Renter Beware
I lived at Emerald woods for one year and only stayed that long so I wouldnt have to pay early termination fees. The property manager did everything she could to get us moved in immediately, we were very excited and moved in quicker than we had planned. We almost instantly regretted our decision. The items we listed as broken on our initial move in check list weren't fixed until we had been there for almost four months. No one will answer or return phone calls. When we did speak to the property manager (Melissa) she seemed too busy and uninterested in our issues. Our things on our patio were repeatedly stolen, the pool is over run with people who don't live there, and maintenance is basically useless. We were very dissapointed in our treatment after she offered such eagerness to have us ,immediately, move into the community. We requested to speak with the regional manager and she gave us the number to a sister property. Apparently there is no regional and the highest person up you can speak to is the owner who will not return your phone calls and it does take a lot of effort to even get his phone number. The community is lovely but I highly suggest you take a MUCH closer look into this place and the company that owns it. I don't mean for this review to all out bash the community I just want potential renters to know atleast a little bit of what we had to go through in a short period of time.

Beware of poor management and lots of noise
This place is not worth the price. Management is awful and that's an understatement. We had several maintenance issues that were never resolved, and there are a ton of noisy skate-boarding kids that play in the parking lots at all hours. Also, the "office hours" are listed from 9am to 6pm but the staff is rarely there past about 5pm or so, so don't get your hopes up if you have an issue or need to visit the office after 5pm.

Safe, Clean, New, Excellent Townhomes!
After checking out many apartments in West Knoxville, we were very happy to find Emerald Woods as our new home. There are so many things we love about it: 1) Residential yet Convenient: We LOVE the surrounding wooded area which is also residential, a quiet neighborhood yet conveniently located (off Cedar Bluff and Kingston Pike), close to shopping, restaurants, highway etc. 2) Designation of Non-Pet Buildings: We are allergic to pets and it is so hard to find completely pet-free apartments in town. It is a big plus for us. 3) New Construction and beautiful town homes: In a much better shape compared to many apartments we saw in town. Best parts were kitchen, baths and designated parking. 4) Friendly neighbors, lots of families with kids 5) Safety: Extremely Safe (based on our research in sex offender registry and police crime report); gated community (even though gates break at times, it is fixed right away); great to take walks within and around the complex. A few things that it could be better: 1) 2 bedroom townhomes do not have much storage and closet space. 2) Can hear upstair neighbor walking and next door neighbor partying. 3) The furnace unit is loud (only in 2-br unit) 4) Not enough guest parking nearby (only for 2-br unit). 5) Carpet edges (and on stairs) have sharp staples that stab the feet. Overall we LOVE living here and would recommend it highly.

I lived at Emerald Woods for a year and was initially very impressed with the beautiful townhouses. The layout of the rooms are attractive for every floor plan and the car garages are a great convenience. After moving in, however, I began to realize not everything was perfect. We had several minor repairs that, although we notified the office just days after moving in, were not adequately addressed. For example, the refrigerator was not level and as a fix, they placed a door stop under the foot to prevent it from rocking. That didn't last, of course. Then the weather stripping under the doors had large gaps and it took several weeks and phone calls to finially get resolved. Electric and natural gas bills were always high because it is so inefficient to heat or cool the top floor. I work a night job and there were several times where noise from kids playing in the street woke me up. On the other hand though, I never heard noise from the aparmtents next door. The grounds are attractive but there are no trees, the sun beamed down on our front door and balcony all day like a solar panel, making it miserable to go outside in the summer and made the AC run all day. To summarize, the townhouses are attractive, inside and out, and very safe but they aren't economical. I pay half the price for a more modest apartment now and are much happier.

Love it
I recently moved into Emerald Woods and am really enjoying it. Parking is obviously perfect with a 2 car attached garage. There is 0 noise from the neighbors. I haven't heard a thing from next door. Street noise is a little noticable because the way the place is built, it's a huge soundbox and everything echos, even from way up the road, but really, it's not bad at all. You only hear it if you're outside. We needed a few things done when we first moved in, and they were taken care of very quickly. No problems since. The staff is very friendly also. I only have 2 complaints. I'm not sure if it's like this for everyone, but I cannot get heat to my master bedroom. I closed every vent in the townhouse and ran the heat on "ON" all night, and woke up freezing. Every other room, even upstairs, will get warm with the heat on "auto" around 71 or 72, but the master BR just won't heat up. The biggest problem I have with living here is there is no choice for your cable and TV provider. You MUST use Knology, and I HATE knology. They are all fools who have no idea how to do anything. It took a week to get them to install stuff, since you aren't allowed to do it yourself like Comcast lets you. They got here to install phone, internet, and TV, but only installed phone and said someone else was coming for tv and internet. No one ever showed up, and I called and they said I wasn't scheduled. Hmm. So I throw a fit and got the guy to come back out that day, and all he did was complain about it, like it was my fault. They were supposed to set up my router, but he said since I made him come back, he didn't have time and refused to do it. So, I sat on the phone with a tech for 2 hours trying to get it to work since Knology doesn't have a plug and play modem like Comcast. He didn't setup the remote, which we had to figure out. Our caller ID didn't work for almost a month. If we called someone, it had someone elses name on the caller ID for almost a month. Long distance calling works sometimes. Calling ANYONE works sometimes for that matter. When someone called us, they would get someone elses voicemail for almost a month. Other people in the complex would pick up their phones, and it would be on MY line. I was talking to my mom one day, and someone picked up their phone across the complex, totally different steet and building, and it picked up on my line. Knology customer service is rude, childish, unprofessional, and uneducated. It angers me greatly that I'm stuck with Knology. Emerald Woods would be PERFECT if I could get Comcast. I understand the rant about Knology isn't something Emerald Woods has any control over, but I thought it was appropriate because Emerald Woods forces you to use Knology, so in a way, it's a flaw with living here. But other than the difficulty heating the master BR and absolutely hating Knology and having no choice, I absolutely love living here. Staff is great, the place feels very safe, the townhouses are huge, the price is very reasonable, the noise levels are impressive, the apliances are very high quality and work very well, the carpet feels like it's a great quality, and overall, I have nothing bad to say about living here. Its a relief after having some terrible experiences in other apartment complexes. I can assure you, the "this place is great" feeling is still there for me and it's been a month. Normally, you find things you hate about living places and see through the illusion, but not here. What you see is what you get, and I love coming home to Emerald Woods.

