Poor Management: Avoid at all costs!!!
This place has gone so downhill since the new manager Marlene arrived. She's an absolute nightmare to deal with. Very manipulative and will spin every word out of your mouth against you to invalidate your true and honest concerns. Extremely condescending and just flat out disrespectful at times. She definitely has an "I'm better than them" mentality and it is blatantly obvious through her actions and words. I wish more than anything that we wouldn't have renewed our lease right before she came. Now we're stuck and I'm honestly scared that she will retaliate from this review but it's gotten so bad around here. The whole place just SCREAMS trailer trash for a luxury price. No parking unless you pay extra. They claim to enforce towing unauthorized vehicles but they do not. The place CONSTANTLY reeks of weed and you can smell it through the vents everyday as well even though there's a no smoking policy... it's not being enforced either. Additionally, they refuse to pick up trash (even though you pay for it lol) and won't let you bring boxes to the literal trash compactor on site threatening "no dumping. You're on camera" okay then why is it there then? Gates have been broken more times than I can count. Maintenance requests are closed without people actually coming to fix things and appliances are old and cheap so there are issues pretty often. Unruly tenants are not ever held accountable... even when they are aggressive with other tenants and make them feel unsafe. Flowerbeds need to be done because they just have a bunch of exposed wires and it looks horrendous it's also extremely unsafe. Lastly, I am so scared for what fees they will magically come up with when we finally are able to move out in a few months. Will update this review with whatever bs they come up with. This place has so much potential but it's falling short due to poor management. All of the numerous issues could be fixed quite simply if management chose to listen instead of attempt to gaslight us into believing our genuine concerns are not valid. Nothing is going to get better if they keep choosing to turn a blind eye just so that they won't have to put in any effort. This place needs MAJOR reform!

Place to Avoid: My Regrettable Decision to Rent Here
Upon move-out the management of these apartments will extort extensive unwarranted cleaning charges. I spent several weeks before moveout scouring my unit. I cleaned floor boards, blinds and literally went though top to bottom to leave my space impeccably clean. They are now billing for nearly $500 worth of replacement fees and cleaning charges. The head manager, Madonna, is consistently rude, argumentative and defensive when questions are asked. I asked on multiple occasions to have a representative to walk my apartment before move-out and every time I was declined. On one occasion, there were three employees in the office. The policy is to avoid a walk-through to to make a cash-grab and gouge out these cleaning fees. Expect unethical business practices if you choose to move here. Know that you will be dealing with kleptocratic, unethical and untrustworthy people.

My Beautiful Home: Fairfield Ranch Apartments
In June 2024 I will have the privilege of calling Fairfield Ranch (FFR) Apartments home for six years. After moving to Texas from out of state in 2018, I carefully reviewed properties in Cypress and NW Houston before deciding that FFR was the best choice of places to call home by far. The excellent staff is friendly, professional and always on hand to help, and there are an always-increasing number of amenities in the neighborhood. I truly feel as if I'm lacking nothing in the area, and am extremely fortunate to have found this place. The grounds and units are extremely well-maintained, and FFR looks as new as it did on the day that construction on the complex was completed. I would advise anyone looking for a place to call home to apply for residency here, and I am confident that residents like me feel as if we never want to leave.

Wonderful Community to Call HOME!
I've been living in this apartment community for 5 years, and I couldn't be happier with my choice. From the moment I moved in, I've experienced nothing but excellence in every aspect. I can't say enough good things about Fairfield Ranch and the wonderful staff! It's not just a place to live; it's a true home where my family and I feel valued and appreciated as residents. If you're looking for a great place to live with exceptional management and amenities, you won't find a better community than this one in Cypress. I wholeheartedly recommend it!

The manager maddona is the ruddest person i've ever met, she will ask you to call her just so she can yell at you and there are so many bad reviews of her everywhere and no one is taking action. All they care about it money, money and money, they will charge $75 if you leave 2 bags of trash outside even after they cancel trash pick up for a week, they wont fix any of the doors so basically no security, they even sent an email asking us to look for our packages cause they are most likely getting stolen. Also they ask you to take picture of other neighbors just so they can fine them for any stupid reason. MAKE YOURSELF A FAVOR AND DO NOT STAY IN THESE APARTMENTS

{Yes, let's narc on our neighbors !} 1. Pet Policy in effect on our property. All animals must be on a leash at all times. Each resident is responsible for picking up after their pets. Residents will be fined $50 per violation. We've had several complaints of dogs unsupervised running through out the property and appearing to be quite aggressive to other pets & residents. Please inform the office of any pets you may see not on their leash with a description or picture. Several animals have been left unattended on the patios for hours at a time. We are authorized to report all cruelty of animals left outside on patios to the proper authorities. 2...effective immediately ------all cars parked in front of any apartment building without the proper Fairfield Ranch parking permit are subject to be towed ??. The towing company will tow without warning??. Our property is permit only and your family and friends not following guidelines utilizing the visitor parking are subject to towing. 3. According to the trash agreement a resident will be charged for leaking trash bags. In the event you see the valet walking with a leaky bag please submit a picture to the office?? Your valet trash cans are to be brought into your home each day by 9:00 am and can not be put outside before 6:00 pm otherwise you will incur a fine.

