Pros: great amenities, parking lot is big with lots of spaces and feels relatively safe, walkable to a ton of different things, maintenance staff is extremely helpful and responsive Cons: Office staff is not very responsive, I have had a ton of issues with requesting follow ups or have questions and rarely get responses. Walls are very thin I hear everything above me and next to me, latch app stinks I wish we had a physical key it makes the building feel much less safe. Package room is a mess, things are always delivered to the wrong spot and getting loss. Elevator and garage consistently are broken.

I enjoy living here the location in Germantown is great. The only change I would make is to add another treadmill to the Hume gym. Currently there are only 3 and it is the most popular cardio equipment. I do have to wait sometimes to use the machine. Perhaps removing one of the less popular machines would make room for another.

Nice amenities, but apartments are small for rent price. Renters are nice and polite but facility security not necessarily a priority. Back doors are consistently propped. Facility is upkept well but renters like to leave dog crap bags in stairwells and entrances.

The Hamilton is a nice place to live. It is quiet and clean, and the residence are respectful and kind. The location is excellent, and the neighborhood is very charming. I've only been here a few months and already feel at home.

Overall the Hume community is fine?the leasing office needs to be better when it comes to communication and getting back to residents in a timely manner. It would be nice to know that if I have a question, someone in the office is able to respond within a timely manner.

Germantown is such a great location, which has been a huge plus for me. The leasing team and maintenance staff have been wonderful?always responsive and easy to work with. Like most apartment living, there are a few challenges, and in my case, the main one has been some noise from a neighboring unit.

Package room is god awful? Elevators are always broken They place a lock pad on every door inside the building, including the elevators which is extremely annoying, but cannot place them on all the exterior doors?? Make it make sense

It's been good. Great location can walk everywhere. Beautiful pool, gym, and game room. They do a great job with community events. Cute balcony. Management & maintenance team are kind. Moved in when it was nice and new - over the years it's gotten a little less. The walls are thin. I've seen dog poop & peep in the halls, parking garage, and stairwells. Seen trash left on patios for months. Trash room is so gross and overflows a lot. Elevator rarely works. Mailroom is not labeled so it's very unorganized. Latch locks work half the time in entrances and hallways. Fire alarm has gone off at least 4-5 times this year alone and every time it's been false alarms. It's frustrating to see the rent go up and these common things unkept. It's partly the renters but it's still frustrating people trash this place when it's expensive to live here.

I have liked a lot of things like the clubhouse. I dislike the pool not being usable currently and the consistent fire alarms going off. I think that the community might benefit from understanding why they are going off and what we can do when we are cooking to prevent them from continuing to go off

I used to love living here until I realized the issues the building has with soundproofing and the fire alarms along with staff NOT communicating things properly. They can be helpful but they need to lets us know about the fire alarm situation along with letting us know when "company policy's change".

I enjoy the quiet and outdoor areas. Parking is ample although the garage needs more mirrors because I have had a lot of near accidents. Maintenance is attentive and responds quickly. The main problem is with the elevators. They will breakdown randomly and then will remain broken for weeks or sometimes months at a time. If you have mobility issues I do not recommend this building.

The apartment is fine, but the property management is poor. From the beginning, the leasing agent barely answered emails and when she did she failed to answer most questions. The whole office was difficult to get any sort of response from, and no one answers the phone either. The management team is generally rude and seems bothered to have to help residents in any way. While living there, there elevator was broken for months and there was limited communication to residents about it. Packages all go to a communal room that has no organization so it's difficult to fine packages, and easy for anyone to steal your packages. The building is fine otherwise, but for the price you can get a much nicer builder, better staff, better service, and better amenities.

Good for the most part. Just wish that noise issues could be addressed and resolved promptly. And wish that they could be resolved so that they don't keep occurring over and over again. After all, we pay a lot to live here. And some people have to work really hard in order to afford to pay to live here.

Overall, the experience at Hume House has been good. The apartments are nice and the amenities, like the pool, gym, and outdoor spaces are well kept. The only negatives I've experienced are: the parking garage needs more speed bumps throughout as people drive way too fast and almost hit cars often, the floors/ceilings are thin which is common in apartments, and the management can be hard to get in contact with sometimes requiring multiple follow ups. However, I feel this is one of the safest apartments in the neighborhood.

Mail room is disorganized and package system needs a revamp - I think having some level of organization or a parcel locker system would really improve things. I also think hallways should be better kept (vacuuming, sweeping, etc.) as there is commonly debris and pet hair that triggers some allergic reactions for me.

Nice staff and neighbors
I have lived here 2 years now and renewed for another year. Easy going staff downstairs and the maintenance team is very friendly. You can tell they actually care about us as people compared to just being a resident. My neighbors are nice. No issues so far

Best apartment staff I've ever known. There is a wonderful culture of servant leadership among the team. On the downside, lots of artificial fragrance is used in the community spaces. Given the fact that artificial fragrance is a known carcinogen and is directly linked to cancer, RAM should immediately discount our the use of fragrance is spaces like the gym where there is no ventilation.

The apartments are beautiful but unfortunately that's the only great thing about living here. I pay nearly $4k a month and can hear everythingy neighbor is doing, the stomping, the slamming, the banging things into walls. I can hear every weight dropping in the gym at 6am in the morning and I sleep with a white noise machine. I've witnessed 2 dog attacks while living here because people don't know how to leash their dogs and the office doesn't have enforce it. The fact we have no recycling is absolutely absurd. The only positive to living here is the great maintenance staff and the interior designs. Not worth $4k.

The building is very loud. I can hear every single thing taking place in my upstairs neighbors apartment. Everything in the bathroom, bedroom, kitchen - you name it. The building is built on wood, so there's virtually nothing I can do about it.

I like this apartment. It's affordable for the ammentities provided. The gym is nice, although the equipment is subpar. The community spaces are wonderful but could be a bit cleaner. People are letting their dogs poop in the courtyard and no one is cleaning it up. I've reported this, no action was taken. The water filter in the hallway has not been changed and has needed a replacement since I've lived here. I've reported it, no action was taken. The signature scent could go away and I'd be happy without it. It makes my hair and clothing smell like whatever artificial scent that is. The fire pits are a nice touch, we only need to yell at drunk people at 3am to please be quiet a couple of times a year. The location is absolutely perfect but don't tell anyone! It's perfect the way it is. I never have an issue with Street parking so having one garage space is plenty for the two of us. Maintenence staff is super friendly.

The experience initially leasing my unit and moving in was great. As time has passed, I'm concerned with the management which has partially led me to finding a new building. My interaction with maintenance has always been pleasant; however, when my apartment was supposed to be serviced by maintenance the predicted date changed and ultimately was never completed (I believe it was a fire alarm check). Additionally, the elevator in my hall seems to be out of order every other time I use it leading to significant frustration. Additionally, the sign in the elevator stating it is only for residents is not only ridiculous but has made guests feel unwelcome -- and not worth the rent I pay.

Solid experience so far - 6 months in. Of course, not using the amenities as much as I expected. They're certainly nice to think about, though. Location is so important, and this is a strong point in Hamilton/Hume's favor. Plenty to do and see and access within a few minutes walk. Even downtown if you're willing to stretch your legs a bit. Very responsive and thoughtful staff. Always available. While finishes appear to be high end, some corners were clearly cut during design. Some examples - lack of soft close hardware, lower end cabinetry, 'dumb' thermostat, and sub-optimal internet solution scream cost-cutting that I didn't expect in a high end property. Less than welcome surprises. Overall, pleased to be here. Day to day is positive. Recommend consideration.
