Great Place to Live

Timber Run has gotten a bad rep that it doesn't deserve. We have lived here for three years and most of the problems that people are complaining about just haven't happened to us. A little info about Timber Run: the apartment buildings each have 4 apartments in them and the majority of the buildings are located on a little cul-de-sac. The grounds are maintained year-round by a lawn service that trims the grass, plants flowers in the front and trims the shrubs. There is also a playground by the office/pool area that is fenced in for the kids. The office personnel is always courteous and friendly and the maintenance staff takes care of any issues quickly. Timber Run is in the Spring Independent School District with bus pickup/drop off areas in a secure location away from street traffic and within moments from your apartment. There are several occasions a year that the office staff puts together an event for all of the residents to come to and get to know each other and hang out. Timber Run is really a great place to live. No matter where you reside, there is always the possibility of a 'bad-seed' resident and I think that all of the bad reviews could be coming from those people. The best thing to do is come out and see for yourself, if you don't, you could be missing out on an amazing place to live!

Good Place to call home!!

I am a six year resident and am proud to call this place home. I love my neighbors, and the office staff are nice and very considerate. I would and have recommended this community to others.

please dont move here!

We have lived her since mid July 2008. We found this apartment online. When we saw the property they only showed the apartment upfront. Once we moved in, we realized this was a huge mistake. I couldn't tell you how many times the cops have been here. I personally have seen drug deals happen. In the middle of the day as kids were getting off the bus. These apartments have horrible plumbing issues and are majorly roach infested. They have security here maybe 1 night a week and it is either on Friday night or Saturday night. The pool is only open the day school let's out for summer and closes when school is back in for the year. A majority of the residents don't work and they don't have respect for others. It is way too noisy. Many residents will hang out in the parking lot with their car doors open and their system playing. The only good thing is the maintenance man. This apartment complex is the ------ of spring. Please be wise and don't move in here.

Not a good place.

We moved into Timber Run apartments on January 29th 2011. We moved out on February 26, 2011. Very noisy complex. People yelling and screaming at each other. Poor noise insulation between apartments. We found this apartment online and rented it before arriving from out of state. I was told Spring, Texas is a nice area, so I just assumed an apartment complex here would be good. Wrong! I don't think the owners of Timber Run care who they rent to. We feel there were drug deals going down there. Lots of noise. We just felt very unsafe there. The management were friendly. I don't think it is their fault. I think the owners need to raise their standards of who they are willing to rent to or at least let potential renters know that it is a noisy place. Just be honest. If you don't mind living among people who have no respect for each other this might be the place for you. If you don't mind being awaken at 7:30am by the sounds of your neighbors trying to kill each other...then maybe this is the place for you. I was never so happy to leave there.

Don't Do It

I currently live in this apartment. DO NOT move here if you do not have to. These apartments are deceitful between the hours of 9am-2pm it is very quiet. There are residents here that do not work, but most keep to themselves between the time. When we applied I asked had this apartment gotten better, when this apartment first was built in Spring the people were very mild and it was a very good apartment. Over the years the rumors around the Spring area about these apartments did not show this apartment in a nice light. The staff at the office had said it had came up a lot better than it had been. Upon moving in we found out a security guard had been jumped twice, when asked about it, it was said that he was a short white man (that should explain everything, this is where the mentality is in these apartments). He obviously was not the only one jumped because Pizza Hut will not deliver after 4:00pm because their drivers have been jumped, so they will not deliver to you, you may go pick your order up. As of right now there is a person going around spray painting green on people's cars, my car got a spot of green spray paint on it. As well as the other day I was coming into the gates and the car in front of me had a spot of green spray paint on trunk of her car. Not to mention there was a person who's car had the N-word scratched in it, and you know it was a child because it was not even spelled correctly. Parents are not at home, and they let there kids play outside in the middle of the main road. Back up your car you run over a bike. Parents and Kids have no respect for people living downstairs from the time school bus drops them off all you hear is footsteps running and pounding on the ceiling, during the weekend non-stop. After hours hanging out, there is a curfew no one follows it. If you know someone that works for HPD ask them, and they will tell you they always get calls for this apartment. Staff is not clued into what is going on, they do not live on property. The apartments on the inside are nice except the kitchen is small, but it does not outweigh the people living in these apartments. Like many have said on their review this is the Hood/------ of Spring, Texas.

