DO NOT MOVE HERE!!! I moved here December 2025 to get back on my feet while attending school. Upon moving in, I was informed that the apartment wasn’t ready because it was being cleaned. When I finally moved in, the apartment was the complete opposite of clean, the laminate flooring was burnt and covered in blue/white paint that rodents left footprints in because the door had been open. There is a german roach infestation as well even though we are charged for pest control and have not received a service once. The refrigerator was molded with roaches in the freezer vents, spiders crawling all over the cabinets with cobwebs everywhere. The carpet was never cleaned, items from the last tenant were left behind everywhere including roaches imbedded in the carpet. Stickers are all over the walls and painted over. There are many gaps all over the apartment which allow pests to come in and were never sealed properly. There are dead roaches in the vents that were never replaced which is a health hazard, and all the blinds/walls were left filthy. This may be one of the worst apartments in Dallas and they call themselves trying to rebrand their image. There is lots of gun violence in these apartments with multiple units being shot up and bullet holes left for months. Rodents and stray cats get into your trash because it doesn’t want to be picked up even though you pay a trash fee. Your vehicle will be towed even if you register it as a visitor which will cost almost $300 to retrieve. Your mail will be stolen as well because most of the boxes are broken into (I had a check from a previous employer mailed, stolen and cashed) I also haven’t had AC in almost 2 months after placing a maintenance request. Btw if you are a week or 2 late on rent for any mishap, management will file an eviction on you, and give you a court date on top of $400+ in “feesâ€� added to rent

Ok here me out the new office folk are lovely compared to the rest but THIS LOCATION IS AWFUL! The cove will always be the cove no matter how many times you rename. There’s roaches gang activity crack heads drugs constant chaos. A whole crack lab blew up which is why the back buildings burnt down. If you have a problem expect to solve it yourself or report it to the city. My section gets along but there are problems everywhere. You have kids assaulting the police, theft, assaults shootings. Only NICE THING is the renovated apartments where I reside are lovely. They look like you live in a nice community. Until you step outside and you’re humbled. Good prices tho.

This office people are a joke! Especially Dolores. They are true definition of “they just hire anybody in here�. ZERO communication skills. ZERO knowledge of customer service. Manager is just as bad. Makes you wonder where she obtained her management skills. Service request? Yea good luck with that. NEVER answers the phone. New girl ----- is becoming just as dumb as the others! Only decent one there is -------. She has good communication and tries to help. All the others are horrible. Their property management company should be embarrassed to have a property like this on their team. Have mediocre 9th grade communication skills.

No one ever answers the phone. If they do they barely do anything to help you. Ive been waiting on a mailbox for 4 months. Ive called about numerous times and get told a work has been put in when it wasnt. Got put in another time and still hasn't been done. Im waiting on important cards to get to me and they dont care. (My wallet got stolen from my apartment and they dont care), almost out of food and other items and they dont care. The lady was smart with me on the phone pretty much saying the key will get done when it gets done and bye bye. Not a safe area at all, theres gun shots down the road, police cars almost all the time.

This manager I have not meet or talk to once and the staff scammed me and my aunt and made us take the 1 bedroom because we had no where else to and wouldn’t let us upgrade to a two bedroom they are very rude and we been here 2 months no mail box key but they keep add money on to the rent I’m call code compliance on them I’m the morning

My experience here has been not pleasant. I have lived here for 3months now. My AC has not been working properly for a month. Have gone in to the office 3xtimes to report that issue and as today March 24th they still have not fixed my AC. It's 9:25 pm and I am sweating because it's hot inside. I am sure I won't be able to sleep tonight. I contacted corporate management today and they told me they will send someone today well that didn't happened. This place has a very, very poorly maintenance service. I am telling you it's really bad. In addition the place is loud you will hear gun shots almost every night. Do not move in here you been warned.

