I have lived here for 10 years and have seen an incredible improvement recently in safety and management and I hope to see continued progress moving forward and recommended to a friend and family to live here.

Staff has no active listening skills when handling my phone call to Woodmark instead Yen hung up on me without a call back. I called back and got Leann who basically said that hanging up on tenants is okay when there's a disagreement. I totally and it was not professional and that I felt that I wasn't worth anything on a problem that could have been handled better then being hung up on. Leanne did not like my response and threatened to give me a 10-day notice if I didn't accept the way I was treated by Yen or if I continue to talk about how I was wrongfully treated over the phone. My opinion is the phone call should have never escalated and could have been addressed better by the staff if they weren't so judgmental and was willing to help. The bottom line is my reason for the call was not even addressed that they focused my call on their actions and how it's okay for them to hang up on people if they don't want to talk to them or they feel they're being yelled at. Staff needs to realize that maybe they need to hear the tenants instead of judging them to avoid escalating the call and upsetting the caller so that they don't hang up the phone on the tenant. My call was never resolved and still has not been resolved to this day. Way to go Woodmark

I really appreciate that there is 24/7 security and I see them driving around often. The security guard is kind. The laundry room is a good amenity but it’s dirty so I don’t feel comfortable using it. The playground is pretty dirty too with trash etc. dog poop is around there because people don’t pick up after their dogs. The front office does not answer the phone which is annoying because when people have to work, how will we reach the office during office hours… I appreciate there is ample parking and good lighting as well.

For a low-income complex, the Woodmark can be a really good option *if you're not in a rush*. The grounds are pretty and the units are far more spacious than I had expected. It's in a convenient location. Management tries their best to be helpful and there are cool community events pretty frequently. I honestly really like living here. However, you're definitely going to deal with typical low-income problems: beuracracy, vandalism, theft and bad school funding.

Our peace loving family have had nothing but fear living here. Gun fire is common. Gang activity is common. Fights right at our front door common drug activity is common here. No kids should live here

The most unprofessional place ever. I applied over three months ago. The manager said I got approved and said I can move in on oct 2nd. I never heard from her again. I called and called. I even emailed a few times. She never answered. The assistant would answer and said she just step out for a meeting. This place is a scam. I want my deposit back

My bedroom was taking on water from the apartment next to me. After all the managers involved began to investigate, they realized that they were going to have to replace a pipe that busted. Your regional manager whose name was McKenzie began to make arrangements to have me housed in a neighborhood hotel. McKenzie really did show me that she really did care about me and my situation. She kept me informed on everything that concerned me. She has shown herself to be professional, caring, and an all around good person. I will NEVER forget this interaction and the fact that you employ top notch people. I will spend this all around. Thank You so much!!

Great place to start out. Kid friendly, and Management team that actually cares about their residents. Grounds are kept as nice as possible at all times and I've even seen groundskeeper out there in pouring down rain. Thanks Ladies! Keep up the awesome work.

Okay place to live as it is affordable but its not really worth it honestly. There is little to no communication seems like you have to go into ----- mode to get anything taken care of. There is nothing Enforced. Security is never around when needed

In the beginning, we had regular security patrol, a staff member living on site, excellent maintenance response, good communication with residents. It's been thru several staff changes, the rent has gone up way beyond what the apartments are worth, kids regularly trash the common area, security rarely responds in a timely manner, and there's little to no communication with residents

This place is crappy. Staff is unprofessional. Maintenance is literally non existent. None of my doors close including that bathroom so my family and I have to shower and use the restroom with the door open.

I have had some very bad issues with the Woodmark Apts. The previous owner's often wouldn't take the tenants issues seriously or take in consideration that a positive respond is needed. There have been many time's I have felt safe at the Woodmark Apts and other time's no. I believe that the security could be greatly improved if they could just get out of their car's and look around for any problems. My last apt was a complete disaster ( not every time ). Although I can't go into the issue to much (water problems) and pretty much off and on the water issue was never resolved until Greystar took over. I was finally moved to a different apt in July of this year. Kudos to the Woodmark staff for finally helping me. No tenant should ever have to feel less than they should because of two previous owner's unwillingness to address the issue of water. Perhaps if my apt had been properly maintain the Woodmark Apts could have saved some money and grumpiness from me. The community around me is pretty good. I'm able to talk to some other tenants and that's a nice feeling. Thank You Greystar for taking over the arduous task of renewal. I ask of your company to address the issue's of the laundry room, security, the trash near the compactor ( perhaps pressure wash at time's), following through with maintenance orders, and then I could give higher remarks.

My experience has been horrific! In my 57 years of life I have never experienced anything like this in any other apartment I've ever lived in! Maintenance doesn't want to fix anything around here. In fact when I told them I had a BOWEDstove, the response I got from a CURRENT member of the management team was " it works doesn't it." I still have the photos of the condition of this apartment when I discovered the numerous problems it had ( I had to use the law to have it fixed so it is liveable. I'm just trying to finish the lease, that's it!

I am not sure of what to say here. Only positive at the moment for me and my family is the close proximity to my work place. Plus this was our first apartment to live in in this country so I think we are emotionally attached to it despite the not so good experiences with regard to maintenance of the apartment.

