Do not move here if you can help it
This place was our first apartment together in 2019. When we first moved in it was great! Over the years though it got worse and worse. Our rent went from about $790 that first year to close to $1100 our last year, with no changes to anything in the unit. Our dishwasher never worked the whole 5 years we lived there. We once went about 2 weeks in the middle of summer with the air broken. I submitted countless maintenance requests and no one would come out. Also if you call the office, don’t expect anyone to ever answer the phone. Our neighbors smoked weed a lot and it always blew in our vents and smelled up our apartment. The washer/dryers that they have that cost $1 per load you’d have to run several times to get your clothes dry. It would end up being almost $5 for one load! We also had issues with bugs throughout the years too. We had a pest control fee on top of our rent but they must have not been putting it to good use. In the end our entire apartment burned down and we lost everything. And someone there actually started the fire, it wasnt an accident. And all the apartment did was give us our super small deposit (like $150) and a little of the rent paid that month since it happened on the 14th. They did not help us in any other way and we lost every single thing we owned. This was a great first apartment for the price in 2019 but it went downhill quickly. I would not recommend living here if you can help it.

POOR STAFF/ MAINTENANCE
On June 1st have had water damage due to the unit above me hot water heater overflowed down into my apartment per my son. I was at work at the time so I submitted a work order. The office opened up at 10am (June 2) and I was looking for the office manager/maintenance to re-enter my apartment to assess the damages more and to extract the water out of my bedroom but no one came. I had to go see them after water had been soaking through my carpet for hours and the smell was awful. The lack of communication and staff members being so unconcerned about the tenants living conditions bothered me in which I did express my issues. I can only speak for myself but I am a tenant that lives on the property and has never been a problem tenant and I pay my rent on time every month. So when there is an issue as such I would like it to be handled in a timely manner. After speaking with the staff in the office about extracting the water/smell from my carpet and repairs, she sent someone out to take care of the carpet. On June 5th a contracted company came out to my apartment to do repairs. Mind you that water soaked the insulation of my ceiling down into my bedroom. They left the wet smelly insulation in my ceiling and packed up the ceiling by covering up the water stains. They did not complete the work, so they were supposed to return June 12th but did not show that day. So on June 26th I reaching out after trying to be patient due to Huntsville utilities working on site with water issues to get information on my repairs and I am given a date for repairs on July 1st. July 1st comes and the company still doesn't show up. I go back to the office and tell the staff again the issues I have and that the mold issue definitely needs to be resolved. It is not safe for myself and son to be in the apartment with the mold and the smell was lingered in my apartment. July 5th comes and the contracted company does the same cover up repairs. I did inform the staff that I would be looking for a new place and wanted to be released for my lease. Now this is where it doesn't make sense, in order for me to be released from my lease is that I pay Fern Parc 2 months’ rent and give a 60-day notice. Why would I pay when Fern Parc did not make my living conditions livable? I have a strong musty scent in my apartment with the mold growing in my bathroom. I hate I'm at this point but I would have liked for the staff/owners resolved the issues at hand.

Don’t come here
Please Spend your money elsewhere. We’ve been living here for seven years and the past couple of years have been the worst. We have put in orders for issues to be fixed. We were told that it’s not an emergency. We have a hole in our ceiling that we have to catch water in a bucket. We ASKED FOR air filters to be change. They came in and sat the air filter next to the unit and left. Today they had our cars towed, but don’t have enough of parking for the residents. Someone abandoned their car in front of our townhouse instead of them towing that car so that I can have a place to park. They towed mind and the abandoned car is still sitting there. DONT COME HERE

DO NOT MOVE HERE
Ignore any good reviews as those were all done prior to a management change and this new owner/group DOES NOT GIVE A DAMN! I don't care how cheap it is and how desperately you need a place to live. DO NOT MOVE HERE. I have been here for 8 months and it had been a nightmare. I will be gone at the end of my lease even if I have to live in my car. That would be better than this place! They only care about the outside of their buildings and do not care for the inside or their residents and their "model" apartment that they show to new renters is the farthest from the truth! I have gone without air for weeks in the summer, I have been locked out due to them not fixing the door, I have had floods, the floor seems to be falling through in my hallway (and I live upstairs) due to what I assume is water damage from previous floods as I can see water damage on the kitchen floor/base boards. You request something to be fixed and it takes weeks for someone to come look at it and then decide if they will fix it or not. The kitchen cabinets fall off and the light falls off the ceiling and I have to fix them or they don't get fixed. The pool is always soooooo nasty with trash in it. And don't get me started on the trash pile up at the front.... They CONSTANTLY turn off the water with no warning sometimes for hours at a time. We have had black water, not brown or rusty BLACK to wear we had to boil water for days just to have water. Just don't do it. I've never left a review for anything in my life but if i can help someone to not move here then I'm gonna try! I would give ZERO stars if I could!

Not as bad as some reviews say!
On the positive side - staff friendly, grounds well kept (rarely see trash on ground), maintenance was responsive and polite, very quiet, neighbors are friendly, nice pool & grill area, laundry facility in each building. Only complaints I have are the carpet and vinyl floor needs to be replaced- they showing their age. I feel safe here, haven't seen or heard anything that concerns me.

