The health department should investigate this place!
Construction...<br>Remodel...<br>Because of MOLD!<br>Beware this place is very un-healthful I have mold in my unit growing through the walls.<br>Many units seem to be un-occupied and have been for almost upto 2 years!(I wonder why that is.......)<br>I have overheard construction workers speaking of this very problem and its very dis-concerting.<br>The office management doesn't address the mold situation.<br>I have heard rumors of a lawsuit in the works because of mold being a problem.<br>If you would like to move to this area please look else where this place is a rip-off and poorly managed.<br>I saw some of the buildings as they were worked on from the outside in and the dry rot and mold content on the buildings was overwhelming.(12 of the 15 buildings remain to be worked on, 3 currently under-construction)<br>Maybe a health official will see this and take action I would rather stay out of this and not be named.<br>And the crime rate on cars is getting out of control my neighbors have been talking about recent break-ins and cars being out right stolen !! The gym has a Key-pad access but what good that does because they leave the side door always unlocked so anyone can use these facilities whenever they want living here or not! The spa at the pool area is working 50% of the time and the water is filthy.<br>The gates to the property have been left open for 1 month now, why isn't our safety more concerned about?!<br>One more note, more and more people are moving out the last 3 months than I have ever seen since I have moved in here. And I dont see to many move-in's <-sad facts.

Never ending construction.
We signed a lease for a unit being repaird being told that it will be done by the time we move in. But after more than two months we moved in, the repairing things are yet to be finished. We hear drilling, cutting just outside of the window all day long.<br>They should not have let us move in. <br><br>One family moved out only after a couple of days after they move in. Do you know why they moved in the first place? Because, managmement didn't inform the delay of the construction. They, like us, realized the situation when they arrived with their stuffs. I hear another family is moving today after tolerating two painful months.<br><br>Beware....Don't move in a unit under construction no matter how soon they tell you it will finish....

I am really surprised at reading some of the criticisms concerning the Mission Peak properties in Fremont, CA. As a 7 year resident at MP (formerly Red Hawk Ranch), I have seen it all and I must state that the current management team and administrative staff has continuously done a very good job at keeping the property neat, clean, and safe. Indeed it a pleasure for many Lessee tenants to call Mission Peaks their home. Sometimes, we tenants need to be reminded that this is a rental property with over 900 residents, and while a convergence of various opinions is to be expected, negative ratings and comments ought to be a little more even handed. How many times have the critics observed the Sr. Community Manager walking both the properties to inspect for status ? but she does that routinely and meets and greets all along the way. The Mission Peaks Customer Service and Administrative Office personnel are also a very attentive, responsive, as well as being a very courteous Group. The friendly Maintenance staff is equally on top of any needed maintenance or repair issues. Yes, we have had our share of annoying Bart construction issues and the many inconveniences that have occurred as a result but that is not the local BRE Property staffs fault. Let s all tone down the criticism a bit, appreciate where we live, and give the entire BRE Property staff and the Sr. Community Manager a break.

Good & Bad
First the bad. We have lived here since the end of Jan. We have noticed that the noise level in this place is very high. Its as if the whole building is made of papier mache. I can hear the conversations of all of our neightbors as well as their intimate noises (i.e. sex, urination, etc.) Even if your windows are open, you can hear the neighbors' conversations as if they are in your apartment. With the rent this place charges you would think that they could invest a bit in some sound proofing.<br><br>The office people are polite but completely useless. Ask them a simple question and or make a comment you are met with a blank, dumb stare. I have never seen nor met the community manager, I'm starting to believe she doesn't really exist.<br><br>The gate system is older than old. The technology is so decrepit that your giant-sized remote control works half the time. There is only one remote per apartment otherwise you pay $100 for an extra one.<br><br>Here are some good points. The apartment is spacious and comfortable. The grounds are very nice. The pool and clubhouse are very convenient and quite nice, but nothing exceptional. Each unit has a washer and dryer which is very convenient. This place is located near a wonderful city park which is a great place to go walking and let your kids play. I feel relatively safe here although my car was broken in to when we first moved in. The other renters are very nice people and there are a lot of children here so its quite nice for families.<br><br>We recently signed on for another year. I hope that I don't regret it.

New management Awful!!!!but a good place to live
The management changed recently and the new staff try to keep themselves clean off the residents!!! They lack the initiative in their work and try to avoid it!! <br><br>It was lot lot better or say best with the previous staff who used to hear from us with much attention and showed the same while getting our requests done!!!! <br><br>Awful management!! But on the other aspects this place is very good and nice to live ...We have been living here for more than a year and we extended the lease too....

