My first point of advice for renting from this complex...DON'T DO IT! This complex is seriously one of the worst apartment dwellings i have ever experienced. For starters upon moving in, the apartment was riddled with bugs. It took several months of the exterminator having to come out weekly to eliminate the pests. Secondly the wiring in my apartment is not done well and i fear poses a fire hazard to which the maintenance people replied "we can't do anything until we see the problem". (I am assuming telling them which outlets worked and went out sporadically without the breakers being thrown had no bearing...the needed to flamed ges billowing out of the window.) Next on the list, 3 months after moving in a drunken friend of a neighbor barged into my apartment while I working and the children were home with the sitter...three man was not escorted off three premises after waiving a gun and many children and the sitter were scolded for penning the door. Next, the pool owned 3 weeks late, was never cleaned even though was closed on Mondays for cleaning and then closed the first of September after being closed the entire week before because three previous owners didn't have staff that did their job. Also...someone opened fire on the apartment complex catty corner to mine which elicited a note from management stating ultimately it is the tennants responsibility to maintain their safety...i suppose this means should all don kevlar attire and pray a stray bullet doesn't hit us in face. And......the gas bill never went down in the summer and the utility bill sky rocketed...even though the sir conditioner didn't work for 6 weeks and the useless maintenance people didn't do anything other than look at it.

The saying "you get what you pay for" doesn't even begin to sum this place up. Please, don't do it to yourself. My experience here has been awful from the very beginning. The walls are rediculously thin, you will hear EVERYTHING that your neighbors do. Maintenance will take several trips to fix whatever issue it is that you are having. And for some reason, everytime they come the seem to leave my air on (I do not use AC) like they plan on helping you with the bill. The parking lot is poorly lit and does not feel safe at all. The grounds outside are horribly kept. Repaving the parking lot wouldn't kill them, I'm sure. If you're considering this place, don't.

This place is literally a dump. I cannot believe when I got out of my car to JUST view the property how awful the grounds were. So unkept. The tennis court was horrendous. The office worker probably saw me looking and told me that they got funding to renovate. You think!! My husband is not picky like I am. He even made a comment That once we got out of vehicle we should have just got back in. I would be embarrassed as a tenant to bring my family and friends to this property. The tenants that I saw there walking around and hanging out made me feel uneasy. The pics on the website are not concise. The office worker was not friendly at all. I looked in one of the apartments. They are so small, spider webs and dust everywhere. I truly hate that I wasted my time visiting this property. I then went back to a previous property to sign a lease.

I have lived here for a year and when i first moved in I had had a few problems. But when Jessica and Michelle took over everything was fixed. I never have problems that are not fixed right away. The office staff is very friendly and professional. Maitence is prompt and fixes the problem the first time. The onsite securuty is very watchful. I love the prices and highly recomend this community.

I have lived there for about a month and a half. Maintenance always fixes stuff in a hurry. The staff has been very polite, especially Michelle who was very helpful. I have been very happy so far. I would recommend to others.

A roach and mold infested dump. I sent about 20 pictures of things wrong with the apartment to the management company. Won't do any goos I know but at least they'll know that they're officially slum lords. Don't trust maintenance. Has never knocked or rang the bell before coming in. Don't trust them at all. Michele is super rude. Tina is the only good thing about this place. Seriously thinking about breaking my lease and it's only been a month.

I have lived at The Renaissance for a little over 3 years now and have been mostly pleased with my stay. The current staff has been a long time coming. They have been courteous and helpful. Maitenance has changed as well, making strong efforts to get my repairs done quickly. I would recommend renting here to any one. Best of all, they just gave all the resident's a free membership to Riviera Fitness.

This place is an insect motel. I have been asking for my apartment to be sprayed now for three months and each time they say it is being sprayed......well someone needs to fire the pest control man because the spray isn't working. I see on average five cockroachs in my kitchen EVERYDAY!!! Oh wait....could it be that it really isn't being sprayed after all. Don't waste your money on this dump unless you like living with bugs. And don't expect anyone to care since the workers/managers are all smart enough to not live on-site. WONDER WHY?????