RUN FOR YOUR LIVES!
If I could give this apartment 0 stars, I would. When I first moved in, there was only one of four bathroom lightbulbs working, the tub was damaged, there were two rolls of old carpet still sitting in my apartment and the sewer disposal did not work, on top of that, dog food that was on the kitchen floor. Maintenance is very nice however, it takes forever for a work order to be completed and it even was an instance it was marked as complete on a day they never came and I was home the entire day waiting on them. Your calls will get screened if you call to ask to get anything fixed. I literally had to use a text free app for them to answer on the first ring when my calls were going straight to voicemail. Last but not least, there is a major roach infestation throughout the entire apartment. And no it’s not “maybe she brought the roaches in with her” if everyone from different buildings, High and low are complaining about big cockroaches I guess we are all just dirty huh? In addition to that, I think it is related to having water damage throughout the complex and not adequately fixing it. I even have screenshots of residents complaining about them not answering their calls and the roach issues. Please RUN! Of course, they will tell you anything you want to hear to move in but don’t! The price is definitely not worth the bugs nor going up and down the stairs to pay $5 to wash and dry your clothes with only two washers and two dryers for the entire building

WARNING, LONG POST AHEAD, BUT WILL PREPARE YOU FOR WHAT YOU SIGN UP FOR. I've been here since 2018. When I moved in, there were loose cabinets, the toilet was off the ground, and the drain was clogged. I've had them "fixed" several times. The clog comes back. I throw my hair in the trash can when I shower, so I feel like there is some sort of clog that is deep. The cabinets fall off. There was a time when I got them to work on the toilet, and it was even worse. They came back and still didn't fix it. The third time, he came back, gave me attitude and denied it being left in that condition, and fixed it by putting wood behind the toilet to stabilize it. There are car break ins here. There are package theirs here. They put in a gate system that doesn't work. It's not secure because the entire property is not gated, people can still come through the gate, and it is constantly breaking. It's actually been broken for the past 6 or 7 months now without being fixed. The soap dish fell off in the shower and was fixed with caulk. It broke off again and hit my foot a month later. I threw it away so they are forced to buy a new one for the next residents, hopefully there won't be any. The flooring is peeling off the floor in places because the ground is not level. It's cheap vinyl btw. I had a fire one year that I was able to put out thankfully. The reason is because they did not replace the drip pans from the previous resident. There are roaches that show up occasionally, but since I keep a clean home, I don't see them so often. They have come out of the tub drain a couple of times and also come out from the walls. They always are dead when they come out of the walls, which is a sign that there are way more in the walls and they were kicked out from the herd to die. They are outside everywhere too. I have a neighbor who has been problematic for a while now. I have reported her and they have "been taking care of it," but nothing has been fixed. Here is the full story on that: 1. She had two dogs who were actually not onthe lease so they weren't supposed to be there anyway, but my issue was that she let them run around off leash. One of the dogs, which was a pitbull, came running down the stairs and attacked my dog while he was using the bathroom. After sending evidence for several months, they finally took a larger step when my dog was attacked. They claimed the lawyers can not evict them unless they still have the dogs by a certain date. They got rid of them, but have brought in a new pitbull puppy. Still nothing has been done beyond then, and I feel like they are not going to evict them simply to collect a rent check from them. Here is the thing about pit bulls here, they are not allowed. There are several owners with pitbulls here. I am fine with pitbulls personally, but they aren't allowed. My dog being attacked by a pitbull is not the first case either. My friend lives here too and her neighbor was attacked by a pitbull, and a maintenance man watched and walked away. Also, back to my neighbors, they abuse their animals. I have heard them and seen the beat on the dogs, including when the attack happen. They have locked the basset hound out in a kennel on the breezeway while they threw a party all night. They leave their dogs out on the balcony and they poop/pee all over my next door neighbors patio. She has had complaints as well. 2. They throw parties often, and they are loud. They throw parties on weeknights. They smoke weed and it's really loud, so it stinks up the whole breezeway. I know quite a few people who live here. One had a cabinet fall on her head before she moved out. I have another friend who has been asking for months to fix the hvac unit and is now freezing to death. This place is garbage. Please do not live here. There are more things that I haven't mentioned because it's such a long list, but just please, find somewhere else to live. I will not be renewing my lease again. I didn't want to renew this time, but I didn't have a choice. I know the housing market in Huntsville is bad, but please don't live here.

Fern Parc has gone downhill steadily in the past two years, since they were purchased by Elmington. First was the staff turnover. Then maintenance became hit or miss. Security is non existent. I’m scared to take my dog out after dark. You can smell weed coming from other apartments. The past year management is terrible. You can call but no one answers. You can leave a message and no one calls back. A couple of other things; most apartments don’t have range hoods which is against code. The ones that do are not vented outside so they are pretty much for looks only. Also, shrubbery has grown up over the building numbers so it would be difficult for emergency workers to find you. Rent is high, and we just received notice that they are going to add THEIR insurance charges to our rent. We are already required to have renters insurance. The charge is for the insurance for the property. Also, rent goes up significantly every year. Do yourself a favor and find a property that ISN’T owned by elmington.

