We've lived here over 3 years and would positively compare our experience here to the 2 other luxury complexes in which we lived in South Dakota. Our room sizes are great and we love having bathrooms on both floors. The size of the garage in our 3 bedroom apartment is huge; I am constantly surprised by how much we can get in there besides the cars. The new flooring and kitchen lighting and faucets are amazing and I love the granite countertops. Maintenance is highly responsive and all the staff is very friendly. The view from our deck is wonderful and I feel very safe here. Our only down is that outdoor cooking is not allowed on our patios or decks because of a county ordinance; however, you see so many apartments that have charcoal grills and use them instead of walking down to the fireplace/cooking area. Smoking is allowed right now outside of your apartment but will be banned when we sign a new lease. If you are going to enforce the smoking, how about enforcing the grilling, too? Still, we will continue to sign a new lease here; it is convenient to all the shopping and the highways, and I love the look of our complex.

Emerald woods had been the best community to call home. The staff has always been amazing and responds quickly to requests and questions. The location is also amazing and convenient to everything. Highly recommend living in this community!

The villas of Emerald Woods has been great to me since day 1. They were responsive and just as eager to welcome us into their community as we were. It's located in a great location, quiet neighborhood, nice and welcoming neighbors and staff, extremely affordable rent, pet friendly, great pool and spa, affordable utilities, and best of all the complex is townhouses so you really feel at home with lots of space. They also have a 24-7 on call security police officer, which is Great and makes you and your home feel safe. You get more than you pay for in this community and I would HIGHLY RECOMMEND it. The office staff is wonderful too. They will do anything to help you out, there smiles will brighten your day! You really become apart of there family. I don't think you could find a better community to live in!

Moved from Seattle to these apartments while searching for a home. Lived here for 12 months. The apartments were as advertised on their website. Nice quiet apartments, large garage meant we did not have to pay to store our excess things. Found the apartment area to be clean and well maintained, with a friendly staff. Never had any problems. Would rent again.

Our experience in living at Emerald Woods has been extremely pleasant. The grounds are kept very neat and clean, the homes are in great shape, and the staff who work there couldn't be nicer. The addition of the playground, improvements in the pool area, and the new grilling areas only make Emerald Woods seem more like home.

This is a FANTASTIC property. I moved to Emerald Woods back in 2013 and it was love at first sight. The staff was super friendly and always willing to go the extra mile to ensure that I was happy. My townhome was very spacious and the on-site security always made me feel safe. The pool and hot tub can't be beat either. My neighbors were friendly and the community was always very clean and well kept. I had to move out of the community 2015 and I was absolutely miserable. As soon as I had the opportunity, I moved back to Emerald Woods and I can't be happier. I highly recommend this community.

I lived in the Emerald Woods community for 4 years and for the most part it had been pleasant. As the time passed it went from bad to worse and just not worth the cost associated in living there. The staff in the office is very friendly, courteous and I believe they honestly try to make the experience living there a positive one, however the cons far out weigh them. I lived in the 3 bedroom 2 story town home and the heating/air situation was miserable. All of the bedrooms are on the top floor and for it to be comfortable to even sleep up there, the lower living area had to be kept at 60 degrees and often that didn't help because of the direction of the sun in my particular unit. My heating/air bills peaked at $290 a month for 4 months during the hot summer months. There is a damper switch in the garage that is supposed to control the air flow, but none of that helps. During my time there, my air conditioner unit had to be serviced over 20 times. There was one month in the height of summer they came every other day for 8 days to charge the unit, just for it to break again. It was so unbearable they offered to let my family and I stay in the model unit just so we could sleep. Which I greatly appreciated, but the unit was never replaced and I had to keep making my weekly/monthly calls for service. Another problem at Emerald Woods is the trash. There are only 2 dumpsters in the entire complex of hundreds of apartments. The trash was out of control. Piles and piles of trash all over/near the dumpster. Garbage was left on the stairs near the dumpster and all around it. Absolutely appalling. While I cannot fault Emerald Woods for the indecency of others that leave their trash all over the place and out of garbage bags, moving boxes and unwanted household items, they do have an obligation to increase the pick up times or supply more dumpsters. To be blunt it's disgusting. The "workout room" is just a room with a treadmill and a broken cable machine that never worked the entire time I lived there. When I moved in they talked about all of the exciting things coming and in 4 years time never once saw an improvement on the property. They increase rent every year....because they can. Also, if you chose to go month to month at the end of your obligated lease you will be charged an additional $175 per month just for your loyalty. There will be no upkeep during your stay as well. I requested paint to touch up some paint and freshen up the light colored walls after 3 years time...I was even willing to do the work myself to save them the trouble. The woman in the office told me to cut a piece of drywall off the wall and take it to Home Depot for a match because no paint was available. The apartment has plenty of space, I loved the layout is the best I can say.