Here's the bottom line on this joint.
1. The apartments are 50 years old. And they cover up that fact only with a coat of paint. 2. The rent is a lie! (They do not include sewage, water, garbage or gas. This cost comes in a seperate bill after you first month or two. The amount will vary between 75 to 250 dollars a month. And don't think you can control the cost with your usage. You'll be put on a master meter that is shared among the entire complex. So, even if you're trying to save a few bucks in the cold months by running the heat less: YOU CAN'T!!!!) 3. So where they advertise 375 a month could turn out being as much as 625 for a 1 br. 4. I just got out of my lease and my rent was 450, but after OnePoint (the name of this rogue utilities company). My rent was regularly 700 dollars a month. Its a way for them to advertise cheap rent then charge waaaay more then what the units are worth.

Do Not Rent
I rented in these apartments while attending grad school and I couldn't have made a bigger mistake. My apt was robbed, there are shady people, management doesn't care or fix anything, and the place is an overall mess. Don't let them trick you into the "GREAT DEAL" they offer...it is not worth your time. Oh and you will make up the saved rent on their outrageous utilities.

Maintance
I moved in March very first night water came gushing out of kitchen room, leak in tub, also had leak in the washer area. They fixed the leak but not the roof or floor damage. Also had water all over my carpets, which is very dated to begin with I had a professional look at it said it was mold, they disagree and say they will fix it. Meanwhile I'm having bad allergies from it and they don't fix a darn thing. I hope to move soon, yes they are the cheapest around, but as the saying goes, you get what you pay for. They need to close this place down, very unprofessional and maintainance is a joke PLEASE BE WARE OF THIS PLACE The government needs to shut them down. oh and storm damage the other day and siding still hanging off roof.

Slum lord mentality!
1. Negligent maintenance to the point of endangering tenants; See photo. Tenets were relocated because of high carbon monoxide levels only after the District Fire Chief forced them to close the buildings. 2. Total contempt for the residents; the management company has NO concern for the health or safety for the people who live in their complex. Lincoln Property Company s position is the carbon monoxide incident was blown all out of proportion really only one person was affected, when he got out of the hospital they put him up in the model apartment and eventually found apartments for everyone else so what s the big deal? 3. Gotcha tactics at every opportunity. For instance, they offer the option of continuing month-to-month at the end of a lease, say it will be priced at fair market value, and then raise the rent from $425 per month to $650. Again, Lincoln Property Company explained how this is just good business practices.

bad conditions
i was in a hurry to move and i came here because the price was great but do not waste your money. They do not operate profesionally, they apartments are in horrible condition and they do not respond quickly enough to make a differenc. i was very disappointed in these apartments i feel that i am in a condemned building and they want me to pay three hundred dolars to move to another one bedroom apartment. i will fight to get out of this lease and this will be my last month at the renaissance.

I have no problem with them at all....when I ask for something they respond very quickly and when I thought I had paid my rent only to find out I didn't they worked with me. I have no complaints about living here

They are slackers!
many many maintenence issues that go unfixed until last minute after the ceiling fell or after it had already rained in your apartment. No good AT ALL. It is perfect location between my an my families jobs but soooo not worth the hassle.

This place is horrible the picture above is not what it looks like
The picture above is not a real of the Renaissance at memorial. I will give you a real picture. It is horrible to live here. They just changed the policy for water and sewer and garbage so you pay about 45 extra a month. The maintenance workers don't have any professionalism (wore dirty shoes when entering, rigs everything up for the fast fix, wont even come period if called). I have a piece of cardboard covering a hole in the bathroom that they will not fix. I will not be renewing.

New Management
Well, I live at the Renaissance and they have just gotten a new management company and a new manager. This seems to be for the best. The pool was down for over a month and the new manager has gotten it back up and running. The grounds always looked a mess, but on any given day you will see the new manager outside picking up trash. My ceiling in my bathroom was falling in (for about six months) and the new manager had that problem taken care of. I really feel like we are heading in the right direction. And would say give the Renaissance a try.