The property is in a nice spot. It is convenient for things. I am on my second year living here and I have watched the property start to go down. It seems like all areas not around the pool are neglected. Flowerbeds are non-existent, even before the winter storm....now what was there is just dead and brown. You can see all the hoses in the flower beds bc there is no mulch left anywhere. There is trash and dog poop in so many spots. It is really gross. I see trash or dog poop every time I walk outside and drive into the property. Also there is mold and algae starting to grow on the buildings all over outside and paint is all chipping off. It is really sad bc it was a beautiful property. Very disappointing.

I have enjoyed living here. The girls in the front office go out of their way to help make sure you are happy in your new place. Amenities are great and the location is perfect. I would recommend this place to a friend.

I love this community because location, location, location! This property is located in the heart of Fairfield and convenient to shopping, entertainment, and restaurants! It has immediate access to 290 and tollway, which is perfect for my short commute to work. I also love how friendly the staff and maintenance crew have been, from the moment I inquired about applying to now, treating all my questions and concerns seriously and responding in a timely manner. Brianna is so delightful! I love talking to her because I know she'll handle my request right away, plus she's just super sweet! I also like that some staff live on property, so they are more responsive to the community's needs. I want to personally thank them for making me feel welcomed, especially at a time when there has been so much uncertainty surrounding COVID. I know they are doing the best they can to accommodate the resident's needs in a critical time. My dog enjoys it here too. It's dog friendly with a small bark park and plenty of waste stations. I also love the lake view and the barbecue grills. I feel like I live on park grounds that are well taken care of and securely monitored! I don't regret making a decision to live here.

Do not lease here! Neighbors leave trash out, all hours and days of the week. It makes the place stink. You have to pay for valet trash, and you pay trash again on your utility bill. You also pay into a mud district. Parking is a joke-they implemented a parking sticker system, yet they don't enforce it. There are nicer communities in the area.

The absolute WORST apartment complex I've ever had the misfortune of living in. DO NOT MOVE HERE. GO SOMEWHERE ELSE. THEY WILL SCAM YOU AND SCREW YOU OUT OF MONEY. PLEASE DO NOT MOVE HERE. DON'T EVEN WASTE YOUR TIME LOOKING. YOU HAVE BEEN WARNED. I moved out over 2 years ago and was never in that entire 2 year period informed by anybody that I owed $350 for carpet replacement and wall touchups, and 2 years later, I get a letter in the mail from a collection agency saying that I had to pay it, which is BS because this could disrupt my excellent credit. When I called the Fairfield Ranch office and explained that I never was informed of this, Candise told me that they had mailed out letters to me, which isn't true because I never received anything (no letters, emails, calls, voicemails) within the past 2 years, and when I asked her "why didn't you guys in these 2 years ever call to inform me that I owed you before you sent it off to a collections agency?" and she said, "we don't have time to call everybody who owes us".. WTF? YOU HAD 2 YEARS. And when I explained to her that THEIR mistake could mess up MY credit, she said, "oh.. sorry.. I'll email you the statement. You'll still have to pay it" When I looked at the statement, it said that I was charged $250 to replace the carpet and $100 for wall touchups, which I would have had no problem paying for if I were informed of it. She almost tried to imply that I was lying when I told her I never received anything in the mail from them .. Like why the hell would I not pay for that just to let it go to collections to ruin my credit? She literally tried to turn it around on ME when it was clearly the fault of the employees of Fairfield Ranch. These people literally had 2 DAMN YEARS to call me.. leave a voicemail.. email.. something.. to inform me that I owed them. But instead they chose to send it to some bunk a*s debt collection agency that doesn't even answer their phones. I just don't understand how an ENTIRE STAFF of people overlooks what is owed for 2 damn years and doesn't even bother to call or email to inform me before they're going to send it over to collections where my excellent credit can be effected .. If you're going to be a dunce, that's all fine and good, but when it starts effecting people's credit, that's an entirely different story. I went ahead and paid the collections agency so it wouldn't effect my chances of getting into another apartment, but this is NOT the end of it. I would have had no problem paying for it had I been informed, but now my perfect, excellent credit might be impacted because of the incompetence and laziness of the staff of Fairfield Ranch Apartments. Oh, and this is just what these apartments are putting me through now, 2 years after I moved out, I haven't even gone into detail about the apartment complex experience itself. It was already pretty sub-mediocre, so I can't imagine how bad it is now. Don't let the false, cheap, "luxury" ambience fool you. This place is FAR from luxury. The apartments themselves are nice, but that's about it. It's a polished turd at best. Parking is VERY limited and you're lucky to even find a parking spot at all. The neighbors are loud and disrespectful and let their dogs bark and kids scream all day and night long. The crowd is also younger, so expect a lot of parties and loud music blaring as well. Tow trucks drive around the place looking for cars to tow and make residents pay over $250 to get their car out. And to top it all off, the office staff was very incompetent, and obviously still is. That being said, don't live here, or any property managed by Adara Communities. It wasn't that great of a living experience in the first place, and on top of that, they're still screwing me around 2 years after I moved out. Go somewhere else. There are SO many great apartments in the Cypress / Fairfield area to move to. Just don't move to this one. It's trash. I will go my entire rest of my life telling people not to lease with this place or anybody who uses Adara Communities.

