Stay away. Do not fall in the trap
I saw the review comments here and agree with most of them. 10% rent increases seem to be the norm here. Do they realize (or care) that this translates to an annual increase in a family's expense by about 2000 or more dollars ? So your annual income needs to go up by 3000-4000 dollars just to keep up. <br><br>Do not fall in the trap. There is nothing special about this apartment complex for it to be charging this much.

Simply not worth the money
10% annual rent increases, low-end kitchen and bath materials and unresponsive management make this a place from which one should run quickly.

Large Rent Increases - Lazy and Shiftless Corporate Staff
I would never live here again. The apartments are very dated - 1980's style yet they expect top of the food chain rent. There is no dealing with the local or corporate office. They do not return phone calls or answer questions unless it suits them. <br><br>The happiest day I had there was the day I moved. The office staff is ill equipped to deal with problems - they are nothing more than messengers. The nonfeasance on the part of the corporate office enflamed a situation that should have been easily handled had they had a professional staff.<br><br>The airplanes from San Carlos airport are a huge problem along with the screaming children that seem to appear every night. This place is much more trashy than luxury.<br><br>Do not waste your time and money there are much better updated places all over.<br><br>DO NOT RENT FROM EQUITY - THEY ARE GREEDY AND THEY ARE A CORPORATION; SO WHILE THEY PURPORT TO CARE ABOUT YOU THEY HOPE YOU MOVE SO THEY CAN CHARGE THE NEXT SUCKER MORE WHILE NOT UPDATING A SINGLE THING IN THE APARTMENT.

Aggressive rent increases
They increased the rent 10% - 20% per year, while most renters' salaries were flat or falling. We're happy to no longer be making their corporate executives richer.

Prepare to lose your deposit
We lived here for over a year and spent several hours cleaning the apartment when we left. It was spotless. Yet...we lost a big part of the deposit for "cleaning charges". If you decide to live here, be prepared to LOSE your deposit. I guarentee that they will find a way to keep a significant chunk of it.

Avoid at all costs!!!
If you can help it, do not live here! The Property Management team is horrible. They are not courteous at all. I'm talking about simple human respect. They are extremely rude and condescending. Everything, and I do mean EVERYTHING becomes a point of contention. Probably the most disappointing thing about it, is that Equity Properties (the Company that owns the place) has heard these complaints for a long time and has chosen to do nothing about it. There is not a happy tenant in the place

Beware
We had an identical experience as <br>Prev_tenant.<br><br>When you move out, schedule a move-out inspection<br>and take pictures of the apartment as<br>proof.<br><br>If you dont do the above, prepare to<br>be surprised with unexpected charges.

Beware while MOVING OUT
hello All,<br>whenever you move out - Please do the following : <br>Arrange a MOVE OUT inspection and please find out apriori on what they will charge you on.<br><br>We did not do this and they just ripped us of 1500$. Interestingly we never even had deposit with them but they kept sending us letters itemizing all the different costs like : wanting to replace carpet, painting the walls, replacing kitchen counter etc.<br><br>Their collection agency guys are downright RUDE and will never listen to you.Except for saying, as tenants, we trashed the place and we have to pay it out now.<br><br>During my stay - i thought the management was decent. We chose to move out because they kept increasing the rent every time the lease was up for renewal. <br><br>But dealing with them after the move out was very painful and mentally traumatizing.<br><br>I truly wish lot of people look into these reviews and make sure that they ALWAYS arrange a MOVE OUT inspection and save themselves some surprizes for later on.<br><br>

No No No No No
It is currently 105 degrees outside and not only are the apartments not air conditioned, the windows are put in such a way that you can't put your own in if you wanted to. I just got back from the office where they refused to take care of a problem I first brought up in May! They also refused to give me the name and address of the CEO of the company. I guess they think I'm too stupid to find it. The apartments are old and run-down. Foster City is a wonderful place other than this complex. Did I mention it is hot?????

I did them a favor, they dinged me for $75
During our time living here, we often saw signs posted threatening us with fines if we allowed our trash cans to be visible any day except on trash pickup day. OK, we abided and never got fined.<br><br>When we moved out, we put all our trash in leaf bags and stacked the bags at the grassy island that was trash pickup station. But then we remembered the warnings about not leaving trash exposed on non-pickup days. Wanting to avoid a fine, we brought the leaf bags back inside the garage. We guessed wrong. Management fined us $75.00 for the 5 minutes it took for them to carry the leaf bags back out to the pickup station. Gouge, gouge, gouge - that's their creed. Expect little tricks like this if you live here.

Terrible experience
Would definately recommend NOT moving here. Besides a majority of unnecessary broken fixtures, the garage leaked every time the neighbor above it took a shower! Apart from the broken/leaking issues, the management was terrible. Lots of communication issues and misunderstandings that should have never taken place. At moving day, I come back to the apartment after one trip to the storage to find out I have been locked out! They stood there with key in hand watching me move everything I possibly could out before they locked the doors behind me. I had to leave the place a mess along with some furniture I couldn't move in the little time I had. Overall, worst experience of my life.

I wouldn't live here if it was the last place on earth...
The apt is crappy. Very outdated. Half the stuff is broken including windows that will not stay open. Poorly lit complex at night, seems unsafe. Don't waste your time or money with this dumphole.