I lived at Emerald Woods for about a year. The townhouse itself is alright, but there are a lot of small things that could be better. The office staff is very nice, however, the service is awful. When we moved in, we needed several things to be fixed. It took them a while to fix them. We had to tell them twice, and they finally came a few weeks later. One of the things we needed fixed was the bottom of the door. The rubber seal was broke, and it was letting in cold air. This was during the winter, and we actually had to put a towel under it to keep the cold air from coming in. During the winter, the utility bills are extremely high, and it is very hard to keep the townhouse at a comfortable temperature, especially upstairs, it is always way too hot, or way too cold. The noise is awful. You never hear the neighbors in their house, but you can hear every little thing that goes on in the street. Most everyone who lives here has a kid around 5-10 years old. They are always in the street playing, even after dark. They are very loud. I actually had to get earplugs once just so I could study. Also, the notices that they give you before they come in to do maintenance are given just a day in advance. All in all it is an alright place to live. I don't think that it is worth the money, but it is alright.

Smooth Move-in
I recently relocated from NC and my move-in could have been a disaster but the staff took every precaution to ensure that my move-in was flawless. I arrived several hours late for my move-in and the office was closed however they made arrangements so that I could still move-in after hours. I've loved every minute of living at Emerald Woods.

By far the Best in Town
My wife and I lived in Emerald Woods for a year while our house was being built. We enjoyed every second. We visited several communities in Knoxville before deciding on Emerald Woods. From what we saw the community is the the best in town. We would strongly recommend it!

After talking with my neighbor about a horrible posting for Emerald Woods, I had to rush to the computer. I, of course, do not want anyone to look down on where I call home. And trust me, if Emerald Woods were such a horrible place, I wouldn't be here either. But the truth of the matter is that it is a very nice place to live! Granted, it is a community that is still growing and a construction site is not thrilling but it's only a matter of time before the new units are completed. And when it comes to needing the maintenance crew to fix something, they have always been so helpful and great. The manager has always gone the extra mile for me and apparently everyone! My neighbors and I are all in agreeance that we know this is by far the nicest place in West Knoxville with the best staff imaginable. So no fear, there is no reason you shouldn't call Emerald Woods home too! Period.

New but not worth it!
I moved into Emerald Woods at Christmas loved the floorpan and my garage. But soon after I had water leaks that no one could explain- they blamed it on construction- ok so what am I supposed to do? Look at the mold on my walls? The gate does not work most of the time and the mud from the hill pours down the street when it rains.<br>I am only in Knoxville for a year and I cannot say I have liked my stay- make sure you look at the townhouse you get BEFORE you sign the lease!!

This is where you will get your money's worth!!
I have been living here since the community first opened last year. It has by far been an excellent experience. The Property Manager and maintenance staff have gone out of their way to provide quality service to all the residents. All of my neighbors are friendly and considerate. There are never any disturbances, such as loud parties, which helps make the community unlike any other apartment community in town! Also, the fact that our garage is attahed to our townhome makes privacy, storage, and convenience a breeze. My townhome is huge with lots of closet space, crown moulding, a fireplace, and much more. I really couldn't ask for a more peaceful, beautiful place to live where the staff really cares. I rate Emerald Woods two thumbs way up!!<br><br>The Bottom Line: I would definitely recommend Emerald Woods to anyone because it does stand out from all the rest and it is well worth it!

Best and Most unique complex available
You won't find another complex like this in Knoxville. I tend to think of it as if a townhouse, apartment, and a condo all had a baby. Also, the space is cut up in a usable way, not like the new houses you might find around town and ask yourself why...<br><br>PROS:<br>Hands down the nicest complex in Knoxville.<br><br>Staff is always friendly and takes the time to learn people by names, not apartment numbers. Will usually stop to chat, and will always wave a hello, even if you run into them off the property. They are always willing to go out of their way to make sure the customer is accomdated and happy. They were the deciding factor for me as to where I made my choice to live<br><br>Extremely clean units, club house, pool, hot tub, grounds, etc all kept sparkling clean.<br><br>This place has insulation! (I tend to think my last place did not)<br><br>Location is great. Can easily get to all kinds of eateries, shopping, and interstates. Also many back roads for the days when traffic sucks on kingston pike or cedar bluff.<br><br>CONS:<br>The price is a little steep, but I place that blame squarely on the housing market in Knoxville, not the complex. Prices in the area are sky rocketing and to find something of comparable space/value would easily cost 400 or 500 above what the rent is, though it obviously this was not that big of a hinderance :)<br><br>Parking seems to be a slight issue for 1% of the occupancy. All of the units have at least 3 parking spots available to them, but some people park on the roads at places that are not very safe (ie they block vision at turns or can cause some confusion at turns).<br><br>I think the builder should have had some foresight and put in a watering system for the grounds. Though the staff have been able to keep the grounds looking nice, it would have made life easier on them to have a sprinkler system.<br>