They sent out notification that the pool was open last week (YEA?) NOPE ~ beautiful Saturday afternoon, noon now and the gate is padlocked, with a chain! Doesn't look like they do a good job of cleaning, lots of algae on sides and, speculation here, but if they don't k(sigh)now what they are doing, they probably just throw in a boat load of chemicals to keep it clean. Didn't see a bathroom, but do kids really get out of the water to use it? SMH

Don't dare move here parking is bad u have to walk 2/3 blocks to your car if you own 2 .. ------ n d office is a -------- is nice once you get into the apt but after you r in she flip I think she crazy. Then the asst. Manager is worse the only person who is ok is ------.. The gates never work u can only get time warren cable not att. Crime is also bad they want tell u. U have to find out from others grounds are not good nets everywhere .. Don't move over here u may think that these people r nice from say one but wait till u get in. Or even a day late on rent becuz the office is close there is no drop box and u get late fees ..

I have lived here for a few months and this is by FAR the best apartment community on Forest Lane. When I first moved in, I had a few maintenance issues but they were taken care of immediately. The office staff has been nice so far. Their maintenance guys are great.They're security guard is a bit ---- about driving 5Mph in the parking lot but, it does make me feel safe to know he's here. I am so relieved that the gates are finally working.

DO NOT LEASE HERE. My first impression was great, everyone was very friendly the first day I visited. But then I signed the lease, brought back my $800 deposit, and I was informed that THEY made a mistake, and put me in an upgraded apartment on accident. So they gave me the option to SHORTEN my lease by 5 months, or pay an EXTRA $30 a month. NEVER did they give me the option to keep the lease I'd already signed. About 2 months in, not one but TWO doors in my apartment popped off the hinges. This is strange--I'm not a big person, I don't slam doors at all. I called in that work order THREE TIMES because EACH time, for some reason, it "just didn't go through". I tried explaining this to Bobbi in the office, who was mildly polite at first, but then went on to be condescending, and then downright rude. She insinuated that I was lying, told me I didn't know what I was talking about, and then proceeded to yell at me (I never once cursed, insulted, or raised my voice). I spoke to her regional manager in corporate, who ALSO said I was lying. I've been walked over and treated like garbage by this staff and I can not say enough bad (and true) things about them. If I had the option to give them negative stars, I would.

I have to say that my experience at Forest Cove has been pleasant. The property is not new but is well kept and management has been consistently helpful and professional. My unit was clean upon move in with no issues and the couple of maintenance requests I have submitted have been handled promptly. I really haven't met any of my neighbors as I usually work different hours but I don't have any issues with my building or noise levels.

Forest Cove apartment are by far the WORST apartment I have ever lived in. MY very 1st night living there I found out that it was infested with roaches & ants. Took them about a week to take care of that. It's very noisy apartment. The gates never close at night like they told me they do. It was overall a bad experience. I wouldn't recommend the apartments to anyone.

DO NOT LEASE HERE!!! It has been pure HELL since I have moved in. My 2nd day in my apartment ants had infested my kitchen,refrigerator,and bathroom .. I call the leasing office and was shocked that the leasing agent actually told me "oh I live on site and that's normal. Just get a can of raid but I will still put you on the pest control list" WHAT THE HELL?!? Then gated community my ---!! The gate is never fixed and wide open to the public yet they want you to pay $50 for a gate card on a BROKEN GATE!! All kind of crazy people walk in and out of these apartments because of it. I actually witnessed a man in a trench coat walk around about 5 times with a long pipe in his hand!! Next is the uneducated and trashy staff Lincoln properties decided to hire. The guy is the only one with sense and the maintenance guy is the best but the 2 ----- girls dress like they are about to go walk ----------- and don't know much of as anything and the --------------- definitely needs to be fired. She rude and surely does not know how to talk to customers. And they also try to charge you late fees on things that are not rent which is AGAINST THE LAW!!! Please do not make the same mistake I did and lease here. You will really regret it in the long run

Just moved in a month ago, love my apartment has lot of space, great kitchen cabinets and lots of storage. Convenient location I'm at work in 5 minutes which was a big deal for me. I was kind of skeptical about the neighborhood but definitely these are the best apartments in the area.

