Keep off the grass signs are STILL up after over a year and 9 months. ----- prowls the grounds terrifying my children. The cower when they see him. The pool for children is not maintained or cleaned properly. Then there are the cameras that he monitors. There are NO signs posted that video surveillance is in effect and many of my neighbors are surprised to find out they even exist. There is no sense of community, no where to gather. ----- doesn't even bother to schedule the FREE night out in October where fire and police departments will come and give lectures. Not even the very basics. Sadly people have lived next to one another for decades and never knew one another, not even by name. I cannot wait to move out of here. It is QUIET, like a graveyard, no living persons out and about. It's more like a prison, everyone shut away. That gives me a creepy feeling

be careful of the staff
The rent was cheap. ----- the manager is quite nice. But if you step out of line they will give you notice to leave. The final straw for me was when they would not turn the heat on when it was 42F. The central system heats or cools. The system was off. ----- would not put the heat on because it was going to be 75 in the afternoon next week. There is no point trying to reason with someone like that. You might as well talk quantum mechanics to a brick. Time to leave. Kids are welcome as long as they are not seen or heard, and keep off the grass. The kids pool is often polluted because of poor maintenance and erratic chlorine levels. There is a wonderful diversity of tenants there, and it is reasonably quiet ... most of the time now that the drunken piper is gone.

Rundown and old
The former post about tight-knit communities seems to be happening at a lot of apartment communities. Most times not for the good. I was wondering if this is the same apartment complex I went to view and it looked very old. The complex next door which was really nice at one time, looks downtrodden and unkempt.

Good apartment and more than that very good management.
I found - - Apartment was safe and I didnt hear any incident around. - Julie in office is very friendly and helpful nature. - I was happy with the surroundings and without any issue for the time I was there.

Depends...
This is one of the most tight-knit communities I've ever lived in. People seem to know each other and gather at the pool to hang around, gossip, etc. News apparently travel around fast too. It's one of those communities where you have to make an effort to fit in. If you're looking for privacy, don't expect any. Saying hi to people and getting along well with others is a must. I've seen cases where if a new tenant angers a current tenant, the other tenants band together to help the current tenant. The utility bills were higher compared to other places I've lived in. When I moved out, I made sure to give the manager my phone number as well as my new address so that she can mail me any bills that I owe. However, she didn't do that. 6 months later, I received a call from a collection agency saying that I owe around $300 (including the collecting fee). I was shocked! I wonder why the manager had to go to a collection agency. I clearly gave her my forwarding address plus my phone number in case there are any bills that I owe. The utility fees are outrageous.

Excellent choice!
I needed to move quickly and the complex manager, Julie, had an apartment that would normally have been ready 2 days after my latest move-in date. Within 15 minutes, she had called multiple contacts, set up a new work schedule and had my apartment ready on schedule (did 7 days of work in 4 days). Since I've moved in also, all maintenance concerns (of which there has not been many) have been fixed within 24 hours which is very impressive. Needless to say I would highly recommend moving here (if you can find an apartment free that is), it is more than worth the very reasonable asking price, considering the convenient location, spacious apartments, great neighbors, and nice grounds.

Renters Beware of Fake Reviews
The two recently posted reviews look fake. The posters are "Icangiveitmybest11" and "imjustme1122." The content of the reviews is almost exactly the same. The reviews reek of management involvement. Posting fake reviews is dishonest and reflects poorly on management. Also, my account was sent into collections by the new management earlier this year. I moved out two years ago, but the collections agency was claiming I owed for the FIRST month's rent and the move-in DEPOSIT. I called the office and was told that I had to resolve it with the collections agency and that management didn't have any of my files. Prior to receiving a collections letter, I was NEVER notified of ANY outstanding balances. The office blamed it on the previous manager. When I lived at this apartment complex, I didn't have many problems. It was an older property but was generally well maintained. My utilities bills were higher than at previous apartments, and I hated the weird central air conditioning/heating unit. Even the most highly rated apartment complex will have bad reviews. Always visit the property before moving in, visit the amenities, talk to the staff, and talk to the neighbors. If you do this, you'll have a pretty good idea of what to expect.

I wonderful place to live .
I have lived in these apartments for going on 3 yrs and have yet to have a note worthy issue. The apartments them self's are very well kept inside and out. The neighbors are very friendly and the apartments overall have a safe and secure gated community type feel to them. The location is ideal for work commuters located not far from major free ways such as 75 & 635. The view of the lake, pools,trees, and grass in the court make for a very visually pleasant place to live as well. There has been a change in management recently and the management is just as great now as it has ever been in my tenor here. The front office is well managed and they are very understanding and down to earth individuals. All in all my review is very positive because these reasonably priced apartments are a great place to live and at the end of the day I would recommend them to family and friends alike.

Wonderful place to live !
I have lived in these apartments for going on 3 years now and I have yet to have a single problem. The apartments are well kept up inside and out, the neighbors are friendly and the beautiful view of the lake trees and grass is a peaceful plus. These apt are very reasonably priced and are conveniently located to provide easy access to major freeways such as 635 & 75, great for job commuters. There was a change in management recently and the management is better now then ever. Easily one of the best apt I have ever lived in or visited !

