I'm so ready to MOVE
I thought about breaking my lease. My apartment flooded 3x within days apart, I just know I have PTSD I don't want to leave my apartment, I'm afraid of what I will come home to. I don't sleep good anymore either. This whole ordeal is terrifying for me.They need a plumbing Company to come flush these lines and whatever else is needed. I use to love it here, but over time living here hasn't been good at all too many maintenance issues.

I have been dealing with plumbing issue for 1 year and 2 months. I called the emergency line starting on June 27, the plumber would come patch it up like always. I have been calling every day after , and by the way they have been patching this problem up for 1 year and 2 months. On July 3, 2019 I called the emergency line, and the supervisor came immediately. He told me that he heard about what had been going on, and they received a quote to get the problem fixed because a line is broken. He stated that they have to get it signed off on, then they can begin to fix it. He stated that he was going to see what he can do in the mean time to fix it. Well, I never seen him again, and the entire building is messed up. I am so done, believe that!!!!!

The staff and maintenance team do a great job. The atmosphere is quite and overall a safe place to live. If you're looking for a drama free complex come lease with Timber Run.Sylvia or Anna will be glad to talk to you.

I have lived here at Timber Run for? going on 3 years now. Take into consideration that it is an income based apartment complex. The office is very nice.. they put in your need for maintenance on the spot and they are resolved that day or the following morning.. based on urgency. They do have apartment inspections, to make sure the fire extinguisher and alarms work properly. They offer pest control when needed.. they come every Friday but recommend once a month. They check for bugs and how clean it is. I use to live at One Westfield Lake apartments for 4 years and it floods with lots of rain.. plus they don't consider how clean it is.. inside the apartment and/or out.

If I could give 0 stars I would. They lie about a roach infestation to get you to sign a lease, then deny that there is a problem and tell you no one has ever complained before, I find that hard to believe with painted over dead roaches in the door jam of the water heater closet in the hallway, even after finding a nesting area behind the fridge they still deny that there is a problem and refuse to do anything other than spray every other week when the whole building needs a roach bombing to help get rid of the problem, the staff act like they are running a high school and if your not in their circle then you are not welcome, I know of at least 4 other people saving money to pay off their lease or roughing it until the end so they can move, do NOT move here, not worth the time or money.

We have really enjoyed living here and have just renewed for another year! Things have gone well from the start thanks to a friendly and very knowledgeable staff making sure we were comfortable with the situation.. The maintenance crew is awesome and the few times we have needed a repair they were on it within an hour or less. The apartment itself is spacious and very accommodating for our growing family. I can speak from experience having lived in very difficult situations before and am very thankful for a place where our children can be safe and happy.

Timber run is not all that bad. The apartment structures are nice for the sq footage and the price. Don't get me wrong this is important , but honestly I am so glad to have moved away. I used to be so afraid in my apartment every night due to the sound of gun shots & police sirens almost every night. The children were out of control and seriously had a bad influence on my child. Now that we have moved , my child sleeps soundly and I asked him if he likes it better where we are and he says yes BC he doesn't hear gun shots. He also makes better grades, prides himself on being good and isn't so angry all the time. We finally feel SAFE . Not to mention the current manager is very rude and I feel she honestly doesn't care about the residents. It's a big difference in collecting a check and actually trying to change the community. I feel so blessed to have made it out of that place.

The property seems quiet during the day but horrible at night. There are young kids hanging out destroying vehicles, both my trucks were scratched. Management never address the noise or vandalism. The property is infested with roaches, apts are out dated with old appliances, scratched floors, holes in doors etc. Don't move here!

