Move here at your own risk

First off the roaches run this entire building! Infestation is real and pest control is a joke they don't come and when you send multiple requests he comes with a damn attitude! Appliances older than dirt and constantly broke or out of commission. The phones ring all day and doors locked. The attitude of the office is like you're bothering them because you have questions. No accountability for the roaches and the increase of infestation they just throw they hands up like what you want me to do look on they faces! Police department out here almost every week chasing somebody gun shots every other day. Dogs everywhere barking all day and night dog ---- everywhere and nasty stairs and breezeway. ------ is a understatement for the loud music cars flying through the complex like the kids can't even play outside. Can't find online who owns this building??? They are always flowing through management like waterfalls and maintenance workers too. This place is a money hungry establishment that don't care who they have run the office just as long as they collect money and give nothing to the units or building repairs! The people in the office look at you like you spit in they face when you tell them issues with your unit and Roaches every damn where. They allow people to have all these pets but don't find them for having dog ---- everywhere and dragging it on the stairs like that is beyond Nasty! The level of care is below zero with this place. The loud music loud cars running around day in and day out the roaches the gun shots every other day the lack of communication and care from the upper level managers and office staff is so ridiculous and sad! If there was a negative zero this place takes the crown. Cannot wait to move this is a lesson learned for sure! Never again I should have seen the red flags once I saw the old --- appliances cabinetry floors and doors!

    Would not recommend doing business here.

    I was looking to relocate to the area from another state. Everything was done online as I was in touch with the manager. That being whenever I could actually get someone on the phone. I explained that I was in a situation where I needed to safely relocated my children and I. Everything went smoothly, even paid deposit to hold the apartment until a school break so that children wouldn't miss much school. Two weeks prior Im informed that I need to sign papers that cant be e-signed. I expressed coming over 3 hours away with not one but two autistic children would be tough. Nonetheless I do so. I tour a smaller apartment due to the one that was to be mine wasn't ready. Sign forms and head back to my current state. Following day Im told Im denied with no explanation why. I never received anything via mail or credit wise stating that I was below score or anything. Just denied and bye after all that. Then i receive emails stating to set up a tenant portal and complete my walk thru forms. I never move in. Still no explanation. Very unprofessional and inconsiderate. Time, money, and a trip wasted that my kids and I could have been elsewhere. Lack of empathy, concern, and regard for people, And to boot I had to dang near get initiated into a gang to gain access to the door of the office. People smoking weed right at the front gate.

      Terrible

      The apartments are in terrible condition. There’s constantly cops up here , kids with guns continuously threatening the residents, kids breaking in apartments and cars and kicking in doors. Staff members don’t care.

        I've had family who have lived at these apartments for awhile. According to my family, a year ago, the office always looked in shambles, they could never get any information. There were always problems that didn't get fixed. From what I have been told by my family, a new management team has taken over at the start of the year. Since then, my family has had most of their needs taken care of pretty quickly. Since the ice storm hit I have had other family and friends in and around the fort worth area who have nothing but problems with getting anything done in their apartment complexes. Which I understand that, especially right now, there was probably a lot of effected apartments so a lot of work to complete. Even my apartments here in Dallas, they weren't prepared at all for what came. Comparing how the life at westlands estates company has managed a crisis like that compared to other companies, its almost like night and day. I live in Dallas and wanted to move closer to my family to save myself a commute every few weeks or so. So I talked to the staff about moving into The Life at Westland Estates, and called them to see if they had any availabilities. The staff was super friendly and helpful and I got a lot of information from them so far. I'm looking forward to moving forward with my inquiry. It was probably one of the best experiences I've ever had interacting with any staff at an apartment complex. The management, Hailie and Amy were very nice and very respectful.