Welcome To The ------ Of Spring Texas Who Would Have Thought....

this place is horrible this place is worse than 5th ward. damn near everyone here is on housing vouchers and all they same to cater to is one race... why dont i ever see any different races moving in here? the manager isnt all that great shes young and still wet behind the ears. shes not capable of taking on the issues at hand here. I have seen some very nasty things going on here after hours specially in the back of the community by the culdesac sex is happening here and drugs and people running through the streets. ive had several people knock on my door looking for weed. this place is horrible. i guess i am just used to living in better class of people. the people here bring this place down. so many renters ive talked to moving out lately for the same reason i am discusted with. and these people do they not know that bass crap is annoying late at night? no one wants to hear that crap. if i can hear it and shaking the pictures on my walls its too loud. im serious this place is horrible.. and dont get my started on their rent a cops here. they spend more time hanging with the majority of the race here as well as they are the same race as well as the apt mgr. so when you live here and your not their race it makes you look like an outcast if you dont like something they are doing especially if it violates the complex rules. no wonder they have a $199.00 total move in first month free... they have to do something to con people into moving in here and lock you into that lease. I think living in Acres Homes or 5th ward is just about the same feeling as living here. welcome to the ------ of spring texas

Won't Be renewing my lease either.....

I have been here for awhile and seen managment change on more than one occasion. I agree with the one posting from doesitmatter.... there is a lot of stuff going on that isn't being taking care of here. I have had kids flipping off my breaker here a couple of times. this place is a zoo at night. and when i say zoo i am not referencing animals like monkeys to be racist. i mean a zoo like everyone runs around like they have no sense or they dont have a good upbringing. some nights its quiet and some its horrible i havent seen ppl having sex but other lewd behavior i have seen here as well as fights in the back of the complex... the security needs some more training as the way they handle things here. the apt manager sends out a notice showing the complex rules but people still disobey the rules such as no barbeque pits on the property i saw a bunch being used this weekend. people are still using the water faucets to wash their cars or work on their vehicles. no one here cares about the rules they do what they want and nothing is enforced for it either. about 6 weeks ago my younger sister was approached by 2 guys and security never came. there is drugs all over this complex ive seen drug deals 5 ft from my front door. people walk around the back of my building and are smoking weed. i raise the window and my bedroom and the stench is so strong. some people are too lazy to walk the ramp or walk the stairs of the trash compactor they just throw it on the sidewalk leading up to the compactor. the gates are left open more often than not after the leasing office closes. people that dont even have parking stickers are parking where residents that actually pay hard earned money to be able to park in front of their residence and not have to park at the bldg next to mine. kids sitting on my porch at night like they live in my apt and get pissy you ask them to move... so no, some ppl may have no issues with this complex there are more complaints than most ppl are willing to admit or scared to. look at the reviews since 2004 read them all... one thing you will notice is a majority of the reviews are in agreeance that this place may have nice landscaping and nice looking apartments. but the ppl they allow to move in here are running this complex down especially for the area of town... this place is really turning into the ------... i though those places were just in the houston area not out here in spring too.

Moving In

I was really considering moving into these apartments. They look very well kept and the staff was nice. They told me everything I wanted to hear plus there is a great move in deal that is hard to pass up. The deal really caught my attention so I was thinking this is the place to go. I decided recently to go and look around at night to see how things are run here after hours. It was easy to come in and look for myself because the gates were wide open when I was told they close them after office hours unless bad weather. There was no bad weather so that caught my attention as well. When I was driving through here there we kids every where. You couldn't hardly drive through the complex from everyone gathering in the streets. When I went further in the back of the complex there were 5 cop cars. Not sure what they were doing but the way it seemed was something was going on of course. Right then and there I knew this was not a place for my family and I because I would not want to deal with that every day. I did see the security on the complex but, I just seen them hanging out with all the ones in the street. I don't know much more how things are run here but, from what I've seen it is not something that I recommend. I will be looking somewhere else for my family to live. All the negative feed back that is on here so far seem true from what I went and seen myself. So before any one just moves in take a couple trips through here when it is after hours it is easy to get in.

