My boyfriend and I have been living here for 2 years and we really love our apartment—it’s cozy and feels like home. We have a great view of the pool, and it’s so nice to hang out on our patio in the evenings. Stephanie at the leasing office is the sweetest! Anytime we have a problem, she makes sure it gets taken care of. They also have fun resident events, and we try to go to most of them. Our favorite event so far has been the crawfish boil! We really appreciate how much they make us feel like valued residents.

Maintenance Team
Amauris on the maintenance team is amazing! I had placed a maintenance order for a damaged door and the response time was very quick. Amauris quickly repaired the door and was very kind while doing so! His service was very professional, helpful, and quick!

Pretty Great!
Had a couple issues when I first moved in, but everything got resolved really quickly! Maintenance is fast, the location is really convenient, and the pool is very pretty. The leasing office is very kind, and everyone I’ve met has been very friendly. No complaints so far!

WORST PLACE I have EVER lived in 45 years - easily 14 apartment complex
Wouldn't get a new toilet in 10 days - totally unhygenic ----and the staff DON't care because we are stuck cause of the rental contract. I really think they just don't have to care about their jobs so they don't WE HAVE TO PAY OUTSIDE Maintenance as tenants every single time because they don't care if we have a shower working or a toilet or a washing machine We pay WAY too much money for people who don't care if tenants anything required in their contract, only cause tenants don't have 1000 of hours and Money to pay get an apt to do as their are legal required under the contract. If I did my job at work this poorly ---for this long on this many issues, I'd DEFINITELY FIRED. How do these people sleep at night knowing all they do all day long is SCREW over the apartment. REally sAD PITIFUL SITUATION.

Not worth it
I do not recommend, old, run-down apartments that look nicer on the outside, not worth the money. Unresponsive staff when it comes to certain concerns. I moved in during October 2023 and many of the problems listed on my move-in sheet have not been addressed. There were also many unsanitary objects left behind in some of my drawers, which should have been removed prior to my moving in. If you want my full review, it is on Google reviews. The most helpful staff since moving in has been the maintenance man, Will, he is great.

Discrimination
This apartment complex Is unreal. If you voice your dissatisfaction be prepared for a lease violation. You are fine if you renting with a family or have your children. However, if you are a woman especially a minority, be prepared to be discriminated against.

Poor management
Management is horrible since it switched from finger companies to greystar. I never had any issues with finger companies. Since Graystar, I’ve had so many. They created rental insurance for me when I already had renters insurance. They increased rent by a lot when it was time to renew my lease. They also added valet trash which I do not need. I leave voicemails and emails and I don’t get a response back from them. They came into my apartment once without letting me know why. The exit gate hit my vehicle bc of a malfunction. I have lived here for years and stuff like this never happened before. They do not communicate. Maintenance takes days, maybe weeks to fix things. I love my apartment. It is a beautiful property and a great location. I am choosing to move out because I’m not happy w the management of this place.

So excited that we chose here to live!
I can walk to Kroger with the private gate that is on the property, and grounds are beautiful. Angie, Toni, and Robin really make you feel at home! My family and I are not from here, but it's starting to feel like home already.

Great place!
Moved here from out of state sight unseen. Angie the manager was so helpful, and Toni really made me feel right at home! So happy this turned out so well. The landscaping is so lush also! Highly recommend!

walkthrough. It was amazing when I initially moved in but management is extremely unprofessional, and most of them will have completely different information from each other. I currently have lived here for a year but will not be renewing. I suggest not going for a bottom unit as you will hear everything , there isn't much insulation from noise from the hallways or upstairs neighbors, if you are on either side where the grocery store or strip shops are located you will hear constant delivery trucks at all hours, workers playing loud music or yelling to each other. The landscaping company they hired after the freeze was completely disgusting and left 6 packs of beer trash plastic bags, and other garbage all around the complex which has yet to be picked up from the plant areas. They do not adhere to the West University noise ordinance that was recently passed so you may be awoken by the sounds of leaf blowers in the thoroughfares as well. They also let a fire alarm ring for 2 1/2 consistent weeks in the hallway because they did not want to alert the fire marshal to come do the inspection. Most people are quiet here of course there are lots of nurses, student and doctors but many of our initial neighbors moved out quickly due to noise. Walls are very thin so you can hear people pretty clearly in the hallways, even if you are not located directly next to the pool you can still hear the people there from the side buildings. If you neighbors have pets its very easy to hear the cacophonous sounds of dogs barking when others walk by and if you have a bottom unit even if your neighbor is tip-toeing it sounds like a gorilla dropping weights. I will say, people here do have pets but its not the most pet friendly place as there isn't many areas where people can walk their dogs so If you have a bottom floor unit you will see neighbors outside your window or near your patio letting their animals go because its the only grassy areas. On the right side building there isn't much convenient walking space so you often have people walking in the street as you try to turn into the garage. Amazon, UPS, and water delivery trucks frequently are parked in front of that garage as well and since its so very narrow it makes it extremely difficult to drive through as someone barrels out of the one lane into and out of the garage. This is mostly likely not a desirable place if you do have children, there isn't really an area for children to be outside safely from vehicles besides the pools so there is often children riding bicycles up and down the ramps in the garage, or playing in the guest parking spots on the roof. Stay away from unrenovated units as while it doesn't seem like a big deal, at first but there is glass backing in the kitchen and cheap closet attachments that break easily and overall less desirable setups. Don't be swayed by the idea of a certain units either, while I understand pricing is arbitrary due to market value you will be quoted different prices even within the same week depending on which agent you speak to because of "desirability". If you find yourself getting a good deal be weary you may be on a heavy noise pollution unit which is why the pricing is lower. Last year they hosted an event where they gave $5 Starbucks gift cards and free beer to residents who wrote a positive review. You would type a review give them 5 stars and show them to get a gift card and its usually the reviews where the management replied directly. It really seemed like a blessing at first but I would expect a higher quality of professionalism and management from a luxury apartment company in West University area. I will be watching to see if my review gets deleted because the bribing of tenants for positive reviews is an FTC violation that I will 100% pursue.