          I was very excited about moving here until I actually moved in. From the beginning it was one thing after another. First they took forever when I was just trying to sign lease and receive key. My unit wasn't even ready, even though I told them 2 weeks prior my move in date. I had all my utilities transferred to the unit already and they never had it cleaned or anything. Sooo I had to be switched to another unit. And transfer everything all over again. All the while still moving and packing. I didn't even get the floor plan that I initially saw when I applied for the apartment. I can't stand the layout of my room. The closet is horrible. I wanted the walk in closet with the open floor plan not a ridiculous nook. My fridge is so small and so outdated. It freezes over if it gets left open too long and having kids thats a huge issue. I have to play damn tetris everytime I take something out.I've called the office several times and they never give my message to the manager. I know for a fact they have bigger fridges. I have a friend that lives here as well and their fridge is a decent size and has an ice maker. Not at all pleased. The grounds are poorly taken care of. Theres graffiti in several places. The dumpster is always overflowing with trash. The parking is a damn nightmare especially if you have guests over. The visitor spots are 9 times outta 10 all taken at night. The gate doesn't even work it just stays open. I was told that mailboxes are not even used for new residents because people kept breaking into them and stealing peoples stimulus checks. I just moved in and it is a lot bigger than where we were so I'm just going to make the best of it. I will be moving once my lease is up. Hopefully I wont be so poor that I need to live in low-income housing.

            Worst place I have ever lived only been here since sept its now second week of nov and I'm getting outta here, kids run rampant in the parking lots all hours destroying vehicles throwing rocks at older residents the school is horrible your lucky if your kid doesn't get murdered on the bus the kids are so out of control the school warns you when you go into set up the bus pickup. Everything is always dirty the hallways the grounds if the cleaning people do go through they toss it over the fence where the poor goats that live there can chew on the trash dumpsters are always full gates are never working. And if you plan on paying using the online pay good freaking luck they don't update it until the same day they hand you a notice saying you have 3 days to vacate your apartment 3 days. Not everyone has their bank up the street I moved here from a long ways away so my bank Is from a different state so I can't pull out the full amount from the atm so I rely on the online pay. Management is lazy and don't really do much they neglect to tell you a bunch of community rules until your already moved in then fine you for each occurrence you didn't know you were committing ! They randomly decide they want to do patio checks or hand you a letter for sending people in the next day!( Not even full 24 hr notice nope you got like 10hrs notice ) to spray for bugs cause they are crawling with roaches and bed bugs warrants a report to the department of health. Appliances barely work. I pay more for electric in this tiny ------ apartment then I did in my four bedroom house an I don't even have a tv here atm ! Just the supplied appliances an rarely use the lights and my bill is still 190+ a month like they all are rigged off the same system and they just divide the bill by apartments in a building or something I don't even use the ac. Well they handed me a vacate notice the the other day since I was waiting for them to update the online pay so I could pay my rent and I don't even care at this point I am relieved that I get to leave the 12th no more HELL PIT for me leaving this place is worth going in debt that ---- gonna fall off my credit in 5 years anyway they ain't getting another dime from me worst case of false advertisement I ever seen just look at all the fake reviews on google all listed within the same time frame all 5 stars know why they literally pay someone to post fake reviews to bring their ratings up ! In reality they got so many people ditching them they probably gonna end up closing down why their so desperate. When they take you for a walk through it's always the closest building to the office with a staged apt ask to go beyond that and you'll see the truth. DO NOT MOVE HERE!!!!!!! and get this they didn't even clean are apartment from the last tenants before renting it to us their was literal ---- someone smeared inside the cabinets and on doors they just opened the doors to cover the stains and closes the cabinets cause you only get a 10 minute walk through of the "show" apartment what you actually get surprise surprise! Disgusting hell thats what it is. Btw heard from older residents that can't afford to leave here the pool is only a show feature and the laundry center machine don't work most the time. Probably cause kids put bricks in them cause no one else here can watch their damn kids even toddlers be out their running around by themselves I literally have to keep my children inside An drive them to school and still end up picking them up halfway through the day cause another kid or group of kids beat the crap outta them this place is bad in all ways physically mentally financially and even possibly sexually cause condoms are left hanging on the fence in the parking lot and kids play with them imagine all the std exposure those kids could have !!! And good luck trying to get mail I literally just got my mail box assigned a few weeks ago after being here months!