Great apartment complex. I have lived here for several months now and have not had any issues whatsoever. I have a massive vehicle for work and finding an apartment complex that allowed the vehicle was an issue. I brought it with me on my first visit to see if it would be a problem, but it fits within the parking at my apartment as well as the spaces at the leasing office if space it tight.

My wife and I had an excellent experience at Emerald Woods last year as we were transitioning between houses. The Staff was very friendly and helpful. The unit was very clean and well maintained. The pool and outdoor hot tub were always clean and well kept. We would definitely use them again if the need arose. I can highly recommend them!

We lived at Emerald Woods after we moved from North Carolina in 2015. As a 30 something adult with small kids, I thought it was a great place for us. Plenty of space, large garage, pool on site and no issues with safety. Our kids could play in the street in front of our unit without having to worry about speeding. Never had an issue with our neighbors being too noisy. My oldest son actually noted he missed his apartment after we left. I would personally live there again. The only reason we moved was to move into a house we had been building for about a year. The location was great for us, too. Adjacent to cedar bluff and not far to Pellissippi. It is certainly one of the all around best complexes that I've lived in during my 10 years of living in various apartments.

I have lived here nearly 6yrs and believe this is the best place to rent in Knoxville. My townhouse is quite spacious and I haven't had any issues with noise or safety. The staff are quite helpful and address maintenance issues as soon as possible.

Flaws in construction (probably most frame units in Knoxville) has stairways and doors ascending on the outside walls of living room and dining room. Door slams and running on stairs is very annoying! Better noise reduction needed on master bedroom with bedroom above. Nice to have an attached garage.

Nicest place we have lived in 5 years. We have two small children and space was was than enough. Loved the garage which we used mostly as storage (was big). Quick response from staff on all issues (w/in 12 hours). Grounds are well kept with all needed amenities. Felt very safe with security officer on site. Location could not be better - close to interstate and pellisippi parkway for both of us to get to work. On to homeownership but we will miss the convenience and luxury of this apartment experience.

As through the pictures on the website are very attractive the customer service is terrible. They ask for too much and go to far into your personal affairs. While doing so they tend to play around with their final decision. Almost a week in a half I did not receive an answer until I called myself and cancelled the application all together. To be an active duty Soldier I was treated as though I was applying for a job with the FBI. I felt very uncomfortable with so much that was asked of me and once they found out my families race they began to put me in a different category as if my family and I where criminals. I felt my application was based on my race and the fact that I was married. I am glad I didn't continue the application process because they are racist and it is pretty said that the final approval came from management that tend to never be in the office. They tried to find anything possible and they are screwing customers with all the deposits that they require. They are terrible

