I have lived here for three years now. I just renewed my lease. This place is very nice and Jose the maintenance man is awesome. Gabriella is a great manager and is very responsive to the residents needs. Overall this is a super great place.

We have lived here for a bout a year and a half. The place is spacious, not luxurious but its a good starter apartment. You get what you pay for and this is a good place to live while you are saving for a home. Maintenance Man Jose is very efficient and professional. People exaggerate on these reviews, I've never had a roach issue because we keep our unit clean. It Apartment Living, please understand that if you don't like rules and don't want to hear your neighbors then buy a home on a mountain, island, in the middle of the ocean.... seriously.

I have lived here for exactly a year now. I am renewing my lease because it is the best living experience I have had. I have a one bedroom and it is extremely spacious. The space is the reason I signed my lease and the management is why I am staying. Our onsite Manager, Gabriela, is the sweetest and thorough manager we have ever had. She has such a big heart and has shown it on multiple occasions. She keeps the property looking clean and faces any problems immediately. When our AC unit went out during the heat wave last year, she not only paid immediate attention but we had a BRAND NEW unit within 3 days. She keeps the property safe and always gives notices of any maintenance going on. The water gets shut off every now and then, 8 out of 10 you will get a notice a few days before. 2 out of 10 its an emergency so the water got shut off for a couple hours. Nothing too major. Walls are nice and sound proof. I could be blasting music and my boyfriend won't hear anything with the door closed. I never hear neighbors. It is a very quiet most of the time. Lots of washers and dryers in the laundry room. I have never had to check before doing laundry. I plan on staying here until we buy our house in a few years.

My family and I have been residents at Covina Palms since 2006. Over the years we have had several resident managers. Gabriela has been our favorite, she responds to calls regardless of the time or issue. She's great when she needs to communicate to us and follows up when she needs to. She and Jose, our maintenance personnel, are a great team. They have been very effective in making Covina Palms a nice place to live.

I have living here since 2008 and I had only good experiences I find Gabriela to be a good manager she is honest, she is kind, she loves animals. When something needs to be done in the apartment the maintenance Man Jose is very efficient, courteous and found him to be very professional in his work. If he sees something that needs to be done he will inform the manager to put in another work order to take care of the problem. After fumigation of the whole building I have not seen no bugs in fact we couldn't believe how well it worked. I think people complain just to be mean, they should be comedians, I find the laundry room is always clean and very convenient to have. The pools and the grounds are always clean, the neighbors are friendly I have enjoyed being here, and gotten to know a lot of people. Overall I would recommend this apartments to a friend.

The manitnce man Jose is very efficient does good work and also suggest other problems to be fixed which I found very professional and kind hearted. 06/24/15 Gabriela, the resident manager, has been courteous and very effective doing her job. I am completely satisfied the way she gets things done. Most recently, posting notices on the doors, because of the upgrading the water pipes so it won't inconvenience the tenants. Whatever the situation is, she handles it in a very professional way.

I have to say something about the last review. I have been here for 3 years and I do not agree with the persons comments. First of all we do get 24 hour notices on our doors when water is going to be off. There was a period where the water was off right at 10 minutes before it was notified to us. But I know for sure that it was due to an emergency that required the need to shut the water off in such short notice. I don't think the Maintenance mans ethnic background or language is anybody's business. He is Far way better than the last 2 guys that where here, I mean have you seen the improvements around the building? Also I have to agree that we do need to watch the parking lot for any one hanging out, we need also to call the police to protect our neighborhood. Ever since the cops are driving around the parking area the unwanted scum has kept away! I see improvements in the building. Ever since the Manager had the building fumigated the situation has changed the Roaches are long gone!! Keep up the good job manager and maintenance I am definitely a happy camper!!!!

Horrible Place. The plumbing is terrible. Every week the water is always turned off. They don't even give us a 24 hour notice sometimes. And other times is a 10 minute notice that is placed on your door and if you don't go outside you wont know your water is being turned off. The manager is a inconsistent. She always says one thing and does another. I don't think she remembers all the lies she tells us. The maintenance man is always talking to all the young girls, staring at them and flirting with them. He doesn't even speak English! Is he legal? Expensive Laundry facility I go across the street instead. Police are always here. Drug smoking in the parking lot next to the trash dumpster. People outside in the middle of the night, yelling, and hanging out. Wheres the manager when all this is going on? Do Not Rent Here. It was a big mistake! Roaches, Roaches, Roaches!

I love this place, it is truly a place I call home. I was just transferred to a 2 bedroom and I love the size of the closets. I have so much space. The place is kept clean and nice, so close to my job, I just recommend it to anyone who wants to live peacefully. I have nothing to complain about, and feel some of the comments are slightly exaggerated. but overall I plan to live here for a long time.