I have been trying to resolve an issue of loud partying, music and howling dog with this property management for months. I have presented them with videos and recordings of the loud neighbors and they only tell me that they can " barely hear anything" instead of addressing the problem so that it stops. This property was bought out and the new company, Adara, is NOT like the former company that owned the property. This used to be a pleasant place to live and the unit itself is very nice but now, there are people that hang out near the stairwell smoking marijuana, leave their trash in the parking lot and stairwell and the courtesy officer does not come out when you call. You are then left with having to call the Sheriff which gets old. I have only had consults before but now have had to pay an attorney to help resolve this issue. This is an out of pocket expense that I should not have had to spend. We applied for a rental and the office made negative comments about us moving out instead of just providing them with the rental history like the other management company asked for. If you are ok with this kind of environment, then this is the place for you. If you want to live in a place where the neighbors respect each other and management does not gaslight you even when you have the recordings and videos to prove the issue, stay away from this place! I regret pulling my move out notice last year when the new Manager Madonna asked me to give them a chance. She is all talk has been one of the most annoying people I have dealt with and there are not many. If you treat one tenant this way you will treat another the same. The lease is supposed to protect you from things like this.

Horrible Management. The Manager is not knowledgeable about running a complex. She entered my neighbors apartment without permission and was found in her apartment by the resident. In 2017 they switched Mgmt Co. and since then it has really went downhill. The grounds are not nice. They let the pipes from underground show through and do not lay mulch down. There is basic bushes as landscaping. They will try and add damages to your unit once you move out. Make sure to document and take photos of everything! Horrible horrible complex. Do not move in!! You will regret it.

I love the community. I recently met Madonna and she and staff are amazing. I recommend to everyone. Great the pool area and dog park to very beautiful areas in the community.!! The people who live here are very respectful and nice !!

The water in the shower smells like mold. The poop bags at the "stations" are empty thurs-mon. There's dog poop everywhere!! The dog park was just dirt up until recently. The water fountain has never worked, right it's a perfect place for mosquitoe eggs. People walk their dogs through the pool area. The section of the complex near the dumpster smells like hot trash - you can smell it several bldgs over. My neighbors?!? One leaves their trash out 24/7. They pick up Sun-Thurs, so by sun night they have 3-4 bags of trash stacked up. One has a turned his rented garage into a beer drinking man cave. There's a motorcycle 2 bldgs over, he comes home at 1am. Ive been lucky enough not to have been renting next to the drug dealers though they dont last long. There were also some tenants, about 4 young guys, that had 3 agressive pit bulls in a 600 sq ft apt?? Right now - the entrance gate is twisted in half!?! & has been out of order for a week, with no sign of fixing.

I would not recommend this property to anyone. There are rodents, trash, fleas, dog poop, dogs not on leashes, Pit Bulls, no limit on size of dog nor weight. The office staff is terrible and never friendly nor make repairs as promised. My ice box never made ice or kept food at the right temperature. The breeze ways are never cleaned or power washed.

DO NOT LIVE HERE. Because of the management and staff at this property, I have honestly never had a more unpleasant living experience. If I could give 0 stars, I would. If you need to get a hold of anybody in the office, don't bother calling or leaving a message. They won't answer or return any phone calls. Also, don't bother attempting to go to the office to talk to anybody because the property manager, Kim, has the worst attitude. I had to go as far as to contact corporate because of her attitude and inability to talk to or work with me. After two long years of living here, they also failed to notify me that I needed to give a 60 day notice or even that my lease was coming to an end. As a result, I was forced to stay two months after my lease was up and pay $1,500 a month ($400 more than normal rent). Now that I paid all that extra money and have finally moved out, they are still sending me more erroneous bills for utilities that I have ALREADY PAID. Also, I left the apartment in pristine condition, and they sent me another bill to have the carpet cleaned. Also, if you're looking for a safe and secure place to live, KEEP LOOKING. My car was vandalized in the parking lot, and three people just in my building had their apartments broken into and were robbed. There are no security cameras. They claim there is an on duty officer on site patrolling, but there is not. Speaking of parking... don't live here unless you want to walk a mile or cross the street to get from your car to your apartment. Again, I would give this property 0 stars if possible. I would not recommend this place to anybody!!! I don't usually take the time to write reviews, but I wish somebody had warned me before I moved here.

