I lived upstairs by the pool in front and I must say that the noise level has gone down also the pool rules are posted along with other new signs that has made a difference, I say I am comfortable living here, one time a guy was trying to get in the front gate but couldn't and he looked funny to me, but he left right away, this place sure is not what it was before, I like the new manager , she has the maintenance take care of problems with the apartment right away, happy about that. I do recommend this place!

Well we been here for almost 4 years and this property has tremendously improved this past year, the new manager has made lots of changes and improved the parking where junk cars where stored and no place for us to park. Also noisy roudy people have left and we have new neighbors nice people all around. This is great complex to live and work orders get done by new maintenace man, Over all I would definately recommend this property to new people.

we've lived here know for a year. And my family and I are very happy here.NO complaints. Are apt is so cozy and what I love is it is pet friendly. And our new manager is very sweet she is always willing to work with you. I hope to live here for a very long time. Thank you covina palms

I have been living here for almost 3 years, and it is very peaceful and quiet, The new manager has done a lot of changes and upgrades, and is very straight to the point when it comes to parking violations etc. which is good we don't have any more outsiders parking here etc. Over all I think it is a great community to live in. I strongly recommend it!

DONT RENT HERE THE NEW MANAGER (I DONT KNOW HER NAME BUT SHES BLONDE) IS THE BIGGEST -----! WE LIVE IN A CONCENTRATION CAMP FOR GODS SAKE. SHE NEEDS TO LEAVE OR SOMETHING. OH AND BY THE WAY THERE IS A HUGE --- ROACH PROBLEM THAT THEY WONT FIX. SCREW THIS PLACE AND THEIR RUDE --- MANAGEMENT.

My family and I have been living here for 2 months and it has been a nice experience so far. The residents are friendly and the apartments are spacious for a reasonable price. The quality of maintenance is exceptional and the location is priceless for us. We are very happy tenants.

DO NOT MOVE HERE!
IT IS REALLY BAD, THE AREA HAS GONE DOWN SIGNIFICANTLY WITHIN THE PAST YEARS. NOTHING BUT DRUG DEALERS AND GANG MEMBERS IN THIS COMPLEX. THE INFESTATION OF ROACHES AND BED BUGS IS HORRENDOUS. I REMEMBER A TIME WHEN THE MANAGER HAD TO SPRAY FOR BED BUGS HERSELF BECAUSE THE OWNER WAS SO CHEAP TO HIRE PROFESSIONALS. THAT IS WHY THERE IS STILL A HUGE INFESTATION. MANAGEMENT HAS ALSO GONE DOWNHILL. A YOUNG LADY WHO ACTUALLY ENFORCED THE RULES AND ACTUALLY DID WORK FOR THE RESIDENTS AND CARED FOR US WAS CHASED OUT OF THE COMPLEX AND NOW WE HAVE A WOMAN THAT DOESN'T EVEN LIVE OR CARE ABOUT THE RESIDENTS. AFTER SHE LEAVES HELL BRAKES LOOSE. SHE DOESN'T LIVE ON SITE SO SHE DOESN'T CARE OF THE TYPE OF PEOPLE SHE RENTS TO. THE EMERGENCY PAGER IS A JOKE, LIKE I SAID, ONLY 1 MANAGER USE TO ANSWER OUR PAGES, THIS ONE OR WHOEVER IS IN CHARGE OF IT DOESN'T EVEN BOTHER TO CALL BACK. SO BASICALLY IT'S A WASTE OF TIME TO EVEN DIAL THE NUMBER. DON'T MOVE HERE...I JUST FOUND RESOURCES TO MOVE OUT AND LIVE PEACEFULLY SOMEWHERE FAR AWAY FROM ------ COVINA PALMS.