This place is awful for what I pay!
The managment sucks, they are rude and do not follow up at all. I have had items stolen from my patio and they could careless. I was blown off. <br><br>This is not a gated community as they say, the gates are always open or broken. The apartmnets are falling apart just take a look at the back buildings they are all being "redone". My parking spot has been blocked off for a month and I have gotten nothing from them say how long this would take. <br><br>The gym equipment is falling apart as well, the hot tub is always dirty. I have lived here for almost 2 years and am still asking for my name to go in the directory for the gates. If you want a nice new apartment I would try some other complexs on Stevenson and stay away from this one.

it may look good from the outside but.......
DO NOT be fooled!!!! I first moved in there in 2002 when my baby was just born. Now its 2005 and unfortunately I am still there!!! <br>the management SUCKS big TIME, my car was broken into 4 times already and the management didnt do anything for me!!<br>I have underground parking and there are 2 flights or stairs I must go up to get to my level and the light that is suppose to work, has been busted for 8 months and not fixed yet, and I had a very bad fall one morning going down those stairs to my car while holding my baby and she hit her head on a railing and I busted up my knee pretty badly and still the management hasnt done anything to fix the light!!!!<br>please find another place to live, red hawk SUCKS!!!

OK but pricey..
Well i have been here for a year and a half and the aprtment itself is nice, newer so there are not too many problems, but you pay more for having a newer unit. I like the gated parking except the gate sticks alot. Caution parking on the street, even though the police department is literally across the street there are alot of thefts in the area and car break ins..this isnt the fault of red hawk, just a fact of life in fremont right now. there is noise just like anywhere else, and i dont know about the complaints about the staff because i have not had to deal with them much. overal it is a quiet and nice place to live if you can afford it.

Nice, but Bre properties are rip off artists
The apartment is quite nice, but be warned: all landlords in the Bay Area are rip off artists. These guys are no exception. We just got noticies in the mail today offering to extend our leases by a year for the same rent, as if it was some kind of a bargain. Except when you look on their website, the rate for my particular model is being offered to the public for less than I'm paying now. Some bargain--pay your rent on time, pay more than a stranger off the street. The rental market has crashed and I'm not able to take advantage of it without giving up my home. <br> <br>In addition, their staff is poorly coordinated. Today is Saturday and the office is empty. That's inexcusable for a complex with 500 units. On previous occasions I've been treated rudely by some of their staff. It should be said that Mission Wells, nearby, was even worse. <br> <br>All California landlords are the same. They are coddled by the state, and they see tenants as inconveniences, not customers. This property has nicer landscaping than most, but the same zombies work in the office as in all the others, and they will rip you off every way they can. Sadly, real estate here is so expensive many of us are forced to put up with it. <br> <br>It's a beautiful place to live, but it's hard not to feel like a second class citizen when you're a renter nowadays.

Nice place to live!
Was placed here for corporate housing and then decided to stay! Liked what it had to offer... newer units with sprinklers... picturesque vicinity... closeness to BART. <br> <br>Managment very responsive to requests/issues including the maintenance staff. Answering service problematic at times and has had issues with parking during the summer. <br> <br>Yes, things break and age from wear & tear, but what place doesn´t. Comes with renting an apartment. <br> <br>Would recommend Red Hawk, but it is pricey!!

2 years here and hardly no problems
As I said, I lived here for 2 years. The two problems that I had were my toilet leaked a bit and my front door knob was really hard to turn. Both problems were fixed within 24 hours. I have read the other reviews written. <br><br> <br><br>Management has always been polite and professional with me. <br><br>No one has ever tried to burglarize my place and I have lived on the ground floor for the 1st year and the 3rd floor for the 2nd year. <br><br> As long as I¡¦ve lived here, parking has been assigned. My spot is never taken by someone else. <br><br> I have never seen any ants here, just a few spiders. <br><br> I received my entire deposit back. I just cleaned up and touched up the paint before I left. <br><br> I found this place very convenient to the park, BART, 880 & 680 and to Raley¡¦s. <br><br> It would be nice to pay less in rent; I paid $1190 for my one bedroom, but I have lived in more expensive places in the city that were not as nice as it is here. <br><br> <br><br>

VERY UNCO-OPERATIVE MANAGEMENT
Lived in Red Hawk Ranch Apartments for more than a year and have a lease til Feb 2004. <br>The Management will never do anything to help you with even the littlest problems. <br>Kitchen sink disposal was broken...called for repairs, no response...can never open the door if its closed little harder...they won´t do anything about it. <br>You rent here and you will regret living here.