Don't have one complaint about this place. We've lived here for about 3 months now. The staff is so friendly and helpful and truly cares. The amenities are awesome, and the prices for the location/luxury upgrades are super reasonable. Would definitely recommend this complex :)

I do enjoy living at Fairfield Ranch because it is new and offers many extras that other apartments do not (granite counter top, washer/dryer). I do however have some concerns. When I moved in I was not given a checklist to ensure there weren't any damages, and no one from management walked into the apartment with me to do a walk through. I was given the keys and left to locate the apartment myself. I've lived there for a month and I've come to notice that there are scratches in the floor (not sure if its the vinyl flooring design or if it is from previous tenants). I called the front office about this issue and I did not receive a call back, so I assume that it was noted. The scratches are everywhere from the entry way, kitchen, and both bathroom floors. I have also come to notice that the residents who own does do not clean up after their dog. mounds of poop can be seen on almost all grass. Also, the parking is difficult. There are not enough spots and I have found several cars do not have the parking sticker, which leaves me to believe they are visitors. These visitors are always parked right in front and their car often stays there for an entire day or move. Other than that, I do enjoy living here!

So my family and I have been here for about a month now and we really love our new apartment. We had passed by many times in the last year wondering about it and when we came in to view, we were so happy we did. I used to live off of Jones near the 290 and was looking for a quieter, nicer area to live and this meets our requirements. We are upstairs on the 3rd floor and we have floor instead of carpet and I REALLY love that. The washer and dryer in the unit are the most quiet appliances we have had in our apartment living experience and the garden tubs... I enjoy those the most. If our experience continues to be the same throughout our stay, we will be here for a while.

I've enjoyed living here for the past year. the apartments themselves are nice and new, I love the granite counters and wood floors and the open floor plans. The clubhouse and pool areas are well kept. One thing I was surprised to discover is there was no light or ceiling fan in my main living area which was a minor inconvenience. But I've enjoyed the close proximity to shopping- all the basic necessities are within walking distance or a minute in the car and there is a lot being built up. The office staff has been SO great, always so helpful and kind! The maintenence has always been wonderful as well and will come out if you ever have an after hours emergency. Overall a great place to live.

This is a really nice apartment complex. Wooden floors on all units, dark cabinets with granite countertops. The pool is always clean and the gym is easily accessible plus - you also receive access to the club house in the neighborhood down the street. Maintenance is always accommodating, they fix issues within the next 3 days (business days) you submit a request. They also go over and beyond their job duties. Just last week, maintenance had to come in and fix my bathroom drawer, at the same time I had a heavy package delivered at my front door. When I came home, the package was in my living room! Maintenance was kind enough to bring it in. Another instance - when I had to pick up a package from the front office, one of the maintenance guys saw the heavy box I was carrying and suggested he bring it to my apartment instead. Also, the front office staff is AMAZING! They are always so nice and will always work with you especially Danielle. It's a pretty quiet complex and a good district if you have kids. All our neighbors are respectful and considerate so there's no loud music. Management and maintenance team here are irreplaceable.. which is why I chose to extend my stay.

Overall, I would recommend this apartment complex to anyone looking to move to this area. The front office staff if extremely friendly and helpful. The maintenance staff are great, efficient and overall friendly people. There is plenty of access to the grocery store, dry cleaners, places to run. The pool / clubhouse and gym are top notch facilities. My only complaint would be the parking which you might have to park at the back of the complex if you get home past 9 on the weekdays. But for the most part I would recommend moving here!

The apartments themselves are beautiful. Love the cream stone on the outside and the interior is nice granite countertops, stainless steel appliances, natural light. Their are two downfalls to this apartment complex and it is parking and management! Parking is ridiculous you have to park on the other side of the complex from your house if you don't make it home before 8pm. Now as for management they have no people skills and talk to you like your crazy. Their is a new staff member everyday it seems like you can't keep up. I will not be renewing my lease here.

The overall living experience isn't too bad. The grounds and apartment themselves are very nice--I love my granite countertops, laminate floors, crown molding, and call me crazy but I love the heavy weight of the cabinets and doors. However, I do have a few minor complaints that aren't necessarily under anyone's control. The noise from the other tenants is pretty bad in my opinion and the parking is horrendous, especially after about 6:00pm. There is a parking sticker system, but I have yet to see it enforced. Again, so far I've enjoyed living here and will more than likely renew my lease next summer.