LOOKS ARE VERY DECEIVING

THESE APARTMENTS ARE AN ABSOLUTE NIGHTMARE. BEEN HERE A FEW MONTHS NOW AND THERE HAS ALREADY BEEN A CHANGE IN THE APARTMENT MANAGER AND ONE OF THE REALLY NICE LEASING AGENT HAS "DISAPPEARED" THE SECURITY GATES EXCUSE ME THE "ACCESS GATES" STAY OPEN MOST DAYS..I WAS TOLD THEY LEAVE EM OPEN FOR STORMY DAYS. BUT AS YOU CAN TELL HAVE WE GOT ANY SERIOUS RAIN LATELY? UM NO. THEY ARE LEFT OPEN ALL HOURS OF THE NIGHT. KIND OF HARD TO FEEL SAFE WITH THE GATES OPEN ANY ONE AND THEIR MOMMA COME THROUGH ALL HOURS OF THE NIGHT. THE SECURITY TEAM THAT PATROLS HERE SUCKS THEY SPEND MORE TIME HANGING OUT WITH OTHER RENTERS THAN THEY DO ENFORCING THE RULES HERE. THERE IS A STANDING 10PM CERFEW FOR ALL RENTERS AND FOR THE MOST PART IS OBEYED MOST OF THE TIME EXCEPT ON THE DAYS SECURITY ISNT ON THE PROPERTY. THE SECURITY WALK AROUND IN BLACK T SHIRTS THAT SAY SECURITY ON THE FRONT OF THEM AND HAVE A SPIRAL NOTEBOOK AND A CELLPHONE.. I SURE FEEL SO SECURE HERE. MOST OF THE TIME YOU CAN CATCH THEM SITTING BY THE ENTRANCE GATE IN LAWN CHAIRS JUST LAUGHING AND HAVING A GOOD OLE TIME. YES I SAID LAWN CHAIRS. ITS A FLIPPING JOKE. THIS PLACE IS MOSTLY OF ONE RACE DRIVE THRU HERE YOU WILL SEE WHAT IM TALKING ABOUT THE MANAGEMENT,THE SECURITY TEAM AND THE MAJORITY OF THE RENTERS ARE ALL THE SAME RACE... SO IF ANYONE LIVING HERE HAS AN ISSUE WE'RE "JUST NOT USED TO LIVING WITH THEIR RACE" IS WHAT IVE BEEN TOLD. THIS PLACE IS A ZOO AFTER DARK... KIDS RUNNING AROUND LIKE THEY HAVE NO COMMON SENSE... STEALING GROCERY BASKETS FROM THE LOCAL HEB ACROSS THE STREET PUSHING THEIR FRIENDS ALL AROUND THE COMPLEX. IVE SEEN DRUG DEALS GOING DOWN AND EVEN SEEN A COUPLE PEOPLE ENGAGING IN SEX OUTSIDE. THE MONTGOMERY COUNTY CONSTABLES ARE HERE DAILY I SWEAR TO GOD THEY ARE HERE EVERY DAY. THERE IS ONLY ONE ENTRANCE AND EXIT IN THIS WHOLE COMPLEX. EVERY CAR THAT PASSES BY HAS THIS OBSCENE SOUNDING BASS COMING FROM THEIR VEHICLE. THEY SPEED THROUGH HERE. IVE SEEN ATLEAST 10 DIFFERENT FAMILYS MOVE OUT IN THE LAST MONTH HERE. MORE THAN HALF THE RESIDENTS HERE DONT PAY WITH COLD HARD EARNED CASH HERE THEY ARE USING HOUSING VOUCHERS OR SOME SORT OF GOVERNMENT ASSISTED HELP. WALKING AT NIGHT AROUND HERE IS SCARY AS THESE PEOPLE AROUND YOU THINK YOUR IN THEIR HOOD AND LOOK AT YOU LIKE THEY WANT TO JUMP YOU OR SOMETHING. YOUR ONLY SUPPOSE TO PARK IN THE RENTERS SPOTS IF YOU LIVE HERE AND HAVE A STICKER ON YOUR WINDSHIELD BUT I CAN TELL YOU FROM PERSONAL EXPERIENCE THAT SOMETIMES I HAVE TO WALK 2 OR 3 BLDGS AWAY FROM MY APT CAUSE PEOPLE PARK BACK THERE THAT DONT EVEN LIVE HERE. FIGHTS HAVE BROKEN OUT HERE IN THE MIDDLE OF THE STREETS SEVERAL TIMES RIGHT IN FROM OF OUR FRONT DOOR. WE HAVE HAD PROBLEMS KIDS RUNNING AROUND FLIPPING OFF THE BREAKER TO YOUR HOUSE TO CUT YOUR POWER. THE POWER BOXES ARENT LOCKED SO THEY CAN JUST OPEN THEM AND FLIP THEM. HAVE THAT HAPPEN SEVERAL TIMES. ONE TIME 2 O CLOCK IN THE MORNING. MY SPOUSE HAS BEEN ATTACKED HERE ON THE PROPERTY AND NOTHING WAS DONE ABOUT IT. DONT LET THE LANDSCAPING FOOL YOU. YES THEY TAKE CARE OF THE PROPERTY AND THE APARTMENTS ITSELF ARE VERY NICE LOOKING. THATS WHAT SUCKED ME IN... THEY HAD THIS AWESOME MOVE IN SPECIAL TELL YOU EVERYTHING YOU WANT TO HEAR ABOUT THIS PLACE TO MAKE YOU SIGN THAT DOTTED LINE... BUT ALL THIS PLACE DOES IS MAKE YOU NOT WANNA COME OUTSIDE. I HATE WALKING OUT MY FRONT DOOR I HATE IT I HATE I HATE IT. I DONT EVEN LIKE WALKING TO DUMP THE TRASH. WITHOUT THE SICK LOOKING STARES LIKE IM TRESPASSING IN THEIR NEIGHBORHOOD. Don't let them fool you!!