I have lived in 8 different rental properties in the last 10 years. Emerald Woods is the only one that I would not recommend. The reason we decided to move out is because at the end of our first year our rent went up 5% without explanation. (We have never been late with our rent and the apartment is in the same condition as when we moved in) Our rent was higher than the rent posted on the Emerald Woods website for new renters. We cannot justify staying when the rent is increased by so much each year. Before we signed the lease we were told we could grill on our patio but the first month we were moved in we received a notice that this was not allowable and if we did not remove our grill from the property we would be fined. I asked the staff and they said they were going to install grills by the pool...1.5 years later...still no grills. A large percentage of the people who go to the pool do not live at Emerald woods. This can make it very crowded. The fees when you break the lease are extreme. Pros: -great location -attached garage -family friendly Cons: - Fees. Ensure you will not need to break your lease after you sign it. $925 turnkey fee. One month's rent. $125/month for every month you have stayed into your lease. Forfeit security deposit. You will save <$500 by breaking the lease as opposed to just buying it out. -Rent increase without justification. -The walls are thin and you can hear your neighbors. -cheap carpet. My vacuum sucks up more carpet than anything else -slow maintenance service. -you can only get WOW! -Terrible exercise room. -Terrible heating and cooling. There was a 10F - 15F difference in temp between the upstairs and downstairs.

My husband and I lived at Emerald Woods several years ago, then moved out of state and recently came back to TN. We loved living at Emerald Woods the first time and immediately chose to live here again. I would highly recommend these townhomes for several reasons: 1) Excellent floor plans. We have an open kitchen/living area that is great for hosting gatherings and being involved in the conversation while preparing food. Also, the laundry room is next to the bedrooms which is very convenient. 2) We have families with kids who live next to us on each side. They were very welcoming when we moved in. And better yet, I would never have actually known they had children if I hadn't met them. I have never heard any screaming / crying through the walls on either side. The area is very quiet at night as well so I have no trouble sleeping (I am a light sleeper). 3) Excellent natural lighting. 4) Fantastic maintenance staff. On the rare occasion that I have needed to call in a maintenance request, the problem has been resolved very promptly and professionally. The grounds are also upkept very well. There are lots of beautiful rose bushes and trees. 5) The location is very convenient for grocery shopping, eating out and commuting via I-40.

I lived in Emerald Woods briefly when I had a house fire, and when I sold my house, I immediately moved here! It is the best place in Knoxville! The grounds, pool, workout room, clubhouse and other amenities are beautifully and meticulously maintained. Both times when I moved in, the unit seemed like it was brand new! The cabinets are much nicer than most, and I think they might be hickory or maple. The cabinets are also tall, and I had more space in this kitchen that I had in my 3500 sq ft home because of the two corner cabinets and the well planned u shape. The 9 foot ceilings (maybe taller) made the place seem airy and huge! In both moves, I did not get a unit with a fireplace, but my friends who have one love it! The lighting also is above average. The walk-in closets are gigantic! Everything is so clean and well done! The staff is professional and friendly! I love them all! There is security with gates and there are two officers living here, one on staff, and I think there is a chaplain here. I feel so safe here! My neighbors are friendly and professional. There are tennis courts, and there is a walking area around the perimeter that measures 1/2 mile for those who want to keep track of their mileage. There are trees and beautiful flowers, both annual sand perennials, and rose bushes. so if you think you will be missing your garden at home, you will be thrilled! The construction is so great that the electric bills and gas bills are practically nothing, about 1/10th of what I paid in my house. And I have a garage! There is plenty of parking at the door and at the clubhouse. Both times I had magnolia trees shading my brick-walled patio (Magnolia Grove Way) but other neighbors have crape myrtles, and other flowering trees. I would recommend this apartment complex for anyone who wants clean, meticulous surroundings in a very safe atmosphere and no parking hassles. This is really the best apartment complex I have ever lived in.

Pros: 1. Some units have attached garages. 2. Decent sized kitchen. 3. Decent sized master closet. Cons: 1. Excessive move in fees ($300 per pet non-refundable). 2. Cheap construction - bedroom window blew out. 3. Noisy - I could hear my neighbor snoring at night and using the bathroom in the morning. 4. Cable - you can only get WOW unless you go with satellite. WOW has terrible TV selection. 5. Utilities - You have to sign up for utilities at three different companies which mean multiple deposits and multiple bills each month. 6. Exercise room - before I moved out most equipment was broken or soon would be and had been that way since I moved in. The room is filthy most of the time (they cleaned it once since I was there) and then started storing dead appliances in it. There were two T.V.'s but no remotes to operate and you cannot buy one that will work them. 7. No real green space. 8. The grounds feel very institutional. 9. Heating/Cooling - the third floor (bedrooms) were always hot and the second floor (living area) was always cold. This was during winter. Can't image what it will be like in summer. 8. Exit fee - if you have a change in life and need to end your lease early plan on getting gouge big time. They totally screw you over on this. Summary: There are too many apartment complexes in West Knoxville to settle for this place. In my opinion it is a second rate operation and not worth your time or money.