DO NOT RENT HERE!!!!!!!
My family and I signed a dreaded 1 year lease at The Renaissance. At first it seemed to be a good place as well as a reasonable price. Within the first couple of months, our mailbox broke 3 times. The third time it was broken, someone stole my husbands debit card out of the mailbox, and took $600 from it. The heating/cooling system is horrible! With the temp. set on 65 degrees, it never gets below 80! Vice versa for the heat!!! There are bugs everywhere! No matter how clean you keep your apartment- you will have bugs! Rats are also a major problem!! The pool and fitness room are always closed!! Whether it is the health departments fault or the office's fault. The pool is nasty anyways! If you have an apartment with a gas stove, you will be paying for everyone else's gas every month. Instead of paying your personal gas bill, they divide the total bill between each building! Our neighbor's floor flooded from a water line that busted. Instead of replacing the floor, they pulled back the carpet and put a big fan inside of their apartment and told them it would dry in a few days! RIDICULOUS! On top of that- another neighbor's roof caved in! They did let them move into another apartment, but never fixed the roof! Now our ceiling is turning brown from the rain leaking in. There is mold growing from the vents, which never gets fixed! So if you enjoy paying rent to live in these conditions...you could live here. But for myself, I wouldn't even live here for free!!!!!

DO NOT MOVE HERE
The office staff is not friendly and does not even pretend to care. Their after hours emergency number is nothing but a joke. There are bugs! My apartment flooded twice due to rain but they were unwilling to let me get another apartment without redoing all of my deposits and "break" my lease owing them money. There are ants all over the grounds. The maintenance only barely half fixes a problem. I had to call them 4 times on my leaky kitchen sink before my boyfriend found what the problem was and told them how to fix it. The faucets in the bathtub/shower are still leaking and have not been fixed and have now caused some of the wood trim to rot. Need I go on?

This place is a joke!
PLEASE TAKE NOTE! The management and personel are not in the least bit considerate to the tenants!!! They are not understanding to military personel who have to deploy or go on TDYs. (There are no exceptions to late rent here, regardless of your situation!) Don't expect them to have maitenance fix anything within a 3 month period! This is quite possibly the worst apartment complext I have ever resided in. Roaches are a problem no matter how clean you keep your place. They say they spray but I still have yet to see this occur! Parking is another problem, if you are not home before 5pm, don't expect to park anywhere near your apartment. Make sure to take this place off your list for your next move in.

The Renaissance at Memorial (as its called now)
I am a current resident here, and I will NOT renew my lease. Our gas bills are horrible!!! There is not metered gas for each apartment. They take the gas bill for the entire building (in our case, 8 apartments) and divide it. The bill comes from the apartment, not Huntsville Utilities. I have asked to see the gas bill, but I never received a response. By the way... This is never explained to you when you sign your lease. We like it cool in our apartment, and we are paying for everyone else's heating bill. We have bugs too, and can hear everything around us. The walls are very thin. The only plus is the maintance department. They are very fast and professional.

Review of "The Renaissance"
I agree 100% with the review about roaches. I am a VERY clean person and no matter how much stuff I bleach they keep coming. I asked the cooks man who "comes every month" more like 1 time every 3 months and he said its because the apt complex as a whole is so dirty you'll always have them. The rent is AWESOME here, but the gas bills are stupid. You could go an entire month and not use any gas at all and you will always have at least a $30 gas bill. The place constantly smells like nasty curry because its filled with -------. I don't have a problem with them, but they should put better filtration systems in our vents so we don't come home to a nasty stinch! If you have accidentally signed a lease here, look under your cabinets. They don't even reach the floor! I really wonder how the bugs got in? Walls are too thin and it makes you really hate your neighbor even though they might be a great person you don't want to hear them all day and all night. As I said the price is right, but I would look else where if you could afford it.

This Place is going to FALL APART
PLease do not leave here. It may look fine on the outside, but it sucks. OUr bathroom fell in. Our place was completely flooded due to poor plumbing. They act like its your fault for hating to live in a swamp. Its awful. I due not recommend.
