Nice building managed by amateurs. Leasing agents and management give the same repeated excuses for issues raised since the building opened. Ask current residents BEFORE daring to sign a lease. You will be riding the elevators, of the few times they work, literally with prostitutes, drug addicts, teenagers staying overnight to party, and drunks (always taking over the amenity space) staying at the Roost. Everything is fragmented. Separate management for 1) parking 2) front desk 3) Girard management 4) building/property management. The worst is Ludlow residents have access to Girard amenity space while Greystar limits its own residents access. But when there is a problem, management will ONLY blame and lecture the residents.

    Thank you for taking the time to provide feedback. Due to the pandemic the amenities have been mostly restricted since March. We do allow a small number of Ludlow residents to use the Girard pool and this year that number was limited to ten people. The elevators have been an issue throughout the year and we've worked diligently to ensure that the residents are communicated to with all information that we know. Upper management is working behind the scenes on all possible solutions. In August we did offer a building wide concession and gave residents the opportunity to choose four different options that would work for them including terminating without penalty.     Beautiful building that is unfortunately falling apart the amenities are not up kept & the elevators never work. For example, today all 3 elevators are down until who knows when. There are significant safety issues with the elevators on a weekly basis. Looks pretty, pool is nice, but it's a giant rip off.

      The front door being broken for weeks is a huge security issue and the lack of solution or care for additional security measures is disappointing. The lack of communication during COVID is also disappointing. There are very stringent measures on some levels, but at the same time, mask use is not enforced across the building. It's pretty building with so many cool amenities and nice apartments, but during the pandemic, I question what I'm paying for if I can't use amenities and I don't feel secure or safe in the building.

        Dear Resident, We do apologize for the delay in this response. As a result of the pandemic our front door repair took much longer than expected. We are happy that the front door is in working condition. Also, during this time Gov Wolf had not yet mandated mask use. Since his mandate on July 1 we have enforced the same on property.         It's a wonderful place to live. The building staff, both with the hotel and apartment complex are top notch. A few annoyances off the bat, the elevators have been a journey. They've often been down and can severely impact getting in and out of the building. There's only three, so when one is down, let alone two are down, it's a hot mess. That said, the amenities are wonderful. The dog run is the best. Though I haven't been able to experience the pool, it looks nice! The apartment itself (we have a corner unit) is wonderful. Top not materials throughout, hardwood, amazing appliances and wonderful views with the windows. It's a great place to live with a few minor things that just come with living in a community. Strongly recommend.

            The Girard is such a beautiful community that sells itself as soon as you walk through the doors. I toured numerous buildings while searching for a new home and this building by far has the best amenities, most beautiful units and incredibly friendly staff that will go above and beyond for you. I first spoke and met with Christopher Llanes. It was refreshing to meet an Agent who both knew how to address all my questions and loves his role within the building. Chris was attentive to my numerous emails/calls during move-in and staff overall is fantastic. If you're looking to move to Center City and live in a BRAND NEW luxurious building, reach out directly to Chris. You will not regret it!
