sucks
Wow, I've been living here since last Oct. and I regularly sit out on my balcony and watch what I think are drug dealers making deliveries. I'm hoping to get out soon as well. Oh and the staff sucks and are rude. Additionally, I was told when I moved in that the covered parking was going to be free and now it isn't. Also, I was told about the weight room AND I put in a deposit for the gate opener and they claimed they left it in my apartment and although I've told them repeatedly that it isn't in my apartment they don't believe me.

If it's to good to be true it usually is/Don't move in here if you are looking for a nice complex
The first 4 months free sounds good and that is about all the management doesn't care and they have very nonchalant attitudes. As long as they are meeting there quota they are just moving people in. They don't fix anything and they are just slum lords. The people just throw trash everywhere and the pool is never clean the grounds and the breezeways are always dirty and the steps are always dirty. The noise level is totally out of control. It is not fair to people that actually work everyday. All times of the day and night noise and loud music. If management took more time into seeing whats actually going on onsite this could be a nice place to live I cannot wait until my lease is up because I will not be renewing either. People that don't work they are out on property all times of the night keeping up noise and it should be a curfew on property but it isn't. People allow there children to run up and down the stairs all times of the night and through different areas of the building and they don't even live in that section but they are disturbing the people that live in the building. It's better to just do your lease and leave and stay to yourself you are much better off. Just be aware nothing you ask for will be taken care of and people in the complex just don't care just like management doesn't care. It's a no win situation. As long as I stay busy my year will be up soon and it will be all over.

Don't Come....................
Trust me you would rather not have the 4 months free rent. All the trouble you have makes it not worth the while. Just drive the property for instance...there are bricks that have been taken out of some of the sides of the stairs and never repaired. Pool locked on a daily basis and no explanation. Now, we are having to pay for covered parking or get towed and frankly I don't think this apartment is worth almost $800.00 a month when you figure rent and your covered parking fee for 2 vehicles. Don't come...you will regret it. Sure it sounds inviting (4 months free rent) but, they should pay you to live here. I was one of the first few to live here and it was still fairly nice but, now there is trash everywhere and I am not only talking about the abundance of garbage in the dumpsters leaking out onto the street. Someone told me about this web-site and so I decided to come warn everyone. They lure you here only to forget about you. Please heed my warning...

CHECK THIS OUT!!!
Here's the email address of the OWNER of this property. glynch@glynchcompanies.com I urge you all to email him and tell him how you feel!!!!! I doubt there's any hope for the complex but both my friend and I were able to get out of our leases free of charge due to problems we've had there. If you intend to stick it out a while longer I suggest you document all problems and reports you make to office staff. There's not a judge in this country that would hold up to making you pay reletting fees and all the other BS charges they tack on. If that doesn't work, I propose a Tenants Vs. Alemeda Villas lawsuit. What they do can't be legal!!!

Unsafe
Let's see at first I didn't have many problems.
Then...neighbors yelling in the breezeway and right outside MY bedroom window at all hours of the night. Complaints to management went unanswered. Neighbors still there when I moved out. These were the same neighbors who shot a gun across the parking lot when kids were playing outside after school (two of which belonged to me).

Staff: Not very knowledgeable, or helpful. The same month I moved out I saw several other residents leaving due to the meeting where they tried to get things under control and went too far in the other direction.

Maintenance: I can not comment on the new maintenance guys, but maintenance used to be a problem. They would come out, but I would still have the same problem. This would go on several times on several issues.

Move Out: They are trying to charge me additional rent, my things were moved out and keys, parking stickers, etc. were all handed directly to office staff the day I had given as my move out date. All rent was paid in full, why the additional charge? The manager couldn't tell me, she just said that I should have been charged more for the carpet and couldn't get past that issue. If they messed up the billing on the carpet why is that my problem?
Overall: Do Not Make a Mistake moving here......you will be stuck in a lease with no option to get out.

I want out!!
This is a brand new complex. It seams really great at first because they offer you 4 MONTHS FREE RENT!! The apartment seams real nice till you move in and everything starts breaking. So things happen no big deal, fix them! NOT these landlords they just leave them broken and you are SOL!! You ask the office staff for help and I tell you what you really are putting them out, they act like it is such a hassle to do anything for you. There are always people standing around in the parking lot and around my apartment, it is kind of scary to come home sometimes. I often find myself trying to find reasons to stay the night out! A few weeks ago when the gates were broken (witch is all the time) a stolen car turned up in OUR parking lot. I talked to a Fort Worth Police Officer the other day he told me to keep my eyes open the CRIPS are moving in!!! I wonder if they got 4 months free rent too. I will not be renewing my lease and I can’t wait for it to be up! I just wish there was some way for me to get out of it early!

Welcome to the hood!
This brand new communitiy is going down hill fast. You will find the office staff to be rude and put out if they have to answer your questions or help you. The maintenance staff dress like gansters you would see on the street corner trying to sell drugs. Baggy pants and caps down over their eyes. Every thing is new here so you would think that if something would go wrong they could fix it fast. Well good luck with that. The property always has trash every where the gates have worked maybe 3 weeks total since the place opened up about a year ago. The pool stays green and there is no pool furniture just incase they decided to clean it and you wanted to go injoy it. They are giving 4 months free, because no one renews when their lease is up. You see more people moving out than in. When you pull in notice the large bull in front, that is what you get from the office staff. Also you will notice a large rock is missing from it. Well drive through the place and you will see where it went through someones windsheild. It is also very scary to come home at night and see all the people just hanging out in the parking lot. But hey if you are looking to buy drugs I am sure you can find them here.
