We really love Liv Northgate and the area it is located in. The amenities are almost always clean and open to use. The community has great events and we love attending them. We signed a lease sight unseen, and were so pleased to see how beautiful our apartment was when we got our keys.

The staff were very helpful and friendly. The apartment was ready when we moved in. In fact our road trip was delayed a day because of the movers. We received a courtesy phone call to make sure we were okay on move in day. A great move in experience.

Liv has been so good to us. The amenities are great, and the grounds are always clean. We live on the backside of the property and love that we have such a large grass area for our dog. The dog park is also great during cooler weather.

The ammenties are amazing but the upkeep of the property and apartments are not maintained. Workout room equipment has been down for over 2 months. Work order says complete but it jasnt been repaired.. Grills are not kept up to the standards the community displays.

This is an excellent community with excellent staff. They keep everything cleaned and maintained. They host many activities for residents, are pet friendly, and truly care for the residents. They are firm with the rules to help make the community good for everyone.

Overall living at the community has been a great experience. There are tons of amenities to enjoy, though the property does provide a false sense of security with being a "gated community" as the gate is often broken or simply left open for anyone to come in.

My family has lived here since 2023, and we are very grateful for the professionalism, and all of the unique services offered. The 24/7 amenities is amazing. The splashpad is a great selling point, as it allows me to sit and relax while my children play and stay cool.

Nice apartments with granite countertops, stainless steel appliances with LED lighting throughout the apartment. Amenities are top notch and resort style. Community garden is nice plus with herbs, vegetables and citrus trees.

This community is amazing it just feels like a resort with all their amenities the gym is great could use a few more machines but can't complain for a apartment gym, they have amazing classes that you can schedule yourself to go wether it's family activities or if adults want to have a happy hour by the pool. It's honestly so fun and such and upgrade from our other apartments, Staff is always friendly and maintenance is on top of everything as soon as you make a request. I would say there are a couple of kids who will try to make their way into the gym as it's next to the main pool and some of the doors slightly stay open if not closed correctly, but we mostly just ask them to leave and if not just ask their parents to grab their kids lol but other than that, No complaints from this happy resident

I am glad we chose to live here. Everyone is nice, they do not judge you and will work with you with anything you need. There are so many family events at this property, it's like family. This is my 2nd year with this property.

We absolutely love living at Liv Northgate. We love our apartment, it has great appliances and looks great. The community is great and the whole complex is well manicured and has so many great amenities. We use the pool all summer and the kids love the park and splash pad. The community as a whole is very kid friendly and they do so many different activities that we love going to.

Over all this is a wonderful place to live. The only thing that makes the community loose its value is the tenants. Many tenants are lazy and don't pick up after themselves or their pets. I think Liv should take more aggressive actions against these tenants. $200 fee for failure to clean up after dogs will result in tenants being more responsible. Crazy that Adults have to be told to do the right thing. My 4 of 5 stars rating of community upkeep is reflecting on the tenants, not the workers. If you are a tenant and you fit this description. Feel bad about yourself.

Great community and staff. Outstanding amenities and activities for the residents. The pools are always clean, the Hub has pool tables, video games and shuffleboard table. There's a kitchen where the staff serves a pancake breakfast for free once a month. Just can't say enough about LIV Northgate.

Liv Nortgate is a clean living, community building structured environment that I have not seen before. I am truly impressed and satisfied with the cleanliness and openness to animals that is provided and protected. Definitely an introverts dream living situation. Kids are also respected and appreciated which really helps with building great communities! Great Job! Keep up the wonderful work!

The Liv communities are a great place to live! There are so many amenities, activities, and an overall feeling of community. I love it and would not go anywhere else! The maintenance team is also top notch whenever I have an issue. They are quick to respond and communicate any potential delays.

The ground are not kept up the way they should the pool is not so clean half of the time. I emailed the office multiple times about no soap in the pool restroom and finally after the third time it was handled. Lots of duck poop by the hot tub n pool.

It's been a very positive experience. The staff is helpful, maintenance is always very nice and come quickly to fix any issues, and the property is well maintained. The amenities are great, and there are a lot of cool vendors and events that happen monthly. It's a fun place to live.

Great. Love the area. Staff is super helpful always. Great schools near by. Love the amenities. Would recommend to friends and family. Only issue is that you can hear pretty much everything your neighbors are doing. Better insulation in the apartments would be good.

Excellent place to live with the family, very well located and with an excellent school less than 5 minutes away, the facilities are great and the administrative and maintenance staff are wonderful. I have been living in the apartment for 2 years now and everything is excellent. 100% recommended.