I have only been here 2 months and this place is awful. I'm going to copy and paste this to all the review boards I can to make sure everyone to check and double check what you getting into. I personally would never suggest this place to anyone. First of all we wanted a three bedroom. We reserved one then problems on they behaf came and asked us to accept a two bedroom. Ok cool. Seen the three bedroom. Couldn't show us the two bedroom because it wasn't ready. Fine, until we moved in and found out they put us in a handicap unit which is unsafe for kids. None of us is handicap, no reason for us to live in a unit made for so. Next, staff is so unprofessional and they leave the office early like all the damn time. That's what pushed me overboard today. I went to go get a package that supposed to been her Monday. Here it is Friday, no notce mail box no call. I called them "oh yea we have this huge box for you. May want to bring your car." Really? I been calling all week checking for this box wondering where it was. So I go to get it 20 mins before close and a cop is there talking about the office close. What he got to do with anything... I don't know. The girl around the corner fixing herself. Whatever yo business but come on business first. On top of that the toilets here suck. We have the public style toilet due to the handicap unit. So no lid. And it never flushes right. Flooded multiple times the regular one flooded once. I called for them to fix it first thing they say, are you using too much tissue. Where do you come off speaking to a tenant like that and by the way how much is too much tisse since I seem to have not had this problem with other apartments ever. Then when they came to "fix it" the regular toilet fixed but the handicap toilet wasn't. Then waited 4 days after that to come back. And after they "fixed it" and left it flooded again. Pointless. I just locked the bathroom. Some people around here are ratchet but it doesn't bother me being from the hood of chicago. Just letting you know this is kinda that type of environment. Not too bad tho. I would advise others to have a pistol handy for the ones who step out of line. My neighbors in my unit and next to my unit are all great people. I got lucky on that atleast.

I moved in last year . Management just put on a big part and gave out backpacks to all the kids here. They cooked on the grill and everything for everyone. They has a big movie showing on a big blow up screen. The kids saw it from the pool. I like that my place does not have ugly white walls. They are tan. My neighbors are cool. People's front doors are not full of trash like my last place I lived. Manager makes people follow the rules. That is ok. Place looks nice and seems like people keep it clean. Kids seem nice.

I have been living at Timber Run since October of 2013 and I must admit it was a bit questionable when I first got here but there has been a tremendous change since around May of this year ! There used to be a bad pest problem when I first got my apartment but the management stayed on top of it and now I don't have any roaches ! Every time I go into the office I am greeted with a smile and always leave satisfied ! My lease is coming up for renewal very soon and I will be staying another year ! It is nice to have a home where the staff really cares about the upkeep of the property and happiness of its residents :)

I like living here . I've been here for over a year and I have noticed a big change when the new manager took over in march. The staff is really helpful and friendly. The tall maintience man is super good and is much more better than any where I've lived . I refered two of my friends here and they like here to. I have no problems with Timber Run.

We moved in November 2013. Our apartment was promised to be ready on Saturday by noon, however when we arrived it was NOT ready and would not be ready until sometime on Sunday. We just arrived from Michigan, so we were forced to stay in a hotel for the night. We were not happy. Upon arriving on Sunday, the cleaning ladies were finishing up but they did such a horrible job, we had to clean every inch of our apartment before we could move in. Our building is terrific! We have wonderful, courteous neighbors. However, the complex is full of people who throw garbage wherever they'd like. Garbage thrown all around the dumpster, because people are too lazy to put their garbage in the dumpster.Teenagers are hanging out everywhere until all hours of the night. They've made friends with the security guard, so he pretty much let's them do what they want. There was an incident recently involving 10-15 police cars, shooting? Who knows! It's not appealing to drive through at all. Looks like you're driving through the hood. Stray dogs running around all the time. The complex advertises that they have a gated entrance, however the gates only work sometimes. That's become the complex joke. The laundry facilities has 6 washers, you're lucky if 2 work at any given time. I have had a few minor problems with my apartment, which Bobby came and took care of immediately. He is wonderful! Very professional and cares about the quality of work he does. I've recently had an office lady banging on my door to ask me if there was a washer & dryer in my apartment when I moved in. They couldn't have called me? The discerning point was that had I not answered when I did, she was about to unlock my door and just walk in. I'm pretty sure I won't be renewing my lease in December.

