I really love my one bedroom apartment at MAA Wells Branch. The leasing office staff are really nice and friendly. Cleo assisted me from application to move-in with ease. Any concerns have been resolved in a timely manner. I do caution new residents to make sure your rental insurance information is correct because it will get rejected and a noncompliance fee will be charged, even though the rental insurance was established before the move-in date.

These apartments are run of the mill. Maintenance can take a while but they will get the job done. The front office staff has been very friendly and helpful. Gate sometimes breaks but it's fixed within a week or two.

Multiple friends and family members have now been towed despite being in the visitor parking and registered correctly. Complex sends out a notice requiring you to leave your home only 3 days after the rent is late (literally the first day of it being late by Texas law) Multiple rude interactions with one of the staff members. The maintenance person is absolutely wonderful, very kind, and willing to help when needed, even if you just happen to see him walking by and need help quickly. He deserves a raise. A new friend in the complex stated that he was required to remove his pride flag, or face penalty. I think that is incredibly messed up.

Staff is rude. Cleo to be exact, she is unprofessional, gives out the wrong information and has zero accountability. Don’t have anything go wrong in you unit like the AC breaking or anything because they will treat you like it’s not their problem and there’s nothing they can do about it.

Since moving to this community, this is the safest I have ever felt in a long time. Staff is very kind and communitive. The up keep in scenery is nice, and its great to see new upcoming changes. I look forward to the future in this community. Thank you for all you have done for me.

I enjoy my apartment- it has a nice "homey" feeling. I've never had any issues when contacting maintenance for emergency calls such as AC problems, but the response to non emergency needs has taken longer than normal response time in the past. They have made some changes that have improved the cleanliness of the grounds. I have felt safe and comfortable here.

Maintenance is horrible, will ignore request or just won't fix anything. The pool is always closed or needing maintenance. Poor management and organization with staff. I moved out and gave notice, although I never received any move out details. I had to request a move out checklist which only included the cleaning checklist. Three months after move-out I received a invoice from Spectrum for the equipment and reached out to MAA Wells Branch regarding this miscommunication. Although submitting proof the staff member insisted that they aren't liable and the equipment had been thrown out. I left due to poor management and maintenance and was immediately reminded of that with this situation.

My experience thus far has been great. Mara has been a great point of contact for initial move in. Once I got here, the apartment was clean although they had a few paint spots on the floor. As for maintenance, it really depends on when your request it. During peak move in season, maintenance took a while but for the last couple of times they would come on the day of requesting. The only concern I have is that the gate does not close but other than that it has been great!

The community is good it's close to eating places and stores and has easy access to work and can get in and out with no problems. Would recommend it to family and friends. You can't go wrong. Wish that I can get a bigger place with more than just one room

Management does not care about the wellbeing or happiness of the residents. They charge pet fees, community fees and other fees only to not keep up the property whatsoever. The pool is closed often for "repairs/cleaning" with no notice. The pet stations are not unkept or emptied. The mailboxes are not within the gated area and are constantly vandalized and broken into by homeless/drug users and go months before repairs are done. Maintenance requests take 3-5 days minimum to be address, even if it's an emergency issue like pests or heat and A/C concerns.

I love this apartment complex but the dog crap has been a continuous issue. The parking spaces are so small you can guarantee ur car will get dinged. Bugs are an issue too. Packages will be stolen and you can hear your neighbors domestic disputes.

They are decent apartments, but the maintenance and office staff are lazy. The corporation is just money hungry they do not care about the residence that live here. Work orders take months to complete, or they are marked done and no one tried to come in to fix it.

Easy move in and pleasant staff. Main entrance gate doesn't currently work. I haven't noticed any security for the site yet. Nice outdoor private patio space. I walked the facilities for mail and saw a few fire pits between buildings and grassy area. Don't know if there's a kids play area.

Gate is never working, have to call and hound them to fix things if they fix it at all, office staff is rude and not helpful, they complain about their tenants but aren't doing a good job. They once called me and complained I left too many trash bags for the valet staff but the following day my downstairs neighbor had twice as many as me.

I have been satisfied over the past several years. However, I no feel slighted. I have waited too long( several months) to get a New Dishwasher. I was promised this, about 3 months ago. I have reported this on several occasions. I suppose that I am not going to get this Dishwasher.