              I visited Alemeda Villas on 1/5/17 I toured the complex and was very pleased with what I saw. I was looking for a 4 bedroom which at the time they did not have one available to show. The staff was very pleasant and friendly. They gave me a tour of the community and took the time to show me around the community. They have a lot to offer the community such as the business center, fitness center, playground etc. I toured a 3 bedroom and was very pleased with the floor plan. I was able to speak to a few residents here and they spoke so kindly of the staff and of the complex. One lady stated that she has lived here for years and wouldn't want to be anywhere else. I will continue to wait as long as I can. Thank you so much Alemeda for making me feel as part of the family there at Alemeda. I look forward to being a tenant there when a 4 bedroom becomes available.

                I stay here and now I can't wait to move there some nice apartments but the kids out here are horrible there's even little toddlers out side by themselves cussing the teenagers are out of control the parents are no where to be found these apartments are occupied by alot of people on rent assistance or public housing it's not fair to all of us that pay regular rent my rent is 1,068 and there is dog mess by my patio and all on the grass kids have written on my door way my motorcycle etc they should really screen who they let move in here now I don't have nothing against people on public housing or etc but it's not worth living out here with all the stuff that goes on out here you have no privacy the laundry room door is always broken the washer and dryer works when it wants to these residents just don't care

                  The management here is awful! They kept my $250 deposit after I was denied and had me to sign the money order in pencil. They told me if I was denied that they would return it and if I was approved that they would trace over the pencil in pen to sign my signature. Isn't that forgery? They were also very rude when I implied on why I couldn't receive my deposit back after being denied. They came up with murky excuses and hung up on me without trying to compromise. I am still very disappointed because no matter why a person is denied doesn't give you the right to keep their deposit! I will never recommend anyone go here to apply unless you want to risk losing your money and not having it returned to you.

                    I can't wait to move out of these awful apartments. The apartment is spacious but the grounds are disgusting. Trash is everywhere from lazy residents sending their children to take out the trash. My neighbors constantly leave dirty diapers in the breezeway right across from my door. Yuck! This is the ------! Children are constantly running in the streets unsupervised and management never enforces any rules. The gate has never worked.. The office staff is rude and unprofessional. maintenance Issues are never completed in a timely manner..I wouldn't recommend this place to anyone, if your still unsure just drive through the complex one day and see for yourself.

                      The absolute worst place I EVER lived! Repairs are NOT fixed in a timely manner. Lazy a@@ people don't watch their kids; kids stay in the middle of the streets. Trash is ridiculous, it's never in the dumpsters, they put it on the side so that cats & raccoons can hang out!! People leave bags of trash by doors. It is the projects over here. The office staff Is HORRIBLE & unprofessional. They don't do a thing about the kids, the trash or anything. Lazy people that don't work stay up all hours of the night making loud noises, but a complaint to management gets you NOWHERE. They condone it, they pretty much cater to the people on Section8...bottom line. They advertise all these amenities, but it false advertisement. The securities gates have not worked in over 2 years, the pool is tiny & only open about 2 weeks during the summer. In all the only plus I give this complex is the roomy floorplan. THAT'S IT! If ur looking for a place; KEEP LOOKING.

                        I am not impressedat all. I lived 3 weeks without A/C (upon moving in) and please take not I moved in April & the weather was already hot. Called numerous times to get it fixed and nobody ever showed, after calling and raising hell to the emergency number a FEW times it finally got taken care of. I have had several problems and cant seem to get help fixing, its been a week and my dishawsher doesnt work or been checked on. I know this sounds awful but my neighbor is dealing with begbugs... she is a clean person and havign trouble getting her apartment taken care of properly so she can go back to living normal. the staff is helpful when its little things but if you need something fixed dont even bother.