The new manager is looking out for herself, plain and simple! The assistant manager is a real ---. She even called one of the residents the N word then let the police into an apartment without a warrant and was scared to come out of her apartment alone so security was escorting her to and from her vehicle. There is only ONE maintenance man which means orders are backed up! The parents NEVER watch their children, they jump in front of cars and talk trash to the elders. I LOVE my apartment but not the complex, the parking arrangement doesn't do justice because if your cul de sac is full with residents there is sure to be no parking and it's scary having to park far away with how unlit the area is.

Cannot begin to tell you

Cops every night, 4 OD's in the first three months, gate open all day, sometimes all night, nobody works (wondering why nobody has done a review? I'm not sure how many people can read), drug dealers, trash everywhere, roaches no matter how clean you keep your place, terrible kids nobody watches, SO LOUD!! Do not live on the first floor!! It seemed like a good deal, and during the day it looks ok (but notice all the cars!), but its bad during the night. And don't ever even drive to the back. The only thing I have to say is I'm really surprised about the comment about the maintenance man. If it's the same one (everyone just calls him amigo), he works 13 hour days, gives money to kids to get ice cream, is always pleasant, works so hard.

Cleaned up nicley...

I have lived here for a few years and Timber Run has really changed for the better. The office staff has now been the same for about a year, the assistant manager is kind of a ----- but other than that its pretty good. I really like our community, and my neighboors are nice too. The upkeep of the aparments is excellent not like most, they take pride in the complex.

Roach Infested=( For your Sake and the Sake of Your Children-Don't Move Here!

My husband and I just our keys today-we were sooo excited about moving here-looking forward to finally saving some money and purchasing a home of our own next year. After spending all day moving furniture and boxes into our new "home sweet home," we turned on the lights to find ROACHES scattering everywhere! They were coming out of the boxes we had just put in the apartment only a few hours ago, crawling on the carpet, on the wall, on the counters-they were everywhere. Management is dirty for doing this to us. I pray that they give us back our application fee, deposit and first months rent without any problems at all. I ask the neighbor downstairs if she had a roach problem and ofcourse she told me YES! She said they are everywhere in her apartment. She tried to get a transfer to a different unit but was told NO! This lady has two small children who I'm sure has roaches crawling on them when they're sleeping at night. Once we got out of the roach infested apartment I looked up at the window and saw three of them crawling on the dam window. IF YOU HAVE CHILDREN PLEASE DO NOT MOVE IN THESE APARTMENTS. ROACH DROPPINGS CAN CAUSE ASTHMA. THIS PLACE IS BEYOND NASTY.