This place sucks!!!
Don´t ever rent here. The place is not safe. Our apartment was broken into and the management wouldn´t do anything about it. Also, we got locked out and they told us to find our own locksmith. Most apartments have a spare key and give you a loaner. I´ve lived in so many apartments and have never heard of this policy of finding a locksmith!!! don´t make the same mistake as me. Find another place to live.

As long as your on the topmost floor, living in this apartment complex is ok. <br>Otherwise you can always hear your neighbors´ footsteps above you. <br>The insulation is not very good. <br>

Very unsafe, rude mgmt, high rent, SUCKS!!! Big time!!
The walls are very thin, you´ll always get to enjoy the music played or TV sound hear the love making, toilet-flushing, etc., of your neighbors. <br><br><br>The heater in the bedroom never worked, in spite of maintenance crew attending it thrice. <br><br><br>A/c in the living room made hell of a nice but seldom did any air conditioning for the unit. <br><br><br>Had some junk lock on the main door, which used to get jammed often leaving us outside for hours till maintence crew attends it. The mgmt never bothered to fix it. <br><br><br>Was allotted a parking slot in the basement, once my car was fully spray painted with filthy words by some unknown miscreants. When I complained about this with mgmgt, the reaction for management was: "So far in the history of our apartements no such event has occured, if you are expecting us to pay for it, we are not going to do it". <br><br><br>They call it gated community, but the gates are open more than half of the times. When you are leaving, they´ll swindle you with the heavy repair costs and you´ll never get back your deposit. Irrespective of the conditions, they´ll charge you for the kitchen & bathroom floor vinyl replacements, carpet shampooing, painting walls, cleaning oven and washer drier etc.. When I moved into this apartment, the bathroom floor had yellow stains due to bathmats and bath tub had soap scum and black stains due to rubber mat, there were leftover meat sticking to oven in the grill, spilled over spices and found a juice in the kitchen closets, ash tray and cigeratte butts in patio.

Nice overall. Some problems with management.
I liked this place overall. Price was quite good considering all that you got for it. I would say the greenery was also nice. The balconies were great. Inside was nice. The pool, sauna, gym, internet connection, laundry, parking were all great. <br> <br>My only issue was with the management. They were bureaucratic by nature. Some of the maintenance crew could hammer a nail into their frontal lobe and it really wouldn´t make much a difference. <br> <br>Overall, I would easily reccomend this place. I would stay there again if I were renting in Fremont. Moved only because we were moving to San Jose. <br>

Decent place, good parking, ant problem
First of all, be careful if you´re an Asian woman thinking about living in this area. The serial rapist has attacked a few women in this area, and one day while I was returning home, a news van accosted me to discuss the subject. The reporter had mentioned that this area was subject to numerous of these attacks over a 1.5 year period. <br> <br>That being said, this apartment complex is pretty nice. The pool is excellent, and seldom has more than a few people swimming in it. The parking is more than ample, the neighbors for the most part are quiet (although my upstairs neighbor was extremely noisy for a number of months...) There are a ton of singles, business rentals (oakwood operates here), and not too many families w/ children. <br> <br>My biggest problems with the apartment were two issues that came up more than once. The first problem was that the pipes got clogged, and since I am on the bottom floor, the stuff that was going down my upstairs neighbors´ sinks was coming out of my sink and onto the kitchen floor. That happened twice and was disgusting. The management was pretty good about fixing the issue, and sent a person to mop the floor and clean up, but I wouldn´t recommend living on the 1st floor here. I learned my lesson. The 2nd major problem, which seems to be impossible to solve, is the major ant problem. Ants are everywhere, and although management has sent the exterminator twice, we seem to have a steady flow. This is more of an annoyance than anything, but it drives you crazy after awhile. Living higher up might have made this less of an issue also. <br> <br>Overall, I would definitely rent here again, but I would rent on the 2nd or 3rd floor.

Red Ant Ranch-Buildings are invested!!!!!
We moved here in May, and on the day I moved in I saw a "few" ants. For the past six months I´ve had ants coming out of electrical outlets, light switches, the a/c, and holes in my tub. The management has admitted the whole building is infested. They just told me a few days ago that the Pest company has been using the wrong mixture of poison/bait, so the treatements for the past 6 months have been ineffective. This is the same Pest Company that put poison bait all over my coffee maker, which I didn´t notice until my SECOND CUP! I´ve asked for some sort of compensation for rent, they´ve refused, saying every time I´ve called about the ants they´ve have responded...but responded with incompetant people. We love our apartment, but we have to move, it´s unnerving having ants crawling all over your shower curtain, your clothes, hundreds of them coming out of the electrical outlet. We´ve never received any letters from the office acknowledging the problem, or apologizing. Yes, the apartments seem great, but we´re not talking just a few ants, and don´t expect them to tell you about on a tour, they sure didn´t tell me.