No, I have nothing good to say about this location. Unless you consider : upstairs neighbors selling drugs, drug addicts in your stairwell doing drugs, random Unsupervised kids running around your apartment Getting into your stuff on the patio, turning on the water faucet outside and letting it run. People letting there dog poop on the sidewalk and in the parking lot. Folks cars being broke in to. Your upstairs neighbor playing loud music though out the day and night. Folks banging on doors and loud arguments at 2 am. And Tina walking around hollering and screaming at all hours of the night and day. And begging from you, and when you say no to her , she curses you out.

The leasing process was extremely long, but incredibly thorough and professional. Jordan was very nice and patient with me through all the document signing however, and was able to answer any questions I had. However, getting ahold of the office during office hours regarding general questions or maintenance concerns has been challenging. The parking at the complex is really spacious per spot and there is plenty of parking spots for any guests to come over. The courtyard/playground is nice and spacious, and I can tell that the kids really enjoy having a lot of space to run around and play (which is really hard to come by in some apartment communities). The inside of the apartment is really nice and has a very open floor space for the kitchen, living room, dining area. The bedroom is really nice with a lovely (somewhat) walk-in closet. The bedroom also faces the parking lot, which I find comforting knowing that I can look out and see that my car is okay (Ive heard a lot of rumors of cars being broken in to around this area).

Changes owners like bad stocks, will make you pay for wanting clean clothes, frequently fires maintenance staff to save money. Buildings are falling apart, there's a very high chance of mold in the drywall, they promised us a replacement dishwasher TWO YEARS AGO, and did I mention that the laundry machines (that they require you to use exclusively and pay for) are very behind on maintenance AND expensive? Currently, the management team (the third in the past two years) is focused on pleasing the residents who don't care about the rest of the complex at the expense of everybody else.

Not a safe place to live. Gun shots at least a couple times a week. The grounds are dirty with garbage. The kids fight all day everyday. The adults scream and curse at each other.Neighbors pull guns and knifes on each other. Pot smell is over whelping. A lot of drugs and violence. The office staff dies jot seem to care about residence. Laundry room needs new machines, they dont get clothes clean or dry.

Terrible place to live. full of crime and drugs. I was surprised I wasn't shot the 2 years I spent here. Plus they hardly have maintenance around to do a repair. They make the maintenance work the other 4 facilities in the area (There's 3 within a mile and one in Lakewood) owned by Pinnacle as well as ones over 150 miles away in Beaverton, Oregon and the ones 30 miles away in Kent. They keep making the same workers work multiple facilities in 2 states rather than hire more people. My sister lives in one in Beaverton. The same maintenance who took forever to do a repair in my apartment in tacoma was the same person who ended up doing a repair in her apartment when I drove down to visit her. Plus when you move out, they stick you with ridiculous charges that are normal wear and tear. The Staff is nice but don't let their niceness fool you. They're working for the -----.

For a "tax credit"apartment complex they sure do know how to suck every last penny out of you... Horrible, ------, place with super unfriendly staff. Trash EVERYWHERE ALL THE TIME. Linda in The office is rude as ----. The new assistant manager Ashley or whatever her name is sucks and doesn't know what the hell she's talking about. Horrible staff.. Horrible maintenance team. Work orders from 3 months ago still haven't been acknowledged. If you want to play some sick horrible Twisted joke on yourself go ahead and sign a lease for a year here... I would give this place less then 1 star if I could. Can't wait to get the f out of here...

Absolutely the worst place EVER!!!! I hate that my family lives here. Constant shootings around here. The bus stop got shot up right outside my apartment. The managers are rude and don't help with complaints. People stomp up and down the stairs and slam doors all hours of the night. My kids go without sleep due to it and they are 1 and 4. Drug deals all day long. We currently had a fire and supposedly it was an accident. I wouldn't put it past someone to try burning this place down. It's horrible. I'm very unhappy. Lease is ending soon and I plan to get the heck out and not look back. I could go on for hours but that's just a taste of the bs here. Please NEVER move here. You will regret it.

The worst place i have ever lived. Constant drug deals in parking lots. Tweakers and crack heads are all over this place.. the buildings are filthy dirty the parking lots are filthy. I just found out appearently there is bad bed bugs here too. They say they have beautiful pools...they are green and werent even open for summer. I had to have mantience come several times to fix garbage disposal which was broken from the day i moved in. And then they billed me for it when they finally fixed it right. The maintenance people are very ------ and i didnt even want them in my apartment. Ive had 3 inspections in less than a year!!! Like wtf are u looking for. The neighbors slam doors and are very loud at all hours of the night. Even complaining 15 times in the last 10 months about 1 specific neighbor did nothing except get their lease renewed. People are rude as hell. Street walkers trying to bum cigarretes or money. Managment doesnt seem to give two shits about any complaint made. I was charged 75$ because my rent was 1 hour late!!! This place is very expensive and ita mot worth it. I dont feel safe here with my family. We dont even want to leave our apartment. People drive through the parking lots like its nascar. I wouldnt even wish my worst enemy to live here. Dont move here. Besides the crime and drugs. Mantience is aware of fire hazards that have yet to be fixed. Recently a fire in one of the buildings, ruled a accident. But i really really doubt that. There is no peace here. No saftey. Do NOT move here. I beg you. Theres many open units. Dont help fill them!!!!
