Great apartment with a great location. The staff is outstanding and always willing to help. All the apartments are updated and in great condition. Everyone is respectful at this community. The pool is nice although not many people attend it. Would definitely recommend to a friend.

It has been bumpy in the beginning to say the least. Our apt hasn't been touched up since we completed moved in and turned in the walk-thru form almost a month ago. The painting crew and their scaffolding has damaged our porch and been a complete distraction. Scott has tried to help as much he can. Holly (who I know is no longer there) said we would receive some kind of gift card or credit for the construction troubles. Whether or not this will be followed thru upon, is left to be seen.

The complex doesn't compare to luxury apartments in the area. Make sure your rent is cheap enough to justify moving in. The new management is struggling a bit to set everything up and there have definitely been transition issues. I'm excited about the upcoming renovations and that they're investing in the property now.

I have lived in several different units on this property, under 3 different management companies, and seen the property change over the years, including seeing it used for TV shows. The area changes a lot (different bars and restaurants move in and out) and lately, it has become more of an adult community, and less of a frat house. While there is still no shortage of the party (you are on McKinney Ave., hello!), in our current apartment, the bar closest to us actually is a good neighbor and shuts down the "entertainment" after midnight, even on weekends. Not all neighbors are quite that generous. Some go til 2:30am every night. Be careful and ask questions! Parking has always been a thing and I've never had unruly neighbors, just loud businesses, but you just never know. Just keep asking questions. The current management, Cottonwood, seems kind and capable.

The first 2 years of living here were practically perfect. Only used maintenance for light bulb replacements/water filters. New management has been rocky - our toilet has overflowed 10+ times due to the water being turned off & on causing pressure in our toilet tank. The fire alarm issue was ridiculous. I happened to be working from home Thursday, 9/29 and it went off throughout the day. Then we were awoken at 2am that night and had to stand outside in the cold for 45 minutes with zero explanation. then while working from home the NEXT day it happened on & off again. Lastly, when we came to renew our lease for a 3rd year and we needed to negotiate the cost, ----- was very difficult to work with, had a bad attitude and finally was able to give us a lower cost after saying there was absolutely no way she had the authority/access to do so. felt lied to and frustrated after being upstanding residents for multiple years.

Truly an average experience with this property which is an issue to me with the rent pricing. With the change in management I have noticed an increase in communication between management and residents which is a positive.

I recently moved in, everything has met my expectations and I have had an overall good experience. Good location, fast maintenance, easy parking! It is a little older than some surrounding apartments but it is a great value for the area and the amenities are more than adequate

This is such a cool property with the perfect location for any younger individual! I'll be moving to Dallas soon and you can bet you will find me at Mckinney Uptown! The staff was soo down to earth but still professional! I LOVE how I can walk across the street and have an amazing date night! Literally, within a block you have everything you need! Hell, I won't even need my car anymore! Haha just kidding!(gotta have something to head back to visit family!)

Moved here for new job but had several water issues resulting in the master bedroom wall bring roped out and replaced twice within the first two months. In addition fob access rarely works and elevator regularly has problems. So for a 1560 one bedroom I expect a little more.

I have to say I am impressed with the new owners. The office is cleaner and the people are much friendlier . I was asked yesterday morning how I liked living here by "Jimmy" a new gentleman working in the office. I said it's been fine and my fiancé and I are looking to probably stay here another year. I joking then said I only wish you had organic creamer for my coffee. While I was working on my laptop in the lobby he went to Walgreens and bought organic creamer for me. Now that's what I call customer service! I really appreciate the attention to detail they are offering us. I hope it continues.

parking is awful, but the apartment is nice!
I have lived at the Marquis on McKinney for a little over a year now and I would renew my lease if the parking situation wasn t so horrible. They do have designated gated garage parking however, they do not monitor who parks there. There have been several nights that I have gotten home around 10 or 11 and could not find any parking because residents let all of their friends in. Noise: My apartment is not facing McKinney, so I think that helps with noise control but other than the night the Mavs won the championship, I really haven t had any major issues with noise. I never hear anyone above me or beside me and only hear people talking in the halls. Not too bad at all! Quality: The quality of the apartment is great and I would stay here because of that reason. The only complaint I have there is that I was told that I would have granite counter tops when I moved in and it turned out to be faux granite. The staff here has always been very nice to me- other than absolutely no concern with the parking situation. Maintenance is great! I have never had a problem with that either. I think the pool is awesome and in a great location.

It has good and bads
I love the location of this apartment. I am going to list the good things and bad things so you can make a decision: Pros: Location, it is a fun place to walk around for dining and parting Free Personal training offered 2 times a week. He is pretty nice and very good I have a great view from my apartment cause it is facing downtown Cons: Very noisy, I can hear cars honking late at night, the planes from love field, people at bars, music. They are not very good cleaning because the complex decided to be cheap and hire only one person for cleaning the entire building. The poor lady does not have enough time to clean the whole building. Someone threw up 3 weeks ago in the parking lot and it is still there. (not it is dry, but you can still see the shade) pretty nasty. The lady named Mandy in the office is a little mean and not willing to help you.