It isn’t worth the price. I have lived there since March of 2017, and I have meet good staff and horrible staff. These last two years have been the worst. Water leaks, no water, rats, bad condition of the apartments. Wanting to jack up the rent but not fix the damn apartments. They are old and ------. The worst experience I have had is this year before I moved out having to deal with an unprofessional individual and more rodents. The apartments might look some way because they just slap paint up and roll in vinyl and new carpet, but they are in no way safe to live in. Call the health department…. Also I’m pretty sure it isn’t safe not a have a vent over the stove. Illegal to charge a tenant over 500 dollars for vinyl- with only a scratch basically in one spot and nowhere else in the house , over a 100 dollars to replace carpet-no food or dog stains or drink spills in carpet when they have been in the apartment 3 years and it’s considered wear and tear and you have to replace it before another person moves in anyway. This things should be updated every year if that is the case.

So far it has been okay. I'm not dissatisfied with this apartment complex but there are areas that could improve. This is mostly in the sense of quality of residents. There are a lot of middle class people who live here And that's great to be around. But there are quite a lot of residents that are also a little head turning. Might seem like they are up to no good. I have had a few experiences so far that made me feel unsafe especially in the evening hours. I wouldn't want my fianc?e to go out at night. Maybe more of an emphasis on safety would really bring it home for these guys. Other than this it's a good place to live.

I love living at Fern Parc. The pool and playground are nice and well kept. I love that we have a dog park and gym space. My only complaint is that there seems to be a lot of litter on the grounds. That and there needs to be more than one dumpster.

Just know that when you set your move-in date and are expecting to move in be sure you have your keys and check the apartment for cleanliness before you have movers waiting to move you in. The apartment I was about to move into was not cleaned and I had to delay movers until it was properly clean. The lease states "no aggressive dog breeds" but no one enforces that rule. Parking is limited here and no one regulates the parking lots. Other than those issues everything is good. The office staff are always helpful and friendly. The apartment was easy to make cozy.

Everything has been good since I have been a resident. The only complaint would be that there should be more trash dumpsters on property. The staff has been awesome with assisting the tenants and making sure that everybody is happy.

Overall, I have had a positive experience living at Fern Park. Especially for the price of rent, there is not a better value out there. Fern Park gives its residents an open forum to have a voice and they have always strived to take action and improve the residents experience. With any community of people living together, there will always be issues, but I have not dealt with anything out of the ordinary. I will be renewing my lease and would recommend Fern Parc to anyone looking for a place with low cost where they will get the best value.

The office and maintenance staff are amazing. I love my apartment and the rent is reasonable for an apartment down south parkway. It is quiet at night and I really love the pool. I am going to miss living out here.

Decent community with a nice staff who does things to keep you involved and informed. Maintenance is pretty punctual and very kind. Some of the residents don't value the community like they should by littering. I would say my biggest complaint would be the constant breakdown of the trash compressor which causes a sore eye as you're entering the complex at times. Maintenance does a pretty good job with trying to clean it up in a timely manner.

My experience is great. Nice professional people and they know how to take care of their residents. I have no complaints about the complex besides the trash compactor. I still believe it is better to have trash bins throughout the residence because I see random trash bags fall off cars and people leave it on the street and on the hwy of memorial pkwy.

Great location for the price and an overall safe community. The pool area is amazing although some members get a little inconsiderate. The office staff is top notch though I have never had an issue and they are incredibly friendly. I've never had an issue with neighbors and many of them are fairly nice. It's hard to beat the short drive to downtown and work for sure.

The freezer smelled like fish. There are new "hardwood vinyl" floors throughout the appartment that have paint droppings all over them. Every electrical outlet and switch has paint on the edges from a sloppy paint job. Every event was coated in dirty dust grime. Very sloppy paint job.

I was relocating from FL, so a friend recommended Fern Parc. I call to find out the requirements and I'm glad I did. The staff here at Fern Parc are super friendly and profesional they made me feel so welcome. Not to mention I saw the apartment through FaceTime and it was exactly what I saw o better. I'm very happy with my place and 100% satisfy. Great Community, safe and overall clean.

The faculty of Fern Parc are attentive, professional, and friendly. I have enjoyed my time here, and have no complaints! The facilities are kept clean, and it is a relatively quiet community. My neighbors are friendly and polite as well!

From the moment that I walked through the door to view the complex, Jeremy and Xavier were very friendly and welcoming. Everything that Jeremy explained to me about pricing was accurate. The amenities have been a pleasure to use. The gym is accessible 24hrs and the pool is available everyday until 10pm. It's fairly quiet during the day and at night. I instantly felt like I was home and this is where I wanted me and my daughter to move to. Maintenance has a great turnaround time, as well. The only issue I have is that parking isn't the greatest. Very rarely do I have a park in front of my door. I normally have to park in the middle parking lot. Other than that, I would recommend Fern Parc to others!!
