Great work by maintenance
As always the maintenance staff were friendly and professional. They completed the job quickly and efficiently. They had to replace my dishwasher and they were done in less than 20 minutes. Maintenance here at Black Forest are exceptional

The Lodge at Black Forest is a fantastic place to live. Its clean, management communicates well and often, pet friendly and a great location. The only issue ive had is parking. If you are parking late at night you may have to walk a bit, but that being the only complaint makes this issue really minor in the long run.

Maintence team is super - monthly breakfasts are nice - fitness area is great (a bit cold at times) love the billards area(need heavier and longer pool sticks) enjoy my apartment - garage a great assest to me.

Would Recommend
Everyone was extremely helpful from initial contact to after getting my keys. I would recommend this community to anyone looking for a very clean place to live full of amenities. I was truly impressed with the amount of 'extras' this complex offers. I was able to use the business center for a couple days for work while waiting on internet installation, there is a great gym, community areas, pools, walking trails, and much more. Staff has been very helpful for any questions that I had as a new resident and I love the location. Everything is very modern and efficient from lease signing to communications about events or other issues.

Maintenance is sub par at best, as they're always in a rush. Thus doing poor quality work. As luck would have it, my third day in my apartment it was raining really bad outside which made water pour into my living room because they didn't caulk the rear porch sliding glass door frame. I reported it to maintenance who supposedly came and fixed the issue. The following day It began to rain really hard again and again water pored into my living room, I was forced to use every towel I had to stop the water from destroying my brand new furniture. Another time my sink was leaking and when they finally came to fix it, they left my water turned off, they helped themselves to my dish towels to only partially clean up their mess, ruining my dish towels. But my biggest issue with this community is the front office staff. The front office personnel are snobby and rude. When you call the front office, they rarely answer the phone. And to be quite honest, the office staff are not very helpful. For the amount of rent they charge, they can at least pretend to be nice.

I truly love living here. From the office staff to maintence, everyone truly goes above and beyond to make sure everything is taken care of. Work orders are handled quickly, and I have never had any issues.

The property has been hostile regarding things as simple as a mosquito net for the door, so we can leave our door open without fear of wasps and other bugs entering during the warmer months. They demanded "for the safety and enjoyment of all residents" that it be removed. The pool areas, including the grills are closed very often, there are fire alarm tests that are announced maybe half the time, and there have been shootings and other crime in the parking lots. Despite all of this, they absolutely do not hesitate to raise rent prices. Overall, the experience is average minus the major cons above. They also have community events, but are generally poorly run and just kind of a cluster.

We've enjoyed our first three months at the Lodge. We've met new friends, some are furry some are not. We love the pool and hot tub area as well as the fire pit. Again, what I don't like is have a minimum number of characters needed to submit this survey.

My experience here has been very up and down. This property has had multiple car break in sprees. No assistance from the office other than telling me to rent a garage. I had to argue to get a discount on the garage as my car has been broken into on 3 different occasions. 1 of those was attempted theft of my car. The exterior has been redone multiple times as the building is crumbling and when it rains or snows parts of the roof in the walkways and stairways falls and peels. The maintenance team is always on top of things and tries their best to repair what they can but the building needs professional work to be done which I don't think the maintenance team is equipped to deal with.

Its been quiet, no crime issues, and generally welcoming too when it comes to small crisis that occur. The times I had flooding that came into my apartment, both times the alarm system went off due to it being the suppression system at low-pressure. Fire response was timely for those odd hours and neighbors helped out when I needed a towel or two to dry some things out. Only downside is the pricing of the single bedroom is out of my reach here in the near future.

The layout of my 2 bedroom is nice. The amenities are nice and kept up. The office staff and maintenance team are prompt and always pleasant and professional. However I've had issues with theft here (car and packages) and there are no security cameras. Lots of dogs not on leashes. Breezeways are stained from leaking garbage bags. Cement landing in my building (and I've heard of others) has no drain slant at the bottom of the steps. It floods after a rain so there's standing water that you have to walk through to get down the steps. Worse yet in the winter it's a solid sheet of ice. This is such a hazard and so dangerous! Office staff mentioned they were working on a permanent solution but haven't seen any progress. The company that poured the cement should come out and fix this for free.

Fantastic experience, worked with us during COVID and staff always reliable. The only complaint I had is that they moved the gym to newly built community instead of keeping two gyms. Maybe need to enforce 2 car maximum?