I love them!!
I love the marquis on mckinney! The parking situation you just have to park in the under ground parking not on the top two levels. The mantiance guy is amazing and always gets things done quick. Yes it can be loud from the people drinking and the bars but look where it is. You know this before you move it. It is in a great spot and it is so worth it! I love it here and I am signing another lease with them!

Good Apartment Comples
First of all, let's balance out the perspective. Uptown is a pretty good neighborhood to hang out in. If you like to live where you hang out, then you're going to get a different pedigree than if you drive to your hangout spots. Having said that, this complex is appropriately positioned to never have to drive to a bar. I moved into this building because it's walking distance from a lot of places, and it's a short motorcycle ride to other places. Frankly, it's a very Un-Dallas place. The building has its shortcomings. For one, carpets could be freshened up. For another, the noise from the bars can be penetrating. Parking doesn't really work out. And some residents are just rich kids who feel entitled to everything. Once you get that down, the building is pretty nice. My apartment is on the far side (away from the noise), with a downtown view. It's quiet and I sleep like a baby in it. Neighbors are nice, and no one has bothered me. Parking sucks, but I manage, and it hasn't made me mad at all. Staff is very nice, and so I think all those people who had a hard time with the staff are perhaps in dire need of negotiating lessons - because I've only had extra good service from everyone who works there. Last but not least, I've never had any mishaps here, but as is always the case, any mishap is tinted by negative stigma, which is natural. So we shall see how things change if that were to occur - but to buffer myself from that, I have my renters insurance. I'd give this building a 4 out of 5.

Worst Apartment Complex
This is by far the worst apartment complex I have ever lived. Although the location is hard to beat, I regret signing the lease for several reasons. There is hardly ever any parking spaces after 9:00 including the gated area for residents only. My car has been bumped several times and there are no video cameras to record what happened. The management is terrible - they never return calls, screwed up on the lease, and is only friendly when trying to sign you up. The pool is also small and they do not regulate the amount of visitors (resulting in some trash). The maintenance guy is awesome, though. I have lived in apartments/townhomes for the past 8 years or so and this has to be the worst. Overall, I would not recommend this place to anyone.

This place suck! Poor Customer Service
Recently had a flood that occured throughout the complex. Marquis said they were going to reimburse for hotel charges, after 2 weeks they turn around and said its not in there budget. Corporate said they were going to and so did the staff of the complex. I had just got done paying the rent for apartment at the beginning of the month, did not get compansated for the 2 weeks I was out nor the charges for the hotel. They love taking but give nothing back in return. The property manager Dalia DeLeon she is the worse property manager ever!! She should quit the industry and find another line of work, not cut out. Things never got repaired or problems were never solved her words "let me get a hold of someone in corporate and ill get back to you". She was always on vacation and never gave a crap about the residents. Pretty much after arguing my carpet was replaced due to gnats!!

Terrible for the Price
I decided to bite the price bullet and move to the Marquis in June of 07. I thought with the sky high prices that most of the college kids would look elswhere, I was wrong. DO NOT RENT AN APT FACING THE POOL! Mngmnt states that the pool closes at 12:00am HA! If now one enforces this policy then no one respects it. Also don't expect to sleep in on the weekends if its even remotely nice outside, because the kids that live here will already be drunk at the pool and blasting at least 3 diffrent radio's. Also you will get a constat view of trash since these little bastards don't have their mommy to clean up after them and the management dosen't care. If you love to party 24-7 this is the place for you! If you are a young professional and would like to party a little and still keep your job, keep looking. Also, I will come back and post pictures of everything stated above!

Management/ dirty/ rip off/ RUN
This place sucks. The letters have been missing from front of building since this past spring due to a wind storm. The carpet in the hallways is badly stained. The exit sighns are always knocked down thanks to the spoiled rotten SMU brats that live here. Security is shakey at best. The parking lots have abandeoed vehicles and old car parts laying around. The manager is in way over her head. The regional manager is a liar and unethical. Broken promise centeral. We are on our second manager in the last year. The pool was drained 3 times last summer due to urine and beer. Half the lounge chairs are broken. The cleaning and maintennce staff is horribly managed by the complex mamanger. They never change air filters. The windows leak like crazy the quality of construction is ---- and so is fit and finish. Get ready for HIGH ac bills. The pet deposit is absurd $600.00 non refundable plus pet rent no building in area charges this amount. Do yourself a favor go somewhere elese.

LOUD AT ALL TIMES
I lived at the Marquis on McKinney from February 2007 through November 2007. The place was loud at all times. Weekdays, especially Tuesdays and Thursdays, were terrible because of crowd at Primo's. On the weekends, you can expect to be woken up at 2 a.m. I slept with earplugs nightly. The garage gate was constantly broken. Management found every excuse to charge. I moved out at lease end.