There is no words can describe how I feel about this great place. I feel that some others are trying to make it look bad , but this is not true.the place has one of the best location . It is clean with really nice flowers which make it more and more beautiful .it is also close to everywhere.i have good management which is always alert to my needs. Terrible place so many rules I lived there for a long while over 4 years. The place hasn't changed at all except for a new rule every month, more notes on the door, more fees to be paid. Yet the place is falling apart. windows don't lock and are old style you can hear everything outside and they rattle terribly. No insulation, carports falling down, parking lot cracked, paint peeling in eaves. Security locks never locked. Transients in the garbage at least 3 times a week getting cans. I don't care how clean you are Bugs are unavoidable. There is no such thing as 1 or 2 roaches. I have also had a vehicle stolen from parking lot even though there are cameras. Not to mention it happened in the middle of the day. Good luck trying to wash your clothes here there is over 100 units and 6 washers and a lot of families with multiple children. So take a number and wait....wait...wait....

Just awful! do not rent here!!!!! IT was OK at first when we moved in. month after we moved in i found out i was pregnant. They told me it was family friendly and that is when the issues started. First month there we started seeing roaches in the bathrooms and kitchen. We complained and they told us they would take care of. Exterminator came 3 times in a 6 month period and the roaches were still there. My hubby and I kept our place very clean! Then neighbors started complaining about us for no reason! Again management did nothing when we had an issue but when others complained about us we got in trouble. In November I was 8 months pregnant. My husband and I accidentally got locked out of our apartment late at night's we tried to call the emergency numbers listed on the office no answer. We did not know where the manager Gabriela lived so we asked somebody in the complex. I had no jacket and it was freezing. My husband was knocking on her door and calling her phone for almost two hours before she answered the door. Then she proceeded to give us attitude about it and was acting like no big deal when my husband got upset. After my baby was born in December things got even worse. New neighbors moved in downstairs and complained they could hear us and the baby late at night. When they management called and my husband told her we just had our baby and there was nothing we can do babies make noise she said we were wrong and disturbing neighbors. So this place is not family friendly!!!! another issue is the walls are thin, we arrived home one night and the smell of awful strong spicy cooking was leaking into our apartment with our newborn there. We left a note in management box to tell them just in case because our daughter could have allergies you never know and could die from it in worse case. Management called and said we were wrong and if she did get sick it is not their problem. There is more I could write but these are just some of the issues. DO NOT RENT HERE!!!!!! THEY ARE INFESTED WITH ROACHES AND NOT FAMILY FRIENDLY!!!! We had to break our lease early because it was unsafe for our daughter.

Been here most almost 5 months. I am pretty pleased. I like that the gardeners just planted flowers in the front and also the sides of palms making the place more appealing. The apartment is so huge, we love that we have all that space! I don't know about all the kids yelling and bugs because we DONT HAVE ANY BUGS. And I think is due of how you keep your apartment clean. I feel happy living here so far its been great the neighbors are great, we have restfull nights and we feel that there is nothing wrong here. Ok there are Cats around but only in the night and only about 2 of them and they don't bother nobody. We are very happy here recomended to any one who wants to live here. When we first got here we where offered water and friendly service, it was really nice. Now there are designated Smoking areas, GOOD FOR MANAGEMENT!!! KEEP IT UP!!! It is a lot better this way.

My experience living at the Covina Palms Apt. has been very pleasant. The swimming pools are kept clean along with the rest of the property. When I have a maintenance problem, it is taken care of right away. The floor plans are very spacious. There is plenty of space in the bedrooms for at least two people to share and the closets are very large. The management offers pest control service every month. The laundry rooms are kept clean. I see security cameras everywhere and they are monitored throughout the day, which makes me feel very safe. I love that I am able to keep my pets here. My unit has a large patio for my dogs and I rarely hear other dogs barking. I see kids play outside but when they see me walking, they always stop and get out of the way. Everyone here is very friendly.

This place is really bad, the water is always turned off. It has been three times this month. Sometimes the water is just turned off with out proper notice and when you call the office they always say "it was an emergency". Their are roaches, stray cats and lousy neighbors. Please if you do choose to rent here be aware of the above. I would not recommend that you rent here. It seems that all the mangers care about is your money and if you have any complaints or concerns they will not be taken seriously.