The manager is a joke, he doesn’t know how to work with the public nor is he able to resolve situations. His “resolution” is to tell his residents, “he has other things to do”. The issue was a result of an uninformed middle aged, menopausal woman who (apparently hate men) and decided it was ok to yell at my husband about something that had been discussed a few days ago, something that the other office staff told him he was in the right (over parking). So this “manager” and office employee are doing this company a HUGE disservice and making this property an intolerable place to live. My advice, go to another property that understands what customer service is and knows how to APOLOGIZE when in the wrong. This manager and office staff need lessons on how to work with the public. (Or get replaced by proper that understand customer service) There are WAY to many properties in this town to rent from. Please consider other options before this one. You will thank me for this!

Live there for 2 years and: - my bike was stole 3 months after I moved and the manager Joshua said they are not responsible. How can you not be responsible when you ENFORCE residents to park their bike at the bike rack or you will RECEIVE A FINE? - parking garage leaks on top of your car and stain your paint. They refused to move my parking spot and quick fix for a few months, I ended up with a car full of stains. - FALSE advertisement. Brought two friends to live there and never received one refund or check. Manager Joshua hides behind his assistants and never respond for his complex. I do regret living there and you should take your hard working money somewhere else that cares about it. Zero Stars

I love living here the community is perfect. Easy access to freeways, shopping etc. The Property Manager and his Staff has always completed all requests needed. Enjoy the Exercise Room provided it is always clean. Pool Area is always maintained . The property has recently been painted and the color scheme is beautiful.

Mold was present in the property so it was vacated prior to the lease expiration (see attached picture). Management buries an automatic lease extension in the lease so if you don't tell them 60 days in advance that you plan to leave when your lease expires they will charge you two extra months. Instead of apologizing for the health hazard, management charged two extra months rent to leave. Stay away from this dump.

They overcharge you for the apartment. Not fair. They play favorites as to who gets a good rent price. The amenities suck. No events perks for the residents. The pool sucks. Maintenance is top notch!!

Will update when I move out. The property manager is awful, the gate has completely ruined my new BMW And there was visible mold in my apartment for months before it was corrected properly. Not to mention the amount of theft at this property. 8 months couldn't come soon enough.

Please look at the attached report. Beware there was 3 different types of mold growing within my unit and I had no idea, until I got rushed to the ER twice in a week. I only had 2 months living here. I have 25K in losses. The apartments put 21K of charges on my credit reports. I had a 800 plus credit score. Never had a stain on my credit report. All rent was up to date. Requested to be placed in another unit, to no avail. The apartments are charging me for moving out after several email attempts and phone calls requesting to be placed in a hotel or other unit. What I didn't know is that the apartments are all bad. Maintenance negligence. They said contact your insurance. The insurance denied the claim due to the maintenance negligence of the apartments. This is serious health and safety concerns. Please be careful. I wish I would have seen the reviews and believed one review I saw that talked about mold here. Now I experienced it first hand. All our furniture had to be cleaned. Beds thrown away, it was brand new. We lost so much in possessions because it was unhealthy to keep. The apartments refused to help us. They claimed we had to give 60 day notice to move out, regardless of the bad conditions. How do they get away with this? I paid $1500 for a Certified Industrial Hygienist to test the apartment to have as proof to fight this debt. Please save yourself the nightmare. Especially if you have children with asthma or other respiratory problems. I have no allergies I was tested when this happened in Dec 2018 and was found to have no allergies to anything. Yet I was rushed to the ER because the mold within the apartment was at levels that could kill. In the air ducts, how to know this is in your home, unless you get it tested.

