Don’t move here

This place is god awful, cockroach infestation to the point the city has involved their self’s. They will let you live in -30 with no heat and +100 degree with no ac. Elena will ignore all calls, emails, texts etc at her leisure even if you call 30+ times. Elena will allow her entire family to threaten physically harm you for requesting EMERGENCY maintenance. Elena allows unsupervised minors to be locked in the office after hours which stores all residents confidential information AND keys to all units. All in all this place does not care about the safety or comfort of the residents. It’s clear all they care about is an “easyâ€� check to hit their bank account. They won’t provide alternative contact information to speak with anybody besides Elena.

After months of issues with no heat, no AC, no water, roaches, bad appliances, and being completely ignored unless rent was due, the manager Elena Duarte had her entire family outside threatening me and my wife with physical violence. I had to call the police for our safety. The only answer we received was we are now able to break our lease with no fees or penalties. We have lived here for almost 4 years and it has progressively gotten worse. Please for the love of God do not move here. Unless you like living next to a toxic sludge filled pond and putting your children in inhospitable living conditions. They do not care about your wellbeing or your comfort, they just find every way to charge you extra for common necessities.

The worst apartment complex ever

Horrible apartment complex, infested with roaches. Maintenance never actually fixes anything, like the a/c or broken kitchen equipment. They have deleted their profile from and Google, because there are many negative reviews regarding the infestation of roaches. Even the City of Richardson ordered them to get rid of the roaches but the roaches still came back after one month of treatment. This apartment complex is a scam.

The apartment company lied about legal requirements for AC’s. In Texas.

So I have been renting for a decade. If you want to turn on your AC you always can. If you want heat, just turn it on. This apartment (conveniently) forgot to tell me when I signed a lease that the AC for the ENTIRE complex is either turned on or off. Ok maybe they will match for the temperature. NOPE. If you ask, they will send you a “niceâ€� text message. When the AC was turned on last night year, it never got below 80. I was told that’s the best they could do. I asked when the last time the city had an inspection and Tiffany got offended and said they were not legally required to do anything about it. I believed her. I signed the renewal for my lease. I looked it up in Dallas county they are *legally* required to place a temperature of 68 degrees. I will settle for 72, which is what most people place their AC to. Also roach infestations galore. As well as freaking hornets?! Nope. I let the city of Richardson know as well as the county of Dallas. I’ll update it when they actually follow the law.

To start with it's an older complex and it shows. That said they have done a good enough job trying to update the complex in different ways. I haven't interacted with the office staff much in my time and I've had differing experiences with them. Sometimes helpful sometimes less helpful but there is an earnest attempt to try at least.

Bad, from day 1 there keeps occurring a constant, unsafe and health issues with toilets keep overflowing and backing up into bathtub. Also old antique hvac, you either have a/c or heat but not at customers choice.

Dangerous and unhealthy place to leave

I was surprised to read a positive reviews about this property, and I can guaranty you that all the last positives reviews are fake and that the people that wrote these reviews never existed. all the positive reviews have been added by the company employee's tiffany and Jenifer the two persons working in the appartements office to Increase their appartements rating. in case you move to this property know that you will be living with all kinds of roaches and bugs, pay high and unjustified utility bills and many other bad things like full parking in the evening, dirty dogs swimming in the same swimming pulls, some bad and dangerous janky neighbors, open gates 24 hours to facilitate cars towing, bad and noisy old air conditioning system, very hot inside the appartements during the summer days and cold on winter, bad maintenance system so they can save money, no carpet cleaning they will ask you to pay....ext The new managing company Timpton group is a group of thieves they will not hesitate to still your money they care only about their profit never care about the residents.

infested with roaches and bugs

I will not recommend this place better stay away , the appartements are infested with German Roches, passed only few days in the appartement Roaches started appearing on the kitchen and then everywhere. you will find them on the closets in your cloths and on your food. when you gonna complain they gonna tell that they can't do nothing even if they make you pay monthly for pest control. most of positive rating are fake and has been added by tiffany from the appartement office her self trying to give a good image about the place and about her self as you will notice on most of those reviews.

My living at lakeside on spring valley has been awesome Tiffany is the best leasing agent that I have came across she always on her job when anything goes wrong most time if something to do go wrong before I even notice it she's already got it into a process and fixed before it's even noticeable and that is great about her so overall my living is great and the surrounding and the upkeep of the apartments I love it thank you I'm a happy tenant.

