Great place to live
Great location, Nice apartments, nice staff. Only one main elevator and dogs are allowed so you never know if a puddle is water or...Rent is high on singles, ok on doubles. Love living there..noise is not an issue, only aparments facing walgreens get too much light at night from their parking lights..<br>

Hate it
This place is not worth the money. The noise level is crazy..especially in the summer. The main elevator has broken down at least once a week in the last 2 months. Where do I start on the staff....they all hold their noses high in the air. The manager has no customer service skills at all and will not do anything to resolve any issues. I'm glad I left there...there is a nice place just down the street not owned by the same company.

Nice place, but pricey and only 1 main elevator
Poor insulation, high heating/cooling bills. Advantage here is walking distance to nearby stores.

overpriced and noise issue is a complete deal breaker!
I can't wait to leave Marquis on Mckinney. The noise level in my apartment is unbearable for even someone like me who has lived in a highrise in Manhattan. Primo's, a popular bar/restaurant right across the street, attracts a very loud group of people who inevitably get smashed by 11 - 12am (btw, the bar opens until past 2am every day, 7 days a week) and even though I am on a high floor, I can sometimes hear what these drunkards are slurring about. In addition, my particular apartment is just noisy - upstairs neighbors running around and strange pulsating generator like noise that could drive a normal person up the wall. The way I am dealing with this is tiring myself out completely during the day (work out, work hard, whatever) so that I can conk out at night, otherwise, I would be up all night seething for paying over $1.70 per square feet (btw, uptown average is more like $1.15). You are paying big dallas bucks to live here, so make sure you know what you are getting into. Based on my conversations with other tenants, noise is an issue for even those facing out the swimming pool because of late night parties and noise echoing through the courtward.<br>

Best in Uptown
The thing you need to get in your head right away is that you are renting this apartment - and so are your neighbors - therefore no one has a sense of pride in the building - because no one owns their space. <br><br>However, that being said - it was the best place I found in Uptown. While Post and Gables have the most property and the cheapest - they are poorly constructed. The Bryson is similar - but was $100 higher when I looked. And the Mondrian wasn't finished (although I've heard it was higher). <br><br>I never had a sound issue in my apartment - unless my windows were open. Yes you can hear Primo's - but where in Uptown can you not hear something?<br><br>It is a great community. I seem to see my neighbors on a regular basis. Not being a pet owner I was worried about all of the dogs in the building - but so far it hasn't been bad.

Not your place if you like it quiet..
I really like my apt, the floorplan is great as well as the amenities in the community. Staff is very friendly and supportive. It's a bit pricey, but.. oh well... the location is just great. I never had a security or parking issue.. the gates to the parking area are a different story, but whenever they were broke, management took care of it immediately.<br>The reason I am moving out is the noise. Primo's is one of the noise-sources.. but that goes away at about 1:00 in the morning or so and isn't that bad on my side. I am living on the "Wallgreen's" side of the building. The sad part: They use getting their deliveries at about 4:30 in the morning and these people just don't care.. honking horns, screaming, what have you... complaints at the store - forget about it. Insulation of the windows in our building isn't the greatest - you might as well leave them open. Ear plugs solved the problem for awhile, but that didn't seem to be a good idea.. we had a fire alarm one night at about 2:30 in the morning which I almost missed.. not too many of the residents gathered in the lobby, so I might not be the only one having this problem (guys!! turn up the volume on the alarm system!!)<br>Another thing about the Garage: there's a "non secure" visitor's area (mostly abused by Primo's patrons). On these 2 levels everything can happen.. partying people late night around the cars, a lot of broken bottles there after every weekend.. just make sure you're in the gated area.<br>Furthermore: some concerns about the tenants and who's admitted to be living here.. some of them seem to be real pigs. There's a chute for garbage on all floors but some people apparently don't know how to use it. Waste of any kind is sitting around in the trash room and smells awful sometimes. Called management about it.. always worked and it was gone right away.. but - what's wrong with these people??<br>I really enjoyed it here but I am really looking forward to my new, quiet place.