Not much reason to stay
My husband and I lived here for two years. Overall, I wouldn't recommend it. They were constantly doing construction for the first year we were here. For no other reason than to impress the shareholders. And the construction took FOREVER. The management staff was often rude to us when we complained about the relentless noise of our neighbors and finally refused to do anything about it. They were also very condescending and we noticeD that there's an extremely turnover rate with the management staff. They would argue with us when we told them they couldn't enter without us there due to the dogs (and quite frankly, I think they did anyway, but we couldn't prove it). The insides of the apartments are ok, but the bathrooms and kitchen could use an overhaul. The cabinets are extremely cheap looking. We loved our maintenance guy. He was always happy and polite and would fix things for us very quickly or would leave us a note and get back to us. He's the only good thing about the place. <br><br>It's not bad if you're leasing short term, for corporate moves, but to live here long term? Never.

TERRIBLE MANAGEMENT
We have rented with Equity for around 4 years now and this management is the worst we have ever encountered. They are outright rude and not at all flexible. Customer service is a lost concept on them. Once they have you in, rent increases every time you renew. <br>The property itself is beautiful and the proximity to the trail is a big advantage.

Better places for less in Foster City
During our stay:<br>Good Things: Spacious apartment, Fireplace, Walking Trail, Prompt service from Maintenace staff, friendly office staff calls to make sure work done by maintenance is adequate and satisfactory, quiet neighbors, washer/dryer in unit, private garage and ample parking.<br>Bad Things: Apartments are older, kitchen and bathroom cabinetry dated and fraile, old appliances. Pricey for a not-so-great muddy-water view of the lagoon. I guess they charge more for washer/dryer and garage?????<br>Hope you find this helpful!

Noise carries
Due to the poor construction, you will be able to share your neighbors' everyday body functions including elimination, sex, and quarreling. These are cheap, ticky tack apartments, but they carry premium "condo" prices.

Ants and poor service
Ants enter the apartment through the unsealed exterior walls. We can't seem to keep the ants out, no matter how much poison we spray inside and outside. The leasing agents don't exactly think of tenants as customers.

Poor Management, Degrading Grounds, Tired Units
This place used to be great in the 90's: Good, responsive, involved management, beautiful grounds, well maintained. The opposite is now true. Management is unprofessional, unreponsive, doesn't have a clue about customer service or building a solid, safe, pleasant community experience. Rather they seem intent on managing the place as if it were an East Palo Alto tenement: ignore the tenants and their needs, spend as little on the property as possible, and squeeze as much money out of the place as possible (the charge for water and sewer has increased 35% in the last 18 months). There is a total lack of communication (no newsletter about current projects, happenings, etc.). Little notice is given when residents are to be inconvenienced. Recently flyers were posted one day before residents were required to vacate their parking areas and park elsewhere while streets and parking areas were resurfaced. Any residents who were out of town, would return to find their cars had been towed without their knowledge or consent. Maintenance people are courteous and effective, but getting them can't be done on the phone and sometimes requires multiple visits to the office. There is as much dead grass and bare dirt as there is living plant life. The exteriors of the buildings are never cleaned, which means dirt- and cobwebbed-covered windows, extensive insect and bee living habitats and intrusions by said insects and bees into the apartments. Cold months utility bills are high due to poor window and door seals, and will run $150 per month.

Poor service after the sale
When contacting the manager, be prepared for the games and corporate doublespeak. It's useless to leave a voice mail, as it will be ignored. Take time off work and go to the office in person if you want to get anything done. Better yet, don't live here.

DO NOT RENT FROM THIS PLACE
Management here TOTALLY sucks! Especially the property Manager! She will never talk to the residents and think she's all that if you got the chance to talk to her.There's no compromise with her that's for sure. They don't clean parking lots and leaves all the constuction debry by our garage! This is a nice area (but no lights at night! talking about being cheap!) but they have to change the MANAGER! As one renters says "we pay for your salary!"

Overpriced
They were charging over $2000/month for a one-bedroom. I could hear the neighbors walk upstairs as well as urinate and flushing. I had asked the leasing agent if downstairs units could hear upstairs units and her response was "they are built to codo spec". I found out later that this meant 'yes, you will hear a lot of noise from upstairs'. It was noisy, and the neighbors were not even the partying type. The rent cost more than a condo payment, so I left when the lease was up. <br><br>Management was unresponsive to phone messages. You have to take time off work and get some face time with them before they will address maintenance issues.<br><br>The path along the Belmont Slough is open to the public; no need to rent at Schooner Bay.

Home Sweet Home
Great Place to live!<br>In the year that I have lived here, I have never had to make a maintenance call.<br>Very relaxing and quiet.<br>I haven't had much contact with the office staff, but they seem pleasant.<br>I have a HUGE 1 bdrm and for $1325 per month<br>you can't beat it. It's close to everything<br>shops, store, freeways, gym. Weather is great. My neighbors are nice and not too nosey. I will definitly renew my lease when its up. The bay trail that runs right next to the complex is great too...within walking ditance to parks.

CONSTANT CONSTRUCTION
There has been construction going on for about a year so far at this place. It all starts off at 8AM every morning(Even Saturdays). I figured after nearly a year of inconvienences they would be a little lenient on my lease renewal.. no luck they just raised my rent 100 bucks.<br><br>The management couldnt care less about any issues regarding leaks and such. I havent been able to use my garage for weeks as I cant open it.