Unfortunate
Trash does not get picked up on a regular basis, multiples living in one apartment, paint peeling on iron fence, noise control on weekends needed, poor landscaping. This is just a few of the problems.

sad regarding change of manager
I have lived here eight years and will disagree with you on the new manager. She is not friendly and work is not getting done. The property is noisy and is going down. We all loved the other manager. She cared and worked hard. This was not a good change.

lakeside prison warning
Lakeside apartments is worse then a prison. NO VISITORS ARE WELCOME... ( UNLESS IT APPROVED BY MAINTENANCE), MAINTENANCE WILL BE IN YOUR APARTMENT WITHOUT NOTICE. THE POOLS ARE RESTRICTED UNLESS APPROVED BY MAINTENANCE,AND CHILDREN ARE NOT VERY WELCOME and if you COMPLAIN they will not renew your lease...BUT PLEASE...DO PAY YOUR RENT MONEY ON TIME.. IF NOT ...MAINTENANCE WILL KNOCK ON YOUR DOOR...AND THE OFFICE PERSONAL WILL BE RIGHT BEHIND HIM HANDING YOU A NOTICE .....Don't move in ..you will find yourself TRYING TO BREAKOUT from your own apartment...They want your money ...but you have to stay in your apartment and don't make any noise...what a SHAME...SHAME... SHAME...SHAME...SHAME

Very nice and quiet place to call home
I've lived at Lakeside for several years. This is my place to call home. As to the previous comment, yes, managers changed, and I feel comfortable in knowing that now my work orders are written up upon request and that the manager is in the office all the time when I go by the office or even call. Life is change, and this was a good one. I would recommend Lakeside on Spring Valley to anyone.

Recommended without reservation
I have lived here for almost four years now and there have been many ups and downs. I'll start with the good. The rates are very low for a good amount of space. I will say, unless you keep the carpets immaculate, they will get replaced for the next resident and more often than not, the apartment will get a thorough cleaning. So the apartments themselves stay very clean, and you won't have to worry about previous tenets and their filth. The neighbors are very friendly (a little too friendly at times). There are many older residents, students, and small families but not once in four years have I had a problem with noise, parties, etc. The maintenance staff is wonderful, you will always see them around the complex. Issues are fixed either that day, or not too long afterwards. Management is friendly and notifies you well in advance for any water shut offs, pest control (about once every 3 months-ish), or other events. I've seen the occasional critter, but it's due to dirty neighbors and not the buildings. You can almost time pest control by a sighting anyways. Not a problem. The complex is old and needs almost constant maintenance, but it gets taken care of immediately. The laundry units just recently got new washers and dryers. Now the bad. Myself and others have said residents are snoopy. Well, they are but this is their home. Many have been here 10 years. It is annoying though to hear whispered gossip about yourself and others. Never had a problem with management, so I can't back those claims. The area is not great and there have been a few break ins over the years. Usually there was more damage done than things taken, and no one was hurt. You should get renter's insurance where ever you live, anyways. The walls aren't thin, but the windows sure are. If you live downstairs, prepare to hear every beep, car alarm, conversation as if it's inside your apartment. The windows are horrible also insulators. And the air conditioning unit... oh goodness... the whole complex can only either get cool air or hot air. This means if there's a warm day in the winter, tough luck, you only have the heater or nothing at all. Insulation isn't great, so when the heater is on, even if you aren't running the air, the whole complex is warm because of others running the heater. This has made for many, miserable, sweaty nights. The "switch" between heat/cold is often in favor of the heater so in management's eyes, winter starts early and ends late. This has been the biggest pain and I will curse the inventor of that system until the day I die... or at least until I move. All in all, it is a safe, comfortable place to live with management and maintenance that will listen, work with you, and take care of you and their buildings. For the price, you really can't get any better. Great choice for UTD students with easy access to Waterview and 75. Unless you plan on walking to work/school don't let the area keep you up at night. Whatever it's problems, I really will be sad to say goodbye.

Drunken Rage and Bi Polar outbursts
Ive been staying at Lakeside for 2 years and it begins peaceful and pleasent. theres a beautiful swamp with cute ducks and not to mention the rent is very reasonable for anyone in this drowning economy, but that dream turn to an ugly nightmare very quickly. The low rent is accompanied by a very large utility bill that isnt the equivalent of the amount of power usage that you may have consumed. Its a favoritism game with the managemnet here at Lakeside. They would give cheaper utlity bills to residents that they like and divide the rest amongst the remaining units and the particular building sections. To my surprise, The mangement is insane. Speaking in example of the head manager, she clearly has some problems with alcohol or possible pharmaceutical drugs which Ive witnessed because of the wild mood swings, the confusion between me and other residents, and quite often she thought i was buglarizing the premises. Honestly, the mangement is the least of your problems the main reason why i had to leave is when i discovered that theres black mold throught the ventilaton system! this caused me to become sick (not critical serious) but enough to cause an chronic cough. so in my best opinion, Its one of the best kept secrets in that area however you are paying low rent because of the lack of quality. In other words your paying for what you get. And for my final thought, For anyone to write great praises about the management are definitely in allegience with and have small utility bill with possible low black mold in their home. thank you.

great place
I just moved out after living there for a little over a year (just bought a house). The rate was great. The place is clean and everyone is very friendly. I loved my patio walkout access to the pool. I highly recommend this place if you like cheap, friendly and quiet place to live.