Too loud and Mgmt will charge you when you move out!!!
I could hear the phone ring in the apartment upstairs and the stereo from one of the downstairs units (and it wasn´t directly below me). I could also hear the people above me having sex at 5:00am. I complained to the managers and they did absolutely nothing. <br> <br>I moved out within a year. And to add insult to injury they charged me almost $200 for ´painting´. The apartment was in perfect condition when I left so I asked them to show me the receipts for the painting. They couldn´t produce anything. We went back and forth forever and I just got tired and paid it. I hate red hawk ranch. Don´t live there!

Beware of Management!!!
We lived at RHR for 1 year and overall found the place to be decent (but expensive). <br>During our stay there, we reported a problem to management that the people downstairs were leaving their heat lamps on all night and our bathroom floors were getting very hot. In one area in particular by the bathtub. This caused a brownish/yellow stain to appear over time. We reported it and management did nothing except tell the people downstairs to be careful about leaving the heat lamps on for long periods of time. <br>When we moved out, they billed us $135 for replacing the vinyl on the bathroom floor!!!!!!!! Something that is clearly not our fault. They said that sometimes bathmats will cause a stain like that..which is fine, I guess..except that we used towels on the floor..NOT BATHMATS. You´d think they´d be a little more sympathetic after we had a BAT in our apartment when we first moved in! Yes..I said a BAT!

Walls suck but nice place anyway
I´ve lived here for a month already and have found that the walls are really thin and the heater sucks. Other than that, it´s a nice place just as long as the kids from up stairs aren´t home because then I´d be able to hear their little feet running around. Very annoying! Haven´t really found anything wrong with the staff but I´ve had several complaints about my electrical outlets, they don´t work! But that´s not their fault, it´s the maintenance crew´s because they don´t know how to fix Sh#t. It took them two tries to figure out that they can´t fix it and then finally telling me that they have to tear down the walls to get to the problem. That´s from the BRE staff by the way, not Red Hawk Ranch. I think the Management crew are cool people as well as some of my neighbors. I think they need to get a new maintenance crew that went to school!!!

Nice place with some downsides
We had a 2 bedroomed apartment with a hexagonal lounge and vaulted ceiling. Very imaginative layout, but as one other reviewer pointed out God help you in the summer. The huge windows and pathetically inadequate A/C made it like a sauna. Despite that, it was a nice apartment to stay in. We moved because of changing work location. The other downside was, as other reviewers have pointed out, the crackerbox construction. I could hear the neighbors downstairs talking at night. The fixtures, closets and cupboards were cheap and nasty, but all the appliances were OK. As for noise, there seemed to be a lot of kids running around and screaming and trampling the flower beds. Management seemed disinclined to do anything about it. I took to talking to the parents myself, but cultural differences seemed to get in the way - they really didn´t seem to know what I was complaining about.

Rude Staff? How about rude owner
I lived here for almost 4 years and I never experience anything like this. I don´t have any problem when I was in a one bedroom apt. But when I moved to a two bedroom, the maintenance staff didn´t do a good job fixing it. Everytime I request for something fixed, they don´t do it right away. You have to be real mad to get something done from the management and maintenance staff. I tried to complain to the owner and she doesn´t want to hear my side of the story. She even told me I´m just the renter. Ok, renter yes and customer, too. The old business motto that the customer is always right doesn´t work with this apartment. After my least is over, I´m gone. It´s not worth the rent you pay let and the service you get from all of them

Don´t Live there, Went to Visit, Very Unprofessional Staff
I know this is for people who live there and rate the apartment but I went there just to visit and have your usual ´tour´ of the place and I needed to get this off my chest. <br> <br> <br>First of all, it would be nice when you take the tour of the complex and apartments if the managment person would TALK and DESCRIBE what your seeing! We looked at a 1 bedroom, walked in, and then were wondering when the managment woman would describe to us where the bathroom was, how big the living room was, or even where the door was!(we came in through the patio). Is that too much to ask! She just let us in the place and didn´t say a word! The sales skills are horrible at this place.