I been living here for two years and I hate the management is HORRIBLE I wouldnt recommend anyone to move over here.The first year I stayed was fine until it started to rain my ceiling had a HUGE leak in it. I reported this to the office several time and they still havent fixed it, and lets not forget the ROACHESSSSSSSSS they are HORRIBLE I went to cleen from behind my refigerator and TONS of ROACHES came from behind there. Lucky for i'm moving this month. So I advised everyone to STAY AWAY!!!!!!!!!!!!!!

NEW MANAGER EVERY 2 WEEKS!!

THIS IS THE WORST APARTMENT THAT I HAVE EVER LIVED IN AS FAR AS BUGS, SEXUAL HARASSMENT BY THE MAINTENANCE MAN. THESE PEOPLE HAVE LOST MY RENT CHECKS TWO MONTHS IN A ROW AND THEN HAD THE NERVE TO GIVE ME AN EVICTION NOTICE. Out of a place

I agree with everybody i just wish I would have read these reviews earlier on before I moved here. When I moved in they knew I was coming from an hud apt. I liked in the community way better then where me and my children came form. After I gave my deposit and wait almost a month I was stressed out and depressed. I wanted to move bad I think somebody in the office wanted to give my three bedroom to somdbody else she kept telling me it wasn't market rent. When she damn well it was. Well another lady finally called and told me I got the place not and lady who was trying to give my place away. That my deposit was for. Well I been in here since the end of january and the red ants are eating us up. Now here it is march and I get a notice of eviction on my door saying I own them two months rent. So when I call to speak to the manager who got me in here she has been replaced with someone else who told me. They don't expect hud well she saw in my file everything and said.See we don't take this so I go in the office and none of the people who got me here is here anymore what can I do. I guess move because they was not suppose to let me in here with hud, but they did so I don't know how long they are go give me to move are if I would find a place in time. But guess what I know God will work it out. SO PLEASE IF YOU THINK IT'S A NICE COMMUNITY AND TO GOOD TO BE TRUE WHEN THEY SAY U CAN GET IN BELIEVE ME. IT PROBABLE IS. STAY FAR AWAY

We have lived in Timber Run for about 4 months and we have found out very quickly that it is nothing nice.... There is certainly a problem with the noise level all hours of the night and children out at 11, 12, 1am on school nights. I would have to agree with the other posts that the maintenance man is great, (poor thing is constantly having to pick up trash from all the lazy people that can't use a trash can) I would have to say that the majority of the complex is section 8 and people that have vouchers due to the hurricane. I see the police in the complex for one thing or another every single DAY. Management needs to step it up and do something to get ahold of this property, they are the ones that should be running this place not he tenents. If these people would just take a little pride in the place where they lay there heads then alot of the crime, noise level, etc would stop. When you live in an apartment if you can trust and count on your neighbors then your stay there will be hell!!!!<br><br>If you are reading this and trying to decide whether or not to move here, pls take it from me someone that goes to work everyday and pays full rent every single month, that this is not the place for you. As soon as I can I am getting out of here, even if I have to break my lease.<br><br>DO NOT MOVE HERE

EVICTION!!!!