                          The size and the location of these apartments have worked out really great for me and my family. Although, the constant change of management and staff has been rather frustrating. I have met some really great families while living here, but there has been a lot more residence that leave their children unattended at all hours of the day and make the community feel unsafe and unwelcome.

                            This place is an embarrassment. From a distance it looks nice, but once you enter, reality hits. The walkways and stairs are stained with God knows what. The birds make nests on the hallway spirinklers and on my patio. I am constantly cleaning bird crap off of my patio and even front door. The roach infestation is a nightmare. There are always dead roaches in my refridgerator. One of my bathrooms has a pipe over the shower that drains rusty water every time I turn off the AC. THIS PLAC IS THE WORST. I can't wait to leave as soon as my lease is up. I've been photo and video documenting everything that I've written. This is 100 percent real.

                                We have lived here almost 1 year and just renewed for another year. The aprtments are nice with a microwave and fireplace among the amenites inside. There is a playground, basketball court, pool, fitness center and clubroom. Not only are the apartments a great price but most importantly, the staff is the best bar none. They are very personable and very professsional. They actually care about their residents and the community. You cannot find better. You will love it here.

                                    DO NOT MOVE HERE!!!! This place "looks" okay and all, but it is filled with disrespectful ------ loud and rude people!!! Little bratty horribly behaved children rule this complex! The day I moved in, I had a trailer with all my furniture. Passed by a crowd of kids and their parents, baby daddies or whatever and the kids started chasing the truck hitting all my furniture with sticks...nice welcome huh? Before I even signed the lease I heard awful things and feared for my 3 yr old son and tried to back out but they would not give my deposit back and told me these are great apartments and everything I read or heard was not true. Well....been here 3 months and I'm looking a new apartments ready to walk this lease! It's worse than I read. My apartment wreaks of weed all the time due to neighbors, domestic ------ girl fights and baby daddy fights almost every night. The dumpster is overflowing at all times and people leave trash sitting out for days. The kids vandalize and trash the place all weekend with no supervision...obviously. Who knows it might be the parents..that's how bad it is. Staff is nice, but if there are problems, they are slow to act and rather smoke ciggs than work. Oh how nice! They have gate...NO, it's halfway open during the day them at night they open both...wide open!!! If I knew not making a certain amount of money makes people completely disrespectsl and trash, I would have gotten 3 extra jobs to stay away from these people. Parking...awful. You have to pay for a spot and it might not even be near your place. Worst complex ever. Like I said, they may look nice...but don't waste your money here unless you think you'll fit right in, then by all means, you guys keep yourself in one area so decent people don't have to deal with your ------ trashy rudeness!!!

                                        In the 9 months we've lived here our lease has been violated since the first week. Unsupervised kids stand at neighbors doors and scream like banshees, bounce and pop basketballs, skateboards,scooters etc. off other people's doors. Property owners finally issued a work order and repair got sloppily fixed after 4 work order requests in writing from us. Kids now swing on the front gates like monkey bars. One tenant is threatening other tenants. One of the managers has friends living here, so certain tenants get away with everything. She has called tenants liars and is very disrespectful and plays favorites. The main manager was caught trying to rent this place as a HUD. We contacted HUD and were told otherwise.

