I enjoy living here a lot. It has been my favorite out of the 4 buildings I've lived in, in Philadelphia so far. I just renewed my lease and looking forward to another year here. The building events are also the best I've experienced anywhere.

The front desk and maintenance teams are friendly and helpful. However, the leasing policies are quite strict and didn’t provide much flexibility when I decided to upgrade to a larger unit. I was required to give a 60-day notice, which I understood and was prepared to do, but I wasn’t allowed to secure or sign a lease for the new unit until those 60 days had passed. This meant the apartment I wanted currently might no longer be available by then, leaving me with no real option to plan ahead. Unfortunately, after more than five years as a loyal resident, I wasn’t offered any workable solution. As a result, I’ve decided to move elsewhere

Very Positive. Great community. Very professional and responsive. Apartment complexes are beautiful, with high ceilings, large windows, lots of natural sunlight, and beautiful bathroom details. Appliances are excellent. Resident community is very pleasant, all respectful and cause little to no extraneous noise. Management are phenomenal. Glad to be living at the Girard Philadelphia!

businesses continue to close around the building. Guess at the hotel are loud and unruly, causing damage to the property. Front desk staff is very friendly. Maintenance team is amazing and responds quickly and professionally.

Love location, layout, finishes and views. Maintenance crew is awesome; professional, kind, talented, thorough. Roost desk staff also professional, friendly and trying their best although hampered by understaffing. Safety is compromised by need for front desk staff to take breaks on another floor without always being covered, forcing entering residents to either allow strangers in elevator or refuse to use elevator if strangers have entered. Only a matter of time until incident.

We stayed a week in the Roost and loved it so much, so decided to rent in the Girard. All staff we met were so super helpful and friendly, smooth leasing and moving in process. Top notch location in the center city and lovely amenities

The only issue seems to be with people finding Ludlow Street. There’s not a sign on the end of the street by the canopy and the bagel store so people seem to pass it when bringing deliveries I’ve had to field multiple calls with both Amazon and Uber drivers as well as DoorDash, who were trying to find The building from 12th St.

Great staff
I love living here. The staff is do attentive. I accidentally dropped my phone the garbage chute and I went to the Lobby to ask for help. Sean quickly found help and Alonzo went down and found my phone. I am so thankful for the staff here going above and beyond.

Service? Not even trying.
We rented an apartment for the weekend. We needed a cots for our kids. We asked for the cots again at check in and then again in the evening for a total of four times. I understand not being good at your job but this level of indifference is simply astounding.

Gallagher the service worker is great and so are the rest of staff. The entire time the service people come in they do a great job at making it easy, and they respond within the same day. Love it here!

Attached are images of flooding in my hallway and bathroom. This happened not once but twice, in the span of one week, and it gets worse. The first time they put me in a hotel, as expected. The second time they refused to put me in a hotel even when I desperately requested it. In both flooding incidents, they refused to put me in a hotel during remediation and repairs. I barely had a bathroom for several days because of the giant vacuums they had to install there. What's more, I work from home and have many online meetings to attend. Because of the noise of the vacuums I had to cancel all my meetings. And still it gets worse. When moving out, I was told that my utilities would be shut off once I returned my key so that I wouldn't be charged for what I wasn't using. I moved out and returned my key two months early and was still charged for those two months' utilities, plus bogus "damages". When asking them to remove the utilities (that I didn't use) so I could pay my final bill, they just sent it to collections. And it gets worse. The owner of the building has not paid to update the alarm system, so the fire alarm goes off at least six times a month. I can't tell you how many times I was forcibly woken up from a loud faulty fire alarm. Every time, I had to walk down 24 flights of stairs and every time we had to wait for the firemen to come in and investigate. And don't get me started on the elevators. It's rare all three are working. Many times, only one is working, and it takes a long time to get anywhere. I'll be honest. The apartment is nice looking and the staff are great. This review does not reflect any of the working staff. However, this company is corrupt. Stay away.

Love it here!
We have now lived in two different units in the Girard. The staff has been so helpful & friendly. The leasing office was very accommodating with the transfer & I have to give a major shoutout to the maintenance team that is quick. Any request is completed within 24 hours, every time. Big fan!

Great apartment, great natural light, great amenities! Staff has been so kind, no complaints! We are new tenants and so far everything has gone super smoothly and everyone has been so helpful. I love the third floor amenity space and our unit!

The Girard is the where luxury meets comfort. I’m pleased to call this place my home! With so many shops, restaurants and entertainment right outside my doorstep my dogs and I couldn’t be happier. Moving from out of state was the best decision.

The Girard is a very nice and modern building in the heart of Philadelphia. The units are very comfortable with good lighting. The front desk staff is very nice and always present. They put in a lot of effort to set up events throughout the year. Maintenance staff is very prompt, friendly, and effective. The pool and outdoor space is nice though could use some more covered areas as well as more routine cleaning of the grills and furniture. The indoor common spaces are always clean which is more consistent than the outdoor spaces. Floors 4-7 are long-stay hotel rooms so I think the building could put more effort into the common spaces since there are always new people coming in and out using all the amenities. The surrounding East Market area has a lot of security presence. The area itself has a good amount of crime and disturbances so having security around helps. Unfortunately the Wawa connected to the building and some attached storefronts have closed. Hopefully there will be more opening soon to liven up the immediate surrounding area. It's in a little bit of a dead zone in Center City, thought he building is very nice itself. The elevators and fire alarms are things that need to be consistently fixed. Elevators are always broken but it's better than it was 2-3 years ago. The fire alarms go off a lot and constantly beep while telling you to stay in the apartment. I think a one time warning at the start and end of a fire is fine if it's just telling you to remain in your unit. If you need to leave then a continuous alarm makes more sense. Overall the building itself is very in a busy part of Philly that is rougher than the other side of Broad St in Rittenhouse square.

Nice building, poor management and too many Fire alarms (30 in 1 year) with no solution offered by the building’s team. Cooking should not trigger the alarm so often and the solution given should not be to open the windows while cooking (specifically in winter)!!! What will happen if there is a real fire? None of our neighbors next door react anymore to these weekly alarms, they are just incredibly annoying. This is simply not right and worrying…

The convenient location, 24/7 front desk staff, floor to ceiling windows, and pool are the best parts about the apartment. I also have had no issues with noisy neighbors above me or on my floor. However, leasing staff are not very responsive, friendly, or transparent. The AC/heating system is very old and loud when it turns on and off, the view is not great, and the lobby and hallways could be tidier. Due to the downtown location, moving in and getting larger items delivered is a huge pain, it is often noisy outside, and the surrounding area is very busy, dirty and stinky. The little street they have built is nice and its great having so many good food options so close by.