I love this place. Nice people, clean, cute, close to everything. Reasonable rent. We are in Richardson. I am blessed to have found this place. Great life, in the middle of a big city. Check it out, if they have anything available.

I am an idealist and naive. There is no assigned parking spots, so if you have two cars, feel free to take two limited covered parking spots. Maybe if you have three cars, make one vehicle a temporary storage and the other two alternating spots, and do your best to keep all three under covered parking. The walls are incredibly thick, so you will never hear gun shots (I have never heard one)or thunder strikes. Its all brick here. Plenty of the Richardson PD patrolling, makes you feel safe. There is an incredibly grumpy old man who is "captain of the ship", or perhaps the "back seat driver", he waters the grass and does just about everything else around here. He will happily water the area in front of his door and some other areas as well. Some may consider that the amount of water that refuses to soak up equates to a small flood, or even an oversized bird bath, nonetheless, the grass will get watered in the heat of the day during the summer, ensuring all the green grass will be replaced with sod in the fall. I need to mention these waterings will last sometimes in excess of 4 or more hours, in the same spot. I kid you not and its community water billed. One day I had time to go to the grocery store, drive to Ikea in Frisco hang out and venture both floors, and back again; the water was on the when I got back. It easily had been over 4 hours. Oh and another time the pond was getting watered. I found that humorous. You will see a number of visible signs indicating "Please keep off the grass" with a subtle green and off white background which replaced the other ones that said "KEEP OF THE GRASS" in black and hazard orange text. One more thing here, with the grass signs, there is an obvious tactic to keep children away from play. Children are killing the grass, not the over watering during the day or lack of raking in the fall. One of the tenants stated there is a playground here, and if there is, it is waiting to be seen? There is no playground. There is a shared ground for the dogs, fishers and whoever else but its less than 100 ft in diameter, near water and unsafe for small children. The pools are kept clean for the most part. This summers water bill will hopefully not exceed the electricity bill like last summer. Water costs more than electricity? Each unit is different; particularly the one I stay in, there is job security for building maintenance for sure. PESTS; We didn't use to have frequent visitors but all the sudden we have had to start turning them away, or beat them with a shoe. In case you were wondering who these visitors are then these are the ones who could survive a nuclear attack. Cockroaches. We just started getting babies too. We would see one maybe every other week but now it almost 4-6 times a day. I can speak for myself, I am a neat freak when it comes to cleanliness, so its not me. Has your sleep ever been interrupted by one of these sickening things? Mine has twice. Never have I ever. No complaints about staff or maintenance. They can only work with what they got. Overall: the reason it scored so poorly in this section is the distance this place has gone in the time I have lived here. From the place I could call home to the apartment you rave madly against so others would heed your words of caution. I am nearing the desperation to shed my skin. Children playing seem to reach a nerve with some residents.

THIS IS THE BEST KEPT SECRET IN RICHARDSON
I have lived here for a year. I don't care what anybody says; this is an awesome place to live. The manager is very helpful and curtious. She will bend over backward to work with you. The maintenance is great as well. They are very onscientious. The property is very quiet and peaceful. The swimming pools are very well maintained and this complex has one thing very, very few have...a lake out back with fish. It has been a great resource for relaxation and the view is soothing. They ducks are great to watch. The complex is also very well lighted. I have felt very secure here, even in light of all the activity in the neighborhood. I consider this complex an oasis in the middle of a desert. If I weren't having to move closer to my mother to help care for her I would not be leaving. If you need a great place to move where the rent is VERY AFFORDABLE, then this is your place.

Not bad place, some problems tho
my husband and i lived here for a year, or a little longer. We didn't have issues with management or maintenence. We did however have a issue with roaches, no matter how clean i kept the place. Our little one bedroom was perfect and that is were we lived when our son was born. yea the neighborhood wasn't all that great, and sometimes the gates broke down and the cops would come looking for someone. I know a few of my neighbors got broken into, mostly ground floor units<we were on the top>

Good , Bad and the Ugly
i was a former resident at this apartment complex and moved into my own place almost an year ago. lets sum up the things i liked or disliked. Good Management is really good, especially Tanya. I realized this when i had to deal with a horrible management company staff in Atlanta. so i had to come back and right this review. she would things at a personal level and make sure that u are comfortable from the move in till the move out.The place has a common electric water trash charge which i like cause it takes the hassle out from my end to start stop services Bad. airconditioning and the non energy efficient single pane windows I used to shiver on chilly mornings. Ugly the neighborhood isnt that great , i saw lot of cop cars and cops running around in the complex twice but this is the best complex to live in if you are looking for something reasonable ,close to work and 75
