The Girard has a great maintenance service! A responsive and helpful staff members. The building has a very useful and spacious amenity space. It’s a very clean and well maintained building. I will highly recommend it!

Communication continues to be "last-minute" and often without followup. Front desk staff still changes frequently and are never introduced to residents. Never sure who in management is responsible for what. Overall building maintenance is not as good as when I moved in, especially the roof decks.The only noise problem is external--hoodlums racing down Market Street on loud motorcycles/3-wheelers blasting stereos as late as 2 AM on weekends. Extremely annoying--enough to make me consider moving.

Difficult move in experience and communication with management team. Other than that, nice building, amenities, and location. Good value. Overall, I am happy with living here and enjoy the community. The pool and the workout room are nice, as well as the other common spaces.

The Girard is a wonderful place to live! The amenities are amazing !
I love the Girard! The Front Desk staff team members are so awesome and dedicated to the highest level of professionalism! The building is always clean and well appointed amenities makes this place outstanding!

Living at the Girard is great and definitely one of the best apartments in the city! Especially the modern finishes within the apartment and also the building has best amenities that are kept so clean and up to date!

Great but very difficult to get parking if you have a car. They have no relationship with the parking garage so getting monthly parking takes months. It is in a very walkable area however. Staff is very friendly and accommodating. It’s still loud on the lower floors windows are not sealed. Would not recommend living anywhere lower than floor 12

There’s glass bottles and trash outside in the play area which my nanny cleaned up so my son could use itThe area itself is extremely dangerous at night and I don’t feel safe walking from the garage back to the building.

Overall I love living at the Girard. From the well designed spaces to the all the convenient places and things nearby, it really suites my needs. But all residents agree, the best part of the Girard is the staff. The front desk staff: Eleni, Rico, and Ella in particular are all spectacular! They go above and beyond to make residents feel safe and taken care of. Eleni is so lovely and has an infectious personality that puts a smile on everyone’s face. She is truly wonderful in serving the guests with top rate customer service. Rico is kind enough to even feed my cat when I have asked in a pinch. He is an angel. Sheamus the building manager and the other staff here are so kind and helpful as well. Even the maintenance staff! Their willingness to go above and beyond for the residents is incredible. This staff truly makes an already great building a truly wonderful place to live!

Great place to live, friendly staff. The Girard is very pet friendly and my dog really loves the dog park. The amenities are great the pool is really awesome to have in such hot weather. The location is great, there are tons of amazing places to eat and lots to do. You should never be bored living here. I’d recommend living here to anyone.

Beautiful apartment building, maintenance staff is very skilled and work quickly, and Selam in the leasing office will go out of her way to help when there are any issues. My AC unit was not working the first day I arrived so she went out of her way to contact the maintenance team to work on my unit ASAP. Elevators come quickly and there is barely a wait for them. The front desk staff is so nice and helpful especially Eleni who has made my first few days living here very pleasant. The amenities are beautiful in this building. I just wish they would vacuum the hallways in the building especially on resident floors more often as they get pretty dirty between cleanings.

Experience was good, easy move in and I hope the move out would be easy as well. Love the place and the amenities that it got. Gotta say the swimming pool is crazy big and would love to try it. Staff is nice as well.

All community staff have been professional and very helpful. Some issues that I've had were simply misunderstandings or miscommunications regarding how certain procedures should work in the building. It would be helpful if residents had access to a FAQ list regarding commonly asked questions and answers, if it doesn't already exist.

I just showed up without an appointment but Chris was beyond friendly and dropped everything he was doing to give me a tour of the apartments! I’m still at the very beginning of my search, but I will keep an eye out for upcoming specials and in touch with Chris. Highly recommend checking out!

Luxury prices for non-luxury living! For the 2 years that I have been living here (3Q2019 - 3Q2021), there have been ongoing elevator issues where as many as all 3 of the elevators have broken down at once. Reviews that you read suggesting otherwise are either untrue, or were written by someone who had only experienced a few days / weeks of residing in the building, as I don't believe that there has been a period of more than 3 - 4 weeks where all 3 elevators were working at the same time. For the grand majority of the time I have lived here, only 2 elevators have worked. Currently, there are 2 working, however, as recently as last week, the building was down to one working elevator. Management is unresponsive and often fails to resolve the issues you reach out to them about. Something I have found most surprising is that in the 2 years I have been here, they have never communicated to the residents why there are constant elevator issues. Instead, each time an elevator stops working, the communication sent to residents (if there is any) presents it as if it was a first time occurrence. The first several floors are operated as a hotel, resulting in guests that don't treat the building's spaces, amenities, staff, or residents with the same respect a resident does. There has been a live construction site on the south side of the building for the last 2 years that is extremely loud. Forecasted completion date is 2024, so that will likely continue to be an annoyance for 3 more years. For residents on the north side of the building, the "Times-Square"-esque LED billboards that are flashing images all night long can be quite annoying. The Market East neighborhood in Philadelphia has been a rough neighborhood for at least the last decade. The majority of store fronts were check cashing, cash for gold, and pawn shops and there was a large homeless and drug user population. However, from 2017 through 2019, the neighborhood had started to trend towards the positive. Unfortunately, the Covid-19 pandemic has significantly slowed that trend and some of the elements that had historically made the neighborhood feel and look unsafe have started to return. Overall, while the apartments look nice on the surface, the elevator issues, unresponsive staff, issues caused by the hotel, decline in the neighborhood, and annoyances caused by construction and lights make this building way overpriced compared to other luxury apartment buildings in the city. Note: the front desk staff and maintenance staff have all been great. Despite working in what has to be horrible conditions, they manage to always be as helpful as possible.

The Roost guests are awful. Management fails to communicate follow ups to concerns regarding common area complaints and other issues. Moreover, they are extremely slow in addressing concerns. When you follow up, unless youre dealing with Rose (shes amazing), they tend to have a poor attitude and treat you as an inconvenience (Dante in particular).

Overall good, but maintenance should be improved, there are several things to be set up, like BBQ brazier, running machines wifi connection, and during pandemic, elevator had been out of work for a long time, and drink server frequently has problem, and has big problem to bike storage room access.

Our experience at the Girard so far has been wonderful! We've only been living here for about 2 weeks now and there have been a couple of hiccups with some maintenance issues, but I'm sure once we build a better understanding with the office staff and smooth out an efficient way to schedule our repairs that were supposed to be completed before move-in, things will be easier.

My experience was overall ok. Due to beginning of COVID when I joined, my experience wasnt great. Primary motivation for me to move in was the amenities, which I couldnt use. Also living in high floors was pain due to high wait times for elevators and they had issues consistently throughout the year.

I moved into The Girard in August of 2020 and Ive had a great experience so far. The staff is friendly and super helpful. Theyve been really great with cleaning/mask wearing protocol with covid. They just fixed the freight elevator so all issues with that have been resolved. The location is perfect and the amenities are beautiful. Highly recommend!

Great building but constant elevator issues are an inconvenience at best and health hazard at worst. Good amenities including a pool and terrace that are very nice when the weather is good. Three elevators, but one has been broken for 6+ months with no timeline to fix, other 2 have been broken frequently or reserved for move ins/outs, leaving you to either go up 20 flights of stairs or risk a crowded elevator during a pandemic.