This property is ran by incompetent people! If you are looking for a property which post your checks to other apartments and then states "It is your fault! I could not read the apartment #", then...this is the property for you! If you are looking for alcoholics neighbors who call the police because your children are walking too loud, then....this is the property for you! If you are looking for neighbors to turn off your electricity switch outside on a friday night at 10:30PM, then...this is the property for you! If you are looking for a property with wonderful amenities which close after 5pm (like the gym and pool), because residents can't behave themselves to take care of this things,then...this is the property for you!<br>Management/Leasing office are QUICK to place and EVICTION notice on the door although they cash your check! It took me three times Yes! Three times for them to finally realize they posted the check on another apartment! And I was still told it was my fault. Nevermind them reading the name and address on the check, which by the way, Had my apartment# on it! (HA, HA)This was after they placed a BIG ORANGE sign saying "NOTICE OF EVICTION" (I guess they can't distinguish a Section 8 Voucher from a check!!) I am moving out this month after 1yr here. oh yeah! I almost forget, If you are waiting for your renewal lease one month prior to your lease being up...Hold your breath! <br>

The management is very horrible; Ms.Teresa, Mary, Michelle all of the office staff are not helpful at all. They took my deposit and cashed it, but didn't give me a key to move in. The management is very irresponsible and unprofessional I wish they would just bring in a whole new crew. They need help!!!!!!!!!!!!

how many managers does it take??

I lived in timber run for 9 months, the day we moved in they had us in an apartment that was infested with roaches, it was so bad that i thought that the kids room had a border and when i turned on the lights i found out quickly that it was not a border it was if fact a pact of roaches all in a row waiting for me to turn the light back off. They later moved us into a handicapped apartment next to some guys who had actually killed someone in the apartments who was from a rival gang days before and a few days later those same guys broke into my car and stole my raido not once but 2 times, after i called the police to report it the first time, the second time the police asked the guys if they did it and they smirked,and then had the nerve to try to sell the radio to my mother when she over to visit, when it took the matter to the manager of the apartments low and behold the manager that I had talked to just a few days ago about my first stolen radio had been replaced by a new manager who was " hard nosed" so now i'm out of a 2000.00 radio system not once but twice even though the gates were suppose to work they did notthe entire 9 months we lived there. We finally broke our lease when the 8th manager rolled through there demanding rent because we refused to pay anything if they refused to fix our continuously over flowing toliet that backed up raw sewage into my infant daughters room but hey the pool was nice:-)

DONT MOVE HERE

Everything that I have read about this apartment complex is true. I moved here from Austin in June of 2005 and this complex was recommended to me by a friend. <br><br>The management here is lousy and rude. All these people here care about is money. If you dont have your rent money by the third of the month, the eviction process begins on the fourth of the month. <br><br>I wish I had reviewed this ratings & reviews website, because I nevered would of considered living here. <br><br>This is not the type of environment you want to call home, because this complex is ran like a check in, check out motel. You never know who your neighbors are from month to month. <br><br>They do not work with you when you are late with your rent. The late fee for the 4th of the month is $45 and $10 per day not to exceed 15 days which is $185 if the 15 days has been exceeded.<br><br>The only kind of people that live here and can afford to, is section 8 tenants and now evacuees with housing vouchers.<br><br>But when that is no longer the case, they will be thrown out and treated like dogs in a dumpster.<br><br>I am so glad that I am looking for another place to live, and I would not recommend anyone to this complex, whether they have a housing voucher or not.<br><br>The only wonder thing and person about this complex is the maintenace man, I will miss him.