It's a prison in the invade your privacy
So one day they just came in my apartment unannounced and made up some things saying I had it animal and from a month prior they said I had a pet which I've never had and I just had guests come over that night and scared them to death one of my guests was raped previously so it gave her a very bad PTSD moment and I'm a veteran and I've had nothing but complaints three or four a month to include the fact that I asked specifically about something and now I get written up for it every time I work on her car in a verbal contract is supposed to be just as good as a regular written contract in Colorado so how do I sue them

No apartment complex is perfect, you're not gonna find somewhere that doesn't have a problem or two unless you're spending thousands a month. I have minor nitpicks like I would at any place, but for the most part, it is a very good place to live.

Well it was fine until they changed the way to pay rent and made it impossible also forgot to even set me up with a whips account as I'm the one running around calling asking and figuring out how to even pay my rent as I'm also working 45 plus hours a week ..on top of confusing instructions to get a cashier's check without an account and the fact that I have to go to Walmart to pay my rent is so inconvenient and the lady I spoke to didn't even know how to explain it to me and didn't understand addmitly. So bc of this I was late bc I was originally using flex pay and it still took my money to pay the rent but never took it so in a gathering of all of this. I was now not only two months behind the fees for their admitted mistake I paid for. Which put me far behind money wise a bills and crumbled my financial plan. The rentcafe doesn't take my pay card nor my EBT card to pay automatically. And I haven't been able to catch up. i came here bc it was supposed to be a peaceful spot away from the chaos and that's all it seems to be when it comes to paying this place. Just wish they would use flex pay again. Bc It made it actually manageable. This is my first apt alone and I wish I could enjoy it more.

Nice place, friendly staff
Application and move in process were stress free. Bri and Vanessa have been great to me. They’ve been kind, helpful and responsive throughout the process. Collin and the rest of the maintenance team were helpful as well. Seems like a nice place with friendly people. I’ve only been here one night, but so far I’d definitely recommend.

The apartments are Spacious, The grounds seem to be well maintained. I enjoy that the trash is picked up from just outside the front door 6 days a week. I wish the apartments where better Insulated against noise. At times you can here noise from the apartments around you. The times I have had to call the maintenance dept. They have responded quickly and are able to resolve the issue.

I have really enjoyed living at this apartment. The maintenance is super quick and always does a great job getting whatever we need done. The staff is always so friendly and it's great seeing all the community events. The down side- the garages are the same price, but different qualities and sizes. I hardly see how it's equitable to pay the same price for a garage that's 1/2 the size or not attached. That's absolutely insane to me. Also, the walls must be paper thin because I can't sleep many nights with how loud the neighbors are (especially upstairs). Unfortunately, my roommate's car got broken into twice as well- cameras are NEEDED in outdoor areas.

Overall, it is quiet. The apartments themselves are quality and I haven't had any problems with appliances. My biggest problem so far is that my car got broken in to. The lack of additional fees is great and one of the biggest reasons why we signed here. It definitely made them stand out in the community.

Living in this community has been pleasurable. The location provides us all with a close proximity to restaurants, shopping, entertainment, etc. Its location also allows a fairly close access to I25. I truly recommend this community to anyone.

maintenance does their best
[Incentivized Review] the person that fixed the sink did a great job! only drawback was waiting 4 days to get it done not sure if maintenance needs more help to cover the incline and our area, but it would be nice if they could add 1 more person and see if that helps lower the wait time on all their work orders most times the guys seem a little rushed to get to the next job. it is 1 thing to be busy but quite another to be overwhelmed. maybe ask the maintenance supervisor what he thinks because this is just an observation :-)

do not live here especially if u and Ur love one is mental ill or medical the leasing office is rude and don't understand my aunt went into the office upset she have a learning disability and other disabilities and had a breakdown trying to explain her situation and said u will not talk to my niece the lessening office lady said is she on u lease do she live with u then no we will not talk to her unless she have power over attorney or guardianship over u my aunt started to cry then she said why are u crying my aunt freeked out and said I have to leave I cant they are rude and disrespect full unprofessional the don't care only money power hunger my aunt is now at a hospital with a breakdown she is scared of the office they talk rude my aunt lease is almost over she can't wait to move worst place to live never in my life have we been treated like this I tried to talk to them with my aunt there and my aunt provider with no communication but u need some kind of power over my aunt we don't want to take away my aunt rights away over herself she came to far we move states here to be treated like crap they have a mouse problem too in the outdoor closet it's not just one lady its all of them the man there to

Fridge filter replacement
The maintenance request was sent and then within a day the issue was resolved. Kudos to the maintenance staff and the process. Very professional in what they do. We've never had any issues with them completing our requests in a timely manner.