When first getting ready to move here,the dpst kept changeing and finally we got that straight.After the lease was signed we were told because of the special if your rent was late you would loose your special rate and you would have to pay the market value rent.I asked if the unit was cable ready I was told that it was and when the tech came there was not an outlet for cable thank goodness my router could be used for the cable and now it looks like a jungle I have lines running from the living room to the master bedroom and to the guest bedroom.I have reported that the heating unit is not working properly,the maintenance people have come and said the unit has to cool off and then the heat will eventually start to blow,never got warm enough for me to be satisfied with.Have been here for four months and already the tub needs to be resurfaced, the blinds did not cover the windows and sliding glass door properly,finally we fixed that ourselves!!!!!! The neighbors in the downstairs unit,slam the door all day long and every time they enter or leave they slam the door on purpose,I have ask that something be done about this,and the first response out of the leaseing agents mouth is there is nothing we can do about that.So if you want to have your peace disturbed,or be frightened out of your sweet repose with the door slamming late night and early morning then I suggest you keep searching for somewhere to call home this is not it!!!!!!!!My car has been vandalized 4 times,I am looking to relocate ASAP!!!! Believe that.If you go alone with business as usual,you are the best thing since gravy!!!!!! Compalin and you have bought the farm!!!!!!! I hate I ever considered this as a place I would like to live and I certainly would not recommend it to anyone!!!!!!!

Moved here a year ago, so far happy. Love my apartment got great neighbors. Im close to school and work. Very convenient a few maintenance issues but they were taking care right away. Friendly staff, not the best area But definitely the best community in the area.

I just moved here from out-of-state so I didn't know exactly what I was getting. When I got here they were really nice and helpful but after I moved in the honeymoon was over. There's --------------- guy that is condesending when he talks to you and a few females that act like they couldn't give a #@%! when they talk to you. The complex is filled with kids from HELL that according to the property rules aren't supposed to be unsupervised but are. The tennis court is a joke; no nets exist, the demon seeds that live here play ball on it!Part of the fencing around the "tennis" court is missing or mutilated. I wish I had NEVER signed the lease but I'm documenting everything and I will prevail in the end. This nonsense can't continue in the meantime DON'T MOVE HERE!!!!!!!!

I have lived at forest cove for 3 years now and I'm so happy here I do not see myself moving. The property is always kept in such great shape and is so clean at all times. Management really cares about having the landscape look nice and is always green with beautiful flowers. When I moved in to my apartment, it was completely ready and looked pristine. Since I've been here, I've seen the surrounding area spruce up and conveniently build a quick trip right around the corner. Maintenance requests are handled promptly and Fernando, the maintenance man, is always friendly and taking care of the property. The office staff is incredibly helpful and the manager is very sweet. So far no complaints!!!!!!

I've lived in these apartments for a very very long time. The office staff is rude and I don't know how the 2 young ladies in the office keep their job with their smart a** mouths! I can't wait until my lease is up! If you move here, what you will look forward to is having to repeatedly call the office for maintenance to do things and they never let you talk to management about escalted issues. A week ago, I could not get into my apartment because wasps, not bees, surrounded my door. I called the office and was advised by one of the rude young ladies that maintenance was off the weekend and there was nothing they could do. I asked for her to call the manager, she advised she couldnt do that. Here I am in 100 plus degrees weather, and maintenance won't come spray. I was pissed beyond belief!!....And I swear the side that I live on, 12 people live in one apartment so it makes parking horrible!! To top it off, my rent is increasing......I wish I had left these apartments long time ago! When i tell you I cant wait to move...If you do not want to go through what I have endured, keep looking for a better apartment. If Im gonna pay for an increase, I at lease wanna be in a better area and have a way better staff!!!

I moved to Forest Cove quickly due to relocation from another state. The outside looked faily decent (mid afternoon) and the surrounding area seemed convenient. Oh, but wrong I was. I refuse to walk outside of the community gate. The apartment itself is HOT as heck and does NOT cool the apartment. My apartment is infested with ants and the community does not have a common area for children to play. Staff is relaxed and passive regarding relevant concerns. I would never recommend nor will I resign my lease. ..and by the way, rent is paid EVERY MONTH ON TIME VIA THE WEBSITE! I just expect more and I'm not use to living in the ------.
