Emerald Woods is a quiet family complex. Maintenance responds quickly to your needs. We ave been here 3 years and love it. It is a pet friendly complex and all the staff is very nice. We like that it is a gated community, makes us feel a little safer.

Richard kept me informed with every step of the plan to fix our issue and has even followed up with us to very if is still working ok. He even discussed the plan for if our AC unit still needs to be replaced with a larger one.

Our apartment is always clean.

I've been living in this apartment for five years and it's always clean. I really like it. The office staff and repair staff are kind and helpful. Mr. Richard is especially kind and always helps out when something happens. I recommend this apartment over other apartments.

Love the garage; Hate all the steps

We have been here since 2008. Management has been flexible with us and cooperative in meeting our specific needs. Richard in particular has been very helpful in all respects. Our unit is as expected for an apartment unit, and everything has held up a little better than expected considering the level of products normally used in apartment construction. It is great to have a garage, and it is the main reason we are here. The biggest negative is all the stairs which get harder for us to handle every day.

The Lincoln will be all we need . Very spacious and newly renovated. We love the location , and all the other perks such as , pool , playground and tennis court. Richard Irwin is part of the maintenance staff and is always friendly and helpful whenever an issue arises. This is a quiet community tucked back behind a quiet neighborhood yet very close to shopping and places to eat. Very clean and well maintained units, very safe and secure place to live. Nice clean pool and clubhouse area. Have enjoyed living here.

I lived here about 3.5 years and at first it was great. Things eventually got so bad that I had to flee this community at the start of the pandemic to another nearby. The biggest reason I moved was the noise from neighbors (music, trucks idling for hours late at night, two foot wind chimes, screaming, 2am loud patio conversations, balls slamming into doors, people banging on walls, loud parties, late night TVs so loud that things fell off my wall and my bed shakes). Even with 14 calls to on-call courtesy officer and months of complaints, there was no help with this from the office. Safety was also an issue with tight blind corners that people would speed on with kids in street almost getting hit. I witnessed an ambulance unable to get through the gate, fire code violations, and they don't enforce the no-street parking rule the fire dept required so I've seen fire trucks and ambulances have difficulty getting to units. It's very hard to contact the office. Phone calls were almost always unanswered and if I left a message they would not be returned and emails would have an occasional response. The only way I could get a regular response was in person. The lease renewal terms were also a big con. At one point the owner wanted some people moving out regularly each month to have regular availability. So he forced people that were on 12 month lease terms on their next renewal into various lease terms as short as 3 months with an increased monthly rent for any term he required shorter than 12 months but no discount if you were forced into longer than 12 months. Sometimes you had a few options, but it looked like most of them was one weird lease term he decided at extra rent or going month to month at $225 extra. There were high rent increases due to remodeling even if your apartment wasn't remodeled yet (before remodel 3% and 5% increases, after it was 11% and 7%). There's been issues with trash at this place for years. Trash regularly flows into the streets because there's only two dumpsters in main complex. They will say there's four since there are two across a busy street for a handful of units rarely used. They don't enforce the no trash by door policy since one neighbor had about 15 bags of trash blocking their front door for at least a month at the front of the property. There's a big problem with dog feces despite all of their nice pet cleanup stations. It's killing a lot of the grass and at some point you will step in since it's all over the sidewalks, too. And one neighbor would even bag them and hide them in the bushes next to my unit to avoid walking to a cleanup station further away. Even if you're on a month to month lease you still have to give two months notice to move (starting the next first of the month, so it's even longer than that). There's a 300 cleaning fee required on move in to have your unit professionally cleaned, but when I moved in my unit was still dirty. The cleaner came three times in the end and by then I gave up and did the rest of the cleaning myself. Even the microwave wasn't wiped down. The 300 was not refunded. As far as pros, there's excellent and friendly maintenance that responds quickly even to non-emergencies. The attached garage is amazing and rare in this area. The landscaping is taken care of with some beautiful flowers. And before I moved they were planning to ban smoking in the complex everywhere.

Emerald Woods has been an amazing place for us to live the past two years. The attached garage and space that we get for the money is a great value. The interiors are nice and updated, great appliances, and any time we've ever had an issue (maybe two or three times total), maintenance is quick to respond the same day. We have loved living here and would recommend it to anyone!

My family and I have lived in the same unit since we moved in during my Sophomore year of high school! Every time my sister and I come to the office needing help, Jennifer and Jana have always been welcoming and kind. My friends always complain about how things are handled where they live but the upkeep here is impeccable. There is always something being improved and nothing feels stale.