Timber Run is pure Filth

What a horrendous place to live!!! My husband and I moved to Timber Run when it was just built and thought what a beautiful community. We did not think it was a steal since we ended up paying more for rent than our previous place, but it looked so nice and neat compared to our other complex that we didn't mind. All that changed within a few months of moving in when they went SECTION 8 on us without notifying us! They are supposed to notify the current residents when something like that is going to occur. Since then we had so many problems that it would take a book to tell you about it, the run down is that my husband, on more than one occassion, was approached by drug dealers wanting to sell him cocaine, pot and heroine. Over a six month period, our tires on both our vehicles were slashed and the caps that keep the air in were stolen (this was in retaliation for calling the cops on the morons with the loud music!) We have had our apartment infested with black tiny gnats since the people downstairs like to live in filth and won't take out their garbage. Any maintenance and upkeep to our apartment must be done by my husband unless we can talk to the maintenance guy directly (he is a dream). If we fill out the paperwork at the office, they never get around to it but if we talk to the maintenance guy, he goes out of his way to make sure that it is taken care of. We were invaded by red fire ants that came in through a hole in a window screen because they had failed to properly fumigate the outside of the building (I ended up going to the hospital with over 30 ant bites on my body because it happened at night while we were sleeping). On 3 separate occassions I've had men trying to enter my apartment at night while my husband was at work. We have ended up barring the front door with a steel pipe from the inside and I've purchased an AK-47 shotgun that I keep loaded and ready in case it happens again. The last time the man threatened to shoot me and I heard shots fired outside. The kids, if you can call them kids, run around like cattle at all hours of the night. Many times, I've come home late from visiting my mother to find 4 and 5 year olds running around at 2 and 3 in the morning! Don't even get me started on the music. I started keeping a journal of how many times I'd called the cops because of the noise. In June of 2004 alone - I called them over 27 times! The gates - have never worked - then they threatened to charge you money if you lost the remote to work them, THERE ARE NO GATES-WHO NEEDS A FREAKIN' REMOTE!!! The place is a dump, the management, well, a bunch of sloths would be more intelligent, productive and helpful than that lot. THANK GOD I'm leaving. In the last 3 years I've lived here, they have raised my rent each time to where I am now paying $975 for a two bedroom filth hole. They can have it. This place is a joke! I have told all my friends and clients about this place and I even have a homemade poster at work warning clients from ever living here. I will continue to do all I can to make sure no one has to ever go through what I went through here. It is hell!

SECTION 8 HORROR!! MANAGEMENT NO GOOD.

I have beeen a resident here since they opened in march 2002. When we moved in it was a nice place to live with a mix of people living here. A year down the line we started seeing the bad apples move in, then to top it off they started accepting the section 8 vouchers. That's when the property went down. We have seen too many mamangers come and go that we lost count. Nothing gets done around here no matter how many times you ask. We finally just asked for the touch up paint ourselves because we realized this was a quicker solution. In all the time that we have been here we haven't been able to get out carpet cleaned, now it is starting to rip. Their solution is to halfway fix it, and this is the thanks we get for being dedicated residents. Other people here are on section 8 vouchers and they get new carpet, new paint, just for signing a lease. We are hard working people that stay to ourselves, and pay our rent with with hard earned money, but yet they cater to the section 8 residents. That is UNFAIR to people like us. Not to mention the kids that are out of control, and run in front of your car even if they see you coming. Complaining to management does nothing because they can't even get these kids under control, nor can they get the aprents to. There are really dirty people living here, and all they do is throw trash all over the property. The poor maintenance guys are the ones out there every day with the never ending job of picking up what someone else was too lazy to throw in the trash container. I feel really bad to live in a place that has so many bad reviews, but the sad thing is every single thing is correct. This place needs some serious corporate attention! I don't think Picerne Management would want this one complex to ruin their name. Take this advice from a resident who has been here from the start!

Terrible, Terrible, Terrible Place to Live!!!

All of the reviews posted here are absolute right. I have been here for a year and began hating this place soon after I moved in. When I was searching for a place to live I came to check this place out on a beautiful spring day. My first thought was "WOW! what a pretty place". I actually saw Timber Run being built and really thought that anyone living here must be happy. I couldn't have been more wrong - - especially for myself. This place has soooo many rude, disrespectful, and unruly kids. It's incredible. Don't get me wrong - - I love kids. I even have one. These kids are really out of control. I have not had many of the experiences that a lot of other folks have had (thanks to God), but I have seen how poorly many of the tenants treat the property. Trash all over the place. I see maintenance folks cleaning and picking up trash early every morning. It's a shame. The management office is an utter mess. I have lost count of the number of managers that have flowed through the office just in the short time that I have lived here. I don't think I have enough fingers to count them. There hasn't been a single person in that office for more than a few months (a few months is a stretch). They have so much turnover that every time I go into the office there is a new face and they don't know what's going on with any of the tenants. The only constant staff person has been the maintenance man. Very hard working and committed. Always does a great job. The plumming stinks (a plunger is a vital necessity) and critters can be a problem if you're clean, but your neighbors aren't. There are a lot of Section 8 recipients living here, but there are also a lot of folks, like me, who go to work everyday and pay market rate for their apartment. Unfortunately, we're all stewing in the same pot. My advise - - don't move here. If you do, you will regret it. I promise!
