Overture is a beautiful complex with great amenities, and a very polite and helpful staff. There is plenty of parking spaces, and garages for all the people. The gated access and security is a plus because you are only 3 blocks from the Freeway. It is a very clean, new and quiet location in a great neighborhood with everything you need within close driving distance. The only downside is that traffic can be a real problem at certain times of the day!

Overpriced which being independent living is the main reason why residents move out. They can buy a larger sqft and pay half the monthly cost of living here plus get a tax deduction. My rent is TWICE what I paid for my 3bd, 2bath w/ yard. This building is new, modeen and stylish. It is safe. Outdoor area with pool is excellent. Although 4X as many residents have dogs here than do swimmers and gardeners, the majority of care seems to focus on pool and garden while 2 dog parks here are ------. Large park needs lighting for the front half of its park. It also needs sodding and irrigation. Would like to have benches through out the park area and some shade as well. Very un-parky. Smaller dog park is sceduled to have lighting upgrade which is good news. That probably sounds whine-y but considering my rent I know that money could be budgeted to beautify these ugly and neglected areas. Our mgment and activities director are very good and seem to be honest with us. Lots more transparency in the running and plans for this place have been appreciated. Appreciate the town hall video that provided answers to many questions. Carports are over priced. I am extremely happy here except for the price of rent and I wouldnt complain about that if the dog parks were addressed and music entertainment would be a little more 70-80-90s vs 1940-1960 era. 1940s was my moms music. There are continuosly circulating rumors of tenants rents being increased by 100s of dollars per month once their leases are up. This of all matters here, concerns and worries me most. It is the one reason why I do ck out other independent communities such as Kissing Tree in San Marcos which is financially wiser living than here. #1 best thing about Overture Stone Oak: Judy #2: Residents #3 Marvin #4 Xavier

My reason for coming to Overture was because my good friend lives here. I noticed how happy she was and pleased about moving here. Then, I began to visit and partake in some of the activities and felt very welcome. I like the atmosphere and the residents are top quality. It is one of the few apartment complexes that can truly be called a Community. That was my first impression when I walked through the doors the first day.

If I had it to do over again would not have moved here. The rent is way higher than other comp apartments. I was tiod the extra rent to all the extra events and amenities that we would experience. I don't feel that was delivered.

Constantly breaking promises. We were told refreshments would be available all day during the business hours and guess what!!! Those were taken away in June thanks to Greystar management. Bring back our refreshments, we pay a lot of money each month for this amenity which was taken away by the higher ups who don't even care how the residents feel. It takes forever to get anything done because the maintenance guy is only one person. He tries so hard and does good work but he is overwhelmed. He needs good quality help. If you bring a concern to the management, be prepared to hear "we will work on it" or "we are aware of it".. Thats nice but how about you do something about it in a timely manner.

Dog park is terrible. Sprinkler system is above ground as it is in many places and broken! Dog park is weeds and dirt. Biggest problem the pool is suppose to be heated, I have complained for 2 years also many others and is not.

Nice Residence Still Under Full Readiness! Once all the routine is completely developed and once there are adequate residents to support a higher level experience, this will be a great place to be. Right now it is new and has plenty of rough spots that need sanding down but this will come to pass so long as the staff and the owners work toward making this a 5-Star facility! It can be so but it needs direction and supervision.

Horrible since ----- manager ------------- was hired. Staff hate her, looking for new jobs. I'm moving in 10 days. She has given me a lease violation her 2nd day on job, and then gave me a 3 day eviction, but I've never been served legally. Every lease here is good as they must complete a work order in 7 days. I have works from 12/29/2019 that are still not completed. Bldg is not finished because they have no maintenance people.

I love the concept and the people who live at Overture. However, I am disillusioned with management. They were so friendly when I was looking but now, I feel that I am just a rent check Maintenance takes for ever to address issues. Concerns or ideas fall on deaf ears.

I moved in shortly after the apt was built. Much of the work on the apt was not completed. They management tries to treat people as if they were in a nursing home or senile. Very unplesant atmosphere. Most of the activities are not done right. The continental breakfast is way over promised. Usually a couple of sweet rolls. Not healthy food at all.

The Very Small Dog Area is Always Full of Crap and Mosquitos! Not to mention is Not Lit at All!! Now Im hearing there are Fleas out there! My Dogs have NEVER Had Fleas and Coming Here where I am Paying Almost 2xs what My Mortgage Payment was...I Refuse to Fight FLEAS and Smell Others Dogs Poop much less Deal with it!!

On the positive ledger, our Concierge, Judy does an outstanding job. We work at building community and many have responded and become active members in our community. The facilities are nice and people use the amenities on a regular basis, except for the pandemic shutdown. On the negative ledger, we have many people moving out which is disconcerting.