Bed bug infested and a RUTHLESS Management company ACP Management
My family and I moved into a rear ground level unit mid 2010 but was relocated into an upper level corner unit due to constant plumming and sewage problems. About 5 weeks afterward my teenage daughter stated to show red ichy bumps on her legs and back. My Wife and I complained to the manager but she did not seem to be greatly concerned. after several more complaints she finally took a look at my daughters back and stated the bumps could be caused from anything. I took my daughter to the local med group and the doctor stated that my daughter was having an alergic reaction to incect venon. I then told her what the doctor said,and showed her the prescription meds and doctor bill,so she sent the maintainance man to check the appartment but claims to have found nothing. next day we get a write up for some rule we allegedly violated. To make a long story short my hole family started getting bit on a regular basis so she finally sent a exterminator and BED BUGS were found in every room so management had the place sprayed. so we shamefully lugged out all our clothing an linnens in big later we learned that several other tenants had the same problem but would not complain for fear of retaliation, and boy do they retaliate. We kept getting these off the wall write ups out of the blue, and were given a 30 day notice to VACATE for a genuine stress related argument between my wife and I IN Which police were called. So we vacated 40 days later and was given a closing bill for $5,600 dollars in which is un fair after all we have been through. IS THERE ANY ONE WHO CAN HELP US ?

Great place, manager is very nice
I love this place. I met my fiance here at the property in 2009. The property is well maintained, it is secure with remote control gates, and pretty quiet. We had to move since my job relocated to brea, but loved the time we spent here.

This apartment has made a lot of improvements. Been here for more than two years now and I have seen many changes. The atmosphere is now more home oriented. The grounds are well kept and the area is well lit at dark. I can say it is worth checking it, you may like it to be your next home just like I did.

coach and gang infested...DO NOT RENT HERE
I've been a tenant here for 2yrs,only cause we can't afford to move! This place is infested with ROACHES,Spiders and drug dealers along with gang members! This complex was also infested with BED BUGS and the property owners where sued, but still infested! theres no place for children to play and the pool is always dirty and closed. the laudry facility is a joke,half of the machine don't work and people take your clothes out if you don't hurry! the drains are always clogged,I have over 4 floods in my apartment which damaged furniture, they refused to pay for. My tile and carpet was damged and they refused to change it. This place is a joke, don't rent here for the safety of your family.

The place is full of roaches and sewage backs up into the parking lot and schoolyard weekly. There is gang activity and drug selling. The police are here all the time. They don't want to repair anything. My oven was broken for months and they wouldn't fix it until I threatened to call the health department. They started to repair my kitchen floor because the tiles were coming up but never finished the job. Same goes for the hot water that only trickles out of the kitchen faucet. The living room wall cracked after the earthquake in Diamond Bar and they wouldn't repair it. The air conditioners are too small for the units and don't keep them cool in hot weather. People arty in the parking lots all night long and the smoke from their barbecues fill up your apartment. Their loud music will keep you awake all night long. People will use your parking space and you will have to pay to park on the street or risk a ticket.

Not Worth The Hassle
I lived at this apartment building for almost four years. This place has really gone done in that time. They allow gang members to live in the building, drinking at all hours outside their apartments listening to loud music and when the emergency number is paged, no one ever answers the phone call. Sometimes on the rare occasion the page is answered, it's the apartment manager and she gets an attitude. There have been people doing drugs in the building. The laundry room has been vandalized numerous times. One of the staff there even told me that the police are out at this apartment building almost every day. Most of the apartments are infested with cockroaches and bed bugs. The walls are also paper thin, so if you have neighbors that hold conversations at reasonable levels, be prepared to hear every word they are saying. So you can imagine if someone wants to play their music at absurdly loud levels. Even when the apartment manager herself heard the loud music and admitted, in her opinion, that it was loud, she still did nothing. The apartment manager and management company are more interested in fixing up the vacant apartments for new residents rather than help the tenants that already live there. so, before you move in you are treated like royalty, but after you move in you are treated like scum. I'm so glad I finally moved out.

It's a lemon for an apartment!!!
This has to be the worst apartment i've "ever" lived in! The management sucks, it has roaches, rats, and bed bugs in "alot" of the apartments! I give this apartment a strait "0 out of 10!" Don't be fooled about the looks from the outside and square footage! I lived there for 2 months and got the hell out! The second night I was there the roaches took over my apartment and the management did little about it! They laid out the RED CARPET, by giving you a FREE COFFEE MAKER AND TOWELS, but they didn't tell me all the problems I was going to face. I totally hate those apartments and wanna be staff! Don't move into this lemon, because you'll regret it, I PROMISE!!!