I have lived in this complex since the fall of 2012. At first I felt somewhat safe living alone with my two young children. The grounds are always a wreck especially the dumpster area. They only have 1 for the entire complex and are having to call in for a portable dumpster to sit next to the other one. Trash is still overflowing from both. In Dec of 2013 I had 2 tires slashed and a 3rd slashed in Jan. The gates are never fully operational and there is no gate for the walk-in entrance or a code for the walkin gate by the dumpster. Security does come out but not every day/night. There have also been multiple shootings and just recently had one the weekend of april 5th;that was labled a crime scene from the police. Thankfully my children were gone for the weekend. After this last shooting I will be getting out of my lease come hell or high water. My childen and I, along with everybody there are NOT safe!!! This area is basically the ------ of spring. I can say that the changes with the staffing has improved, they are really nice people.

Im currenty a resident here. This place is horrible, there's cops here atleast twice a week and a shooting just happened a couple weeks ago and they blame security but theyre gates never work they stay open and dont have a door on the walk in gates. Cars have gotten stolen and theres always kids outside during all the night. My husband gave his concerns to the apartment manager and ask to get out of our lease due to the fact that we have a child on the way and a two year old and do not feel safe here. She didnt care and had no interest and looked at my husband as if it wasnt her problem. Horrible management. My step son is continously sick, roaches are in and out of the apartment and even though they do pest control they come from other apartments. Dont bother calling cooprate, the lady is never available and never calls back Ive been calling for about a week and just have decided to pay the extra money to get out of our lease. Hopefully I can take legal action and see what I can do and if this apartment has caused my step sons ashma attacks.

I have enjoyed my stay here at Timber run. A few months ago I had a problem with stray dogs around the property but management got rid of it. The only draw back for me is their is only one dumpster for the entire apartment complex! You heard right only one dumpster and that makes it full and smelly and just not a good sight to see. Another kinda bad thing fir me is that it's not close to public transportation which vital because my car broke down and I need a new one but other than that it's cool for me. You also must know that the pool and gym is only open during office hours and that could be an inconvenience for some. Just giving some insight on my years her. So now I'm in my way to put in my notice to leave.

I currently reside here, and have done so for 2 months. The positives: the office staff is very nice, the water is included in your rent, & the on-site security is very kind. I have only seen police/ambulances 1 time since move in. No problems with vehicle vandalism. Parking is good. There is a HEB & CVS less than a block away which is quite convenient. Noise after 10:00 pm is minimal ( besides road noise ) Negatives: roaches, roaches, everywhere. I keep a very clean house, keep my trash taken out, have been treated by pest control 3 times since move in and they are still everywhere. Pool-only open during office hours, so closed on Sunday, 10-5 Saturday, no easy to take the kids if you actually work for a living. Fitness center- advertised as 24 hr when we leased, now it's only open office hours too bc of problems with tenants. It would make more sense to take care of the "problems" so someone who works and pays market $ can use the facilities and stop catering to the HUD people who don't work all day and are not watching their "kids who cause problems". Business sense would say to deal with the problem people, not punish the rest. Kids are everywhere with no supervision. They leave trash everywhere on the grounds, which the staff tries to keep up with, but it's an uphill battle. Dumpster area is quite filthy/overflowing almost daily. The security gates don't work. Why claim to be a "gated community" when 75% of the time the gates are just wide open bc they don't function properly. Last time it was over 8 days before they were fixed, and now they've been wide open for another 3 days. The apartments don't have light fixtures. Bedrooms and living room having ceiling fans, but no light fixtures affixed to them. We had to get 3 standing lamps, 2 table lamps, and a desk lamp upon move-in. Basically I'm paying market price for a gated apt community with a pool, fitness center, extermination, and I'm getting about 50% of what I'm paying for. We would have chosen another complex to cater to our children/work schedule had we been told upfront and not after signing our lease. We will not renew.