I relocated back to the Knoxville area and this location was scouted by the relocation company for me to see. I couldn't be happier. Two car garage, large units. It feels more like a home than an apartment. Great school zones and plenty of kids living in the neighborhood, who actually play outside, for my daughter to play with. Initially had an issue with a barking neighbor dog (neighbor was in the subdivision outside/behind the community), but the management dealt with it. Any maintenance issue we've had has been remedied either same day or next day (depending on the time I reported it.) Community is well lit, which some may not like, but I love since we walk our dog after dark. The staff are awesome! Super helpful and cheerful.

Everything's good at first sight from there it goes down hill...
This place seemed to be nice when first looking for a family starter. The carpets appeared clean on move in but dirt Came up from the cheap carpet and stains from previous renters. The washer and dryer connections are not installed properly. The sinks, showers, etc leak and create warping of the drywall and wood surrounding. Just to name a few. Also you think you are moving into a Townhome where you won't hear noise but you can hear everything and more. The builder really threw these up with no thought or concern for anything but his pocket. Very cheaply built. You can hear walking, washer and dryers, slammed doors, conversation, and much more. There are construction crews and families living here that have trailers in the street as well as the biggest ford trucks you have ever seen! No problem with kids but children throw rocks in the road and at cars. I will have to list that the positives for Emerald Woods is most of the staff! Jennifer is amazing !! So sweet and really tries to help. The maintenance people are also wonderful! They are prompt to come fix anything needed and are honest hard working people. Also the landscaping/ maintence couple that works here are some of the hardest working people I have ever seen! I don't know their names but they defiantly don't get paid enough for what they do in Emerald Woods.

Things have gone downhill
Over the past three years the quality of life has gone down significantly. I don t know where the new renters come from but they tend to bring mansion-sized loads of furniture and suburban house debris with them. The junk goes in the garage and the four cars get parked on the narrow streets. The drive from the gate to your apartment can be difficult due to this congestion. Rules don t seem to be enforced from grills on the porch to parking, to animal poop, barking dogs or very loud totally awesome motorcycles. The developer utilized every square inch for apartments so there is virtually no space between your apartment and the noise and congestion. The design and layout of the units is weird. In most townhouse style buildings you don t have neighbors above your apartment. Somehow the architect managed an extra level of compactness and used no sound damping material. I run a fan in my bedroom to drown out the sound of coughing, and dog barking. The designers also managed to mount atomic fusion grade streetlights immediately outside my window. I installed three layers of fabric to block the intense light. The place is very poorly designed.

Emerald Woods is not a diverse community and they don??t rent to African Americans. They said"There standard are very high", so every time I met the bar that Emerald Woods set they found another reason to reject my application. Instead of telling I was the wrong color!Be aware of discrimination by owner and management!

I have lived here for 3 years and have enjoyed it immensely. The people here are friendly and it is quit. They have a swimming pool, hot tub and a work out center. The maintance crew will come on off hours if there is a problem the needes immediate attention. The grounds are well keep and you can plant flowers if you like. The staff is knowlageable and helpful when we first applied. I have no plans to move any time soon.

My time at Emerald Woods
In the 18 months we lived at Emerald Woods we experienced nothing but excellent customer service and the whole team was great! We never waited for anything. The facilities were clean, up to date and fun to use. The complex was always clean, and I loved they were very dog friendly. The space was very well laid out and it was handy to have a two car garage! In all I would recommend for the price Emerald Woods for a comfortable living experience.