I really enjoyed living at the Village at West University for the past two years, and my girlfriend lived there for 3 years. However, for work I was relocated to California and they provided no reasonable options to end my lease 6 months into it. The first option they offered to me was to pay around 19K in fees (2K reletting fee, 5K in concessions, and potentially 12K in monthly rent at market price while the apartment remained vacant). It seems quite unreasonable since the contract to begin with was only worth 21.6K upon signing and I've paid half of the value. The second option would be to pay 8.7K as a settlement to leave the contract. Which also made no sense, because if I stayed in the house for the remaining 6 months, I would only owe 9K. With all that said, I am now stuck paying rent for an empty apartment in West U for the next 6 months since that's the only reasonable option that I have. I wish I would have been able to anticipate this life changing event because then I would have only signed a 6 month lease. And even though I gave them a 60 day notice and offered to pay an additional 2 months of rent, I was told "we do not negotiate". I would not recommend living in this complex unless you enjoy being treated as a terrorist or you can see into the future.

Horrible living condition, you will find ants every other day in your apartment. Also I was out of town for a week and asked Michael, the security guy, to check up on my husband and to just knock the door, he refused saying "It's not his responsibility and duty to do so". I also explained him that my husband has serious illness and I was just worried about him, since he wasn't answering the phone calls for the whole day, after the explanation this guys started screaming at me saying that he won't do it. Seriously, all I could do is to hang up on him and call my friend to check up on my husband. For the last 8 months I've been living here we had 7 apartment break ins, one of them was in front of my apartment, I don't feel safe anymore. When I went to leasing office trying to see if I can switch the apartments since I don't feel safe anymore, they refused it saying that it won't happen anymore and here we had 6 more break ins. Just waiting until the end of my contract to run away from this place. Stay away from this scammers.

This is a wonderful community I have lived here for the past 6 months and have had a wonderful experience no complaints at all the staff is terrific and very friendly. Toni has helped me from the time I was just inquiring about the apartments to now she is very nice and has always gone out of her way to help me in any situation no matter the time. This complex is very quiet due to that more mature people live here and not many youngsters are in the area it is very quiet throughout all hours of the day and night.

Making the decision to live at the Village at West University has helped reduce the stress of finding a home. I had the opportunity to meet Joshua, the property manager who helped make the transition to relocate to his property stress free. The cleanliness of the property grounds and geographic location also helped with my final decision. The grounds are well kept and clean. Parking has never been an issue since the spaces are reserved. I've enjoyed living here and meeting some of my neighbors who have resided here for more than a decade. That speaks volumes when it comes to finding a quiet home in Houston. I've been very happy living here and wanted to support my new home. I hope that you add the Village to your list; it can't hurt to visit the grounds and who knows....

The apartments are nice but overpriced, you may as well have a mortgage or go live in Midtown somewhere for that. Also, one of the perks of living in an apartment complex is the ability to rent out the clubhouse. At this facility you have to give them a $1000 check of which they cash (not immediately though, they wait until you've forgotten about it) and then if there are no damages they will apply whats left towards your next months rent. I cleaned the room and then after they looked over it, re-cleaned what they asked and then said before you charge me, call me so that i don't get charged. They didn't, they went ahead and charged me a cleaning fee, never called me and forgot to take the $1000 off of my monthly rent! When i called them about it, they just stated, "this is our policy". Zero customer service. By the way the clubhouse is about 600 square feet, definitely not worth the $1000.

I have lived here for 7 months now. Unfortunately, I have one tenant at 12401 who thinks pouring clorox down (twice )in my area trying to kill the rats. It killed all of my plants on the patio. The third floor above me pours peanuts down to feed the squirrels and rats as well. Wow, I pay a high price to live here and this is what I get. Reporting it to Finger Corporation.

The place is very clean, enough space for parking (for future residents too), security guard at night. For any issues, service requests can be raised online or via call and its usually taken care of within 24 hrs. As compared to other leasing apartments that we visited near Rice University, this one is the cleanest and have really amazing staff. The common area is one of the finest and they have 2 Mac computers and 2 Windows and 2 printers and the access is open 24 hrs (Which is amazing!).. The Kroger is right outside the back gate making it even better. It has been more than a year now and we aren't planning to shift as of now.

I have lived here for almost a year & just renewed my lease. I feel very protected here & no one bothers me. I love my apt & the privacy I have. Every thing is close by or in walking distance. The office staff is great & always wiling to help, especially Toni when I need assistance with something. I love being close to my work now & all the neat little shops at my convenience. The Village at West University is an awesome place to live