I have been living at Timber run for a couple of months now and I want to move out already. I understand that every place has a "bad side." If I knew before I moved in what I know now I would've never moved in here. My biggest and main problem is the roaches. Yes, the office does take care of paying for pest control, and I have had both treatments (standard and the strongest one), but for some reason they are not dying or decreasing in numbers. I see them everyday and I still see baby ones, so obviously they are still able to thrive in my apartment. I hate roaches with a passion and if I knew about how bad they were I would never have lived here. The office people are nice and friendly and they take care of the issues quickly, but the roaches are still going to come in, especially if the neighbors have roaches and do not get treated. The apartments are well-kept outside, but sometimes tenants leave trash everywhere. The only other problem I have is either the foundation or my neighbor's heavy foot. I can hear ever move they make upstairs at all hours of the day and night...I have been woken up at 2 in the morning because it sounds like someone is stomping around above us. I would not really recommend this apartment complex to anyone unless they want their unit to continuously get treated for roaches.

I currently reside here at timber run. This is the biggest mistake I have ever made. I would not recommend this place to . it is rouch infested.maintenance never gets done. I have proof that this place id getto. The manager is a b***h This complex is currently under investigation. Police are here almost every evening. Car breakins happen always .The revies are trie except for the ones written by staff members. I have vidio evidence about the staff and the property. please be smart and review your decision about moving here.I'm a disable person never harmed. anyone or anything,but, This place made me sick that my doctor increased my medications. My lawyer has been advised on the staff's behavier.If any former residents have been victoms of the way they were treated or disrepected by the staff or management of Timber Run Apartments in Spring, Texas,77373 And has caused you to have medical issues. please email my lawer with your statement at bertsteimann@aol.com.

CAUTION AWFUL PLACE, STAY AWAY!!! This place is so getto just like the office staff. I can guarantee you that the couple of good reviews here are made by the staff. There is no way a person right in their head will say something good about this place. The people that live there are loud and their kids run around like they have no parents. Ive seen women prostituting themselves at some point I was living there. My car and 5 other neighbors got their vehicles scratched bad with glass. This people dont respect, kids have no manners worst than animals. I paid extra to get out of there before my lease was up.

I would NEVER recommend this complex to anyone. I lived there for 2 years and regret every minute of it. I lived there because I had too, not because I wanted to. When I moved in, the apartment was INFESTED with roaches. I had to pay to exterminate it myself and then still could not move in for almost 4 days. They told me the exterminator only comes out on certain days. I even had to clean the mess up myself. Recently my neighbor moved out and roaches started appearing in my apartment. Made a phone call to the office and got the same answer. "The exterminator won't be out until next week". If we would have had somewhere else to go, we would have. Maintenance takes FOREVER to fix anything. I have letters that I sent to the office to prove it. The dumpster is ALWAYS overflowing and people just dump their trash anywhere. People are always out drinking and screaming in the parking lot. You never find the same people working in the office for any length of time. It changes way too often. AND they are usually rude and unpleasant. One person will tell you one thing and the another person will tell you something else. You can't trust them. Lastly, it took them 2 years to get my friend their referral fee. AND, I had to call them to ask them about it. Had I not called, she would have never rec'd it.

they really will screw you
i lived there for a year moving there from florida. i would not go there anymore. all the reviews are true. at not i felt scared to leave my apartment. i did once and had to guys come ask if i was married and told them yea and they tell me my husband doesnt have to know. all this while i took out the trash. the kids are really rude and disrespectful. they will walk into your apartment unannounced and when you tell them to leave they are rude. also i had to get buckets to wash off some drawings of chalk of private parts and thme going into each other. i told the office and nothing was done. i also tried to go to the kids parents who done it and no answer. i was in the middle part. management dont do anything about nothing. they stole my sons ipod and they tell me that i have to call the cops. they didnt care. my son is 8. at night that is the worst. ive seen cops in and out constantly since i moved in. some ppl got into a fight at the gate and ended in a shooting. ive also seen drugs dealing and being used. also they will screw you over. they sent me to collections for $950. i called cuz i didnt know i had to pay that. not one letter or call. all for cleaning. the claimed my carpets were really bad stained, $500 only for cleaning them. im a very clean and organized person. not one stain. another $450 for trash. that is outragous just for cleaning. its more than my rent. as soon as my lease was up i was outta there. i was relieved and felt alot more safer out of those gates. if you are thinking about moving there and reading these reviews believe it. DO NOT MOVE HERE UNLESS YOURE USED TO SEEING STUFF LIKE THAT.
