not being able to work my fiance has been paying the rent due to me unable to work.Now that we have grown our family and need a 2 bedroom we applied for the apartment and got denied because of my fiance's backgorund crazy now that they have seen his background I feel discrimated against and now I'm being treated like crap from the apartment's manager Dan. By far worst place I've lived !!!!!!!!!!!!!

We rented a 2 BR apartment and chose this facility because it was one of the few who offer short term leases in the area. We went to look at the apartment and was told it was recently remodeled, new carpet, painting, etc. It was adequate for our short stay, so we decided to lease it. We needed a 3 month lease, and knew we wouldn't need it that long, but it was our only option. Because of the partial month being pro rated, we actually were locked into our lease for 4 months. Please be aware of that.When we complained about that, we were told it was policy, so we felt stuck and signed the lease. we only stayed in the apartment 2 1/2 months and truly left the apartment in better condition and cleaner than we found it even though it was "remodeled" Remodeled meant that they painted with flat paint, new carpet, and appliances, Apparently the tub had been sealed or coated with something that flaked off during every bath so we resorted to showers. The maintenance people seemed very nice and helpful, the staff seems nice, but my complaint lies in the fact that when we moved out expecting to receive our full deposit for the near perfect condition in which we left the apartment, we were surprised to find out that we were charged $129.00 for cleaning and Carpet shampooing fee. I called the manager who explained to me this was standard. In all of our years renting short and long term leases, I've never been charged for such a thing. I took pictures of how I left the apartment which the manager had no interest in seeing and I felt disrespected when I asked for an explanation for the charges. All things considered, we left this apartment in just as good if not better shape than we found it. So, if you choose to rent in this facility, ask about hidden fees as the costs are not fully explained in the rental agreement and accept that no matter how you leave the apartment when your lease is over, you will be charged a cleaning fee. We lived in Eastwood for 2 years in a 3 bedroom with 4 children and we never lived in apartments so we had no clue what to think! When we first moved in they were in the process of changing managers.Dan became the new manager, He was always very nice and asking if everything was ok whenever we would pass him outside walking around, and well he was always walking around the apartments! Allie in the office,well i honestly do not have enough room to say how great she was not only to us but our children!! Love love love love her!!!!! I mean from the office to the maitnanace was just always so kind and always fixed whatever problems big or small in a timely manor meaning always the same day. my kids loved the pool and the new playground they had, my older son loved the parks was so close to go and play baseball with his friends. It was just a a overall friendly and very quiet and nice place to live.

Needs to be shut down, health hazard. Worst place to live ever.
We lived at Eastwood arms for two years, only because they make you re-sign your lease yearly and we had not found a new place to live by the time our lease was up. I am still having nightmares from my time there, the most major issue is we lived in one of the basement apartments, there is a strong smell of mold when you walk toward the back of the apartment you can actually visibly see the black mold on the windows but i suspect there is also black mold in the walls and under the carper. It was so strong our family developed various health issues such as sleeping problems, breathing difficulty, bloody noses, allergy like symptoms, chronic headaches, and fatigue. I went through various tests with several doctors and they could not find and physical causes. we finally discovered it was the mold, We moved a year and a half ago and no longer have any of these symptoms, i wish i had taken pictures. The management was unwilling to do anything about the issue and said they didnt find any mold, however they never had a professional check anything just the high school drop out maintenace men. we had to throw ome of our clothing out because the smell will just not got away, to this day we can still smell the mold on the clothing we had in that apartment. Aside from the mold the rent is outrageous, it increases yearly no matter how long you have lived there the gate has never worked and when it does they never reset the code, my code from 2 years ago still works, so basically anyone can get in or out. The "cleaning staff" consists of the managers teenage daughter and her friend they peer into your windows from outside, and snoop around constantly, one time i heard the vacuum cleaner stop after running for several seconds i looked out the peephole and saw the girls ear pressed to my door trying to listen to what was going on. we also heard noises coming from a vacant apartment and went to see if someone had broken in but it was the cleaning staff/teenage daughter throwing a party drinking with her underage friends using her management keys in the vacant apartment. I can only hope she never entered our apartment when we were not home. Beware if you ever need maintenance for any reason they are rude, untrained, and unprofessional. we had a pipe leak in the kitchen and they came to fix it and made it worse flodding our living room and did not offer to clean it up. when the carpet got wet a horrible urine smell arose from the carpet I called management and told them what had happened and they said they would send someone out. i waited a week and could not stand the nauseating smell i rented my own dry/wet shop vac and cleaning products. two weeks later they called to see if i ever got my issue resolved and i said yes i fixed it myself no one ever showed up. Oh also the heat never works in the winter, and the little wall a/c unit barly cools the living room let alone the apartment in the summer. We also had a rented garage on the property that costs an extra $100 a month, i used this rather than self storage because it was so close and convenient, however i should have anticipated that the garages are as junky as the apartments not only did it flood but we had raccoons living in there and the remote they gave us never worked properly, if someone else opened their garage ours would open too leaving our things in the open the be stolen. The raccoons chewed open all of the cardboard boxes, plastic bags, and furniture we walked into the garage to find it a trashed mess, and all of our posessions destroyed. once again management had nothing to say, and no offer to help. There were so many bad experiences at eastwood arms i could write a book, i just wanted to highlight a few of the major issues, also if you have children please note the buildings are supposed to be non-smoking but everyone smokes in the hallways/ laundry rooms and throughout the building and management turns their head, they cant afford to lose any tenants. The manager also is cold, gossipy, and uncaring. The manager may be trying to come on this site and write false reviews, which is another example of the the "management" is so wisely spending their time being useful. And if you dont believe all the negative things on this site just check the police reports for this apartment complex, it is basically the next step up from project housing only priced much much higher, and if you think you can try it for a few months and change your mind be prepared to pay thousands to get out of your lease, or just not pay it and destroy your credit. leaving eastwood arms is the best thing we have ever done, please do not stay there!!!!!