The Worst Place To Live
Well Let me tell you about my experience at Covina Palms. I decided to move to Covina Palms after a friend of mine told me to come over there because it was a nice place to live so I went over there and fell in love with the place especially because the one bedroom apts were big. Well I moved in the month of Aug 2007 and stayed up until Jan 2009. At first when I began to live there I was happy the apt complex was small and everybody kept to themselves and the manager at the time was very professional and took care of the property and then she was fired and after this manager was fired that's when all hell broke loose. From the time that I moved in until I moved out I saw 3 managers and 3 maintenance men be employed. (That's sad) The second manager that was there she only lasted a month and you never saw her and then she was fired. Then corp hired another manager and I was told that this manager they hired was going to get tough and take care of the problems. Well let me tell you she never did even up until I moved out. What got me is whenever I came home from the grocery store there would always be kids sitting on either the top of the stairs or the bottom of the stairs and I would have so many bags of groceries you'd think the kids had the common sense to move out of the way (Yeah Right) and you'd always have to use another stair way. Try and tell the manager she never did a damn thing about it even though she said she would. Then there were the constant fights between this person and this person. The trash bins were always over flowing with trash. People who didn't live there was always blocking the parking gate to get in or wait til someone who would come home and they would follow you in. Then you'd find people hanging out drinking and smoking pot. There were people selling drugs the manager knew about this and never did anything about it. Then you had the issue of thinking whatever complaints you had about your neighbor you could go and talk to the manager about it forget about it she will go and tell that person everything you said and god forbid that person you complained about should decide to retaliate against you. If you are a potential new resident dont bother coming in to fill out a application cause the manager is never in her office she takes a 2hr lunch she's rude and doesnt know how to talk to people. The manager is forever talking about every resident to other residents. Word of advice keep your business to yourself never tell the manager it will get out. The reason why I decided to leave was because a shooting had taken place not for sure where it actually happend but you think the manager cared no she didnt. I also heard that a resident who had just moved in and had a plumbing emergency and they paged the manager to let her know and she never responded she can care less about her residents. DO NOT MOVE HERE IF YOU THINK THIS PLACE IS SAFE IT'S NOT IT'S ONLY GOING TO GET WORSE. The manager doesnt even care that some of the people that she has let move in are making people not want to move in

DONT MOVE HERE
I have lived here for under 1 yr. It took management 5mths to designate me a parking space of my own. I was told I would have parking with storage space that hasn't happened.Yes, the apts are big but it doesn't at all make up for the problems you'll have here so don't pay attention to the square footage, that's what i fell for.The apts have roaches,rats(you can find black boxes which are rat traps all over complex)and "ganglooking persons".I was recently told there is a exchild molester registered living here.I have seen 5 managers come and go!! Management company sucks. Every weekend there are 1 or 2 apts being disoccupied.Management has so may signs and banner outside it looks like a circus..it's actually desperation . On my way out of here!

an ok apartment
the living room is big/huge and nice. dinning and kitchen are neat. there are roaches and spiders, but i just insect spray. everything is ok now. the lady in the office is friendly. one the second day that i moved in there, a truck park in my spot, so i called her at 10 pm and she actually answer her phone and told me where to park<br><br>i'm love the landscape of the apartment<br><br>only two things i dislike are:<br>insect problem<br>parking spot was taken by anonymous car. i pay for the extra parking spot ($30), during the first week of living there, i came home from work around 9 pm, a car park in the orginal assign spot and another car park in the spot that i pay for $30

some people have the nerve!
I have been resident of covina for several years now, and belive me I seen apartment before people move in they resived a nice clean apartment.<br> and they leave the apartment so dirty when they move out! trash, old stinky furniture,rooten food, even thier pets! no wonder they have raoches this no the building fault is because this people are PIGS!trying to put the blame on others, even if they move to a brand new buildigthe roaches will always be living amongs them, lol. Yes go away and take your roaches with u dirty M.F,

Roach Infested complex
im glad to be getting out of this apt complex. The complex is old and roach infested. Inspectors need to check out this place. It looks much older now with the newest townhomes built next door. Covina Palms needs to redevelop the whole complex. Cant even invite guest cause of the roach problem. Cucarachas rule here, if you know a bit of spanish.

nice and clean place
covina palms is a old but clean apartment building. very big apartments lots of closets has to clean pool,the place is gated.near to everything but the area of covina remains uncrowded so is nice!! but if you have 2 or 3 cars prepared your self to pay for it.and request a parking permit to park overnigth.is only $15.00 for 4 month cheep.at covina police stations.