I do not recommend this place. Many of the other tennants wouldn't either. There is noise all throughout the night from the bars across the street. On the weekend, other residents let their friends park in the garage, leaving no open spots. And overall, I think the number one reason I would not recommend this place is the staff. They are ignorant and hollow. They are unwilling to be of any help at all. It is almost humorous in an unfortunate way. This place is a joke.

the lady under me has no idea what she is talking about.
i just want to address the rude person that commented before me...THANK GOD you are moving out. First of all, there has NEVER been an age limit for our apartments (its called age discrimination) second of all...YOU LIVE BY THE POOL...what do you expect...a freakin nature scene? it isnt going to happen. and last but not least...you picked an apartment in the center of uptown! wow, i wonder what kind of people are going to live there. There isnt anything wrong with the manager, its people like you that make her want new people to move in...SO YOU WILL MOVE THE HELL OUT! so instead of bashing her and the residents...take your happy --- to a cheaper, "safer" property (because im sure people that pay less for their rent will think and act like you...a "professional") because our community is probably safer without you there.

Fraternity House in Uptown! UNPROFESSIONAL!
I am so ready to move out next month. When I moved in there was a STRICT POLICY that you must be 25 years of age to rent here. That was a big reason why I rented here two years ago. So there would be no SMU kids!! Well, the old manager enforecd it but the new manager has opened the flood gates. Today there were 20 frat guys in the pool with beer bottles and girls drinking out of glass wine bottles. No one enforced the no glass at pool rule. IN fact, they do not enforce any rules. A little brown dog, although cute, was taking a dump right next to the pool in the bushes. While his owner was too busy smoking a cigarette and drinking wine to even notice...disgusting!!!! This place is turning into a disaster area. Who the hell let kids move in here...bad manager!!!! Please bring Carrie back to make this place classy again. I have already given my 60 days and only have a couple of weeks left. If you are a professional, you will hate it here. Someone today quoted it as being like "the village" ....awful. Do not rent here. Try the Ashton or Trianon for classier bunch. Plus their rent is much lower...all you are paying for here is MTV beach party on the weekends. DO NOT EVEN THINK ABOUT RENTING NEAR THE POOL...I haven't sept since I moved here. Also, the manger could care less about keeping good longtime residents. She's rather get new people in here who will pay more rent...and several people think this as well...see for yourself...stop by on a Saturday or Sunday and check out the pool scene-LOW RENT! Counting the days til I move................

you guys are wasting your time
In case you guys haven't noticed, the apartment manger is obviously the one responding to all the reviews. She out to take the constructive criticism and learn from it. I have had it...-sad that you can't even voice your opinion. I called CWS directly and I suggest you do that as well...they will be responsive. She is sounding ignorant. Stop wasting your time. My boyfriend lives in the building and trust me, everyone agrees with all of your comments. We had people over to cook out last week and this guy at the pool told us that a girl got raped on the side of the building next to Walgreens last winter. It was in the Dallas Morning News and she can verify that with them if she even wants to argue the fact that it occured. Another time a man was using the phone in the lobby and had snuck in and tried to attack another woman. The management should understand this and try to make things better but they are trying to cover it up. This is exactly why we never go down there to tell them anything-they don't care. I even went to the meeting and the only thing they have done is turned off the call boxes. I think the security guards are doing a fabulous job now and I feel sorry for them that they have to deal with management.

I like it here
Overall I like it here. It is a great location which is what was most important to us. Every now and then there is a party but that's normal in this enviroment. The management is much better than the last people that worked there. They actually get stuff done and have kept up to their promises. They do a monthly happy hour where they buy us all drinks. Free drinks! Who else does that? We'll be here for a while.

need higher class residents
Residents don't respect the properties and others' rights, e.g. drunk or discourteous parking in the parking lot by singles (no kids) who just HAD to drive a Hummer or Excursion or Yukon--no oversize vehicles are even supposed to be in the garage. Plus patrons of the nearby bars use the guest parking areas, so my visitors always have a hard time finding a spot when they come to see me. Mgmt seems unwilling to police this. It's way too loud from street noise as well as barking pets and parties. I live on the side facing the Walgreens parking lot and thus am awakened daily, even on weekends, at around 5am by the garbage truck noisily latching onto, lifting and emptying the store dumpster, then literally slamming it back down on the ground. Then there is the 2am parade of police sirens as law enforcements chase down the drunken idiots literally speeding away--screeching, smoking tires and all--from the closed bars. After each weekend the elevators reek of beer--smells like a frat house after a party--and the property is littered with discarded beer bottles etc. There is broken glass everywhere, which the long-suffering, earnest maintenance staff sometimes come in, even on their days off, to sweep up. Some residents are mature professionals, but many are college students living on daddy's money or very young, immature twentysomethings who just want to party and don't respect anything. For example, decorative fixtures and lobby artwork had been stolen, probably for use inside an apartment. Residents toss trash in the earthenware that decorates each of the main elevator's landings. A while back some moron carved graffiti into the main elevator door. Mgmt took more than a month to rectify. Insulation is nonexistent and utility bills are sky high. The workout room equipment quality is a joke, although mgmt tells us that the old equipment is due for upgrade or replacement. The building received a new management team a few months ago. This crew seems a lot more professional than the impotent jokers here before. The only reason to live here is the outstanding location, within walking distance to much of what you want - grocery store, drug store, West Village, nightlife, but for that you pay through the nose. For these prices, I ought to be able to rate this place higher than "average".