don't move here!
I lived t Eastwood Arms for 4 long miserable years. I never understood why the management would place an older couple in a unit below a family with 3 small children. Gated community? What a joke. They should be fined for false advertising. The gate worked about 2 weeks out of the 4 years we lived there. When they did replace it they used farm gates. The ones used to pen in farm animals.So trashy. Ten units in 1 building and one working washer. I called several times with no response other than "they" were working on it.The lease says all utilities included but after 2 years decided to add a "utility assessment" onto the rent with no notice. After 3 months, management called me to let me know I owed 75.00.Would have been nice to be notified of this. The pool is a joke as well.The property is also over run with raccoons from the over flowing dumpsters. In my opinion there are much nicer apartments out there for the price.

Now if they could get rid of the GREEDY owners and the useless scouts they send out to check these places out. Universal development DOES NOT CARE ABOUT THE TENANTS. They only want the money their tenants work so hard for. GREEDY, GREEDY COMPANY! VERY, VERY UNPROFESSIONAL!

THEY LIE TO YOUR FACE, NEVER FIX ANYTHING! WE HAVE ONLY ONE WASHER WORKING FOR THE LAST TWO MONTHS IN A BUILDING WITH 12 APARTMENT UNITS IN IT! RENT GOES UP, SERVICE GOES DOWN. THE MANAGER INSPECTS THE PROPERTY FROM HER CAR. ALWAYS COMES IN LATE & LEAVES EARLY. SHE'S NOTHING MORE THAN A SOCIAL DIRECTOR AND WORRIES MORE ABOUT PLANNING CASINO BUS TRIPS, AND ONLY HER ASSISTANT ANSWERS PHONE CALLS. TRASH IS ALWAYS ON GROUND AROUND DUMPSTERS, AND AT THE EDGE OF PROPERTY. ITS BECOME A ------, STAY AWAY!!!!

Had Bad Experience with Manager -- Kim Lee
Hi, I had really bad experience with the manager Kim Lee at Eastwood Arms, Niles, OH. Whenever she gave me promise or we discussed something verbally regarding the apartment matter but at the end of my lease and when I request the deposit she changed her words. Actually I live only 4 months from my 1 year lease and she did NOT help me for the sublease also. First of all the apartment was not clean properly but because of my urgency to move I decide to clean myself. I found some bed bugs after 3 weeks and I contact leasing office and they blame on me and forced me for the cleaning the apartment on my expense. Leasing Manager, Kim Lee, was agree to pay 50% amount at that time. When my lease ended on 31st August, 2011, I request for my deposit and they send me the bill of $600 that I have to pay them. She changed her words and NOT answered my phone. I strongly NOT recommend this property.

Never Go to this Hell (Totally Zero Points)!!!
I signed lease for 1 year and my lease start from August 2010 to August 2011. I have to move to different location for my job. I was requesting management if they sub lease the apartment but nobody helped me so I pay from December 2010 to August 2011 without living into the apartment. The Manager (KIM) is really bad. Because of I am Non Immigrant, I can't go for the community legal aid. I paid for 1 year. Now I suppose to receive my deposit of $300 but management charge $552 on me. They are saying that for the apartment cleaning and treatment charges and some other charges....... total around $880 and if you subtract $300 of my deposit so now they are saying I have to pay $552 otherwise they will send to the collection agency. Now I am gonna ask the people who don't afraid from GOD that why you doing this type of cheat to the customer...? I NEVER NEVER NEVER NEVER NEVER NEVER NEVER RECOMMEND ANYBODY TO THE EASTWOOD ARMS (BIG HELL) IN NILES, OH. From my side I have to give a BIG 0 out of 5 so 0.0000/5

You will be sorry you moved here. After you find out how this management treats people, you will want to get out fast. Poor maintenance because manager does not care. POOR CLEANLINESS, BECAUSE MANAGER DOES NOT CARE. Her family works here, so they do not do a good job. THEY DON'T HAVE TO! They say they have security. What security? Stop advertising something you DO NOT have. People do not believe the bull anymore!