                                          We lost our house and needed somewhere close, clean, safe, reasonable, and friendly. Although the call backs were slow, and although the approval took a bit longer than expected, over all it was a perfect fit. I would say they are one person understaffed in the office, or maybe the general manager actually needs to be more active. We moved in to fresh paint, new carpet, and within 2 weeks. There were some residual roaches from the previous renter but since one spraying and 72 hours we have not seen anymore. The staff was friendly and knowledgeable, very willing to work with us. We had all our paperwork in order and had everything prepared which probably helped. Kids are a double edge sword, one side since they are allowed outside to play and are happy means the parents feel its safe enough to do so, on the other hand they tend to play close to the doors, but they all have been respectful for their age range. We received two covered parking spots for 17 a month so its a lot simpler and less stressful. Common area lights work well, we do not use the laundry room, cars and speed is a factor on our side but all the rest of the complex have speed bumps. The playground is not covered and with the Texas heat it should be, otherwise it is fair in size and access. Never loud music or domestics, but living on the first floor has taken some getting used to. Cigarette butts do not get policed so the bushes tend to have a few. Maintance has been awesome. When we moved in, we had three pluming issues. 1, 2 of the toilets ran, ie they wasted water in the tank, 2. the sink need a new seal. Within 24 hours of the parts arriving it was fixed. They wash the common areas and do a trash pick up about once a week. Again possibly understaffed by one person. We received our first electric bill, for the 3 of us it was 45.00 for the month, water is through the complex. The pool has been closed off and on for the summer, they need to get a new pool company. When it has the right pH and water levels it works well and is clean. As a US Marine I have high standards for where I live and how people conduct business, this overall has been a good choice 4 out of 5 stars.

                                            lived there two years. parking is not great unless you pay for an assigned spot. noise from neighbors is hit or miss. had great neighbors for about a year and a half and then the neighbors from the underworld come in cursing, making extremely loud noise all night into the morning, and dumping trash everywhere. the playground is actually missing part of the slide and poorly maintained. the security gate is broken within a day of being repaired and has not worked for well over a year and a half. the pool is always closed for some reason or another and eventually opens for a short period during the summer. some of the landscaping is poorly maintained and mud is allowed to over run the parking lot in areas. could be fixed with about 10 mins worth of ground work. if you have a problem that needs to be fixed it will either be fixed in 2 days or 4 weeks or longer...no in between. the office will say they submitted the work order and maintance will say they never got one...get copies of the work order so you have proof when it was first submitted, and be prepared for multiple visits from to have it fixed right. 10 min jobs may take a few hours. while the staff was polite and fairly nice I got the feeling they just did not care enough to provide excellence. I have had really bad managers and really great ones, these were some where in the middle. If you have absolutly nowhere else to go or dont care what your 8 yr old kids are doing running around the complex at midnight then this is the place for you. If you enjoy a good quiet night's sleep or overall excellence in an apartment complex, you may want to seriously look elsewhere. good luck and remember to look before you lease. overall i would rate my experience for the first year here a 6 out of 10. the second year a 3 out of 10.

                                              I can't wait to move out of these apartments, my biggest issue is with the management THEY DON'T MANAGE! The only time they fixed anything was when the state was coming to inspect and still it was half ---. The management had changed from when I first moved in, the old management always fixed things in a timely manner, someone was always available. The current managers have been here for about 2yrs abd that's how long the gate has been broke! anybody can enter whenever they feel like it. Cars and houses get broken into they don't have monthly meetings anymore to keep renters updated on what's going on, they stopped when the new management came as well. It's dogs ---- everywhere as soon as you walk outside you can smell it. There's no speed signs in the apartments so cars fly through all day and night. The park is dirty, it floods when it rains. People let there kids run wild all day and night they cuss and fight. These apartments are infested with roaches and fleas, I never had roaches til I lived here and its disgusting. The guys that robbed the woman in benbrook lived here. The police are here almost everyday. Theses apartment are dirty and not safe DON'T move here with your family.

                                                Me and my husband and our 3 yr old have lived here for about a month and have had no problems. The staff is very nice and always ready to help, the other tenants are super nice. There are some people that like to bass out in their cars but it is never at night and also it isn't super loud either. Also the inside of these apartments is super nice and clean compared to the Cameron Creek Apartments that we just moved from. All in all i would definitely recommend these apartments to family and friends.