I have been living here for 3 years now, I must say there is a great difference. I feel some of this reviews are exaggerated and mean, they make the place look like the most awful place to live, and it is not. I see kids that are hanging out by the back courtyard, but the parents are with them and they are just playing nothing out of the ordinary, as far as the pot smoking in the parking lot, I never came across anything like that. I think the property is well maintained, the apartments are spacious, and my neighbors and I have nothing to complain about. O yeah at the beggining there was 1 roach or 2 but as soon as I call the management they took care of it right away. Nothing to complain about, I recommend this property for anyone!!

Can't wait to get out of here. Worst mistake we ever made was moving here. Definitely willing to pay the extra money to rent somewhere nicer. Cars are always getting vandalized and people just hangout in the parking lot all night smoking weed. There's a huge roach problem that can clearly be seen when the garbage bins are emptied and thousands fall out. The entire building needs to be fumigated or torn down altogether. Kids are always running around upstairs and it shakes the whole building. Teens think they run the place, you can always find a group of them sitting on top of the washers, dryers and counters in laundry room. AC isnt even worth turning on and appliances like the oven need to be replaced with updated working versions. The manager moderates the ratings and trys off setting bad ones with good ones. Pay the extra cash for somewhere nice.

I have lived here for one year. I will be signing another one year lease. The people here are friendly and competent. it is quiet and the management pays attention to the residents. Overall this is a nice place to live. One more thing, in my one year here I have seen only one roach in my apartment. So, that is not an issue here.

I think this complex has made a major improvement!! I mean really , the comments made prior I think are just bitter people that have nothing better to do than to post negative comments on the web, I lived here for 12 plus years and I totally love it here!! The new Manager is so dedicated she picks up trash all over the property and makes sure the dumpsters are clear of any trash etc. one time I saw her washing the common areas and removing gum. Just last week she was painting over graffiti on a Sunday morning! I think this place has improved so much due to her efforts and I can honestly say that there was a bug problem but is well under control!! This is a nice family building if you don't believe me check it out, and don't believe everything you read.

do not move here unless you like roaches. The place is beyond infested. We kill 10-20 roaches a day in our apartment, over 100 a week. Kids are loud and skateboard inside complex. Laundry facility is way overpriced and only open 9am-9pm and the pools are only accessible a couple months out of the year. Don't waste the money or let the great move in specials fool you.

I have been living here for more than one year and I have Nothing to complain about. A couple of days back the pool was closed due that the water turned green, the manager is very cautious in protecting residents welfare due that she is on top of things like this, where she called the pool Tech and he showed up right away, now the pool is blue again and nice. The parking has improved a lot, and also the way they are fixing the property, fixing the stairs and other areas. I a m a very happy renter and I would definately recommend this complex to anyone!!

I lived here for more than 4 years and it has been great. Yes the pool was dirty but it was only on a Sunday when the pool people don't come, but you should see it now sparkling blue because the manager got down to it and got it clean on Monday! Way to go!!! If the pools where so dirty and slimy I sure as hell would Not swim in them. They are fine. As far as people hanging out of their units, what community does not do that? That is why is called a Community!!!! Anyway I definatelly recommend this property, they have the biggest units and it is a cozy friendly environment that I will recommend for anyone always!!!

I have lived here for about a year. When we first moved in I loved it. It looked quiet when we were shown the property, there was nothing out of the ordinary. I was then showed my unit and I was also pleased. The rent seemed fair to me as well as the security deposit. After a couple of months I started to see things change. People hanging out outside of their apartments, looking like they were up to no good. I have children who live with me, and it just makes me feel uneasy. There is something not right when you have grown adults or older teenagers hanging out with little girls and boys. The trash dumpster in the parking lot is always a mess, sometimes there is trash outside of it and the roaming cats are everywhere. As if these reasons are not enough to regret moving into this property, the sight of the pool is a reason in itself. The pool is meant for the residents only. It only gets cleaned twice a week but there are people in it everyday. Lately the have been neglecting the pool cleaning and it looks disgusting. Would you swim in a pool that is green and looks slimy, I mean you cant even see the bottom of the pool. Its the grossest thing I have ever seen at a complex. The management team should worry about the health and safety of their residents, at least be curtious enough to send us a letter or memo to let us know why the pool and the stars that have bee under construction for the past two months are like that. I regret moving into these units, I really can not wait until my lease is up so I can leave here. I don't recommend these apartments to anyone, especially people with small children. You can find better housing anywhere else.

Yo en lo personal me siento muy agusto aqui. Nos acabamos de mudar ya va para 6 meses y las managers Son muy amables . El muchacho de mantenimiento trabaja muy duro, una vez venia bien cargada de compras pesadas y el se tomo la molestia de ayudarme. Aqui todos se llevan bien, y la manager se a segura que estemos contentos.