Huge Noise Issue
The six worst weeks of my life!!! I moved into the Marquis on Saturday, July 10. The first night I spent listening to drunks yelling, glass breaking, cars honking, loud music, etc. Primo's restaurant and bar is quite the festive place most nights of the week until 1:00 or 2:00 in the morning. My apartment was on the third floor facing McKinney Ave. It was as if I had my windows open. I spoke with the manager the first thing on Monday and was told they had a 30-day move-out guarantee and I could receive all of my deposits back, including the application fee. To their credit, the manager did try to find me a unit in the builing to transfer to, but apparently anything facing the pool (all floors) has a the same noise issue. Even one of the leasing agents told me (after I moved in) that he lived on the same side as I did and "it is very noisy". I asked how he managed to get any sleep and he said he slept with the TV on. I also questioned a number of neighbors while I lived there, and was told that they had the same issues with noise. It is now three months after I moved out (end of August) and I am finally (supposedly) getting my deposits back. Apparently, the record keeping is as bad as the noise problem, and they couldn't (wouldn't?) give me back me deposits until they decided how much I owed for the electrical for six weeks. It was almost $250.00 for 900 sq. ft. apartment. Hey guys, did you insulate the building from weather OR noise? Unless you party all night and sleep during the day, I would RUN from this place. Beautiful building and location, but you might as well live outside on the patio at Primo's!

Nice, with minor problems
The apartment itself rocks. It is new and I only rarely hear my neighbors (they drop a weight or something above me). The guy next door plays very loud music but once I close my front door... all is quiet.<br><br>The appliances are new. The staff is pretty good about getting on problems. However, I wish I could say the same for the tenants. They occasionally hire a guy to monitor the parking garage but this is not consistent. So of course you have a bunch of jerks parking in our visitor parking to go to Primo's etc.<br><br>Some of the tenants have issues, and no warnings or anything have been issued. They leave their trash in the room instead of putting it down the chute, and scratch up the elevators. Also, some ------ people have been bringing shopping carts from Albertson's into the parking garage. I mean c'mon, seriously. A lot of the decorations in the hallways walked off... sad (they were replaced, thanks staff).<br><br>Tuesday nights are very noisy due to Primo's meat market night. Some guys with noisy bikes like to race down McKinney at 2am on Tuesday. Again, sad.<br><br>The parking gate keeps breaking. But they quickly get it fixed.<br><br>As far as the social scene there is a couple of people that organize all kinds of free events. Pretty good deal, and fun.<br><br>All in all pretty good. However make sure you buy storage... as you will have NONE in this place.<br><br>Oh and the architect that designed the parking needs to be shot. You WILL at some point get a huge scrape down the side of you car from the turn you have to make to exit the garage. And every parking spot is sized for Mini Coopers.... <br><br>Rent is a bit high.

Best Place Ever!!
I moved into the building when it first opened. I absolutely love it and am dreading the day I move out. Sounds insulation is AMAZING. I came off the elevator one day to hear loud music in the hallway from my neighbor but as soon as I went in my apartment and shut the door, I could no longer hear it at all. Same goes for upstairs neighbors. The management staff are wonderful also about any issues or questions that you might have. I wish rent was a little lower, but overall I would say it is well worth it.

Well worth it
Although priced higher than some older counterparts, the MoM is a great community in Uptown and well worth it. Size of building allows for great service, and crowd is mostly young professional..not students. Everyone seems to enjoy living here and the staff aims to please. <br><br> <br><br>Sound insulation is excellent. <br><br> <br><br>9th Floor has hardwood floors, metallic applicances, and higher ceilings so it´s priced higher.

Wonderfully New, Suffers from Initial Opening Jitters
An extraodinary apartment building with first class, contempory style and amenities. Problems with security and car break-ins (and in a completely gated, monitored and electronically access garages) but management is fighting back with sizable expendatures to take care of it. Excellent views and large floor plans are available. Staff is extremely responsive to problems. A new building having its shake down cruise, and building owners seem to support the local staff. <br> <br>