Rent increased every renewal by 10% or so if not more depending on when it's renewed, but they haven't done any apartment improvements to reflect that. Instead they put all the money into fixing the leasing office renovations. Theft seems to be an issue has announcements of cars being broken are becoming more frequent. The main gate has been broken for years since they bought out the complex, but have yet to fix it. They attempt to by doing cheap fixes, yet it breaks after a few days again. So the apartment is open for all people to come and go freely any time of day. Maybe if they fixed the gate correctly by purchasing a new one, theft wouldn't be an issue. Roaches and other bugs are another big factor. Hopefully residents are comfortable sleeping with them because there are no shortages in these apartment buildings. We are guests and the roaches are the real residents.

This is how I feel after living in the Lakeside APT. for almost 2 years. I like the neighbors I live with here, and I feel very safe psychologically because it always looks well-lit at night. On the other hand, the complex is located in the center of Dallas, so access to 75 and 635 is very easy, and there is plenty of parking in the complex. The people working at the management are friendly and have responded promptly to various repair requests (e.g., clogged sinks, changing air conditioning filters). On the downside, the machines in the laundry room often break down and are not repaired promptly, which is frustrating, but tolerable. I would recommend this residence to others. This is not a 4 star apartment complex

First off, Tiffany and Jenn who work for Tipton Mgmt. are wonderful managers for the complex and maintenance is a dream, no issues with them at all, my issue is with the neglectful owners, DTX1000 W SPRING VALLEY, LLC in New York. This is not the cash cow the owners thought they were buying in 2022. I had given this apartment complex a much higher rating 5 years ago(5 stars!) but have since deleted it because of these owners. The laundry list of problems since they took over is longer than what I can type here. Speaking of laundry, laundry room has so many broken washers and dryers it's unreal, there are 4 washers for the whole complex, one laundry room isn't even usable! It was built in 1968 so very few amenities, no w/d connections in the units, AC is wholly inadequate for upstairs apts., you'll need lots of fans or a portable AC, roaches will always be a problem but it's somewhat manageable. I could turn a blind eye to some of the shortcomings because 2 years ago my rent was commensurate, not anymore. It is for the most part a charming, small apartment complex that allows pets, a little lake with some wildlife, quiet except for outside sources of noise like occasional gunshots and racing cars on Spring Valley. People that don't even live here come in to swim in the pools because none of the gates work, so this is NOT a gated community! There are better apartments for the same price and believe me this place will raise the rent every lease renewal and the quality of the apartment community will continue to suffer.

Resident Perspectives on Property Issues

Myself and some of my neighbors share the same concern that the management of our property doesn't prioritize our well-being as residents, but rather seems focused solely on maximizing profits through inflated bills and consistently raising the rent in every lease renewal in a crazy way. It's possible they're incentivized to hike up our expenses or that the company is owned by its employees. Here are some key issues: Numerous residents have reported persistent infestations of roaches and other pests, despite inadequate pest control measures. The property gate remains consistently open, seemingly to facilitate the towing company's frequent visits, potentially for financial gain. Parking is scarce due to the property's practice of renting out spaces, leading to residents' cars being towed if they park in unassigned spots which wasn’t the case with the previous managment. Utility bills for gas and HVAC vary significantly between apartments of the same size, even though all units are connected to shared heating and cooling systems not directly controlled by residents. The litany of issues extends beyond what I can list here. I suspect that any positive reviews may have been artificially generated by the management to bolster the property's reputation and conceal its true condition from potential tenants and higher-ups. We would greatly appreciate it if the Timpton Group's upper management could conduct a thorough customer satisfaction survey to gather genuine feedback on the property, apartments, and management. Urgent action is needed to address these concerns and rectify the aforementioned problems.

Bad management nonprofessional disrespectful and dishonest

I left this place for many reasons, this property used to be good before but everything changed to the worst with the arrival of the new management Jennifer and Tiffany, the greediest and nonprofessional I ever seen, they are cheating and charging high and random amounts for utilities bills. the apartments are infested with roaches even if they are charging the residents monthly fee for pest control and they started charging monthly for half of the parking lots. even the quality of residents changed as well more and more drugs consumers and smokers in the property. And many other bad things. better stay away.

Cozy little 'gem' in the heart of Richardson

Great location, great vibe and well kept! Also-the BEST staff, ever!! The lakefront access is so relaxing & the ducks are an iconic staple of Lakeside! Such a unique and 'Homey' Community! I highly recommend Lakeside on Spring Valley if you're looking for the perfect 'home'!

This is the place to relax after a long day at work. A lovely community.

It is an older apartment complex but well kept and has a diverse group of people coexisting as one big happy family. I have not lived in a place that I felt safe and comfortable in a long time. Tiffany, one of the management team, is a great addition and has been great.
